A

year ends, and another starts. Throughout this past year, we saw the Canadian Parking Association move closer to determining the best course of actions to take to make a good shift towards CPA’s new role in a mobile world.

The coming year will be spent evaluating and developing the programming needed for our managers and operations people, and the developers and innovators to successfully navigate the waters to find their niche.

We’ve collected information from directors who represent the various association sectors, then went right to the members to collect and compare opinions, questions, needs and wants. Mix in a few surveys of conference participants, and we have a lot of data to distill and turn into an action plan. As much as other industry groups raced to announce the inclusion of the mobility sector in their marketing materials, I’m happy to be a part of a group that has taken its time, consulted with all stake holders and will ensure that the Canadian parking industry transitions into its rightful position in the whole mobility scheme. It was the wise advice of our now, Past President Daniel Germain, who reminded us often that we cannot lose sight of our core activities, and that is to provide excellence in the parking services to our various communities – that includes the CPA and its member services.

The coming year will be spent evaluating and developing the programming needed for our managers and operations people, and the developers and innovators to successfully navigate the waters to find their niche.

I’m so happy to report that the CPA training programs will be back online in January and now include mobility content for parking managers and supervisors. Thanks go to the CPA Board for providing updates to the existing content and to Sharon Lewinson, Daniel Spence and the Board of Directors from the Association for Commuter Transportation (ACT) Canada, who provided important mobility content.

Speaking of Presidents, it is a huge thrill to now be working with Janice Legace in the role of CPA President. Janice started volunteering with the CPA many years ago, helping Richard Smith to pull the Atlantic provinces into the CPA fold, holding regional meetings, and encouraging their local parking operators to take advantage of the knowledge and experience of the members of the association, and was instrumental in recruiting many new members.

Janice eventually joined the Board of Directors, and after some time and due to work-related changes, left the board. But only for a short time, as the call to duty was sent her way and she stepped up once more. If you know Janice, you will be familiar with her enthusiastic approach to parking, and to her commitment to serve this association. Only one other woman held this position – Shirley Northrup from the City of Ottawa, so it is long overdue for Janice to step up again and lead the association.

Summing up the year that was, I would like to express sincere appreciation to my colleagues on the Board of Directors of the CPA, my staff Brenda Hanna and Wendy VanderMeulen, members and close friends for kindness and understanding as I faced personal challenges. Your support saw me through, and kept the CPA running smoothly during a time of distraction. I am forever grateful to you all.

U

ne année se termine et une autre débute. Au cours de la dernière année, nous avons vu l’Association canadienne du stationnement se rapprocher de la détermination du meilleur plan d’action à adopter pour faire un bon virage vers le nouveau rôle de l’ACS dans un monde mobile.

Nous avons recueilli des informations auprès des administrateurs qui représentent les différents secteurs associatifs, puis sommes allés directement vers les membres pour recueillir et comparer les opinions, les questions, les besoins et les désirs.

Ajoutez quelques sondages auprès des participants à la conférence, et nous avons beaucoup de données à décortiquer et à transformer en plan d’action. Bien que d’autres groupes de l’industrie se soient dépêchés à annoncer l’inclusion du secteur de la mobilité dans leurs publications de marketing, je suis heureuse de faire partie d’un groupe qui a pris son temps, qui a consulté toutes les parties prenantes et qui veillera à ce que l’industrie canadienne du stationnement prenne sa place légitime dans l’ensemble du programme de mobilité. Ce fut le sage conseil de notre ancien président Daniel Germain, qui nous a souvent rappelé que nous ne pouvions pas perdre de vue nos activités principales, à savoir offrir l’excellence dans les services de stationnement à nos diverses communautés, ce qui comprend l’ACS et ses services aux membres.

L’année à venir sera consacrée à l’évaluation et au développement de la programmation nécessaire à nos gestionnaires et à nos responsables de l’exploitation, ainsi qu’aux développeurs et innovateurs afin qu’ils puissent s’adapter et trouver leur créneau.

Je suis très heureuse d’annoncer que les programmes de formation de l’ACS seront de nouveau en ligne en janvier et comprendront désormais du contenu sur la mobilité pour les gestionnaires et les superviseurs de stationnement.

Merci au conseil d’administration de l’ACS d’avoir mis à jour le contenu existant et à Sharon Lewinson, à Daniel Spence et au conseil d’administration de l’Association for Commuter Transportation (ACT) Canada d’avoir fourni du contenu important sur la mobilité.

En parlant de présidents, c’est un grand plaisir de travailler avec Janice Legace en sa qualité de présidente de l’ACS. Janice a commencé à faire du bénévolat auprès de l’ACS il y a de nombreuses années, aidant Richard Smith à attirer les provinces de l’Atlantique dans le giron de l’ACS, organisant des réunions régionales et encourageant leurs exploitants de stationnement locaux à profiter des connaissances et de l’expérience des membres de l’association. Elle a également joué un rôle essentiel dans le recrutement de nombreux nouveaux membres.

Janice s’est finalement jointe au conseil d’administration et, après un certain temps et en raison de changements liés à son travail, a quitté le conseil. Mais seulement pendant une courte période, car l’appel du devoir lui a été envoyé et elle a pris la relève une fois de plus. Si vous connaissez Janice, vous connaîtrez son approche enthousiaste vis-à-vis du stationnement et son engagement à servir cette association. Seule une autre femme a occupé ce poste : Shirley Northrup de la Ville d’Ottawa; il était donc grand temps que Janice se propose à nouveau pour diriger l’association.

Pour résumer l’année écoulée, je voudrais exprimer mes sincères remerciements à mes collègues du conseil d’administration de l’ACS, aux membres de mon personnel, Brenda Hanna et Wendy VanderMeulen, aux membres et aux amis proches pour leur gentillesse et leur compréhension lorsque j’ai connu des difficultés personnelles.

Votre soutien m’a aidé à passer au travers et a permis à l’ACS de bien fonctionner pendant une période de distraction. Je vous en serai toujours reconnaissante.

Dear Colleagues,

T

I like this industry – a lot. It’s given me so many opportunities to learn and grow and if you look around, there are many of us that got that same chance.

his is my first letter as your new President and I feel so privileged to be serving our membership in this role. Thank you so much Daniel Germain for your work as CPA President for the last two years. I can only hope to lead as well as you led. What can the members expect from me? Exuberance, earnestness and a few other big words that I can’t think of right now.

I like this industry – a lot. It’s given me so many opportunities to learn and grow and if you look around, there are many of us that got that same chance. Where else do you have to know about budgeting, privacy legislation, theft prevention, security, lighting, marketing, customer relations, expensive structural repairs, pay stations and pay station programming, designing instructional signs that everyone understands (in two languages) and the list goes on. And the answer is nowhere else. That’s why we need to find each other to help each other out and that’s why the CPA exists. We are good for each other.

I’m happy to report that we had a very successful conference in Victoria. Thanks to the organizers that welcomed us, thanks to the vendors that showed us the latest and greatest, thanks to the speakers who entertained us and taught us things we needed to know and thanks to Jennifer Spear, the facilitator who took us through a very different exercise which, in the end, helped us work really well together. I’ve heard that the workshop was very much appreciated by the vendors who took the time to participate, and who learned more about how we think and what we need to further the parking industry. I’m sure, through continued initiatives like this that we will eventually find our perfect

I especially want to thank Carole Whitehorne, our indispensable Executive Director who manages to plan and deliver great conferences for us every single year. I know she’s already started planning for next year – keep up the good work!

This fall, we had two Directors leave the CPA Board: Sylvie Mercer from RJC Engineers and Rick Duffy from WPS Canada. I’ve been on the Board for a while and I can tell you that Rick and Sylvie contributed immensely providing good feedback and guidance every time we needed it. Thank you for your dedication and service. We will miss you at the Board table. We sought their replacements and are happy to welcome, Frank Cavaliere and Sam Cusick, who are both featured in this issue of Parker. We’re delighted to have you join us.

By the time you are reading this, 2020 will be upon us. There is no telling what weird and wonderful direction the industry will take but I’m sure whatever it involves, we’ll find out more about it and write an article in our magazine or get a speaker for the next conference. You can count on us.

Chers collègues,

I

l s’agit de ma première lettre en tant que nouvelle présidente, et je me sens tellement privilégiée de servir nos membres dans ce rôle.

Merci beaucoup, Daniel Germain, pour votre travail à titre de président de l’ACS au cours des deux dernières années. Je ne peux qu’espérer diriger aussi bien que vous l’avez fait. À quoi les membres peuvent-ils s’attendre de moi? De l’exubérance, du sérieux et quelques autres grands mots qui ne me viennent pas à l’esprit en ce moment. J’aime beaucoup cette industrie. Elle m’a donné tellement d’occasions d’apprendre et de grandir, et si vous regardez autour de vous, nous sommes nombreux à avoir eu la même chance. Où d’autre faut-il être bien informé sur la budgétisation, la législation sur la protection de la vie privée, la prévention du vol, la sécurité, l’éclairage, le marketing, les relations avec la clientèle, les réparations structurelles coûteuses, les bornes de paiement et la programmation des bornes de paiement, la conception de panneaux informatifs que tout le monde peut comprendre (en deux langues) et la liste continue. Et la réponse est : nulle part ailleurs. C’est pourquoi nous devons nous retrouver pour nous entraider et c’est pourquoi l’ACS existe. Nous sommes bons les uns pour les autres.

Je suis heureuse d’annoncer que nous avons eu une conférence très réussie à Victoria. Merci aux organisateurs qui nous ont accueillis, aux fournisseurs qui nous ont montré ce qu’il y a de mieux, merci aux conférenciers qui nous ont divertis et qui nous ont appris des choses que nous devions savoir et merci à Jennifer Spear, l’animatrice qui nous a accompagnés dans un tout autre exercice qui, en fin de compte, nous a permis de travailler très bien ensemble. J’ai entendu dire que l’atelier a été très apprécié par les fournisseurs qui ont pris le temps de participer et qui en ont appris davantage sur notre façon de penser et sur ce dont nous avons besoin pour faire avancer l’industrie du stationnement. Je suis certaine que, grâce à d’autres initiatives comme celle-ci, nous trouverons finalement notre place idéale dans le monde de la mobilité. Bon travail, tout le monde. Je tiens

particulièrement à remercier Carole Whitehorne, notre indispensable directrice générale qui parvient à planifier et à offrir d’incroyables conférences pour nous chaque année. Je sais qu’elle a déjà commencé la planification pour l’année prochaine; continuez votre bon travail!

Cet automne, deux administrateurs ont quitté le conseil d’administration de l’ACS : Sylvie Mercer de RJC Engineers et Rick Duffy de WPS Canada.

Je siège au conseil depuis un certain temps et je peux vous dire que Rick et Sylvie y ont énormément contribué en fournissant de bons commentaires et conseils chaque fois que nous en avions besoin.

The Match Campaign | Ray Laurie jetSet Parking is managed by Edmonton International Airport (EIA) as a fighting brand and allows the airport to be competitive and maintain market share without impacting the revenue of main, more expensive parking products.

The Match campaign ran in February 2018 and took the idea of finding a perfect love match, jetSet Parking, on an online dating website.

The campaign was designed to compete against other airport parking and rideshare options. A key factor in the campaign was a value proposition of WestJet bag drop and airline check-in directly in the parking lot, which is unique to jetSet. The campaign used digital media targeted towards customers in Edmonton and surrounding areas, local radio and billboards. The campaign paired well with jetSet’s edgier brand, which appeals to more price-sensitive, younger travelers. In addition to the creative concept, the message focused on a daily price point to compete with other parking and rideshare options available to travelers.

The separation of jetSet from the EIA brand gives jetSet flexibility to do more edgier campaigns that would not typically pair well

with the parent brand. The booking systems allowed for the creation of a structure for discounted reservation pricing versus drive-up rates, plus the adaptability to be able to respond quickly to competitor price changes through promotional codes.

The program mimics popular dating apps, such as Tinder, with digital and radio advertisements and emails with multiple segmented versions.

The introduction of Uber created another challenge to maintain market share, particularly with millennials. The strategy was adjusted to promote additional services that our competitors could not offer (competitive pricing, the WestJet bag drop and airline check-in).

The initial concept and scripting were developed entirely in-house, based on research done on dating applications so that it would closely mirror the look and feel. We wanted to create the initial impression that the ad was about dating before it was revealed that it was about parking.

As many millennials are more inclined to travel before settling down, the campaign married the idea of non-commitment, adventure and easy dating apps to make a culturally relevant campaign concept in 2018. The concept stood out in the market by leveraging jetSet’s edgy brand identity and a visual concept to convey their message to the target audience.

This campaign was measured by promotional codes associated with each specific tactic: 30-second radio spots, seven-second tags, emails to EIA and jetSet rewards members, Google display ads, Google search ads and the jetSet website. The seven-second tags were booked with the Canadian Traffic Network (CTN) and allowed us to be heard on 90 per cent of the radio stations in Edmonton.

Additionally, this gave us access to Global News Television.

The ROI on this campaign was 1,934 per cent.

BUSINESS EXCELLENCE AWARD

T2 Systems | COSMO Digital Meter T2 Systems solutions are designed to make parking easier for the people who make parking work. They have worked hard for 25 years to build a platform of solutions and services that are geared toward increasing efficiency, improving ease of parking management, and boosting revenue for their customers. T2 Systems move forward with the goal of constantly improving parking.

T2 Digital is a division of T2 systems that specifically delivers state of the art meter payment systems to ungated parking facilities.

This team is continually looking to improve their product and has worked closely with their client EasyPark to determine how to improve the product, going about this in a number of ways: • Client management • Regular check-ins about need vs offerings • Attending conferences like the Canadian

Parking Association and others to network and listen to operators about latest trends and customer needs.

• Conducting surveys with various groups to get a pulse on the environment.

This process led T2 Digital to discover that there was a need for a new style of multi-space pay-station which led to the development and rollout of a new meter called T2 COSMO, which was delivered in a short amount of time and solved many of their clients’ requirements.

The T2 COSMO meter is one important part of the T2 offering and is an example of how T2 works with customers to deliver a better, safer, and a more sustainable product for the community parking vehicles.

T2 System’s vision is to lead the evolution of the parking industry by providing smart parking and transportation experiences across any modality. They support this vision by

gathering expert advice from the thought leaders and share it with the parking industry.

The success of the new T2 COSMO multi-space pay-station is in effect a physical representation of the success of T2 working closely with CPA members directly and their ability to gather information, network, use members of the industry as a sounding board for product development and finally deliver a product that has been in high demand for member companies with the features that they asked for.

This model should be highlighted, showcased and rewarded as a way of communicating what good product looks like in product development and world class customer service.

Market Parkade | City of Guelph Supporting a commitment to its corporate target through which all City facilities and operations will use 100 per cent renewable energy by 2050, the City of Guelph has opened an industry leading new parking garage powered entirely by renewable energy sources, making it Guelph’s first energy selfsufficient and self-sustaining parking facility.

The new garage has 496 stalls, EV charging, accessible stalls and secure bicycle parking.

The facility is a Net Zero Energy site with over five hundred solar panels installed on the roof, generating nearly 200,000 kilowatt hours per year.

As the first parking garage built in the City of Guelph in over thirty years, the new Market Parkade is positioned to address the emerging issues posed by climate change by depending entirely on renewable energy sources to power its EV charging stations,

lights, security and parking access and revenue control equipment.

self-sufficiency will save ~$35,000 annually in operating expenses alone.

The facility starts with four EV charging stations and has the infrastructure to expand to eighty EV charging stations as consumers’ usage patterns change. Moreover, the facility was built using the CANADACAR Parking Structure System: a pre-engineered, prefabricated building system that utilizes the most advanced, innovative technique of construction resulting in free span modular parking bays.

The City expects to see a reduction in regular on-going maintenance costs of ~$50,000 annually. The parking garage is an excellent example of using the newest technologies to lower costs while reducing the carbon footprint of the structure.

The new garage will produce significant cost savings in its ongoing operation and maintenance and the electricity produced will meet the needs of the facility as well as the annual electricity required to power the EV charging stations. The City will return any excess electricity to the grid for use in other facilities. This

The City of Edmonton | Curbside Accessible Parking Project In October 2018, City of Edmonton Parking Services embarked on an Inclusive Service Design project to develop a modernized Curbside Accessible Parking Program in tandem with the introduction of automated Parking Enforcement - with the goal of balancing the operational need to uphold the efficiencies gained through the delivery of automated enforcement, while ensuring the City’s responsibility to ensuring inclusive and accessible parking.

Inclusive Service Design is a methodology that draws on the experiences of a diverse set of users of a particular service - it ensures that designers and operators create programs and services that incorporate a wide range

of perspectives. The methodology prompts operators to recognize who may be excluded from using existing services, to learn from the diverse perspectives of users, and to ‘solve for one, extend to many’ - which in the City of Edmonton’s case meant that by designing curbside parking for users with disabilities that the new program would benefit ALL users.

and jurisdictional scans of North American municipalities’ accessible parking program policies. The outcome of the project were three service concept design options that were delivered to Edmonton’s City Council.

For the Curbside Accessible Parking Project, the City of Edmonton partnered with Skills Society and Lift Interactive, two organizations that specialize in supporting the citizenship of people with disabilities, and inclusive service design. The project team convened a group of key stakeholders from local accessibility advocacy organizations, individual users of Parking Placards for Persons of Disabilities, Service Alberta, and City of Edmonton staff historically responsible for managing accessibility programming. Stakeholders participated in focus groups and other ethnographic research that mapped out the experiences of Parking Placard holders - from the time they left their residences, to the time that payment was made for a parking session at one of the City’s EPark machines.

Qualitative research was paired with academic literature reviews

The new Curbside Accessible Parking Program is moving into its first year of operation and benefits from this project and methodology have already been realized through its ability to effectively provide Edmonton City Council with the full spectrum of evidence-based information it needs to make funding and policy decisions - allowing for more efficient and effective delivery of municipal projects.

Service concept designs addressed feedback that surfaced during the inclusive service design and research process.

Parking operators in the public sector are tasked simultaneously with the modernization of parking practices while ensuring inclusive and accessible services to a diverse cross-section of citizen users of publiclyowned curbside parking assets. The City of Edmonton’s Accessible Parking Project demonstrates that advances in parking technology and process optimization does not need to be at odds with the delivery of equitable service delivery.

Tony Clark | Town of Banff Banff, Alberta is a resort town located inside a national park with an annual influx of tourist traffic, accommodating upwards of 30,000 visitors throughout peak season with just 2,000 parking spots.

Tony Clark, a longtime resident of Banff has been with the department for 27 years and since taking over leadership, annual visitors to Banff and the surrounding park has increased about 30 percent, from about 3.15 million to about 4.18 million in 2018, creating traffic congestions issues.

After much research and parking data analysis, in 2014 the town launched a userpay parking trial program. There was a great deal of local opposition to the trial, and a petition was launched that resulted in the trial being halted after just a few months.

While short-lived, the trial provided helpful anecdotal data that suggested paid parking improved parking turnover and availability.

Banff then partnered with an innovative parking solutions provider to find a way to solve the parking congestion issues without causing pain points for locals. Together they launched a comprehensive parking management solution that time-limits parking, makes parking spots easier to find, ticketing simpler, and streamlines traffic.

The solution includes time-limits on all parking in order to keep traffic running smoothly.

On-street spaces have either 15-minute or two-hour limits while surface parking lots have three-hour limits. The town’s only parking structure is for longer-term parking, with two- and eight-hour spaces. If visitors need to park longer, nine-hour time limits on some streets on the outskirts of downtown were implemented.

As long as the time limits are respected, all parking spots are free. In the three years since the town implemented their new parking solution, they’ve seen an increase of about 30% in time-limit compliance. In addition, the number of tickets issued for time-limit offenses has been reduced, and downtown parking turnover has improved.

Parking is enforced by five full-time officers who patrol the 2,000 spaces in vehicles and on bikes using handheld license plate recognition (LPR) and mobile ticketing software. In the busy summer months, an additional three officers are hired to manage the influx of tourists. By digitizing this function, officers now write and manage around 11,000 e-tickets per year.

Banff has adapted its code and bylaw enforcement to integrate with the digital

platform for enforcing and managing code infractions so officers can issue electronic tickets and warnings for code and bylaw violations from the very same application used to enforce parking violations.

Parking Spot Availability Displays display space availability information, and Banff’s Bus Timetable app has the schedule available.

All traffic lights in Banff are programmed to smooth out traffic flow. An engineer on staff uses cameras to see where things are backing up and adjusts the timing of the street lights in real time to clear traffic congestion quickly.

As evidenced by all the smart technologies being implemented to help Banff accommodate millions of annual visitors with just 2,000 parking spaces, size has nothing to do with being a smart, connected city (or town)! Any small town can create real-time responses by using data to make things run smoothly, even without the milliondollar budgets of metropolitan areas. Banff is an example of how technology can help authorities implement creative, highlycustomized solutions that educate the local population and provide answers to specific community needs.

EasyPark EasyPark has been providing parking services to the Vancouver area for 71 years and for the past five years have been actively reinventing parking services for the City of Vancouver, public sector entities, and some of the city’s largest property management companies.

EasyPark’s mission is to make “Parking Easy” by providing a frictionless parking experience for transients, monthly parkers, and car share users. This is achieved by utilizing License Plate Recognition technology integrated with the Parking Access Revenue Control System.

The unique vehicle license plate is now the identification of a parker which in turn allows the vehicle to enter and exit the garage in a frictionless manner. With the license plate as the identification of a parker, this eliminates theft from parking transactions where a parking ticket can be swapped or shared.

In addition to that car share vehicle license plates can be obtained and loaded into the system, which then provides car share vehicles frictionless entry and exit without the need to pull a ticket, while still maintaining audit reporting capabilities.

EasyPark chose Lot 9 Pacific Centre Parkade to implement a fully integrated License Plate Recognition System with the Parking Access

The project started out with a trial of one entry and one exit lane to validate the integration and concept. The trail period ran for 6 months and EasyPark employees were the users. After achieving success, the system was added to all lanes.

Revenue Control System. Pacific Centre is Vancouver’s premier shopping destination featuring high end couture, technology brands, and the Four Seasons Hotel.

Lot 9 Pacific Centre was very keen to embark on this frictionless parking experience as its clientele are technology savvy and will adopt innovative ideas. The concept of entering and exiting the parkade via License Plate Recognition was received positively.

EasyPark reached out to its Parking Access Revenue Control System provider and requested a solution.

This solution transformed the parking experience for transients, monthly parkers, and car share users, while aiding in reducing theft and abuse of car share transactions, and lost ticket manipulation.

The concept of using license plates as the identification method is not unknown but to have it fully integrated with the parking access revenue control system is key to the success of this program. Using the integrated system to eliminate parkers from evading their parking charges was a win for EasyPark.

Opening Up Your Parking Technology for Improvement

The parking industry has become extraordinarily technology-centric in recent years. Advanced parking guidance technology can be found in many parkades and when added in with PARCS equipment, (that can securely accept a litany of payment types and work with Bluetooth, BLE, and other data exchange technologies) and technologies like license plate recognition (LPR) and automatic vehicle identification (AVI), parkades have become highly sophisticated operations that are taking advantage of a host of technologies.

B

ut parkades, often, do not function in a vacuum, and rather are a part of a larger parking system that includes surface lots and on-street parking availability. So, it would make sense that this availability should be factored into an overall ‘global’ availability and guidance system that accounts for parking beyond just the parkade. Not only does doing so provide a more complete picture of the real-time parking availability status of a given area, it also creates a more complete data set that can be captured and analyzed by advanced software suites that have that capability, creating a more valuable data set that can be used in new and effective ways. Things like traffic management, or event parking and variable pricing, can be driven by this global data approach that enables that parking data to be much more influential to an overall transportation management ecosystem.

This is especially true in university and corporate campus environments.

Such operations frequently encompass a variety of parking scenarios, but parkades, due to their controlled environment and the tendency to develop technologies specifically for them, become the focal points for the concentration of technologies that make parking more friendly for users.

However, this functionality does not need to only be limited to these structures. As technology has evolved, the expectation of its interoperability has increased as well. And the faculties that allow these devices and systems to work together, without having to be intertwined on a code level, have evolved as well. Plus, there are now wireless space availability technologies and multi-space video analytics systems that can work well for lots and spaces that don’t have the support infrastructure that a parkade might. This opens the opportunity to collect data from places that parking managers have not traditionally been able to. Still, the question remains, for many operators, of whether all this technology can work well together. And if so, how?

PUTTING IT ALL TOGETHER It’s easy to see why these new parking technologies would appeal to parking owners and organizations of all types. They make the parking experience user-friendly, and at a time when improving the parking experience should be central to the mission of all parking operators and owners, properly deployed technology is the number one tool for making parking friendly.

At the same time, these tools also collect valuable data about who is parking in a given facility, when they use the parking resources, and how long they stay. This is invaluable information for owners and operators as they make their long- and short-term plans for their parking resources.

And the greater the scope of this collected data, the more powerful its potential.

Yet, as mentioned, it’s not always easy to know which technologies work well together. There are no one-stopshops for parking technology because different providers do different things well. The best access and revenue control developers don’t necessarily make parking guidance equipment, the best parking guidance companies don’t make PARCS or LPR equipment, and the best LPR providers don’t make PARCS or guidance equipment. So, organizations and parking owners face two challenges: choosing the right equipment and getting their choices to work together and finding a centralized way to manage it all.

APPLICATION PROGRAMING INTERFACE The beginning of the solution can be found in the form of an application programing interface (API). Typically cloud-based, a parking technology API is essentially a data hub that connects various parking technologies and gets them to work together. The best systems are Open IP platforms, which allow the owner/developer’s software team or consultants to customize the platform to meet their unique needs.

Open IP (Open Internet Protocol) is a communications protocol that allows for the open sharing of data between software from disparate developers or manufactures. The data sharing is facilitated using a secure API which allows two or more different software packages to share data from their databases through the internet. The API follows certain standard protocols and contains the data that one system is designed to share with another. At no time do the software systems impact the operating software of the other connected systems, which offers each developer control over the integrity of their own system, without introducing unknown code or code changes that could make it hard for the end user to clearly identify who to contact for support.

The beauty of the open IP approach—beyond improving the operations of a single piece of equipment or technology suite—is that it encourages sharing among parking organizations and their technology experts (either on-staff or consultants). As a result, organizations can explore, experiment, and share the results of those experiments to create innovative new ways to utilize different types of equipment.

APIs allow owners and developers to connect any variety of parking technologies, regardless of who the manufacturer is, to build the perfect parking suite to suit the needs of the installation. Owners and developers can purchase the best individual tools to meet their needs and use the API to connect them into an effective suite.

The API approach is scalable too. As parking needs evolve, the API can accommodate the addition of new parking tools. Most owners and developers plan on future growth. They typically start off with modest technology purchases, often starting with PARCS and parking guidance

equipment. Then as their properties mature or as technology evolves, they often add LPR, parking reservations technology, and/or other tools. With the maturation of the smart car segment just around the corner, and the advent of the self-driving vehicle age in sight, owners and developers should always plan for their parking technology suites to grow to keep up with these and other inevitable changes.

Another type of evolution made possible through API is the addition of enforcement to the parking technology suite. Owners often discover that as their properties grow, they need to enforce their parking rules.

This manifests itself in the expansion of parking guidance tools to handle enforcement (using the sensors to monitor whether spaces are being used appropriately and by authorized parkers) or by mobile LPR vehicles that traverse parking lanes monitoring license plates to assure that everyone who is parked in the lot or facility is supposed to be there. API permits the addition of these services to an existing parking suite, and the process is simple and easy to manage.

SIMPLE SOLUTION TO A COMPLEX PROBLEM Parking organizations and building owners and developers shouldn’t hesitate to purchase different parking technologies out of the fear that they may not work well together. APIs can serve as a universal data hub that will connect any parking technologies, combining them into one powerful suite. When this approach is combined with an advanced software suite that is able to manage everything from VMS (variable message signs), to PARCs and vehicle access systems, to occupancy sensors and not just collect and analyze their data but also manage them and provide maintenance and uptime status, operators can gain a powerful system that becomes what they are all really looking for: a true solution. n Gorm Tuxen is President/CEO of IPsens, LLC, a leading provider of cloud-based parking guidance, data exchange, information management, and maintenance monitoring solutions. MILLENNIALS & THE FUTURE OF MUNICIPAL PARKING

Over the last decade, an overwhelming amount of literature has been produced in the public transportation field regarding Millennials and the future of personal vehicle ownership, and therefore the future of Municipal Parking lots. Most of the research indicates that Millennials are generally less car-focused than previous generations, and their transportation behaviours continue to change in ways that ultimately reduce personal vehicle driving. There are plenty of reasons that have contributed to this ‘shift’ in behaviour, including: dependence on technology, socioeconomic contributors (delayed marriage, the Recession), and lifestyle preferences (Millennials tend to prefer walkable communities). Recent studies and dialogues surrounding Smart Cities suggest City Planners are beginning to ‘rethink parking… by getting rid of it.’ At the centre of the dialogue surrounding the future of parking in cities is an assumption that Millennials apprehensiveness to drive and own private vehicles. This will predict future travel behaviours by them, and generations to come.

Re-thinking parking by getting rid of it is not only short-sighted but does not fully take into consideration the travel patterns of Millennials. While some Millennials have certainly chosen to fore-go vehicle ownership, particularly in dense urban centres like downtown Toronto, Millennials surrounding the GTA in less dense cities, for example Mississauga, are still choosing to use a personal vehicle to move around.

While the technology surrounding self-driving cars is in place, and continues to evolve, the governing regulations surrounding selfdriving cars are still in their infancy. Self-driving cars may eventually reduce parking demand considerably and will certainly change the way users pay for parking. It is reasonable that there be an emphasis on ensuring all future parking garages must be built in a manner that would allow for ‘future-proofing’ for self-driving cars, or to accommodate other uses if there is a drastic decrease in parked cars.

Technology Integration The future of Municipal Parking will rely heavily on being technologically integrated to have payment and spot vacancy information available on mobile apps. Millennials are more technologically savvy than the generations who have preceded them, and this is reflected in their consumer behaviours. Millennials are ultra-connected on their mobile devices, accessing virtually every facet of their life via their Smartphones, including banking, shopping, and social media. Given this interconnectedness, Millennials are increasing the demand for self-service apps. There is an expectation that transportation apps will assist them in planning their trip, paying their fares, and ultimately saving them time. Future parking solutions need to help facilitate these selfservice transactions, from any device, for any customer ultimately helping to reduce gridlock and idling associated with searching for an available parking spot.

Integration of more Short-Term Spots Millennials are no longer dependent on owning a car in order to get around and are utilizing alternatives such as Uber, Lyft and ridesharing at a higher rate than other generations. Integration of more short-term spots and the inclusion of parking areas for bikes, scooters, and other active transportation mobility devices is in order. Short-term spots will also help to achieve Municipal Parking objectives, including a higher turnaround rate over long-term full day spots. In addition, with the introduction of Autonomous Vehicles (AVs) on the horizon, there will be an increased need for short-term spots, designed in a long-term way, thinking of the future of AVs and how they will likely be stored.

BACKGROUND: Millennials (those born between 1983 and 2000) are currently the largest generation in Canada and are approaching key life stage milestones. There are approximately 7.3 million Millennials in Canada, which represents about 20% of the total population.

Academic research, survey results, and government data reference

various factors that have recently contributed to a decline in driving among millennials. These factors include socioeconomic shifts, changes in consumer preferences, technological changes, efforts by governments/ colleges to limit youth driving, etc.

Recent research suggests that compared to previous generations, millennials are delaying obtaining a driver’s licence, are less likely to own a car, are driving less, and are utilizing public transportation more than their parents.

Initial research on Millennial’s transportation choices are described with a broad brush: they are multimodal, urban, tech-savvy and are likely to advance a sustainable transportation future. Studies were conducted on Ontario university campuses, via market research web panels, or at train stations. These participants are more likely to be urbanites without the need for a personal vehicle.

By contrast, studies that are conducted on a national level, tend to emphasize another theory, which indicates Millennials ‘left behind in the suburbs’ are either unable to afford personal car ownership, or, are reliant on a car to get around in the suburbs without sufficient transportation infrastructure.

Why are we looking at Millennials?

Millennials are not only the largest generation in Canada, but their travel behaviours will inevitably inform how people will travel in the future. In order to best predict how to navigate City infrastructure to accommodate these changing needs, we must study their current behaviours. As Millennials continue to age, and achieve key “adult” milestones, namely full-time employment and having children, their travel patterns will continue to evolve. In studying their behaviours as they age, it can help city-planners predict future transportation behaviours.

associated with those in low-income groups, ethnic minorities, or recent migrants. These millennials are much more likely to aspire to car ownership, given they can afford a vehicle.

Now insert a third group into the conversation: Millennial Young Professionals in the Suburbs. This group is identified based on research conducted via Survey Monkey using LinkedIn data. This group can be defined by many typical millennial characteristics: they have pursued higher education, they live in multi-generational homes, but at the same time they are employed in well-earning full-time jobs. They are very likely to own a car. They may be multimodal in their use of public transit and ride sharing options to get to social engagements, but they are very dependent on private vehicles, especially to get to work. In the Ontario context, this group is most likely to live in Mississauga, Brampton, Oakville, and beyond. When compared to their peers who live and work in in downtown Toronto, they are far more likely to have frequent access to a private vehicle and are very dependent on their cars.

LINKEDIN RESEARCH: In order to gauge the preferences of Urban (Toronto) vs Suburban (Mississauga, Brampton etc.) a simple survey was designed and distributed via LinkedIn. The obvious bias of the survey is that most respondents (89%) are working professionals. Therefore, this survey was helpful in determining the varying behaviours of young professionals in an urban centre vs. the suburbs. The survey was taken by individuals ranging from 20-40 years old.

There was a total of 54 respondents. 65% of respondents were between 24-29.

Millennials are notorious industry disruptors. This is based largely in the fact that Millennials are the early adopters of new technologies and practices. Millennials have constantly been on the forefront of adopting new technologies—smart phones, Uber, bike-sharing etc. Parking needs to be understood as an evolving service, and in order to continue attracting Millennials to parking services, there must be a technological driver.

Reasons for shifts SUBURBAN VS. URBAN: There are two emerging narratives that describe millennials transportation habits. The first is a positive, optimistic view that describes millennials as extremely multimodal. According to this theory, millennials love cities, love being connected, are ambivalent about cars and embrace transport technologies.

According to this theory, Millennials live in large cities, drive less, use public transport more, and embrace technology rather than cars. Many studies that rely on this theory were conducted in Europe, Australia, and Canada and focus on highly educated urban millennials. City planners often point to this theory to support a sustainable future, wherein the car ultimately becomes obsolete.

Not often touched upon by city planners is the parallel, yet more pessimistic view about millennials. These millennials, if carless, are simply reacting to difficult economic circumstances, which have shrunk their ability to own or lease a personal vehicle. This theory proposes that millennials are driving less primarily because of reduced incomes and a delay in traditional adult milestones (i.e.: marriage, having children). This group is most commonly

The major focus of this analysis will look at the difference in lifestyle preferences and values between those in Toronto vs. those in the Peel Region.

FINDINGS: The vast majority (83%) of respondents report owning and/or having frequent access to a private vehicle at least 3 times a week. Those who do not have a private vehicle are more likely to live in Toronto. Toronto respondents were also more likely to utilize travel alternatives much more frequently than those in the suburbs. In fact, all respondents who reported using travel alternatives more than 5 times per week live in Toronto. This can be attributed to the fact that these Millennials are using transit and/or Uber to get to work, whereas their suburban counterparts are using ridesharing alternatives for social purposes.

them, which allow them to forego car ownership, they do indicate that they do desire to own a vehicle in the future. However, when compared to their Mississauga and Brampton peers, it becomes evident that these millennials are not able to push off car ownership until they reach key ‘adult milestones.’

QUALITATIVE FEEDBACK FROM YOUNG PROFESSIONALS IN THE SUBURBS:

QUALITATIVE FEEDBACK FROM URBAN (TORONTO) MILLENNIALS (DOWNTOWN CORE): The data collected indicates that Urban Millennials in the downtown core, with easy access to street cars, subways, and buses are far less likely to own a car when compared to those in Etobicoke, Scarborough, and the Peel Region.

The LinkedIn survey qualitative data was extremely insightful at gauging the patterns of urban vs. suburban millennials. In fact, the responses fit the theories surrounding millennials and car ownership nearly perfectly. Urban Millennials are the most likely to fit into the mould City Planners describe millennials as - multimodal, experience oriented, and valuing walkable communities. The following response from an individual in Toronto encapsulates the theory of Millennials as multimodal: “There are so many options for transportation that don’t require me to own a car! Insurance, Parking and the cost of car ownership make it insane for me to even consider owning a car. I personally use Zipcar, Uber and the TTC.” This respondent can navigate in Toronto without a personal vehicle. Given the expansive network of the Toronto Transit Commission (TTC), it is not unusual for urban millennials in downtown Toronto to forego car ownership. It is interesting to note that some respondents in Toronto do not currently own a vehicle due to financial pressures of living in the city, however, would like to own a vehicle in the future.

“Having the freedom to drive is important to me- but while living in Toronto it doesn’t make sense. I do plan, however, on owning a vehicle” “I do not own a vehicle because of the cost of ownership while living in a big city. I pay high rent to live in downtown Toronto so that I can walk to work. I’d love to own a vehicle for weekend excursions or grocery shopping trips but to pay for parking at my condo and other places in and around Toronto is not feasible on top of paying rent” These respondents highlight another interesting trend. While they may not currently own vehicles, they do aspire to car ownership in the future. Because millennials are delaying key milestones (i.e.: marriage and having children) they are therefore able to postpone car ownership. Millennials in Toronto without access to a personal vehicle are most likely to be under 30 years old. While these Millennials currently have many travel alternatives open to

There are clear geographic and transportation network differences to take into consideration when comparing Millennials in Toronto, specifically the downtown core, to those in the Peel region. Those in the Peel Region do not have access to streetcars and subways, although they do have access to City buses and GO Trains. The majority of those surveyed do not rely on buses to get to work because of the long wait times associated with them. Instead, the vast majority (95%) have access to a private vehicle, whether it is owned, leased, or shared. That is not to say that these Millennials would not utilize a network such as the TTC, but that the current infrastructure is lacking.

These qualitative responses highlight Millennials as diverse. A large portion of Millennials are multimodal, and very likely to utilize transportation and ride sharing options. From the data gathered, these individuals are most likely to live in an urban centre, such as Toronto. Those in the suburbs (for example, Peel Region) are more likely to own and or/have access to a private vehicle, but the reasoning varies based on the individual. These individuals may desire to be multimodal, but because of their location, income, or lack of access to quick transportation, will choose to drive a personal vehicle. Young Professionals in the Suburbs are willing to incur the extra costs associated with car ownership for the convenience of personal vehicle ownership to navigate their busy lives. In addition, these Young Professionals surveyed indicate having a personal vehicle is less costly than making frequent (more than 5/ week) Uber trips, given the length of their daily commutes. While these Millennials do use Uber, particularly to socialize (68%), this point is often overlooked in studies conducted

by Ridesharing Companies. It is important to note these Young Professionals are using ridesharing alternatives to socialize, as a compliment rather than alternative to personal vehicle ownership.

What does this mean for Municipal Parking?

Simply—Millennials are still driving. Not all Millennials are as multimodal as City Planning data may suggest. In the context of Ontario, those in downtown Toronto best fit this description. These Millennials are very likely to live and work in downtown Toronto and live close (within 500m) of a TTC spot (whether it is a subway, streetcar, or bus route). It is easier for them to navigate the city without a personal vehicle. In addition, the high cost of living in downtown Toronto acts as a barrier for these Millennials to own a personal vehicle. The counterpart to these Millennials is those in the suburbs, who weigh the convenience of a car over the wait times associated with buses in the suburbs. While there is no immediate need to re-think or eliminate parking in the suburbs, there are certainly modernizations that could be applied to current operations.

MILLENNIALS & TECHNOLOGY: The past decade has seen a technology revolution, characterized by a hyper-increase in the use of mobile, location, and internet

connected devices such as smart phones and tablets. The services available on smartphone technology-Uber, Lyft, Rideshare and Bikeshare, are disproportionately adopted and embraced by younger people. Initial studies hypothesized that the availability of technology may reduce the number of young people who would feel compelled to get a driver’s licence. However, studies have found that the rise of the internet and mobility has been positively correlated with higher rates of youths getting their licence.

However, this does not co-relate with car ownership. Millennials are still less likely than their parents to own a car.

Integrating Parking and Technology allows for several customer advantages, particularly regarding trip planning and convenient payment. Providing real-time public transportation data on a smartphone device allows for convenience and time saved when travelling. Millennials have a strong value for mobile connectivity and real-time information. Future parking solutions must embrace technology in order to be competitive with other travel services that can be planned, paid for, and accessed on mobile devices.

In order to adapt to this rapidly changing ecosystem, Municipal Parking must meet the current needs of today (mobile integration, EV charging stations, short-term parking spots) while preparing for a future that may look drastically different than today (designing parking structures with convertibility in mind).

Deloitte has forecasted that by 2040, more than half the miles traveled in the US could occur in shared autonomous vehicles.

While the timing and impact of these trends are uncertain, there may be a lessened demand for parking. However, this is more likely to occur in dense urban areas that are well served by public transit and other mobility options, which allow for the substitution of personal vehicles. Ultimately, across the board, experts are forecasting an increased need for pick-up/ drop-off zones, short term parking spaces, and electric vehicle charging stations.

CONCLUSION: There is certainly no immediate need to begin thinking about eliminating parking in cities. Millennials, especially those in the suburbs, are still reliant on their cars to navigate quickly. While they may also use travel alternatives, the majority are still reliant on a personal vehicle for most of their personal travel, especially to work. However, as Cities move forward and begin to re-imagine parking solutions, there are various things to be considered.

At the forefront, is an immediate mobile solution. Millennials expect immediate customer service via their Smartphones. They are experience oriented and are more likely to use a service when there is a mobile option available which will help them plan and pay. In addition, from a design point of view, garages must be thought of differently. It is simply not enough to have an abundance of spaces; spaces must be well thought out and work to serve the demand of a changing generation. There must be an increased integration of short-term spots and CarShare options as well as an opportunity to charge electronic vehicles. There are several reasons to explain this shift of millennials favouring ride sharing to car ownership, which include, but are not limited to reduced costs, shorter wait times, overall experience, and convenience. Millennials are most likely to utilize ridesharing apps, such as Uber, when socializing.

When thinking of the Future of Parking, we should apply the lessons learned from the other industry disruptors, namely Uber.

Millennials embrace Uber mostly for the ease of use, short waiting times, efficiency, and reduced transportation costs. When integrating parking technology, it will be important to remember these as a best practice. • Ease of use: Apps allow for immediate information to be shared with our Customers. If our Apps are fully integrated with existing parking infrastructure (i.e.: can highlight which spots are available), there is an extra incentive to utilize Municipal Parking. In addition, the ability to pay for parking fees online removes the extra step of rummaging for change to park for a short period of time.

• Reduced transportation costs: As Municipal Parking continues to encourage a quick turnover of spots, there should be a financial incentive to short-term parking. Shorter term parking should be less expensive than those who are parking for more than one hour. This will encourage not only use of Municipal facilities, but also encourage short-term customers.

How Are Asphalt Paving and Sealcoating Different?

When the time comes to consider asphalt repair for your parking lot or driveway, you want to be absolutely sure you’re choosing the right option. Asphalt paving and sealcoating can appear similar on the surface—no pun intended—but these two maintenance and repair procedures are very different.

ASPHALT PAVING The what, how, and when

Asphalt paving is the process where existing asphalt surfaces are either replaced or have a new layer of asphalt added on top of them. It’s most often used when asphalt is showing signs of deterioration or wear, such as large cracks and potholes, but when the wear is not bad enough to warrant a complete replacement.

If your parking lot or other asphalt paved surface is coming to the end of its life, it will likely have potholes, cracks, be brittle or exhibit discolored areas from elemental exposure and use. While it will extend the life of your asphalt, paving will not repair issues or defects below the surface.

However, it can be laid quickly and makes outdoor surfaces appear new, making it a good choice for repairing minor damage or defects to your asphalt surfaces.

SEALCOATING THERE ARE A NUMBER OF OPTIONS FOR SURFACE ASPHALT REPAIR, DEPENDING ON THE ISSUES YOUR PARKING LOT IS FACING: INFRARED REPAIR – a process in which new and existing asphalt is blended together and compacted into the damaged area for seamless reparation of potholes and rough areas. This method is particularly effective due to the quality of the repair, reduced construction time, and economical advantages.

POTHOLE REPAIR – asphalt mix is added to the hole after debris has been cleared away, which is then compacted with a multi-ton vibratory roller or a vibratory plate. This is, more often than not, a remedial repair and the hole may reform months or even weeks after the job.

RESURFACING – after the asphalt has been cleared of debris, a new layer of asphalt is applied to the old surface. Between these layers is tack coat, which bonds the two different asphalts together firmly. The new layer will measure the correct depth and be compacted with a multi-ton vibratory roller.

The what, how, and when A sealcoat is a mixture of asphalt, petroleum products or coal tar pitch which is combined with other substances such as inert fillers, water, and additives. It’s applied to the surface of your asphalt in a thin layer, either through a spray or by using a squeegee. The sealcoat is a preventative measure designed to protect your asphalt parking lot or driveway from gasoline, salt, water, ultraviolet rays, and oil – all substances which will erode and damage your asphalt. The coating acts like a barrier, filling in any small cracks or areas where moisture can seep in, preserving the structural integrity of your asphalt, and giving it a fresh, new appearance.

Sealcoating is one of the most important elements of a pavement management plan. Applied in thin coats, pavement sealing is used to protect off-highway pavement surfaces against gasoline, oil, salt, water, and ultraviolet rays. When covered with a dark black sealant, pavement looks and wears like new. Parking lot sealcoating helps to project a positive image of the company and facility.

There are also many green alternative coatings that enhance solar reflectivity and are very cost effective. For instance, Solar Reflective Coatings are a premium quality, highly pigmented, polymeric surfacing system designed for heat reduction of parking surfaces. The product is formulated with infrared reflective pigments to reduce solar absorption, increase reflectance and achieves a desired solar reflectance index (SRI) of up to 40%. It contains no PAHs, has an extremely low VOC content, is fuel-resistant and is non-fading.

BENEFITS OF TRADITIONAL SEALCOATING INCLUDE: BEAUTIFICATION When covered with a dark black sealant, pavement looks and wears like new. Parking lot sealcoating helps to project a positive image of the company, facility, or residential complex.

SLOWS OXIDATION AND WATER PENETRATION Sealcoating fills surface voids, which reduces exposure to oxygen and UV rays and reduces the depth to which oil or gas can penetrate the pavement. Sealcoating acts as a waterproofing agent, minimizing the rate at which water enters pavement. Without it, water can permeate more freely resulting in freeze/thaw expansion and contraction of the pavement.

TRADITIONAL SEALCOAT BEING APPLIED Sealcoating increases pavement flexibility and brings a dark black color to the pavement. The blacker it is, the more heat a pavement draws from the sun. And, the hotter it gets, the more pliable it becomes, which helps it to withstand traffic without cracking.

Sealcoating is recommended as part of a routine maintenance program for your asphalt, beginning between 2-5 years after it has been first laid. At this point, the surface of the parking lot or driveway can begin to develop signs of wear, so maintenance must be performed to preserve durability.

SEALCOATING RESISTS OIL AND GAS SPILLS

Heavy vehicular traffic and extended weather exposure will contribute to the wear rate of your sealcoating, meaning your asphalt will require regular maintenance. Not only does routine application extend the lifespan of the asphalt considerably, sealcoating gives a fresh, updated look, particularly when accompanied by applicable lot striping. Both services are relatively easy methods to ensure that your parking lot stays looking great and lasts for as long as possible.n

Gasoline dripping from a topped-off fuel tank during hot weather can soften and break down unsealed asphalt pavements. Coal tars used in sealcoat are impervious to gas and oil spills.

The First Step Towards Smart Cities Smart Cities are the way of the future. Every city in Canada is already planning its evolution into a Smart City and some are beginning to implement the initial elements.

THE FOUNDATION OF SMART CITIES The success of this evolution will depend largely on parking technology.

Drivers—and

eventually

those

in

autonomous vehicles—need to park, and making it easier to park will dramatically reduce congestion on city streets. In the not-too-distant-future, when we leave the house, we’ll just enter our destination into our car’s GPS and then the car will guide us directly to the closest available parking space to that destination. If we haven’t already reserved and paid for a parking space in advance, we’ll be able to pay with our cell phones. If we need more time than we paid for, we’ll get a text reminding us when it’s time to move the car and asking if we want to pay for more parking—which we can do with our cell phones, without returning to the car.

Intelligent parking technology will play the key role. Intelligent parking uses parking guidance sensors located in or over parking spaces to monitor whether they are occupied or available, and transmits that information to strategically located signs to guide vehicles directly to available spaces.

Parking guidance is already common in parkades throughout Canada. While it’s primarily used as a driver amenity designed to make it easier to quickly and conveniently find an available parking space, it also helps parking organizations better manage their assets by providing real-time data about how those assets are being utilized. Additionally, parking guidance also helps organizations increase their occupancy by eliminating the risk that drivers will give up looking for a space and head elsewhere to find parking.

When smart city transportation networks are fully developed, these guidance systems will be vital elements of city parking grids. It won’t matter whether a particular parking facility is privately or publicly owned and operated; the occupancy information will be transmitted to the city’s transportation grid so it can be shared with vehicles as they travel into the city, guiding drivers to open or pre-booked spaces.

In fact, some cities in the US are already starting to build those city-wide parking networks. Several communities in California now require private developers to implement parking guidance when they build new parking, and to connect those guidance systems to the municipal parking grid so municipal managers can monitor parking utilization city-wide. Eventually, cities will be able to direct drivers to available parking near their destination by permitting vehicle GPS systems to access availability data provided via the parking grid. Not only will this result in happier commuters, but it will also significantly reduce congestions on city streets because drivers will no longer have to drive aimlessly, searching for a parking space.

Intelligent parking will be central to the success of smart cities. In fact, it will be the foundation.

THE FIRST STEP If you have a relatively new car, chances are that it already has an in-dash GPS system that you can use to get directions to where you want to go. You punch in your destination, the GPS gives you turn-by-turn directions, and then as you drive a map on your dash shows you where you are and tells you how to get to your destination. If there’s an accident on your route, the system alerts you and asks if you want to travel via an alternate route. When you get to your destination, the GPS alerts you to that fact.

The next obvious step is to create a city-wide parking grid. When you are driving into a busy city, it’s not enough to get guided to your ultimate destination—you want to be directed to the closest available parking. As mentioned earlier, some cities are already beginning to build their parking grids. But what is a driver to do in the meantime? It’s great that cities are going to be able to help you find parking in a couple of years, but how does that help you now?

The good news is that some parking guidance providers already offer technology providing home-to-destination guidance, and they make that technology available in the form of smart phone apps. The app is typically offered by municipalities or private owners, and it guides people to parking spaces that are available in their parking facilities. The programs are typically integrated with established map programs, such as Google Maps, and they operate just like any other GPS tool.

Before leaving the house, drivers just open the app, punch in their destination, and the app takes them to the most convenient parking space that’s close to their ultimate destination. So, home-to-destination guidance may already be available, even in cities that haven’t begun building their parking grids.

The obvious limitation of this approach is that the app is only giving you access to availability information for parkades managed by a particular owner or operator.

So, if you are using an app supplied by a particular city, you’ll only have access to municipal facilities operated by that city. Likewise, if the app is provided by a specific operator, you’ll only have access to data for parkades and lots run by that

particular operator. Obviously, this limits the driver’s choice when it comes to parking options. Of course, if you’re visiting a corporate property, a university, or another self-contained campus, this is less of an issue because you’ll likely be looking for a space on that campus.

The next step will be to connect the platforms of the various parking guidance apps so spaces monitored by one company’s parking guidance monitors will show up on other company’s apps. That way, drivers won’t need multiple parking guidance apps on their phones.

They could merely open their app and be directed to the closest parking space to their destination, regardless of who owns the parking facility or whose technology is providing guidance in a particular facility.

Such a system will provide the benefits of Smart City infrastructure even before the actual infrastructure is in place.

This may seem like a daunting task, but there are only a handful of parking guidance companies that are active in Canada, and not all of them have apps. So, initially, connecting app platforms shouldn’t be prohibitive. And such a coordination wouldn’t just benefit drivers and the cities in which those drivers are looking for parking; the guidance providers would benefit as well because being part of this type of virtual parking grid would be an attractive selling point. After all, what parking owner wouldn’t like to have instant entrée into this type of virtual parking grid in order to attract business?

CANADA’S TRANSPORTATION FUTURE Smart Cities are Canada’s future, and parking guidance technology will be the foundational infrastructure. While it will take a few years to create city-wide—and ultimately national—parking grids, parking guidance apps can already provide the parking guidance benefits of a parking grid. We already hold the power of the grid in the smart phones that we carry with us every day. n

What do your responsibilities include?

The Company began operations in 2008.

As the Operations Director, my responsibilities include everything that goes along with running as efficient an operation as possible. This includes the hiring and training of parking attendants, seeing to an overall great service and building relationships with our clientele, such as our monthly customers, as well as our daily customers, which can include many tourists as we are situated in the heart of downtown Montreal. Other responsibilities include everything and anything from invoicing to upkeep in terms of cleanliness and repairs, as well as budgeting expenses and forecasting revenues.

What does your company do?

AutoParc Stanley is a public parking garage with 8 interior levels as well as 2 rooftop exterior levels, totaling close to 300 available parking spaces. Four other lower levels are occupied by a rental car company.

Each parking space is very generous in terms of width having been designed to give extra room for vehicles’ doors to be opened without worry. The establishment is open 24 hours a day, 7 days a week, 365 days a year. A parking attendant is on the premises, 24 hours a day, along with video camera surveillance, as well as extra security during hours after the bars close downtown. As previously mentioned, AutoParc Stanley Inc. is a relatively young company, having begun operations in 2008. The building however, is one of several properties owned for decades by a private family. At one point a service mechanical garage, the building later changed its vocation to become the head office and main installation of an automobile rental

FRARICK TORRENTO | CITY OF LETHBRIDGE I work for the City of Lethbridge assisting the Parking Coordinator with technical tasks related to Parking Operations and assisting the Traffic Technologist in Traffic Operations. My duties include maintaining the operation of the recently implemented parking management system consisting of Cale multispace machines (MSMs) within our Downtown. My education is not from a parking background so the Parking Professional Primer Course was a great introduction to the concepts and fundamentals of the parking industry.

In my spare time I have been learning to play Japanese taiko drums. n

Je travaille pour la ville de Lethbridge et j’assiste le coordonnateur de stationnement avec des tâches techniques en lien aux opérations de stationnement et j’assiste le technologue en trafic sur les opérations de trafic. Mes tâches comprennent le maintien du fonctionnement du système de gestion de stationnement récemment mis en œuvre, il s’agit de machines à espaces multiples Cale au sein de notre centre-ville. Mon parcours académique ne portait pas sur le domaine du stationnement, donc le cours l’Abécédaire du professionnel du stationnement fut une excellente introduction aux concepts et aux fondements de l’industrie du stationnement. Dans mes temps libres, j’apprends à jouer aux tambours Taiko japonais. n

CODY CLARK | CROMBIE REIT Cody is a member of the Crombie REIT Client Services team. Working at Scotia Square in Halifax, Nova Scotia, he is part of a team responsible for a large complex that includes 2 parking garages, 4 office towers and a shopping mall. Before joining the Client Services department, Cody graduated from the Nova Scotia Community College Law & Security course and worked as a security officer.

Now he works with both security and parking related software in tandem with his team to ensure the smooth operation of day-to-day complex activities.

The Parking Professional Primer was a great opportunity for Cody to bring his customer service abilities to the next level and a great stepping stone to progress within the field. In his spare time Cody enjoys golfing and playing/refereeing Paintball Games. n

What is your memorable experience with the company?

Having been here just under a year, I have had many encouraging moments with my superiors and with my staff. I am particularly proud of a few of the new additions recently hired, as well as some schedule tweaking to better balance the workforce during peak periods. Other beneficial changes include the overlapping of some shifts which insures an improved level of communication in terms of seeing, listening and exchanging on a regular basis with the entire workforce. I have established more written communication through online messaging and e-mail. In addition, there has been a certain amount of success readjusting certain parking rates in order to be more competitive with other parking lots within our primary zone. Thus far, the feedback and results seem to be quite positive.

What are some specific interests your company has in the Canadian parking industry?

egnahcretnIehT Specific include the latest technologies within the business as well as any interesting and new ideas which would useful in terms of servicing our customers as best as we can, with a definite objective of customer satisfaction as well as repeat business. We want to be the first choice as a customers’ parking destination when they visit downtown Montreal, whether they leave their vehicles parked on a daily, weekly or monthly basis. Any positive aspects that we can detect with CPA to help build up revenues in order to meet increasing expenses is a definite interest of ours, as should be with any solid company!

Why did you joined the Canadian Parking Association?

As mentioned, to be in tune with any new developments and possibilities within the parking business, as well as to set a solid foundation in terms of exchanges with peers and persons with similar preoccupations. The CPA can also prove to be a fantastic platform for networking! n

Frank Cavaliere, BSc, PEng LEED®AP, Parksmart Advisor

Frank is a Managing Principal in RJC Engineer’s Edmonton office. He graduated from the University of Alberta with a Bachelor of Science in Civil Engineering in 1998. Prior to his graduation, Frank worked for RJC’s Building Science and Restoration group as a summer student evaluating the condition of parking garages and supervising repair work.

Following graduation, he came back to RJC but, in the Structural Engineering group. In 1999, Frank had the opportunity to work on a parking garage for MacEwan University in both prime consulting and structural engineering roles and has been involved in parking planning and parking structure design ever since.

Frank has worked with owners such as the University of Alberta, MacEwan University, NAIT, Alberta Health Services and the Edmonton International Airport.

Frank est gestionnaire principal au bureau d’Edmonton de RJC Engineer. Il a obtenu un baccalauréat ès sciences en génie civil de l’Université de l’Alberta en 1998. Frank has been a member of the Canadian Parking Association for many years, a member of RJC’s internal Parking Liaison Group since its inception more than a decade ago, has been a LEED®AP since 2009 and received his Parksmart Advisor certification during an IPMI conference a few years ago. He is also a member and past-Chair of the APEGA/ASET Joint Board of Examiners.

Sam Cusick AIMS (EDC) Corp Sam has close to 25 years experience in the Parking Industry. Sam’s career in the parking industry started back in 1996 when he was brought on board as manager of parking services at Brock University in St. Catharines, Ontario. During his time at Brock University, Sam was instrumental in developing a strategic parking plan as the University looked to push parking to the future.

In 2004, Sam chose to embrace an exciting opportunity with Electronic Data Collection Corporation and has been working with the AIMS Parking team as the Canadian Account Manager for the past 15 years.

In addition to managing the installation, system configuration and coordination of deliverables for AIMS clients, Sam represents EDC Corporation at numerous industry conferences throughout the year. When not in the office or on the road, Sam enjoys spending time and traveling with his family.

Sam and his team have supported the CPA conference and trade show for many years, and now Sam will represent the Supplier sector in his role on the CPA Board of Directors. n

Ouvrir votre technologie de stationnement à l’amélioration Par Gorm Tuxen

Au cours des dernières années, l’industrie du stationnement est devenue extraordinairement axée sur la technologie.

La technologie de pointe de guidage de stationnement se retrouve dans de nombreux parcs de stationnement et lorsqu’elle est intégrée à l’équipement PARCS (qui permet d’accepter toutes sortes de types de paiements de manière sécuritaire et qui fonctionne avec Bluetooth, BLE et d’autres technologies d’échange de données) et des technologies de reconnaissance des plaques d’immatriculation et d’identification automatisée des véhicules, les parcs de stationnement deviennent des opérations hautement sophistiquées qui tirent profit de nombreuses technologies.

r, il arrive souvent que les parcs de stationnement ne fonctionnent pas en vase clos; ils font plutôt partie d’un système de stationnement plus vaste qui comprend des lots de surface et des espaces de stationnement dans la rue.

Il serait donc sensé que cette disponibilité soit prise en considération dans un système global de disponibilité et de guidage tenant compte d’espaces de stationnement se trouvant au-delà du parc de stationnement. Ceci fournirait un portrait complet de la disponibilité de stationnement en temps réel dans un endroit donné, en plus de créer un ensemble de données plus complet pouvant être saisi et analysé par des progiciels de point ayant cette capacité, créant ainsi un important ensemble de données pouvant être utilisées de manières nouvelles et efficaces. La gestion du trafic, le stationnement lors d’évènements et la tarification variable pourraient être optimisés par cette approche globale permettant aux données sur le stationnement d’avoir une influence bien plus grande sur l’écosystème de gestion du transport en général.

Ceci est particulièrement vrai pour les environnements de campus universitaires ou d’entreprises. De telles opérations englobent fréquemment une variété de scénarios de stationnement, mais les parcs de stationnement, en raison de leur environnement contrôlé et leur tendance à développer des technologies spécifiquement pour eux, deviennent les points de mire en matière de la concentration de technologies pouvant faciliter le stationnement pour les usagers.

Toutefois, cette fonctionnalité n’a pas besoin d’être limitée à ces structures. Comme la technologie évolue, l’interopérabilité de ces systèmes augmente également. Les installations qui permettent à ces dispositifs et à ces systèmes de fonctionner ensemble, sans devoir être interconnectés au niveau du codage, ont également évolué. Ceci ouvre la porte à la collecte de données provenant d’endroits auxquels les gestionnaires de stationnement n’avaient pas accès auparavant. Toutefois, la question demeure pour de nombreux opérateurs à savoir si toute cette technologie peut bien fonctionner ensemble. Si oui, comment?

TOUT REGROUPER C’est facile de comprendre pourquoi ces nouvelles technologies de stationnement pourraient plaire aux propriétaires de stationnement et aux organisations de tout genre. Elles facilitent l’expérience de stationnement à un moment où l’amélioration de l’expérience de stationnement devrait être au cœur de la mission de tous les opérateurs et propriétaires de stationnement. Une technologie adéquatement utilisée est le principal outil pour faciliter le stationnement pour les usagers.

En même temps, ces outils recueillent d’importantes données sur les usagers qui se stationnent dans une installation en particulier, le moment qu’ils utilisent les ressources de stationnement et la durée de temps qu’ils se stationnent. Ceci représente des informations inestimables pour les propriétaires et les opérateurs alors qu’ils prévoient l’utilisation à court et à long terme de leurs ressources de stationnement. Plus la portée de ces données recueilles est grande, plus son potentiel est immense.

INTERFACE DE PROGRAMME D’APPLICATION Or, comme mentionné, il n’est pas toujours facile de savoir quelles technologies fonctionneront bien ensemble. Il n’y a pas de guichet unique pour la technologie de stationnement, car différents fournisseurs travaillent de manière différente. Les meilleurs développeurs en matière d’accès et de contrôle des revenus ne font pas nécessairement de l’équipement de guidage de stationnement, les meilleures entreprises de guidage de stationnement ne font pas d’équipement PARCS ou de reconnaissance des plaques d’immatriculation et les meilleurs fournisseurs de technologies de reconnaissances des plaques d’immatriculation ne font pas d’équipement PARCS ou de guidage. Ainsi, les organisations et les propriétaires de stationnement sont confrontés à deux défis : choisir le bon équipement et s’assurer que leurs choix fonctionnent ensemble et trouver une façon centralisée de gérer le tout.

Le début de la solution se trouve sous forme d’une interface de programme d’application (API). Généralement offerte dans le nuage, une technologie de stationnement API est essentiellement un centre de données reliant diverses technologies de stationnement pour les faire toutes fonctionner ensemble. Les meilleurs systèmes sont les plateformes IP ouvertes qui permettent au propriétaire/à l’équipe ou les consultants d’un fournisseur de logiciel d’adapter la plateforme selon leurs besoins uniques.

Le système ouvert protocole Internet se veut un protocole de communication permettant le libre partage de données entre des logiciels de divers développeurs et fabricants. Le partage de données est facilité par l’utilisation d’une API sécurisée, qui permet à deux progiciels ou plus de partager des données de leurs bases de données via Internet. L’API suit certains protocoles standards et contient les données qu’un système est conçu pour partager avec un autre. En aucun moment les systèmes de logiciel ont un impact sur le logiciel d’exploitation des autres systèmes reliés, offrant ainsi le contrôle à chaque développeur sur leur propre système, sans introduire du codage inconnu ou des changements de codage pouvant rendre difficile pour l’utilisateur final d’identifier clairement qui contacter en cas de besoin de soutien.

L’avantage de l’approche de protocole Internet — au-delà d’améliorer le fonctionnement d’une simple pièce d’équipement ou d’une suite technologique — est qu’elle favorise le partage entre les organisations de stationnement et leurs experts en technologie (employés ou consultants). Ainsi, les organisations peuvent explorer, expérimenter et partager les résultats de ces expériences afin de créer de nouvelles méthodes innovatrices pour utiliser divers types d’équipements.

L’API permet aux propriétaires et aux développeurs de relier diverses technologies de stationnement, peu importe qui en est le fabricant, afin de construire la meilleure technologie de stationnement pour répondre aux besoins de l’installation. Les propriétaires et les développeurs peuvent faire l’achat des meilleurs outils individuels pour répondre à leurs besoins et utiliser l’API pour les relier ensemble de manière efficace.

Le premier pas vers des villes intelligentes Les villes intelligentes sont la voie du futur. Chaque ville au Canada planifie déjà son évolution vers une ville intelligente et certaines commencent à mettre en œuvre les éléments initiaux de cette évolution.

Le succès de cette évolution dépendra largement sur la technologie des stationnements. Les chauffeurs — et éventuellement les occupants de véhicules autonomes — doivent se stationner. Faciliter le stationnement pour les usagers réduira de manière considérable la congestion dans les rues des villes. Dans un futur rapproché, lorsque nous quitterons notre domicile, nous aurons qu’à entrer notre destination dans le GPS de notre véhicule et le véhicule nous guidera directement vers l’espace de stationnement disponible le plus près de notre destination. Si nous n’avons pas déjà réservé et payé pour un espace de stationnement à l’avance, nous pourrons payer avec nos téléphones cellulaires. Si nous avons besoin de plus de temps que la période payée, nous recevrons un message texte nous informant qu’il est temps de déplacer le véhicule et nous demandant si nous souhaitons payer pour du temps additionnel — que nous pourrons faire au moyen de notre téléphone cellulaire, sans avoir à retourner au véhicule.

LA FONDATION DES VILLES INTELLIGENTES La technologie de stationnement intelligent jouera un rôle clé. Le stationnement intelligent utilise des capteurs de guidage situés à même les espaces de stationnement ou haut dessus pour vérifier s’ils sont occupés ou disponibles, et transmet cette information à des tableaux stratégiquement situés pour guider les véhicules directement aux espaces disponibles.

Le guidage de stationnement est déjà courant dans les parcs de stationnement partout au Canada. Bien que cette technologie soit principalement utilisée comme une commodité pour les chauffeurs qui vise à rendre la recherche d’un espace de stationnement facile et pratique. Elle aide également les organisations de stationnement à mieux gérer leurs actifs en offrant des données en temps réel sur la manière dont ces actifs sont utilisés. De plus, le guidage de stationnement aide également ces organisations à augmenter leurs taux d’occupation en éliminant le risque que les chauffeurs arrêtent de chercher un espace et se dirigent vers un autre stationnement.

Lorsque les réseaux de transport des villes intelligentes seront entièrement développés, ces systèmes de guidage seront des éléments essentiels aux parcs de stationnement des villes. Peu importe si une installation de stationnement est privée ou publique ; l’information sur l’occupation sera transmise au réseau de transport de la ville pour être partagée avec les véhicules alors qu’ils se déplacent en ville dans le but de guider les chauffeurs vers des espaces libres ou réservés.

D’ailleurs, certaines villes aux É.-U. commencent déjà à construire ce type de réseau de stationnement à l’échelle des villes. Plusieurs communautés en Californie exigent maintenant que les promoteurs privés instaurent une technologie de guidage de stationnement lorsqu’ils construisent de nouveaux stationnements et qu’ils relient ces systèmes de guidage au réseau de stationnement municipal afin que les gestionnaires municipaux puissent surveiller l’utilisation des stationnements à l’échelle de la ville. Éventuellement, les villes seront en mesure de diriger les chauffeurs vers des espaces de stationnement à proximité de leur destination en permettant aux systèmes GPS des véhicules d’accéder aux données sur la disponibilité fournies via le réseau de stationnement. Ceci entraînera des usagers plus heureux, tout en réduisant de manière considérable la congestion dans les rues des villes, car les chauffeurs n’auront plus à conduire en errance à la recherche d’un espace de stationnement.

Le stationnement intelligent sera essentiel au succès des villes intelligentes.

En fait, il en sera la fondation.

LA PREMIÈRE ÉTAPE Si vous avez un véhicule relativement récent, il y a de fortes chances qu’il soit muni d’un système de GPS intégré que vous pouvez utiliser pour obtenir des directions pour vous rendre à votre destination. Vous entrez votre destination, le GPS vous donne des directions étape par étape et à mesure que vous conduisez, une carte sur votre tableau de bord vous indique comment vous rendre à votre destination. S’il y a un accident sur votre chemin, le système vous alerte et vous demande si vous souhaitez prendre une route alternative. Lorsque vous arrivez à votre destination, le GPS vous alerte que vous êtes arrivés.

La prochaine étape évidente est de créer un réseau de stationnement à l’échelle de la ville. Lorsque vous conduisez dans une ville grouillante, il ne suffit pas d’être guidé vers votre destination finale — vous voulez être dirigé à l’espace de stationnement disponible le plus près. Comme mentionné ci-dessus, certaines villes commencent déjà à construire leurs réseaux de stationnement. Mais que peuvent faire les chauffeurs pendant ce temps? C’est bien que les villes seront en mesure de vous aider à trouver des espaces de stationnement dans quelques années, mais comment est-ce que cela peut vous aider aujourd’hui?

La bonne nouvelle, c’est que certains fournisseurs de systèmes de guidage de stationnement offrent déjà des technologies de guidage de domicile à destination et cette technologie est offerte sous forme d’application sur des téléphones intelligents. L’application est généralement offerte par des municipalités ou des sociétés privées et elle guide les usagers vers des espaces de stationnement disponibles dans leurs parcs de stationnement. Les programmes sont généralement intégrés avec des programmes de cartes, tels que Google Maps, et ils fonctionnent comme n’importe quel autre GPS. Avant de quitter leur domicile, les chauffeurs n’ont qu’à ouvrir l’application, entrer leur destination et l’application les dirige vers l’espace de stationnement le plus pratique se trouvant à proximité de leur destination finale. Ainsi, le guidage de domicile à destination peut déjà être disponible, même dans les villes qui n’ont pas encore commencé à construire leurs réseaux de stationnement.

La limitation évidente de cette approche est que l’application vous donne uniquement accès à l’information sur la disponibilité des parcs de stationnement gérés par un propriétaire ou un opérateur particulier. Ainsi, si vous utilisez une application fournie par une ville en particulier, vous n’aurez accès qu’aux installations municipales opérées par cette ville. De plus, si l’application

est fournie par un opérateur spécifique, nous n’aurez accès qu’aux données sur les parcs et les lots de stationnements gérés par cet opérateur spécifique. Évidemment, ceci limite les choix du chauffeur lorsqu’il est question d’options de stationnement. Bien sûr, si vous visitez une entreprise, une université ou un autre campus indépendant, ceci posera moins un problème, car vous rechercherez sans doute un espace de stationnement sur ce campus.

La prochaine étape sera de relier les plateformes des différentes applications de guidage de stationnement pour que les espaces surveillés par le système de guidage de stationnement d’une entreprise apparaissent sur les applications d’autres entreprises. De cette façon, les chauffeurs n’auront pas besoin d’avoir plusieurs applications de guidage de stationnement sur leur téléphone. Ils n’auraient qu’à ouvrir leur application et être dirigés vers l’espace de stationnement le plus près de leur destination, peu importe qui détient l’installation de stationnement, ou quelle entreprise fournit la technologie de guidage pour cette installation particulière. Un tel système offrirait les bienfaits d’une infrastructure de ville intelligente avant même que ladite infrastructure soit en place.

Cela peut sembler être une tâche insurmontable, mais il existe qu’un nombre limité d’entreprises de guidage de stationnement qui sont actives au Canada et elles n’ont pas toutes les applications. Donc initialement, relier les plateformes de ces applications ne devrait pas être si difficile. Une telle coordination apporterait des bienfaits pour les chauffeurs et les villes dans lesquelles ils cherchent à se stationner ; les fournisseurs de systèmes de guidage en bénéficieraient également, car ce type de réseau de stationnement virtuel serait un point de vente attrayant. Après tout, quel opérateur de stationnement n’aimerait pas avoir accès à ce type de réseau de stationnement virtuel pour attirer de nouveaux clients?

L’AVENIR DU TRANSPORT AU CANADA Les villes intelligentes sont l’avenir du Canada et la technologie de guidage de stationnement en sera l’infrastructure fondamentale.

Bien que cela prendra quelques années pour créer un réseau de stationnement à l’échelle d’une ville — et ultimement — à l’échelle du pays, les applications de guidage de stationnement peuvent déjà offrir les avantages de guidage de stationnement d’un réseau de stationnement. Quelles sont les différences entre un revêtement en asphalte et une couche de scellement?

Lorsqu’il est question de réparer votre aire de stationnement ou votre entrée, vous voulez vous assurer de faire le bon choix. Le revêtement en asphalte et la couche de scellement ont des caractéristiques similaires, mais ces deux méthodes d’entretien et de réparation sont complètement différentes.

Les caractéristiques d’un revêtement en asphalte Le revêtement en asphalte est un processus où l’on remplace des surfaces en asphalte ou ajoute une nouvelle couche d’asphalte sur une couche existante. Cette méthode s’applique surtout lorsque l’asphalte montre des signes de détérioration ou d’usure, comme des fissures ou des nids-de-poule, mais que les dommages ne sont pas assez avancés pour justifier un remplacement complet.

Si votre aire de stationnement ou autre surface d’asphalte tire à sa fin, il est fort probable que vous ayez des nids-de-poule, des fissures, ou que votre surface soit fragile ou qu’elle ait des zones décolorées en raison de l’exposition aux éléments naturels et de l’utilisation.

Bien qu’un revêtement puisse prolonger la durée de votre asphalte, il ne réparera pas les problèmes d’usure ou les défauts qui se cachent en dessous de la surface. Par contre, la durée des travaux est courte et cette méthode donnera une nouvelle apparence aux surfaces extérieures; cela peut donc constituer un bon choix pour la réparation de dommages ou imperfections mineures de vos surfaces d’asphalte.

Cette méthode est efficace pour la réparation de nids-de-poule et de zones accidentées. De plus, elle est particulièrement efficace en raison de la qualité de réparation, la durée réduite des travaux de construction et les avantages économiques.

RENOUVELLEMENT DE LA COUCHE DE SURFACE — après avoir nettoyé la surface, une nouvelle couche d’asphalte est posée sur l’ancienne couche. Un enduit de liaison est placé entre les différentes couches d’asphalte pour qu’elles adhèrent plus solidement. La nouvelle couche mesurera la profondeur et sera compactée à l’aide d’un rouleau vibrateur de plusieurs tonnes.

Les caractéristiques d’une couche de scellement La couche de scellement est un mélange d’asphalte, de produits dérivés du pétrole ou de brais de goudron de houille combinés avec d’autres substances comme des charges inertes, de l’eau et des additifs. Ce mélange est ensuite posé sur la surface de votre asphalte en couches fines, soit par vaporisateur ou à l’aide d’un racleur en plastique. La couche de scellement constitue une mesure préventive conçue pour protéger votre aire de stationnement ou votre entrée contre l’essence, le sel, l’eau, les rayons ultraviolets et l’huile, soit des substances qui endommageront votre asphalte. La couche agit comme une barrière en remplissant les petites fissures ou les zones qui pourraient être infiltrées par l’humidité, ce qui préservera l’intégrité de votre asphalte, tout en lui donnant une nouvelle apparence.

La couche de scellement fait partie des éléments les plus importants d’un plan de gestion de revêtement d’asphalte. En couches fines, le scellement est une méthode utilisée pour protéger les chaussées d’asphalte contre l’essence, l’huile, le sel, l’eau et les rayons ultraviolets. Recouvert d’un enduit noir foncé, l’asphalte semble totalement neuf. Les stationnements recouverts d’une couche de scellement projettent une image positive d’une entreprise et de son établissement.

Il existe aussi plusieurs options écologiques qui améliorent la réflectance solaire et qui sont très rentables. Par exemple, les revêtements réfléchissants sont hyper pigmentés et fabriqués à partir de matières polymériques de qualité supérieure, conçues pour réduire la chaleur des surfaces de stationnement. Ce produit comprend des pigments infrarouges réfléchissants pour réduire l’absorption solaire, augmenter la réflectance et atteindre un indice de réflectance solaire (IRS) allant jusqu’à 40 %. Il ne contient pas d’HAP, sa teneur en COV est très faible, il résiste à l’essence et ne se décolore pas.

APPLICATION D’UNE COUCHE DE SCELLEMENT CONVENTIONNELLE La couche de scellement augmente la flexibilité de la surface et l’habille d’une couleur noir foncé. Plus la surface est noire, plus elle retient la chaleur du soleil. Plus la surface est chaude, plus elle devient souple, ce qui lui permet de mieux résister à la circulation sans s’effriter.

Il est recommandé d’ajouter la couche de scellement dans le programme d’entretien de votre asphalte, soit 2 à 5 ans après avoir posé la première couche. C’est environ à cette période que la surface de votre stationnement ou votre entrée pourrait démontrer des signes d’usure; nous recommandons donc l’entretien de votre asphalte pour mieux le conserver.

La circulation routière et l’exposition constante aux éléments naturels contribueront à l’usure de votre couche de scellement.

C’est pourquoi vous devrez entretenir votre asphalte régulièrement.

L’application régulière d’une couche de scellement augmente considérablement la durée de votre asphalte, en plus de lui donner une nouvelle apparence, surtout si vous devez procéder au marquage de votre surface d’asphalte. LES MILLÉNARIAUX ET L’AVENIR DU STATIONNEMENT MUNICIPAL Par Michelle Di Fiore

Au cours de la dernière décennie, une énorme quantité de littérature a été publiée dans le domaine du transport public au sujet des millénariaux et de l’avenir de la propriété d’un véhicule personnel et par conséquent, de l’avenir des lots de stationnement municipaux. La plupart des recherches indiquent que les millénariaux sont généralement moins enclins à utiliser la voiture que les générations précédentes et que leurs habitudes de transport continuent de changer de manière à éventuellement réduire la conduite d’un véhicule personnel. Il y a de nombreuses raisons qui expliquent ce changement de comportement, dont : la dépendance à la technologie, des facteurs socioéconomiques (mariage tardif, récession), et des préférences de mode de vie (les millénariaux ont tendance à préférer les communautés où l’on peut marcher davantage). Des études récentes et des dialogues portant sur les villes intelligentes suggèrent que les urbanistes commencent à « repenser les stationnements... en s’en débarrassant ». Au cœur du dialogue sur l’avenir du stationnement dans les villes se veut l’hypothèse que les millénariaux ont une appréhension de conduire et de posséder un véhicule personnel. Ceci prédira leurs comportements futurs en matière de déplacements, ainsi que ceux des générations à venir.

Repenser le stationnement en s’en débarrassant est non seulement une solution à court terme, mais cette mesure ne prend également pas en considération l’ensemble des habitudes de déplacements des millénariaux. Bien que certains millénariaux aient certainement choisi de ne pas posséder de véhicules, particulièrement dans les grands centres urbains comme le centreville de Toronto, les millénariaux dans la région du Grand Toronto qui vivent dans des villes moins denses comme Mississauga, par exemple, choisissent tout de même d’utiliser un véhicule personnel pour leurs déplacements.

Même si la technologie entourant les voitures sans chauffeur existe et continue d’évoluer, les réglementations à ce sujet n’en sont qu’à leurs débuts. Les voitures sans chauffeur pourraient éventuellement réduire de manière considérable la demande pour du stationnement et changeraient certainement la façon dont les usagers paient pour se stationner. Il est raisonnable qu’il y ait un accent mis pour assurer que tous les stationnements intérieurs

soient construits de manière à permettre l’adaptation pour le futur des voitures sans chauffeur, ou pour servir à d’autres fins s’il y a une importante diminution de véhicules stationnés.

Intégration de la technologie L’avenir du stationnement municipal dépendra fortement de l’intégration technologique afin d’offrir des modes de paiement ainsi que de l’information sur les espaces de stationnement disponibles sur des applications mobiles. Les millénariaux sont plus avisés sur le plan de la technologie que les générations qui les ont précédées et ceci est reflété dans leurs habitudes de consommation. Les millénariaux sont ultra-connectés sur leurs appareils mobiles, accédant à presque toutes les facettes de leur vie va leurs téléphones intelligents, incluant leurs activités bancaires, leurs achats et les médias sociaux. En raison de cette interconnectivité, les millénariaux augmentent la demande pour des applications de libre service. Il est attendu que les applications de transport les assisteront à planifier leurs déplacements, à payer leurs billets et ultimement, à leur faire économiser du temps. Les solutions futures en matière de stationnement doivent aider à faciliter ces transactions de libre service, de n’importe quel appareil et pour n’importe quel type de client, afin de réduire l’achalandage et la marche au ralenti associé à la recherche d’un espace de stationnement libre.

Intégration d’un plus grand nombre d’espaces à court terme Les millénariaux ne dépendent plus sur le fait de posséder un véhicule pour leurs déplacements et ils utilisent des solutions alternatives telles que Uber, Lyft et le covoiturage à des taux plus élevés que n’importe quelle autre génération. L’intégration d’un plus grand nombre d’espaces à court terme et l’inclusion d’aires de stationnement pour les vélos, les scooters ou autres appareils mobiles de transport actif sont des facteurs à prendre en compte.

Les espaces de stationnement à court terme aideront également à atteindre les objectifs de stationnement municipaux, incluant un taux de renouvellement plus élevé comparativement aux espaces journaliers à long terme. De plus, avec l’arrivée prochaine des

véhicules autonomes (VA), il y aura un besoin accru pour des espaces de stationnement à court terme, conçus d’une manière à long terme en pensant à l’avenir des VA et à comment ils seront entreposés.

Raisons derrière ces changements

CONTEXTE :

BANLIEUE VS VILLE :

Les millénariaux (les personnes nées entre 1983 et 2000) sont actuellement la plus grande génération au Canada et ils approchent des étapes importantes clés de leur vie. Il y a approximativement 7,3 millions de millénariaux au Canada, ce qui représente environ 20 % de la population totale. Des recherches universitaires, des résultats de sondages et des données gouvernementales font état de divers facteurs ayant récemment contribué au déclin de la conduite chez les millénariaux. Ces facteurs comprennent des changements socioéconomiques, des changements en matière de préférences des consommateurs, des changements technologiques, des efforts réalisés par les gouvernements et les collèges pour limiter la conduite chez les jeunes, etc. Des recherches récentes suggèrent que comparativement aux générations précédentes, les millénariaux retardent l’obtention de leur permis de conduire, sont moins susceptibles de posséder un véhicule et utilisent davantage le transport en commun que leurs parents.

Il y a deux explications émergentes pour décrire les habitudes des millénariaux en matière de transport. La première est une vision positive et optimiste qui décrit les millénariaux comme étant extrêmement multimodaux. Selon cette théorie, les millénariaux adorent les villes, adorent être connectés, sont ambivalents au sujet des voitures et adoptent les technologies de transport.

Selon cette théorie, les millénariaux vivent dans de grandes villes, conduisent moins, utilisent plus souvent le transport en commun et adoptent la technologie plutôt que les véhicules.

De nombreuses études qui dépendent de cette théorie ont été réalisées en Europe, en Australie et au Canada et elles portent sur des millénariaux hautement éduqués vivant en milieux urbains. Les urbanistes se tournent souvent vers cette théorie pour appuyer un avenir durable, dans lequel la voiture devient ultimement obsolète.

Les recherches initiales portant sur les choix de transport des millénariaux sont décrites de façon globale : les millénariaux sont multimodaux, urbains, avisés sur le plan technologique et plus susceptibles de se tourner vers un avenir axé sur le transport durable. Les études ont été réalisées sur des campus universitaires en Ontario, des panels web de recherche de marché ou dans des stations de train. Ces participants sont plus susceptibles d’être des citadins n’ayant pas le besoin de posséder un véhicule personnel. À l’opposé, des études qui ont été réalisées au niveau national ont tendance à mettre l’accent sur une autre théorie qui indique que les millénariaux « laissés derrière dans les banlieues » n’ont soit pas les moyens d’avoir un véhicule personnel ou ils dépendent d’un véhicule pour se déplacer dans des banlieues n’ayant pas une infrastructure de transport en commun suffisante.

Pourquoi notre regard est-il posé sur les millénariaux?

Les millénariaux sont non seulement la plus grande génération au Canada, leurs habitudes de déplacement dicteront inévitablement la manière dont les gens se déplaceront dans le futur. Afin de mieux prédire comment modifier l’infrastructure de la ville pour accommoder ces besoins changeants, nous devons étudier leurs comportements actuels. Alors que les millénariaux continuent de vieillir et de franchir des étapes clés de la vie « d’adulte », notamment le fait de travailler à temps plein et d’avoir des enfants, leurs habitudes en matière de déplacement continuent d’évoluer. En étudiant leurs comportements à mesure qu’ils vieillissent, les urbanistes peuvent mieux prédire les habitudes de transport du futur.

Les millénariaux sont des perturbateurs industriels notoires.

Ceci est largement basé sur le fait que les millénariaux adoptent rapidement de nouvelles technologies et pratiques. Les millénariaux sont constamment aux premières lignes lors qu’il est question d’adopter de nouvelles technologies - téléphones intelligents, Uber, vélos en libre-service, etc. Le stationnement doit être considéré comme un service évolutif, et afin de continuer à attirer les millénariaux aux services de stationnement, il doit y avoir un facteur technologique.

Or, la vision plus pessimiste des millénariaux n’est pas souvent abordée par les urbanistes. Ces millénariaux, s’ils sont sans véhicule, réagissent simplement à leurs circonstances économiques difficiles qui ont réduit leur capacité à posséder ou à louer un véhicule personnel. Cette théorie propose que les millénariaux conduisent moins principalement en raison d’un revenu réduit et d’un délai dans les étapes clés traditionnelles de la vie d’adulte (c.-à-d. se marier, avoir des enfants). Ce groupe est le plus couramment associé aux groupes à faibles revenus, aux minorités ethniques et aux immigrants nouvellement arrivés. Ces millénariaux sont bien plus susceptibles d’aspirer à la propriété d’un véhicule s’ils peuvent se permettre d’en avoir un.

Maintenant, insérez un troisième groupe dans la conversation : les jeunes millénariaux professionnels vivant dans les banlieues.

Ce groupe est identifié basé sur des recherches réalisées via Survey Monkey en utilisant des données LinkedIn. Ce groupe peut être défini par de nombreuses caractéristiques typiques des millénariaux : ils ont fait des études supérieures, ils habitent dans des maisons multigénérationnelles, mais ils ont tout de même des emplois à temps plein bien rémunérés. Ils sont très susceptibles de posséder un véhicule. Ils peuvent être multimodaux dans leurs options de transport en commun ou de covoiturage pour se rendre à des engagements sociaux, mais ils sont très dépendants des véhicules privés, particulièrement pour se rendre au travail. Dans le contexte ontarien, ce groupe vit le plus souvent à Mississauga, Brampton, Oakville ou plus loin encore. Lorsqu’ils sont comparés à leurs pairs qui habitent et travaillent au centre-ville de Toronto, ils sont bien plus susceptibles d’avoir un accès fréquent à un véhicule privé et sont très dépendants de leurs voitures.

RECHERCHE LINKEDIN : Afin d’évaluer les préférences des millénariaux urbains (Toronto) et des millénariaux de banlieue (Mississauga, Brampton, etc.), un simple sondage a été conçu et distribué via LinkedIn. Le biais évident du sondage est le fait que la plupart des répondants (89 %) sont des professionnels. Par conséquent, ce sondage a été pratique pour déterminer les comportements variants des jeunes professionnels dans un centre urbain vs les banlieues.

Le sondage a été complété par des répondants âgés de 20 et 40 ans. Il y avait 54 répondants au total. 65 % des répondants étaient âgés de 24 et 29 ans.

La réponse suivante d’un répondant de Toronto résume la théorie que les millénariaux sont multimodaux : Nombre total de répondants

Les répondants provenaient d’une variété de régions en Ontario, incluant Toronto (36 %), Mississauga (19 %), Brampton (10 %), Oakville (4 %), Waterloo (4 %) et des villes plus petites que Waterloo (6 %) ainsi que des villes plus grandes que Mississauga (22 %). L’analyse principale de cette étude portera sur la différence en matière de préférences de modes de vie et de valeurs entre les millénariaux habitant à Toronto vs les millénariaux habitant dans la région de Peel.

RÉSULTATS : La vaste majorité (83 %) des répondants affirme posséder et/ ou avoir un accès fréquent à un véhicule privé au moins 3 fois par semaine. Ceux qui n’ont pas de véhicule privé sont plus susceptibles d’habiter à Toronto. Les répondants de Toronto étaient également plus susceptibles d’utiliser des alternatives de transport beaucoup plus fréquemment que les répondants vivant en banlieue. D’ailleurs, tous les répondants ayant affirmé faire usage d’alternatives de transport plus de 5 fois par semaine vivent à Toronto. Ceci peut être attribué au fait que ces millénariaux utilisent le transport en commun et/ou Uber pour se rendre au travail, tandis que leurs pairs en banlieues utilisent des alternatives de covoiturage à des fins sociales.

« Il existe tellement d’options de transport qui n’exigent pas que je possède une voiture! L’assurance, le stationnement et les coûts de possession d’un véhicule font en sorte que c’est tout simplement inimaginable pour moi de considérer posséder une voiture.

Personnellement, j’utilise Zipcar, Uber et la TTC ».

Ce répondant peut naviguer dans Toronto sans utiliser un véhicule personnel. Étant donné le réseau exhaustif de la Toronto Transit Commission (TTC), il n’est pas rare pour les millénariaux urbains vivant au centre-ville de Toronto de se passer de la propriété d’un véhicule. Il est intéressant de noter que certains répondants de Toronto ne possèdent pas actuellement de véhicule en raison des pressions financières découlant de vivre dans la ville. Ils aimeraient toutefois posséder un véhicule dans le futur. « Il est important pour moi d’avoir la liberté de conduire — mais cela ne fait pas de sens si j’habite à Toronto. Je prévois tout de même posséder un véhicule dans le futur ». « Je ne possède pas de véhicule en raison du coût de propriété pendant que j’habite dans une grande ville. Je paie cher pour vivre au centre-ville de Toronto afin de pouvoir marcher pour me rendre au travail. J’aimerais posséder un véhicule pour des excursions la fin de semaine ou pour faire mon épicerie, mais payer pour du stationnement dans mon condo et à d’autres endroits dans la ville de Toronto n’est pas faisable si l’ont doit en plus payer un loyer ».

Ces répondants soulignent une autre tendance intéressante. Même s’ils ne possèdent pas actuellement de véhicule, ils aspirent à avoir une voiture dans le futur. Comme les millénariaux repoussent les étapes clés de leur vie (c.-à-d. : se marier, avoir des enfants), ils sont donc capables de retarder la propriété d’un véhicule. Les millénariaux de Toronto n’ayant pas accès à un véhicule personnel sont plus susceptibles d’être âgés de moins de 30 ans. Bien que ces millénariaux ont actuellement de nombreuses alternatives de transport qui leur sont offertes et qui leur permettent de se passer de la propriété d’un véhicule, ils indiquent tout de même qu’ils désirent posséder une voiture dans le futur. Toutefois, lorsqu’ils sont comparés à leurs pairs de Mississauga et de Brampton, il devient évident que ces millénariaux ne sont pas en mesure de repousser la propriété d’un véhicule jusqu’à ce qu’ils atteignent des « étapes clés » de l’âge adulte.

COMMENTAIRES QUALITATIFS DE JEUNES PROFESSIONNELS VIVANT DANS LES BANLIEUES : COMMENTAIRES QUALITATIFS DE MILLÉNARIAUX URBAINS (HABITANT AU CŒUR DU CENTRE-VILLE DE TORONTO) : Les données recueillies indiquent que les millénariaux urbains habitant au cœur du centre-ville, ayant un accès facile aux tramways, aux métros et aux autobus sont beaucoup moins susceptibles de posséder un véhicule comparativement aux millénariaux habitant à Etobicoke, à Scarborough et dans la région de Peel.

Les données qualitatives du sondage LinkedIn étaient très utiles pour évaluer les habitudes des millénariaux urbains vs les millénariaux des banlieues. En effet, les réponses correspondent presque parfaitement aux théories entourant

Il y a des différences nettes en matière de géographie et du réseau de transport à prendre en considération lorsque l’on compare les millénariaux habitant à Toronto, spécifiquement au cœur du centre-ville et ceux qui habitent dans la région de Peel.

Les millénariaux vivant dans la région de Peel n’ont pas accès aux tramways et aux métros, bien qu’ils ont accès aux autobus de la ville et aux trains GO. La majorité des personnes sondées ne dépendent pas des autobus pour se rendre au travail en raison des longues périodes d’attentes qui leur sont associées. À l’opposé, la vaste majorité (95 %) a accès à un véhicule privé, qu’il soit le leur, loué ou partagé. Cela ne veut pas dire que ces millénariaux n’utiliseraient pas un réseau tel que la TTC, mais l’infrastructure actuelle est insuffisante.

Ces réponses qualitatives soulignent les millénariaux comme étant diversifiés. Une grande portion des millénariaux sont multimodaux et très susceptibles d’utiliser des options de transport en commun ou de covoiturage. À partir des données recueillies, ces personnes sont plus susceptibles de vivre dans un centre urbain comme Toronto. Ceux qui vivent dans les banlieues (par exemple, la région de Peel) sont plus susceptibles de posséder et/ou d’avoir accès à un véhicule privé, mais le raisonnement varie selon la personne. Ces personnes peuvent souhaiter être multimodales, mais en raison de leur emplacement, leur revenu ou le manque d’accès à un transport rapide, choisissent de conduire un véhicule personnel. Les jeunes professionnels habitant dans les banlieues sont prêts à payer les coûts supplémentaires associés à la propriété d’un véhicule pour le côté pratique de posséder un véhicule personnel pour naviguer dans leurs vies occupées. De plus, ces jeunes professionnels sondés indiquent qu’avoir un véhicule personnel est moins dispendieux que de faire des déplacements fréquents avec Uber (plus de 5 fois par semaine), étant donné la longueur de leurs déplacements quotidiens. Bien que ces millénariaux utilisent Uber, particulièrement pour socialiser (68 %), ce facteur qui est souvent négligé dans des études réalisées par des entreprises de covoiturage. Il est important de noter que ces jeunes professionnels utilisent des alternatives de covoiturage pour socialiser, comme une méthode complémentaire plutôt qu’une alternative à la propriété d’un véhicule personnel.

Qu’est-ce que cela signifie pour le stationnement municipal?

Simplement — les millénariaux conduisent encore. Pas tous les millénariaux sont aussi multimodaux que les données des urbanistes suggèrent. Dans le contexte de l’Ontario, les millénariaux habitant le centre-ville de Toronto correspondent le mieux à cette description.

Ces millénariaux sont très susceptibles de vivre et de travailler au centre-ville de Toronto et de vivre à proximité (à moins de 500 m) d’un arrêt de la TTC (métro, tramway ou autobus). Il est plus facile pour eux de naviguer dans la ville sans un véhicule personnel. De plus, les coûts élevés de vivre au centre-ville de Toronto agissent comme un obstacle à la propriété d’un véhicule pour ces millénariaux.

Les contreparties de ces millénariaux sont les millénariaux qui habitent dans les banlieues et qui préfèrent le côté pratique d’une voiture plutôt que les temps d’attente associés avec les autobus dans les banlieues. Bien qu’il n’y ait pas un besoin immédiat de repenser ou d’éliminer le stationnement dans les banlieues, il y a certainement des modernisations qui pourraient être appliquées aux infrastructures actuelles.

LES MILLÉNARIAUX ET LA TECHNOLOGIE : La dernière décennie a connu une révolution technologique caractérisée par une augmentation considérable de l’utilisation d’appareils mobiles connectés à l’Internet, tels que les téléphones intelligents et les tablettes. Les services disponibles sur les téléphones intelligents — Uber, Lyft, le covoiturage et les vélos libre-service sont excessivement adoptés et utilisés par les jeunes. Les études initiales supposent que la disponibilité de la technologie peut réduire le nombre de personnes qui seraient attirées à obtenir leur permis de conduire. Toutefois, des études ont démontré que l’augmentation de la disponibilité de l’Internet et de la mobilité est positivement corrélée à des taux plus élevés de jeunes qui obtiennent leur permis de conduire. Cependant, ceci n’établit pas un lien avec la propriété d’un véhicule. Les millénariaux sont tout de même moins susceptibles de posséder une voiture que leurs parents.

L’intégration de la technologie dans les stationnements offre plusieurs avantages pour les clients, particulièrement pour la planification des déplacements et les paiements pratiques. Fournir des données en temps réel sur le transport en commun sur un appareil intelligent est une méthode pratique permettant d’économiser du temps pendant les déplacements. Les millénariaux valorisent énormément la connectivité mobile et l’information en temps réel. Les solutions de stationnement du futur doivent adopter la technologie afin d’être concurrentiel avec d’autres services de transport qui peuvent être planifiés, payés et accédés via un appareil mobile. Afin de s’adapter à cet écosystème changeant rapidement, le stationnement municipal doit répondre aux besoins actuels d’aujourd’hui (intégration mobile, borne de recharge pour les véhicules électriques, espaces de stationnements à court terme) tout en se préparant pour un avenir qui pourrait être considérablement différent d’aujourd’hui (conception de structures de stationnement en gardant la convertibilité à l’esprit).

Deloitte a estimé que d’ici 2040, plus de la moitié des miles parcourus aux É.-U. pourraient prendre place dans des véhicules autonomes partagés. Bien que le calendrier et l’impact de ces tendances demeurent incertains, il pourrait y avoir une demande réduite pour du stationnement. Or, cela est plus susceptible de survenir dans des endroits urbains denses qui sont bien desservis par le transport en commun et d’autres options de mobilité permettant la substitution de véhicules personnels. À la fin, et de manière généralisée, les experts estiment un plus grand besoin pour des zones d’embarquement et de débarquement, des espaces de stationnement à court terme et des bornes de recharge pour les véhicules électriques. >

CONCLUSION :

Les millénariaux perturbent l’industrie du transport ; ils utilisent le covoiturage, les voitures et les vélos libre-service conjointement avec les réseaux de transport en commun. Il existe plusieurs raisons pour expliquer ce changement de préférence des millénariaux pour le covoiturage plutôt que la possession de véhicule, incluant, mais sans s’y limiter : les coûts réduits, les périodes d’attentes plus courtes, l’expérience en général et l’aspect pratique. Lorsqu’ils socialisent, les millénariaux sont plus susceptibles d’utiliser des applications de covoiturage comme Uber.

Lorsque nous envisageons l’avenir du stationnement, nous devrions appliquer les leçons apprises d’autres perturbateurs industriels, notamment Uber. Les millénariaux adoptent Uber principalement en raison de la facilité d’utilisation, les courtes périodes d’attentes, l’efficacité et les coûts de transport réduits. Lors de l’intégration de la technologie dans les stationnements, il sera important de garder ces facteurs à l’esprit comme des pratiques exemplaires.

• Facilité d’utilisation : Les applications permettent le partage immédiat d’information avec nos clients. Si nos applications sont entièrement intégrées au sein des infrastructures de stationnement existantes (p. ex. : souligner les espaces disponibles), il s’agit d’une mesure incitative pour utiliser les stationnements municipaux. De plus, la capacité à payer les frais de stationnement en ligne élimine l’étape supplémentaire de rechercher de la monnaie pour se stationner pendant une courte période de temps.

• Coûts de transport réduits : Alors que le stationnement municipal continue d’encourager le renouvellement rapide des espaces, il devrait y avoir des mesures incitatives financières pour le stationnement à court terme. Le stationnement à court terme devrait être moins dispendieux que le stationnement d’une durée d’une heure ou plus. Ceci encouragera non seulement l’utilisation des installations municipales, mais encouragera également les clients à court terme.

Il n’y a certainement pas un besoin de commencer à envisager l’élimination des stationnements dans les villes. Les millénariaux, particulièrement ceux qui habitent en banlieue, dépendent toujours de leurs véhicules pour se déplacer rapidement. Bien qu’ils puissent également utiliser d’autres alternatives de transport, la majorité d’entre eux dépendent toujours d’un véhicule personnel pour la grande partie de leurs déplacements personnels, particulièrement pour se rendre au travail. Cependant, alors que les villes vont de l’avant et commencent à envisager des solutions de stationnement, divers facteurs doivent être pris en considération. En début de liste se trouve la solution mobile. Les millénariaux s’attendent à recevoir un service à la clientèle dans l’immédiat via leurs téléphones intelligents. Ils sont axés sur les expériences et sont moins susceptibles d’utiliser un service lorsqu’il y a une option mobile offerte qui les aidera à planifier et à payer leurs déplacements.

De plus, sur le plan de la conception, les garages doivent être pensés différemment. Il n’est pas suffisant d’avoir une abondance d’espaces ; les espaces doivent être bien pensés et doivent répondre à la demande d’une génération changeante. Il doit y avoir une intégration accrue d’espaces à court terme et des options de véhicules libre-service, ainsi que des bornes pour charger des véhicules électriques.
