2. intr. (of lines, roads, etc.) cross or cut each other. [ORIGIN: Latin intersectio (as INTERSECT) Intersect is the focus of this adaptive reuse project.

It is known by many that the site is located on a landmark intersection. The maid corner. A reputation to be quite dangerous with five roads intersecting at 1 point.

On a personal level I interact with the site on a near daily basis as a passenger driving past. The site itself is a quick blur when traveling pass but a noticeable and interest point if stopped at the lights.

The first though when stopped is how small and run down the old plumber shop is.

Before this studio, its past was unknown and therefore had a curiosity about it.

The Duke of Leinster building is known as the one with the creepy doll shop at its base, its obvious art deco features and the mysterious lettering broadcast above unique curved veranda. The Bon Marche a beautiful building one that seems nice to walk under the high veranda and window shop so much to explore. This thought however disintegrates as you are short for time and need to continue the journey into the city.

The formula of this project was to Intersect culture, fabric, and program.

To begin intersecting culture, an in-depth research on the intersection and the history of the site was conducted. A visual timeline with maps and flip cards helped visualize the character of place (an important principle when designing for Norwood, Payneham, St Peter’s).

Each building has a rich history with different occupants the Bon March; built in 1883 held a number of traders and notable chemist over time, Bell’s Plumber Shop; originally home to a marble merchant then Mr. Bell, and The Duke of Leinster; built in 1937 for the Duke of Leinster Lodge Druids that formed in 1895 and is currently home to an art and dance community.

Moving on to intersecting fabric of the buildings were drawn modeled and the detail and typologies of each were explored. Many of the result from this section will inform future design decisions.

Next was intersecting program where each past program Druids (social) in the Leinster Building, Chemist (health) in the Bon March Building and Trades (skill) in the Plumber shop. To relate these to current programs that also overlap the following was formed RSL (social), Mental Health repatriation (health) and an Arts community (skill). There were a number of other supporting factors that lead to the decision that this site would support the return soldiers and worker community. A point of 3 intersecting buildings and 3 intersecting programs can relate to the three-leaf clover that is sacred to the druids.

Research was conducted into the program as well as how it will integrate into the heritage building built fabric which involved precedents, conceptual models and floor plan zoning.

Continuing to intersect into the site the next steps will be

intersecting architecture.

Interesting Fact: Alexander Dobbie Lived at 5 Baliol Street behind the local church as site.

He founded A. W. Dobbie & Co. manufacturing company but also had a number of interests.

Interesting Fact: Catherine Helen Spence Lived at 9 Trinity Street College Park. She was an author, educator and geologist amongst other things.

Interesting Fact: The Maid and Magpie had a Garden at the rear of their site and a stable still stand to the south of the site.

Interesting Fact: Many of the businesses in the area don’t move far if they changes premises. The Doll’s House have been at least at 3 different shops along Payneham Road between Baliol and Marlborough streets.

No. 3 and 4 A aerial video company and interior design firm. Both of these shops have blinds which presents a barrier for those wanting to explore.

Number 7, the barber shop, have stripped the plaster from the wall to expose the original brick. This is unveiling the past and giving insight.

The Scent of blossoms is around the site this time of year. There are blossom trees on Payneham Rd and in peoples yards surrounding.

A musky damp and closed space scent is present in some of the shops of Bon Marche, some more than others

No. 5 CE Makeup Artist. This shop seems to be cut in half and have minimalistic interior. This shop is not so inviting.

No.6 Elle and Elka Fashion shop. This shop is very welcoming with colours, a well kept facade and interior and a smell of candles.

The rear of the building simulates a hotel which is quite inviting.

The Bins at the rear of all three buildings smell and give the sense of a service lane that isn’t pedestrian friendly.

There were a few chemists in that were occupants in the Bon Marche Building overtime. At first Jolly, B. D. Chemist (1903 - 1913), then Moore & Binks Chemist(1913 - , Cotrell, W.C Chemist (1949).

The ‘Ancient Order of the Druids’ (AOD) was founded in London, UK, at ‘The King’s Arms’ Tavern.

The first Australian Druids Lodge was established in Adelaide, South Australia

Druids were high-ranking class in ancient Celtic cultures. They were seen as religious leaders, legal authorities, adjudicators, lorekeepers, medical professionals, and political advisors.

Many records of druids are unclear with much speculation as they weren’t allowed to document their knowledge.

Mental Health Facility

With the impending demolition of the glasshouses, the decision was made in 1951–52 to erect a new range of glasshouses, designed to adjoin the Victoria House. A large central glasshouse and four smaller ones were planned to house the orchid, bromeliad, and sub-tropical collections.

The new buildings, shown on the 1953 plan and later named the Schomburgk Range, were expected to cost £21,000 (of which £1,000 was donated by the South Australian Orchid Club).

At the next intersection down the road with Romilly House and the Royal Kent Town Hotel there was previously a mental health facility.

Duke of Leinster Lodge no. 6 was establish and originally met at the Robin Hood Hotel in Norwood.

Druids Motto: Justice, Philanthropy and Brotherly Love Interesting Fact: Winston Churchill was a member of the Albion Lodge of the Ancient Order of Druids of Oxford.

Currently there is no United Order of Ancient Druid social clubs but rather druid groups that relate to nature and spirituality.

Previously named ‘Lunatic Asylum’

The appointment of landscape architect Allan Correy as landscape officer in 1961 provided professional design skills to an institution that had previously relied on the director or outside practitioners for this advice. Aside from his master plan for Mount Lofty Botanic Garden, Correy’s first major project in Adelaide Botanic Garden was the Western Wild Garden, for which he prepared a concept plan in 1964 (see Section 4.1.44). Bold drifts of coloured foliage (using low-growing perennials) were used to create a modernist pattern. Correy was also involved in a landscape design concept plan for the Mallee Garden during 1963–64. Here the turf was removed and almond shells used to mark pathways. Plants that were not Australian in origin were removed and the Mallee section continued to be developed in ensuing years with expansion northwards. During 1960–61 a government grant enabled the undergrounding of all overhead wires. Lothian wrote with satisfaction: ‘for the second time in the history of the Gardens there are no overhead wires or poles to disfigure the general vistas’.

Community This studio looks as re-humanising redundant buildings as architectures of community. A place of refuge and residence to support vulnerable groups or individuals.

The chosen group chosen for this site is returned soldiers and workers struggling with mental health. A mental health repat facility is proposed with the combination of a RSL community hub, and an art facility both of which will act as treatment and integration back into civilian life.

The spiritual outlook of the druids connecting to nature will also support the repatriation. “coming home”

Pros: A simple and elegant option to not overpower the surrounding suburban context and character of place.

There is a collapsed/exploded wall in the plumber shop. A inserted material could intersect between the open space and the built form.

This precedent presents a Victorian veranda and a juxtaposing form that overtakes the scale of the Victorian house.

Between two buildings a wrap could enclose the space and almost create an arcade or thoroughfare. A fluid form could also juxtapose the heritage building but bring them together with one wrapping surface.

There are many vacant spaces on site, 1 between two built heritage forms. A juxtaposing form could intersect the buildings and the space

The height limit is three storeys so an extra level can be added on the heritage buildings. A mimicking form with a minimalist material could intersect the built form.

The existing facade is kept and a simple glazing system is inserted behind. For further insertion the history of the site could be brought back, ie pipes to represent the plumber shop.

This new form is inserted reflecting a past form but seems to be parasitic on the crumbling heritage surrounds. This could be particularly successful in the plumber shop.

A wrap could also enclose the buildings them self to encourage people to discover the heritage detail behind them. A translucent material could help lighten the fact that a surface is wrapping the building.

The Plumber shop is already dwarfed between large heritage buildings either side. This could be extenuated with a juxtaposing form overwhelming the space above.

Mimicking the mass of the plumber shop could be woven to the vacant site as it is the only building that could be entirely repeated. A simple material will compliment and not take form the existing heritage.
