One of the goals of our studio is to make sure that every house we build is unique to the place, unique to the conditions, and would only make sense at the site. 150 Glenbrook is oriented towards a series of views and a series of experiences. The architecture is refined and quiet, deferring to the views in a way that really looks at the city as a framed asset within the house, not something we were ever going to compete with in the design process. It is a reinforcement of the refined experience of the site.

Working with John Maniscalco Architecture on this project was an extraordinary privilege. We created intimate spaces together to facilitate the best of contemporary living. My favorite aspect about this house is that for all its elegance and beauty, it has also been designed with every consideration for casual living with family and friends. There are also generous accommodations for artwork, allowing for museum-quality presentation of a collection. Perfect for people who love art and nature, this house provides an ideal setting to create one’s own perfect vision of contemporary life.

Our firm was selected to manage this remarkable project because of our pre-construction diligence and value engineering processes. This project required our unique ability to visualize our client's vision to scale through the lens of the JMA architectural drawings. The successful results reflect our capacity to execute high-level, complex design with proficiency and precision. This sleek, modern home is one of our firm’s landmark achievements. As a prime example of our commitment to professional relationships, we were incredibly honored to be selected as the Grand Finale on the 2018 AIA Home Tour.

Terra Ferma was tasked with the challenge to evoke a lush and intimate setting for the garden spaces that would connect well with the home’s interiors. Those spaces also became garden views from the home, as well as spaces to experience. The conditions at the base of Sutro Tower can be fierce and unpredictable, but with careful selection of plant and stone materials, as well as artful placement of specimen trees, we were able to successfully create the desired privacy and intimacy.

Informed by the Bay Area modernist traditions of architect’s Gardner Dailey, William Wurster, and Joseph Esherick, Mr. Maniscalco pushes forward, developing an important body of work that captures the zeitgeist of San Francisco as an emerging global capital. A legacy in the making, one born of a client’s dream and an architect’s guiding hand, 150 Glenbrook presents a rare opportunity to join a select group of homeowners. A David Groupi “globe” light captures a visual focal point in the main living room. Each room is a wonderful discovery of its own and a singular experience of light, texture, and passion.

PROPERT Y SITE AND VIEWS This prized site atop the crest of Mount Sutro presents a singular panoramic experience as the highest single-family home above sea level in all of San Francisco. With its position along a prime 5,271 square foot corner lot, the residence offers a feeling of open-air expansiveness. The location apex offers the opportunity to admire the inspired architectural design from multiple vantage points. While the adjoining streets benefit from no through traffic, this peaceful location accesses a direct walk to the acclaimed vista points of Twin Peaks. From sunrise to sundown, 150 Glenbrook commanding view profile captures the harmonious natural and urban environments of San Francisco's international renown. Ever changing weather patterns provide the unique drama of discovery, as if watching painterly application to an inspired masterpiece. Anchored by the towers of the downtown skyline, the panorama flows westward to the Pacific Ocean. The cityscape is punctuated by the beloved landmarks of Alcatraz Island and the Golden Gate Bridge. Walter Laing is an expert plantsman with twenty years of experience crafting and tending the most exquisite gardens in the unique microclimate of Clerendon Heights and Twin Peaks. His work on this garden has yielded a sophisticated and lush landscape filled with moments of subtle perfection and organic poetry. More than 100 unique species have been incorporated, including many rare specimens procured from the San Francisco Botanical Gardens annual rare plant sale.

PROPERT Y DETAIL S AND FLOOR PL ANS The design of 150 Glenbrook achieves an elevated lifestyle experience of intuitive movement and function. The residence’s articulation of spatial planning is enhanced by a sophisticated selection of interior finishes and technological systems. Luxurious surface materials include Tottos cut travertine, honed lava stone, Calcutta Oro marble counters, rift cut walnut paneling, blackened steel staircasing, and European white oak flooring. Outdoor garden elements create a landscape of harmonious mature plantings accented by a dramatic lighting plan. The exterior of the home is a bold combination of ebony cedar wood screens, black cement panels, integral color stucco, and Blumberg Low-E glass. Residential systems include Comelit entry control panel, 14kw solar panel system, motorized Lutron shades with 10% and black-out options, Lutron lighting touch pads, top-floor air conditioning, 300+ bottle temperature controlled wine room, master bath radiant floor heating, Miele appliances throughout, Insta hot filtered water system, La Cantina slider doors, zoned in-ceiling stealth audio speakers, entertainment room surround AV system, spa with sauna and steam rooms.

John Maniscalco Architecture was founded in San Francisco in 2000. Prior to opening his eponymous firm, Mr. Maniscalco worked with Gensler, designing a wide range of complex projects. This background gives our practice a unique vantage point when designing cutting edge, contemporary single-family homes. Our firm oversees all phases of construction from conception to completion. With a particular focus on the development of unique, site-specific, and client-centric solutions, the firm has realized a broad portfolio of projects throughout the Bay Area, Coastal and Wine Regions, Tahoe, Utah, and Montana.

Led by founder Sean Leffers, our team brings a connoisseurship of art and material, an obsession for detail, and a love of the unexpected to every project.
