Women United Together in Philanthropy (WUP), a philanthropic organization addressing human service needs in Charlottesville-Albemarle will hold their annual Human Services Grant Finalists Presentation on Wednesday, May 9 from 5:30 p.m. to 7:00 p.m. at the Charlottesville Area Association of REALTORS® in Charlottesville, VA. The event provides each grant finalist with an opportunity to share their mission and goals for the grant to WUP members and the local community. This year’s five grant finalists are: Big Brothers Big Sisters of the Central Blue Ridge, Building Goodness Foundation, Emergency Food Network, International Neighbors, and The Roots and Wings Project of the Front Porch. “One of the most important roles, as a member of Women United in Philanthropy, is to help select the annual Grant Award Recipients,” says Jennifer Lehman, Grant Committee Chair of WUP. Lehman says WUP received 26 grant applications for 2018, the highest level since its inception in 2007. This year will be a milestone year for the organization, which will exceed $500,000 in grant awards through collective giving. The Senior Center and CFA Institute Launch Financial Wellness Series Improving financial education for local seniors In honor of Financial Literacy Month, CFA Institute and the Senior Center announce the launch of the Financial Wellness Series, which kicks off in June with two free introductory lectures. In keeping with the goal of offering financial education to local seniors at all income levels and stages of life, these seminars address topics of concern to multiple audiences. Both are taught by investment industry professionals who are passionate about sharing their expertise in finance with older adults. · Robert Klintworth, CMT, Vice President and Portfolio Manager at Chase Investment Counsel Corporation, will facilitate the Money Matters seminars, designed for those struggling to make ends meet on a fixed income. Along with learning how to better manage their financial resources, participants will get information about benefits to help with bill-paying and tips on avoiding targeted scams. · Jorgen Vik, CFP, CAP, partner with wealth management company SKV Group, LLC, will lead the Investing 101 classes. Seniors who have a little money tucked away but limited knowledge of investment concepts will gain insights into what types of investments to consider, how to avoid common mistakes, how taxes and inflation impact investments, and more. The three-year partnership between the Senior Center and CFA Institute leverages core strengths of both organizations. CFA Institute brings deep financial knowledge, staff expertise, a global reputation for corporate citizenship, and a capital commitment of $81,000 to the Financial Wellness Series. The Senior Center, which coordinated more than 55,000 hours of volunteer service last year, brings 57 years of programming designed for older adults, established credibility in the community, and a deep understanding of the needs of our community’s seniors. As an artist who uses pastel, monotype, and other printmaking variations to construct images for books and works on paper, Charles Hobson has had a non-traditional career path in the art field. After practicing commercial law for twenty years, he began publishing his own limited edition artists’ books in 1988. Since then, he has taught at the San Francisco Art Institute and produced work that is now held by the Museum of Modern Art, the Whitney Museum, and the National Gallery, among others. In 2007, Stanford University acquired the design archive of his work and mounted coordinated exhibitions at the Green Library and the Cantor Art Museum. This artist’s talk is presented as one of the first public programs in the new home of the Virginia Center for the Book in Charlottesville’s Jefferson School City Center, where public talks, exhibits, classes, and workshops will take place.

The Center also houses a hands-on bookmaking, binding, and printmaking studio for its Book Arts program, which offers local and member artists access to equipment and training in order to practice their book-related crafts and learn new ones. It is also home to the largest collection of letterpress type and equipment available for public use in the Commonwealth. n

He grew up in the Valley and lived for a few years in Northern Virginia before he and his wife decided to relocate to Charlottesville. He appreciates the topography in Pantops because “it’s not all flat,” and he also loves the wealth of trees. Of course, more and more people now work out of their homes and can live anywhere, Pace said, and many choose this area in part to enjoy the spectacular views from their office windows while they work. Even Martha Jefferson has exceptional views, worth considering if a job or visit there is in your future. Those who want to revel in the views from outside can pack a lunch and walk to Darden Towe Park for a picnic. Or, Mills said, they can play tennis or watch an event at the playing fields. A nice walk or run along the river is available for those who want to take advantage of the nearby Rivanna Trail. “Direct connectivity to the Rivanna Trail System is a big selling point” for people considering a move to Pantops, Mills observed.

The Real Estate Market at Pantops Pantops’ market is busy and lack of inventory an issue as it is elsewhere in our region. Alley described it as a “great market.” In contrast, last year was almost “chaotic,” she said because it was so, so busy. One of her well-qualified buyer clients was looking at homes at the $500 thousand price point and wanted one that was all on one level. Although he made some great offers he lost out on several because his competition was able to pay cash. Alley noted that this year’s market is much “healthier.” This may mean it is a little more buyer- friendly, but serious contenders still must be prepared to act quickly as overall inventory is low and competition is still a factor. Pace, who represents the upscale neighborhood, Ashcroft, said that she is extremely busy, especially with new construction. “In 30 years of working this area, I have never seen as much activity,” she explained. She also can’t remember a time when $1million plus homes were so popular. “The resale market is also busy,” Pace continued. She referenced a $550 thousand home that went on the market and had seven showings in the first week. Plecker described the Pantops market as “steady,” adding that he is

pleased with the spring market that is doing “very well.” There are appealing housing options for everyone including townhome resales at Pavilions of Pantops ranging from $270 to the low $300 thousands that draw many first timers, Plecker said. He explained that sales at the low end of the market benefit everyone as they start a ripple effect allowing starter home sellers to move up to something bigger and nicer. Often that move-up buyer finds a home in the immediate area such as one Plecker expects to list soon in the Fontana neighborhood. This community is doing well, he observed, and features homes from the low $400 thousands to $570 thousand. Next to Fontana is a community called Hyland Ridge with houses on half-acre lots built by Southern Development Homes. In a great example of market health, Plecker pointed out that these homes came on the market

just a few years ago and sold out quickly at prices ranging from $700 thousand to $1 million. “Upper end homes are selling well,” Mills agreed citing the success of Cascadia with prices ranging from $600 to $900 thousand. These homes come with basements, she said, and are popular with families with kids. However, the neighborhood also has townhomes that appeal to singles and Millennials. She is also impressed with the sales at Riverside Village that offers single family and villa homes as well as the Riverhouse Condominiums. Condo prices start in the low $200 thousands on up to a recent sale at just over $521 thousand. The developers anticipated the condos would appeal to young professionals. While that has been the case to some extent, they have been even more popular with the 50+ crowd, Mills said. No doubt part of the appeal is that the condos are the first EarthCraft Multi-family project in Charlottesville.

A unique feature is its solar canopy over the covered parking that helps offset utility costs in the common areas, benefitting every homeowner there. Villa homes are also popular at Riverside Village, Mills noted, because they have in-demand floor plans with a first floor master suite, popular among retirees. She also has a new plan with a second full bedroom on the first floor, which she described as “very, very popular,” and selling quickly. The new plan was prompted by feedback from buyers who want space for visitors in their same age group that prefer not to climb stairs. Rental properties are a good investment in Pantops, thanks in part to the proximity of the hospital that employs so many people. Agents report that often physicians and other hospital employees rent when they first arrive, and then buy one of the nearby homes after they become better acquainted with the area.

One indication of the popularity of rental properties is the apartments that come with some of the homes at Riverside Village. These carriage house garage apartments are just 500 square feet, Mills said, and rent for $1,100 a month. When they come available they usually go within 24 hours she continued, often to hospital employees, but they also attract renters commuting to INGIC. Pantops has something for everyone. If your first Pantops home is a rental, you may find you like the local amenities so much you choose to stay, buying a townhome or condo. And down the line, as your circumstances change, you can continue to enjoy the Pantops’ lifestyle in a single family or villa home. an investor was talking about turning Sunrise Trailer Court into a condo project. “Habitat just couldn’t accept that ethically,” Rosensweig said. Instead, Habitat bought the property in February of 2005 and built affordable homes. These days, however, the “different turn” Rosensweig talks about is looking to rescue existing neighborhoods. “In our urban ring,” he says, “neighborhoods are moving quickly from homeowners to outside investors, and there’s a point when there’s not enough ‘skin’ in the neighborhood.” This shortage of homeowners with “skin” in the neighborhood—personal investment in the neighborhood—often leads to rapid turnover of residents and a general decline. Enter Habitat. “We purchase, rehab and resell homes as well as build,” says Rosensweig. “We seed a neighborhood with rehabbed homes with owners who are strong. We’d rather bolster those neighborhoods now instead of having to fix them in 30 years.” A shining example is Southwood Mobile Home Park where plans are well under way to develop the existing property, which is home to nearly 350 trailers and 1,500 residents. Habitat purchased this property off Old Lynchburg Road in 2007, paying $7 million for nearly 90 acres and also purchasing about 32 nearby acres. Habitat has already invested millions more in road improvements, sewer upgrades and other infrastructure as they prepare to redevelop the site into a mixed-income, mixed-use community.

abitat for Humanity® of Greater Charlottesville is all about having a home. In more than 25 years of local action, this remarkable effort has constructed more than 200 dwellings, living up to Habitat’s vision of eliminating homelessness and substandard housing by making adequate, affordable shelter a matter of conscience and action. “Now we are taking a different turn,” declares Habitat’s President and CEO Dan Rosensweig. “We have always focused on affordable home ownership and neighborhood building and now we’re thinking beyond the house and beyond the neighborhood and bringing holistic benefit to residents and the community as a whole.” Rosensweig explains that Habitat originally got into neighborhood redevelopment about 15 years ago when Soccer Tournament

Habitat is thinking beyond the house and beyond the neighborhood and bringing holistic benefit to residents and the community as a whole. olds, go through training in economic and home maintenance matters and finally contribute “sweat equity.” This means a minimum of 300 hours spent in working on the actual construction of Habitat homes or other Habitat-related tasks such as volunteering in the Habitat store on Harris Street. “The sweat equity was 300 hours required,” recalls Sheron Sinclair who now lives in her own Habitat home. “I worked on ten houses and then mine. When it’s your own, there’s really no words for that.”

Valuable Partnerships “We often work in partnership with folks like Southern Development Homes,” Rosensweig notes. Take, for example, Burnet Commons, a development off Elliott Avenue near Ridge Street. Of the 50 houses, Habitat built 18 from the ground up using their usual plan involving the potential residents. “We don’t build homes for people,” Rosensweig says. “We build homes with people.” Another partnership is Lochlyn Hill Green where Habitat is currently

building eight affordable homes. The neighborhood includes a central park area, playground, park shelter, sidewalks, community gardens, frontage on Pen Park and Meadowcreek Golf Course and connections to Charlottesville’s greenway system leading to Charlottesville High School, the Meadowcreek Parkway trail and the Rivanna Trails System. Rosensweig explains that Charlottesville and Albemarle County are both involved and 15 percent or more of the homes will be affordable. The neighborhood is the fruition of partnerships between public, private, and nonprofit institutions. Habitat has received significant support from the CFA Institute, Charlottesville’s Affordable Housing Fund, and several local foundations. The homes are being developed in partnership with the nonprofit Piedmont Housing Alliance and with land acquired through a longstanding relationship with the Charlottesville Abundant Life Ministries.

Groups and Individuals Also Involved Another group contributing to Habitat’s efforts is CAAR—the Charlottesville Area Association of REALTORS®. “We do anything we can

to help with affordable housing, even if it doesn’t mean a paycheck for us,” says Anthony McGhee of Assist2Sell First Rate Realty, CAAR’s Immediate Past President. “Our overarching wish is that everyone have a home.” He explains that because increasing affordable housing (and enabling ownership) benefits our entire area, local real estate agencies support Habitat with donations and many members grab a hammer or paint brush to help with home construction. And then there are individuals from high schoolers to college students and area residents of all ages. They mount fundraisers, they work at the Habitat store and they also help build. “We all want a cozy nest to call home,” points out long-time Habitat volunteer Judy Johnson of Charlottesville. “We put on a hard hat to work with others helping to put a roof over a house, which becomes a home for someone and their family.” Workers may learn how to hammer, work with sheetrock, and perform other tasks with staff support. Beyond that, says Johnson, it’s a wonderful experience. “When you share a day of working, you feel empowered and so are the family and all the other volunteers.” n Marilyn Pribus and her husband live in Albemarle County near Charlottesville.

Albemarle County recently approved contributing $675,000 toward the Southwood project in the next several years with a performance agreement between the county and Habitat. Part of those funds will go for planning and project management support with those staff members also doing other work in the county.

Current residents won’t be displaced during the construction phase. There will be three types of housing. First will be subsidized rental housing for people at the low end of the income spectrum. Next, there will be market-rate units. Finally, there will be traditional Habitat partner families who must meet specific financial thresh-
