01. Community Centre of Mixed Uses

PROJECT: Education, Civic and Culture

LOCATION: Merlo, GBA, ARG.

The project´s location is crucial for achieving a visual connection between the city and nature. It seeks to be an urban link that not only articulates the void but also finds, in its proximity to nature, new spaces enabling collective encounters.

Therefore, different prior stages of the building are proposed to further foster its relationship with nature. It proposes three types of landscapes: community, temporary and productive landscapes.

The incorporation of vegetation in the center invites the user into the building and helps dissolve the boundary between interior and exterior. Thus, it becomes an open and flexible space.

Two spatial scales of arrival are generated: on the one hand, a large double-height entrance related to the opening toward the stream, and on the other, a smaller entrance related to the built fabric of the urban structure.

The central space structures the entire building and programmatically divides the various scales of the spatial units. On one side, it houses the large-scale hall, and on the other, it distributes the small and medium-scale spatial units.

1. community landscapes 2. temporary landscapes 3. productive landscapes

The building is consolidated respecting the urban layout and is positioned in front of the stream.

02

Generation of accesses of different degrees: larger scale towards the stream and smaller scale towards the urban layout.

03

Subtraction of volume that generates a large central void whose function is the spatial articulation within it.

02 01

Consolidation of the building in the urban layout.

Catalinas Norte

PROJECT: Urban design

LOCATION: Catalinas Norte, CABA, ARG.

Catalinas Norte is a riverfront building complex located in the Retiro neighborhood of Buenos Aires. It comprises a space intended for office use that has fallen into disuse due to the pandemic.

It is easy to identify various problems related to the space’s functionality: pedestrian crossings lack public activity; green spaces are underutilized both due to their morphology and their relationship with pedestrians; and the presence of railings and plinths creates a boundary between public and private.

For these reasons, it was decided to revitalize the entire block. New paths were designed; new plinths for office use were incorporated, recomposing the facade toward the river and the city and reducing the scale to make it more pedestrian-friendly; and English courtyards were incorporated to further restore the human scale. Unlike the ground floor, which is used for commercial purposes, these levels are spaces dedicated to education, health, sports, entertainment, among others.

This is how this urban piece is formed, which experiments different spatialities and urban scales with a wide variety of programs and invites the user to explore and inhabit it.

03. Innovation Campus

PROJECT: Mixed use

LOCATION: Catalinas Norte, CABA, ARG.

TOWER TODAY

Year of construction: 1976-1980

Architects: Luis y Héctor Lanari, Kocourek SRL, Proconsult SA.

Total m²: 24.785 m²

Height: 98 m

The tower is located in the Catalinas Norte complex, facing the river, in the Retiro neighborhood of Buenos Aires. It creates a space intended for office use that has fallen into disuse due to the pandemic.

In addition to the revitalization project for the urban block, there is the challenge of transforming the Madero Tower into a space that not only houses offices but also cultural and living areas. This establishes the area as a new social gathering point in favor of public space.

Thus, it was decided to distribute the Madero Tower program into different areas:

-BASEMENT: a cultural center with activities open to the entire community.

-GROUND FLOOR: commercial spaces with free access to the public.

-BASEMENT: offices that expand into a terrace for exclusive use.

- TOWER: three types of housing, culminating in a common-use level and a large viewing platform with views of the city.

04. Hybrid Library

PROJECT: Education and Culture

LOCATION: Villa Riachuelo, CABA, ARG.

The project is located in a block designated for educational use, comprising an institutional building and a church. A passageway runs through the entire length of the site. Reading in this space is enhanced by the programmatic proximity of its location and the users the area demands.

The passageway deviates toward the corner to encourage readers to travel through these educational centers. In this way, the Library is taken from the School; and in a play of diagonals that allow spatial fluidity, the building narrows toward the Church and opens toward the center of the block. The passageway crosses the building and thus consolidates itself in the heart of the Library.

The permeable ground floor offers two distinct areas: an independent access to the Library that allows greater control over the circulation of books, and another area dedicated to cultural activities. The upper levels are for the exclusive use of the reading rooms.

A microperforated mesh envelops the Library and recomposes it volumetrically, differentiating it from the permeability of the ground floor. Thanks to its envelope, natural light constitutes an architectural element within the building, filtering light from the north, slanting to the east, and opening toward the passageway, exposing from the exterior the interplay of diagonals and balconies that occur within the interior.

Silent reading rooms for introspection.

Group and children’s reading rooms. Lending and copying area.

The ground floor includes two areas: separate access to the Library and another area designated for cultural activities.

National University of the Arts

PROJECT: Education

LOCATION: Puerto Madero, CABA, ARG.

The project is located in the southwest of Buenos Aires. This area’s main access points are from Puerto Madero and the city center. A wide variety of points of interest can be recognized in its surroundings.

A masterplan is designed to address the transversality of the site. This connects two of its main focal points, which define the entrance to the building. Thus, it is positioned perpendicular to the site, forming a large forest of leafy trees to its right and a large system of sheds with educational programs to its left.

The ground floor is permeable and accessible throughout its entire length. It houses the auditorium and its foyer, the dining room, and the student center. All of these can expand into the arcade created by the upper levels. These are volumetrically recomposed as a large concrete box that is alternately perforated. In this way, a direct connection with its surrounding environment is established. These voids serve as extensions of the classrooms and create the ideal climax for student exchanges.

A set of bridges takes center stage and dominates the entire interior space. They connect the two wings of the building and are connected by a large longitudinal staircase that runs through the entire university.
