NEWS & VIEWS Local Real Estate News Habitat for Humanity and Faith Partners Gathered for Annual Breakfast “Building on Faith” Initiative Engages Local Faith Communities More than 50 representatives from 25 faith communities recently attended the annual Building on Faith Breakfast, sponsored by Habitat for Humanity of Greater Charlottesville. The event was part of Habitat’s Building on Faith Initiative, which brings together people from various faith traditions to create relationships, learn, and build in partnership with Habitat. At the annual breakfast, Habitat thanked its faith community volunteers, shared the impact of their work with Habitat, and informed them about Habitat’s plans for 2020 and beyond. This year’s breakfast was hosted by Church of the Incarnation. Members from the Islamic, Jewish, Christian, and Baha’i faith communities were in attendance. Speakers included Habitat for Humanity of Greater Charlottesville President & CEO Dan Rosensweig; Lady Wendy Cooper of Pilgrim Baptist Church; Marilu Thomas, Associate Rector of Christ Episcopal Church; and Habitat Pathways to Housing program participant Sharon Ross. “Since we opened our doors, Habitat for Humanity of Greater Charlottesville has been supported by local faith communities seeking to make an impact in the community. Albemarle High School Department of Drama to Present Peter and the Starcatcher Albemarle High School Players proudly presents the Tony Award-winning production of Peter and the Starcatcher, which will open on Thursday, November 21, 2019 in Albemarle High School auditorium located at 2775 Hydraulic Road in Charlottesville, Virginia. Peter and the Starcatcher provides a humorous and fantastical backstory for the beloved character of Peter Pan and his arch-nemesis Captain Hook. In this wickedly imaginative play, we meet a poor orphaned child on the high seas

simply called Boy because, in the absence of a mother and a father, he was never given a name. His sad and lonely world is turned upside down when he meets Molly. As they travel aboard the Neverland ship headed for a faraway land, Molly and Boy face the evil and greedy pirate Black Stache—and learn about love and friendship as they forge an unbreakable bond. Directed by Albemarle High School faculty member Salvatore Giordano, Peter and the Starcatcher will be presented at 7:00 p.m. on Thursday, November 21(Opening Night) and Friday, November 22; Saturday, November 23 at 2:00 p.m. and 7:00 p.m.; and at 3:00 p.m. on Sunday, November 24. Austin Glennon, a senior at Albemarle High School, will play the part of Boy/PeterPan. Glennon’s previous roles include Christopher Boone in The Curious Incident of the Dog in the Nighttime, David Lanyon, in Dr. Jekyll and Mr. Hyde, and Michael Banks in Mary Poppins. Bella Hersman will play the part of Molly Aster. Hersman’s previous roles at Albemarle High School include Curley’s Wife in Of Mice and Men. She also starred as The Lord Stanley in Richard III with the Black Friar’s Playhouse. Rebecca Sheets will play Black Stache. Sheets, a sophomore, was cast as Calpurnia and Cinna in Clarkesville Academy’s production of Julius Caesar, and Lady Lucas in Pride and Prejudice with the Two Roads Charter School in Denver, Colorado. ur commercial real estate market is firing on all cylinders and shows no signs of slowing down as we head into 2020,” claims Peter Wray, Principal Broker of Triangle Realtors in Staunton. Whether you’re looking at downtown Staunton, up in Madison County, or almost anywhere in between, the market is good, inventory is low, and the pipeline of new projects is barely keeping up with demand. As an example, Phase One of South Park, a commercial lot sub-division in Madison County, won’t have road and utility work completed until spring of 2020. But Bill Gentry, Principal Broker and Owner of Jefferson Land and Realty, expects to have buyers under contract this month.

History Repeating Itself Wray has been in the business since 2000. From 2002 until 2006 was an extremely good cycle for real estate, including the commercial market. This period is similar to those years. The Shenandoah Valley/I-81 corridor has garnered attention from Colliers International as one of the top ten emerging markets to watch. Certainly Staunton, Waynesboro, and Augusta County are enjoying their position in the thick of that growing market. On the other side of the Blue Ridge, Charlottesville and Albemarle County markets are always strong, even in down times. Just drive along Routes 29 and 250 to see the transformation taking place. Mixed Use is Key One common denominator is designation as mixed use. Nearly every governing body in the region favors mixed use over isolated residential areas. The priority is now a mix of residential, retail, and commercial uses in any significant new development proposal. For instance, Fluvanna County’s Colonial Circle rezoning was approved this summer to allow 81,000 square feet of commercial space to be added to a 325-unit residential development near Lake Monticello. Crozet Square has gained momentum with the first phase of the Barnes Lumber site redevelopment. This rezoning to mixed use will expand the downtown and include 52 residential units, plus 58,000 square feet of retail, hotel, and office space. The highlight of the project will be a public plaza that will be the heart and soul of The Square. Community meetings and market analyses are underway to determine the project’s optimum size. If all goes well, groundbreaking will take place in spring of 2020. Along North 29 and Polo Grounds Road, dirt is being moved after rezoning was approved for up to 1,550 residential units and 130,000 square feet of commercial and retail space in Brookhill. Like Crozet Square, civic

areas are included in this 227-acre parcel. Space for an elementary and high school or other institutional use has also been approved. Another mixed-use development at Riverside Village is leasing up. Three buildings along Stony Point Road offer 4,430 square feet of ground story retail and twenty-four apartments. Grit Coffee has already set up shop and is open for business for all the commuters headed to Route 250 during the week and weary parents on their way to kids’ soccer games at Darden Towe on the weekend! The historic 1936 Monticello Dairy Building at Preston and Grady Avenue in Charlottesville is being re-imagined as Dairy Central. It will hearken back to the last century, when people flocked to the ice cream parlor. Last month’s groundbreaking was for the first of a four-phase mixed use development. The total build out by Stony Point Development Group will include 30,000 square feet of retail and restaurants, 50,000 square feet of office space, and 180 apartments. But first up is the food hall! Myers Corner in Fishersville continues to capitalize on its proximity to Augusta Health to attract other healthcare providers and expand its offerings. So while this market is “firing on all cylinders,” it makes sense to play it out and continue to keep up with, but not outpace, the increasing demand. es, we know you’ve only just stashed away your fabulous witch’s hat and sequined pumpkin, but Jingle Bells is already playing in lots of stores. Are you starting to get little twinges of holiday anxiety? Well, here’s the antidote. Start planning now and cruise through the holidays with ease.

Plan. Plan. Plan. It’s not too soon to map out holiday strategies that will make it easier on yourself. Take time to consider what’s on the horizon and don’t let the “shoulds” get you down. Are you having company this year? Overnighters? Entertaining friends, family, or folks from work? Will you be hosting people with disabilities? Are there children on the list? Survey your home for potential problems such as toxic or fragile things which might be risky for youngsters or visitors with physical, visual or cognitive disabilities.

Store valuable breakables and heavy, tippy objects. Take up scatter rugs. Reduce the temperature on your water heater if it’s especially hot. Protect guests from pets. (Protect pets from guests, too.) If you are having overnight guests, do you have sleeping space for them all? Is that sleeper-sofa truly comfortable enough for company? If your visitors include youngsters, you can probably put some of them on the floor on air mattresses. Do you need to rent or borrow inflatable beds, a crib or high chair?

Time to Eat Make meals ahead of time or rely on your grocer’s freezer. Relax your own expectations. Maybe your mother-inlaw did make cornbread for her homemade dressing; boxed stuffing tastes fine. Prepare a count-down plan for parties or perhaps an open house. Will you do all the food prep, shop for ready-toserve items, hire a caterer or all of the above? If you are having a dinner party,

find out whether there are significant food preferences or allergies. For a large party, assume you’ll have guests ranging from omnivores to those needing (or simply preferring) items that are gluten-free, vegetarian, kosher, halal, or vegan. Take time to browse the internet for likely recipes that will suit everyone and test them ahead of time! For example, if you’ll be entertaining vegetarians, save a portion of your homemade soup before adding meat or poultry. Buffet guests will appreciate having the ingredients of dishes listed on little signs or labels. Examples: Vegan lasagna with spinach, soy cheese, tomatoes, basil and mushrooms. Chicken Salad with walnuts, sweetened cranberries, celery, and yogurt dressing. One woman cannily schedules parties on two consecutive nights for very different guest lists. While the first gathering is fairly formal for business acquaintances, the second is casual for extended family with children. “The house is clean, the flowers stay fresh, and I fix double batches of much of the food,” she explains. “It’s easy to tinker with the second-night menu to include items the kids will like.”

Be Active but Keep Activities Sensible It’s important to maintain your exercise program. Also, attend the holiday functions you choose; for others say, “Thanks for asking, but I’ve got another commitment.” (Which may be to take a bubble bath at home, but you don’t have to say that.) Make a list of places for good times

such as special holiday programs at live music venues. Visit the holiday City Market and stroll the Downtown Mall. Attend religious services. Exercise in your neighborhood, on the Rivanna trail or going farther afield to Shenandoah National Park. If you have kids, schedule time for outdoor exercise. If you have children on your guest list, find the nearest park or schoolyard where they can burn off youthful energy. If you don’t have play equipment, borrow or buy a soccer ball, a jump rope, snow saucers (well, it could happen) and other equipment for vigorous play. Consider having remembrances on hand for people who arrive bearing gifts. A box of pretty note paper or chocolates would work well. If you’re caught flatfooted, be gracious, not guilty. Take them something for Valentine’s Day. Make a batch of popcorn and watch a holiday movie. Believe it or not, one website lists (count ‘em) 65 Christmas movies. On November 30, attend the Grand Illumination of 20,000 lights on the holiday tree near the Sprint Pavilion. There will be games, crafts, music, a holiday market, food, locally brewed adult beverages and a variety of entertainment including a free movie in the Pavilion. The Paramount Theater will host a free showing of A Christmas Story following the Grand Illumination and has other holiday offerings like the Brew and Buddie Run and the classic Nutcracker ballet with local dancers taking to the stage with the Moscow Ballet. Other modestly priced Paramount holiday movies include Love Actually, White Christmas, and a sensory-friendly screening of Elf. The excellent Charlottesville Oratorio Society presents two performances of its traditional Christmas at the Paramount concert, each with a different local youth chorus taking part, and the audience singing along to old favorites.

Peace to All Develop traditions such as devoting a day to making cookies or dreidels with the family, or saving greeting cards to open all at the same time as a sort of reunion with faraway friends. Activities repeated from year to year lend structure and calm to the holidays. Finally, emphasize the spiritual aspect of the season. If your family is not religious, share beautiful poems or songs.
