he last two years have been exciting ones for builders as new construction was a significant percentage of all homes sold. And the excitement continues as agents report many builders are booked well into 2019. A number of factors have driven this notable growth. The last several years have seen impressive home sales resulting in dwindling inventories of resale houses. Chief Economist for the NAR (National Association of REALTORS®), Lawrence Yun, described 2017 as “the best year for home sales in ten years,” adding that 2018 was a very close second.

And buyers who can afford new construction have lots to choose from. Condos meet the needs of many buyers and townhomes are popular as well, some featuring elevators for residents who don’t want to climb stairs. There are a host of new home neighborhoods around town from Spring Creek in Louisa and Cascadia in Pantops to Avinity south of town, Old Trail in Crozet and the newly opened Oxford Hills in Greene County to name just a few. In the last year, the pace of Charlottesville’s real estate growth slowed somewhat, indicating the emergence of a more balanced market rather than one that favors sellers. Nevertheless, expect sales to continue to increase. According to Michael Guthrie, CEO and Principal Broker for Roy Wheeler Realty, Co.: “The number of people needing housing is increasing and will remain strong over the next few years. That, along with the fact there aren’t enough homes for sale in certain price ranges, points to a moderate increase in the number of sales and home values moving forward.”

Right Sizing and Flexible Design Buyers love to customize their floor plans and new construction makes that easy. Some are downsizing and want a place where they can live comfortably as long as possible during retirement. Others want a house large enough to accommodate an office or extra bedrooms for a growing family. Regardless, starting from scratch is easier than renovating an existing structure, especially one with an obsolete floor plan. And builders stand ready to help. “One of the most rewarding aspects of my job is helping someone design a home that they plan to live in during retirement. They have so many good ideas and I love being able to say ‘yes, we can do that’ whenever we can,” explains Kate Colvin with Roy Wheeler Realty Co. Compact easy to maintain homes with flexible floor plans on small lots are also in big demand thanks to buyers who don’t want to spend weekends cleaning house and doing yard work. Suzie Pace with Pace Real Estate Associates says her clients often advise they don’t want more space than they will use. Eliminating formal rooms to allow for “flexibility in design,” is one popular choice that allows them to re-

configure space as required to accommodate changing needs. It’s not surprising that Boomers look for this kind of flexibility. However, many Millennials also want efficiently designed one-level houses with less square footage, Guthrie says. In other words, “right sizing” describes buyers at any stage of life who see the value of designing a home to fit their unique situation, explains Greg Slater with Nest Realty Group. Andrea Akers, Sales Manager for Southern Development Homes calls this “Easy Living design,” which means “larger doorways, stepless entry from the front and/or garage, and open and functional plans that are designed for every season of life.” Aging homeowners who need a wheel chair or walker are thrilled with these features. However others who appreciate them are the teen-ager with a cast on her leg after a skiing accident, a mom on crutches after meniscus surgery or a dad entering the front door with groceries in one arm while pushing a stroller with the other. First floor master suites are usually high on the list of right sizers, especially if they are aging or have knee and hip issues that make stair climbing a challenge. On the other hand, townhomes that rise to three or four stories are also in vogue. “This [interest in townhomes] comes in ebbs and flows, but I feel this wave moving faster than we’ve seen in the past few years,” says Jodi Mills with Nest Realty Group. And for townhome buyers who also want to experience easy living, many builders offer elevators, which “are becoming more and more popular as customers look to age in place,” says Marc Ammons with Nest Realty Group. Amenities like these accommodate right sizing and allow home owners to live more comfortably for the duration of their stay. In addition, when it’s time to sell, their house will be more marketable because it appeals to so many different kinds of buyers.

Going solar is a major way to have a greener home that appeals to energy conscious buyers. While solar can be installed on existing houses, the best time is during construction, explains Madeleine Ray, Marketing Manager for Sigora Solar. Sigora partners with a number of local builders and is always looking to work with more of them, Ray adds. “Solar ready and solar panels are asked about more often these days,” Mills says “especially as the solar panels are getting smaller.” She adds that competition in the marketplace has brought down costs of the panels and made them more affordable.

Rather than seeing these areas as dreary or claustrophobic, however, why not view them as a challenge? Here are some ideas for you. Some are pretty obvious—such as using light-colored wall coverings—others are downright clever.

Light and Bright Pale walls in pastels or shades of white—there are literally dozens of shades of white—are effective. A particularly good choice is very pale blue which reflects existing light and lends the appearance of natural illumination. Monochromatic schemes work especially well when painting because, when the ceiling and walls are the same hue, the space seems to increase.

Light-colored cabinetry is a wise choice as are pale flooring or carpets. Avoid furniture that appears heavy and dark. Glass-topped tables with chairs and sofas on legs with space beneath them add to an illusion of airiness. Reflective metallic accessories are also a good choice.

Mirrors One of the best ways to increase visual space is to install at least one generous mirror. Not only does it reflect light, it adds the illusion of openness. Whether in a fancy frame or simply hung on a wall, mirrors give a sense of depth. In a low-ceilinged room, a

wall-mounted mirror that reaches to within five or six inches of the top of the wall (not all the way to the top) is particularly effective. Another trick is a gallery wall with a variety of art including several mirrors in varied frames. Spotlighting the art with special lighting helps create an eye-catching focus for the room.

Create Windows In some cases, the installation of a skylight or solar tube can introduce daylight. Skylights are more expensive and usually require a contractor, while solar tubes cost less and a reasonably handy homeowner can install one. Either way, introducing light can make an enormous difference in a windowless room or even a walk-in closet. Remember, too, that windows can bring in light from an adjacent room or hallway. If there are no load-bearing walls to consider, an open area or actual window can be cut into one of the sides of your dark room and nicely finished. If you sometimes want priva-

Another approach is to have backlit, frosted glass in a faux window. The internet has dozens of clever ideas for indirect lighting behind frosted or stained glass. Some DIYers use specialized spray paint on glass to create the frosted look while others devise “windows” of stained glass or faux stained glass using plastics, which are then backlit. (One home crafter recycled non-functional computer monitors that still shed that blueish light for backlighting, although we think that might be stretching it.) Many folks brighten a windowless room with a pre-fabricated mural. These come in a huge range of themes, styles, sizes and shapes. Usually digitally reproduced on vinyl, high-quality photographic paper or canvas, these murals are relatively easy to install and can usually be removed intact. The variety of images is virtually endless—one website brags
