here are a dozen fine arts galleries clustered on and around Charlottesville’s Downtown Mall, and early evenings on the first Friday of every month they’re thronged. Neither snow nor rain nor heat nor gloom of night can stay local art aficionados from completion of their monthly rounds, from strolling from the old elementary school that is now a community arts center or the one-car brick garage that is now a gallery and performance space to the jewelry store with the repurposed barn lumber on the walls or the tiny NPR studio where the wine and cheese is in the front room and the hummus is down the hallway. And on they go,

down the block, studying Virginia landscapes and mixed media collages, meeting friends, hearing talks by the artists, and mentally rehanging their paintings back home to make room for the new one they’ve just fallen in love with. Gallery goers look forward to First Friday receptions (most local galleries put up new shows every month except August) as opportunities not only to gaze and graze and socialize, but also to support local artists and the business owners that show their work. “Our cultural scene is what draws people to Charlottesville,” says Deborah McLeod, owner of Chroma Projects Art Laboratory on the Mall. “Visitors come in often and

say, ‘It makes us feel reassured about relocating here to be able to have sophisticated cultural offerings.’ They feel like they’re not giving up what their urban lifestyle provided them, while having the benefit of our beautiful countryside and the peace and quiet of living here.” McLeod opened Chroma at 418 East Main in 2010 after working as a curator and critic in D.C., Virginia and Maryland. She rotates exhibits by mid-Atlantic artists in the front room and the big show window, and displays the work of 18 local artists in smaller rooms in the back. The First Fridays continued on pg. 12

most delightfully intriguing of those spaces is the stucco-walled Black Box, formerly a cooler when a florist occupied the building. In September Chroma will have two mixed media shows by Mike Heivly, known for his photographs of sacred sites in Ireland. Mr. Crozet’s Tunnel, Heivly’s show in the Black Box, is “a series of images of the Crozet tunnel that convey its mystery and aging beauty,” McLeod says, “the way that nature is insinuating itself in the crevasses of the stones. All of Mike’s work is about presences within absences really—how the divine takes over when the mortals vacate, even if briefly.” The reclaimed barn wood on the walls at Angelo Jewelry at 220 E. Main was installed before the store opened in 2000, before there was any plan to show art. After a while co-owner Pam Perugi Marraccini began displaying her photography, then work by her artist friends. “Many people love the way the art looks on those walls,” says Dutch-born artist Loes van Riel, who has curated Angelo’s bi-monthly exhibits since 2006. “I go out and find artists whose work I admire and that is suitable for the Angelo environment, and many more artists come to me. Saying ‘no’ in a constructive way is probably the most challenging part of my job.” A former jewelry designer, van Riel has exhibited her own intimately sized mixed media collages incorporating such delicate materials as gold leaf, silver beads, and pigeon feathers. She’s “psyched” by Message in a Bottle, this September’s show by photographer John Grant. “In this work I combine images, balancing simple harmonies between glass and sky with iconic elements drawn from my archives,” Grant writes. “My intent is to create a visual conundrum that stimulates the imagination. At best, to create pictures that invite meditation and provide a source for continuing tranquility.” Over at the non-profit Bridge Progressive Arts Initiative at 209 Monticello Road, the goal is engagement. “Our main focus is not just presenting projects, but on how those projects have a relationship to the community and how can they instigate or be a catalyst for projects in the community,” says Matthew Slaats, Executive Director. For example, the June show “was about incarceration issues in Virginia, so we brought in a multitude of people to give talks and organize panel discussions about efforts that were going on in the community in regards to prison issues. Then we organized another

event about how photography can do more than just be an image on the wall but can actually be a mode of engagement between the artists and the community. We do things like that pretty consistently.” In September the Bridge will collaborate with the Virginia Foundation for the Humanities, showing images of the Virginia Folklife Master & Apprentice program. Founded by ten local artists in 1973, Second Street Gallery is not only the oldest gallery in town but the oldest non-profit contemporary gallery in Central Virginia. Now sharing space with Live Arts theater and Lighthouse Studio in the distinctive building with the zinc siding at the corner of Water and Second Street SE, Second Street presents 10-12 exhibitions a year of cutting edge, frequently conceptual work. “Our mission is to bring interesting new work and artists to the town,” says Director Steve Taylor. “We always have the artists here and they always give a talk about their work. Part of our mission is to provide access to the work but also to the artist.” For the opening exhibition of its 40th season, Second Street will show a site-specific installation—dollar store vinyl tiles covering the entire floor of the gallery—by the New York based Korean artist Hong Seon Jang, and large scale photographs by Nashville artist Caroline Allison. Jang intends his installations to give “new meanings and aesthetic possibilities” to everyday materials. Allison’s work concerns “the intersection of the natural and the artificial world within constructed landscapes,” Taylor says, telling a story “about America, its history, and its mythologies.” Charlottesville’s First Fridays tradition began back in 1975 with a joint exhibit by Second Street and the newly established McGuffey Arts Center in the former McGuffey School at 201 Second Street NW, now on the National Register of Historic Places. “We painted a green tempera paint stripe on the sidewalk between McGuffey and the location at 2nd NE and Market,” remembers collage artist Judy McLeod. ”Coincidentally, I was exhibiting that month at McGuffey and painted the looooong paint stripe together with Marilyn Mars who was the Director of 2nd St. Gallery at the time.” Today the big brick building on the hill is a community arts center with numerous studios, and long hallways and a dedicated gallery room that give it plenty of exhibition space. The McGuffey Art Association’s 45 mem-

the walls.” In September the Garage will show photos by Brittany Schenk taken on a recent trip to Peru. The fine arts cooperative BozArt Gallery at 211 W. Main opened in September 1995, and currently has about 40 members and associate members. In September BozArt will show landscape and still life oil paintings by Randy Baskerville, a longtime member of the Charlottesville arts community. As Baskerville describes them, “Some are contemporary in style and some more representational, but all are fairly impressionistic in nature.” C’ville Arts Cooperative Gallery at 118 E. Main St opened in 2001 and today has 55 members. In September C’ville Arts will show landscape paintings by Crozet artist Meg West. Piedmont Council for the Arts (PCA) began presenting art exhibits by community groups at CitySpace at 100 5th Street NE in 2011. Its September exhibit features woodcut, letterpress, etching, and mixed media prints from 40 artists of the Virginia Arts of the Book Center. The contemporary art gallery and boutique Telegraph at 110 4th St NE began participating in First Fridays just this year. New City Arts has been exhibiting work of Charlottesville artists at the WVTF and Radio IQ Studio Gallery at 216 W. Water Street for over three years now. In September it will show For The Good of Mankind, new prints by Kristin Adolfson. Painting and sculpture, community and conversation—First Fridays is a Charlottesville tradition for artists, art lovers, and the creative people that bring them together. “First Fridays gives people who are interested in art an outlet to talk to artists, see what art is new and talk to others with shared interests,” says painter Robin Braun, whose atmospheric seascapes and landscapes have been shown at Angelo and McGuffey and are currently on display at Chroma. “I like First Fridays because it is a chance for me to see lots of artists and people interested in art who I would not otherwise get to see as my studio is rather solitary and in the country.” “I felt from the very beginning that First Friday receptions have been great for the artist, have been great for the gallery,” Buhr says. “People really come up and engage the artists, and they love that. They enquire and ask and they’re genuinely interested. They’re hugely supportive of that First Fridays event.”

“It was ridiculous,” Barbara Buhr laughs when asked about opening Warm Springs Gallery at 105 Third Street NE in 2009 in the midst of a recession. But the gallery business was quiet in Bath County, where she’d had a space since 1995, and she had 20 good clients here already. “My intention was to do museum-like shows and to try to bring in more international artists,” Buhr says. “It is tricky to get that level of artists here in Charlottesville, but I wanted a challenge. It certainly has presented itself as a challenge to me.” Cubist painter Joseph Holston and calligrapher Noriko Maeda “actually interviewed me as opposed to the gallery interviewing the artist,” Buhr remembers. “Joseph asked me, ‘Why do you think you can sell an AfricanAmerican artist in Charlottesville?’ And she said, ‘Why do you think you can sell Japanese calligraphy?’” Both shows sold well, however. “I did quite a lot of prep work and I did a catalog for both,” Buhr says. Every one of my artists produces work for that particular show, so it’s a brand new body of work. A lot goes into it.” In September Warm Springs will show work by Michigan painter Angela Saxon. “She’s sort of an abstract landscape painter, “Buhr says, with “very loose, very big brushstrokes, and she came out here two months ago and spent several days painting around Albemarle County. She paints around the country, but this show will focus on Virginia.” The Garage may be the smallest gallery in town, though it has competition, but so far it’s the only one to have an elderly woman ram a hole through it with a Toyota Rav4. When that unfortunate driver mistook Reverse for Drive last September, Garage curator Sam Bush, leader of the local band The Hill and Wood, just took to Kickstarter and raised more than $12,000 for renovations, including new flooring, new lighting, and a new hanging system for the art. Located on 1st Street between the Hill and Wood funeral home and the offices of Christ Episcopal Church, the Garage doubles as a performance space where the audience lounges across the street in Lee Park. “One of my favorite aspects of the Garage is the line it walks between public and private,” Bush says. “On the one hand, it’s an extremely intimate space—people will often make remarks about how cozy it feels, how someone could live in it. But, on the other hand, it’s completely vulnerable to passers-by. My favorite moments are whenever a person, clearly rushing somewhere else, will stop to listen to the music playing or observe the art displayed on

he outlook for commercial real estate in our local area continues to be positive as it is elsewhere around the country. At the end of the second quarter of this year, a national study of commercial agents conducted by the National Association of REALTORS® reported “noticeable improvements in sales and leasing conditions.” In addition they reported that compared to a year ago, sales volume had risen 12 percent, prices two percent, and compared to the first quarter of 2013, leasing activity increased five percent along with a two percent increase in rental rates.

“The downtown market has rebounded the best.”

One of the strongest sectors in commercial real estate in our area continues to be the multi-family market. There are a number of projects being built. For example, Brownfield referenced student apartments under construction on Arlington Boulevard and on Main Street. There are also some downtown apartments that he described as “up and going.” New shops and restaurants continue to open at Stonefield, which is also the location for upscale apartments and the Hyatt Place Hotel. Scheduled to open soon, the Hyatt Place is “inspired by multitasking travelers’ 24/7 lifestyle,” according to its website. Some rooms feature ergonomic work centers and all have a state of the art media center. New developments like Stonefield have amenities that appeal to national chains. Those who enjoy warehouse shopping at a discount can look forward to shopping at Costco, expected to be part of Stonefield’s Phase II on Route 29 on the north side of Northrop Grumman. The Albemarle County Architectural Review Board recently voted in favor of moving forward with the initial site plan for the store.

Another popular retail development is the newly remodeled Shoppers World, which this year added HomeGoods to its list of tenants. HomeGoods features everything for the home, including high end and handcrafted items, many at significant savings. For people who love sporting goods, look for the opening of Gander Mountain on Route 29 south of Hollymead Town Center near Stellar One Bank. This store features all manner of gear and apparel for sports fans including hunters, fishermen, campers and more. The old Martha Jefferson Hospital building is now being renovated for office space, and Charlottesville’s CFA Institute will be moving in soon as the anchor tenant. Downer explained that this will bring people and other businesses to the area and will be a big plus for the downtown market. This development is “a real tribute to the stability of our business environment,” he continued.

Commercial Finance

A critical piece of commercial development is financing, which in recent years has been difficult to come by, but that is changing. “With a good project and equity, you can get financing,” Downer said. Other areas were hit a lot harder by the downturn, Downer said, adding that there are a number of factors that make our market attractive to business. One of these is Charlottesville’s history of embracing “the eclectic.” He described our area as “approachable,” explaining that it is popular with companies relocating from elsewhere and start-up companies. Some examples of start-ups that have come to our area are RioGin and Alexander BioDiscoveries. Both are biotech companies doing pharmaceutical research that recently moved into the UVA Research Park near the airport. The quality of life in our area is another big draw. This is especially true for office based companies who may serve a clientele anywhere in the world and don’t need to be in the same location as their customers, Downer said. Brownfield also referenced our quality of life, which he says attracts a lot of “young vibrant people.” There is the natural beauty of course. In addition, though, he explained that Charlottesville offers what he termed a “world class of whatever you
