Property Management Fees & Charges

What’s Included in our Fees

Internet Advertising

Includes Premium listing on Realestate.com.au, as well as promotion on our Baileypropertysa.com.au website, Bailey Property Management Facebook page & photos for advertising. Please note, if you would like professional photography and a floor plan an additional charge of $320 applies.

Letting Fee

Inclusive of open inspections, application screening,conducting ingoing inspection, lease preparation, tenant sign up and handover plus bond lodgement.

Management Fees

Inclusive of maintenance coordination, rent and water collection and arrears management, water invoicing,disbursement of rent and outgoings including monthly statement, conducting outgoing inspection and bondfinalisation, tribunal attendance, management of insurance claims, general administration and communication around your property

Routine Inspection Fee

Conducted quarterly, includes scheduling of inspection and all required communication to tenants, attending the property and conducting a thorough inspection including photos, reporting any maintenance items identified and sending a copy of the report to yourself.

Lease Renewal Fee

Includes preparation of Comparative Market Analysis report,seeking Landlord instructions, preparation of lease renewal document and liaising with tenant.

Annual Income & Expenditure Fee

Annual statement to provide to your accountant, detailing all transactions run through our trust account per financial year. This report is emailed to you on the 1st of July (or next business day) each year.

Dan brings over 13 years of experience in all areas of real estate to his role as New Business Manager and Business Development Manager at Bailey Property.

Having worked across both major franchise agencies and independent brands, Dan’s extensive industry knowledge and infectious energy are invaluable assets to our business and clients alike.

In his current role, Dan is responsible for driving business growth, securing new opportunities, and fostering long-term client relationships. He specialises in identifying and developing connections with landlords, investors, and property owners, while also expanding our presence in both established and emerging markets. His sharp insight into market trends and proven ability to generate new leads allows Bailey Property to remain agile and competitive.

Business Development Manager –Dan Vanin

• Generate new business opportunities and grow the property management portfolio.

• Build and maintain relationships with landlords, developers, and referral partners.

Administrator/ Receptionist

Key Responsibilities Include:

• Greeting all clients and visitors with professionalism and warmth

• Answering and directing all phone and email enquiries efficiently

• Managing daily administrative tasks and document preparation

• Coordinating inspection bookings and handling key security

• Supporting marketing efforts for rental listings

• Maintaining up-to-date property and tenant records

Leasing Consultant

• Provide handover and induction for new tenants.

• Support the property manager with administration as required.

Property Manager

Focus: Day-to-day management of rental properties

Key Responsibilities:

• Manage a portfolio of rental properties.

• Liaise with landlords and tenants on all aspects of tenancy.

• Conduct routine inspections, entry and exit inspections.

• Organize repairs, maintenance, and coordinate tradespeople.

• Ensure timely collection of rent and arrears control.

Accounts

• Supervise and support property managers and leasing staff.

• Ensure compliance with legislative requirements and company policies.

• Handle escalated landlord or tenant issues.

• Conduct regular team meetings and training sessions.

• Monitor KPIs, workloads, and workflow efficiency.

Pre-Professional Photography Checklist

General Preparation

Clean all rooms thoroughly (vacuum, dust, mop).

Remove clutter from all visible areas (benchtops, tables, desks).

Open all blinds and curtains to let in natural light.

Replace any blown light bulbs (ensure consistent lighting).

Hide bins (indoor & outdoor).

Remove personal items (photos, toiletries, clothes).

Hide cords and chargers where possible.

Turn off all ceiling fans and TVs during shoot.

Living Areas

Arrange cushions neatly on couches/chairs.

Clear coffee tables and side tables (minimal décor only).

Remove children’s toys and pet items.

Straighten rugs and align furniture.

Kitchen/Dining

Clear all benchtops (leave 1-2 styled items only).

Remove fridge magnets, notes, and clutter from fridge.

Hide dish racks, tea towels, and cleaning products.

Wipe down appliances so they’re spotless.

Set the dining table neatly (optional).

Bedrooms

Make beds with fresh, neat bedding.

Remove personal items from bedside tables.

Hide clothes, laundry baskets, and bags.

Ensure curtains/blinds are even.

Bathrooms/Laundry

Remove all toiletries, razors, toothbrushes, and mats.

Close toilet lids.

Clean mirrors, glass, and tiles.

Use fresh, neatly folded towels (optional).

Hide dirty clothes and laundry items.

Outdoor Areas

Mow lawns and tidy garden beds.

Sweep paths, patios, and driveways.

Remove garden hoses and tools.

Set up outdoor furniture neatly.

Hide bins out of sight.

If there’s a pool, ensure it’s clean and clear.

Final Touches

Open all interior doors for a more spacious feel.

Ensure pets are not on the property during the shoot.

Turn on all lights (if instructed by the photographer)

Pre-Cleaning Checklist for Tenancy

(To be completed prior to lease commencement or ingoing inspection)

General (Whole Property)

Remove all personal items and rubbish from inside and outside the property.

Sweep/vacuum and mop all floors.

Clean all skirting boards, doors, and handles.

Clean all window sills, tracks, and fly screens.

Clean light fittings and replace any blown globes.

Remove cobwebs from ceilings, walls, and corners.

Wipe down walls, power points, and switches where marked.

Kitchen

Clean inside, outside, and behind all cupboards and drawers.

Clean stove, cooktop, rangehood (including filters), and splashbacks.

Clean oven thoroughly (including trays, racks, and glass door).

Clean dishwasher (filters and edges) if applicable.

Wipe all benchtops and sink area, polish taps.

Bedrooms / Living Areas

Vacuum carpets and, if required, arrange professional carpet cleaning (keep receipt).

Dust and clean built-in wardrobes inside and out (including tracks and mirrors).

Clean air conditioning/heating filters.

Windows

Clean all interior windows and, where safely accessible, exterior windows.

Clean sliding door tracks and remove any debris.

Outdoor Areas

Mow lawns, weed gardens, and sweep paths and driveways.

Remove all rubbish and personal items (including pot plants, toys, furniture).

Clean outdoor entertaining areas, verandahs, and balconies.

Clean garage/carport and remove oil stains where possible.

Empty and clean wheelie bins.
