As the Perth property market enters a new phase of change, we continue to see strong momentum. In the last week of April, the number of properties available rose to approximately 4,764 — a notable increase from 3,642 this time last year.

Despite the shift in conditions, the Perth median house sale price has risen 1.2% recently to $766,500, representing an impressive 20.7% growth over the past 12 months according to REIWA.

While the rate of price growth is moderating, our team is still experiencing robust buyer demand in select suburbs, creating “markets within the market.” In these sought-after pockets, competition remains fierce and upward pressure on prices continues.

Fremantle, for example, recorded the highest median house price growth in the March quarter, climbing 3.5% to $1,345,000 (REIWA). In today’s market, creating urgency is key — and auctions remain one of the most effective ways to harness competitive energy and drive exceptional outcomes.

Perth’s rental market continues to deliver standout results for investors, and right now, units are leading the way when it comes to rental yield and price growth.

Among property types, villas and units have emerged as top performers, delivering a winning combination of strong rental returns and impressive capital growth. Villas recorded a 25.6% increase in median sale price over the past year, while rents rose by 18.2%. Units followed closely behind, with 22.2% rent growth and a 22.1% jump in sale price.

At CY, we’re proud to back these trends with real-world performance. For the March quarter, our vacancy rate was just 0.34%, well below the industry average of 2.00%, while our average days on market was

just 8 days, compared to the broader market’s 14 to 15 days for similar properties. These results reflect the strength of our leasing strategy and the high demand for well-managed rental properties in Perth’s most sought-after suburbs.

Another strong indicator of success is how long investors choose to stay the course. According to new research from the Australian Housing & Urban Research Institute, 22% of investors sell within their first year, and the average holding period is just 3.9 years.
