reen Springs National Historic Landmark District is located in Louisa County not far from Zion Crossroads. Geologically it is a special place with fertile soil that sets it apart from neighboring areas. It is also historically interesting with 250 original 18th and 19th century buildings, many of them preserved in their original condition. Green Springs is also noteworthy because the people living there were some of the first ever to recognize the importance of environmental preservation. Beginning in the 1970s, without the support of today’s environmental movement, they chose to aggressively protect their properties and their lifestyles with conservation easements that today cover nearly 13,000 of the total 14,000 acres in Green Springs.

Created by an Ancient Volcano Known for its fertile soil, the Green Springs area has been continuously farmed for over 200 years. The rich soil (unlike the more typical clay soil of surrounding areas) is due to a geological hiccup called an igneous intrusion, which happened 300 millions years ago. It caused a mound

that was worn down by the elements and over the centuries left a basin of rich farmland in an area that is 6.5 miles long and 4.5 miles wide. Early settlers discovered this area and stayed because of the mineral rich soil, which made it easy to grow wheat and tobacco. Today we know this area as Green Springs, originally named for the underground springs released by the same geological hiccup. In times of heavy rain, this area is prone to flooding thanks to these same underground springs. Fortunately, according to a 2011 article by Charlottesville REALTOR® Joe Samuels, of Jos. T. Samuels, Inc., back in the 1960s, flood control came to the area courtesy of the United States Department of Agriculture and the efforts of a local dairy farmer named Russell J. Fisher whose lobbying efforts paid off. Today this region is still

protected from flooding by a series of lakes on its western perimeter.

A Long Colorful History In addition to its geologic importance, Green Springs is also historically significant. It contains approximately 90 tracts of land with more than 250 original 18th and 19th century structures including homes, barns and outbuildings, 36 of which are listed on the National Register of Historic Places. In comparison, Williamsburg has only 88 original buildings.

Green Spring’s status as a national historic landmark was ratified by Congress in the 1970s and today it is the largest such landmark in America. It shares landmark status with Monticello, the Alamo, Mount Vernon, and other well known historic sites. Of the 14,000 acres in Green Springs, about 13,000 are under conservation easements to assure they will be protected and maintained in their original state forever. National Park Service, others by a private organization, Historic Green Springs, Inc. The earliest residents of Green Springs were Quakers who moved to this area in the early 1700s to escape persecution for their anti-slavery views. One Green Springs home, Quaker Hill Farm, was part of this original settlement. About 100 years ago this property was purchased by Joseph Lee and Cora Leigh Rosson and remains in that family today. The Quakers were followed by families from Hanover County who built farms, manor homes and plantations. One of the earliest settlers was Richard Morris who built what is called Green Springs plantation where, according to the Louisa County website, he entertained Patrick Henry, a good friend. He also developed the spring (for which this area is named) into a popular spa. Green Springs plantation is one of many original homes in this area that local attorney Rae Ely explained continue to be maintained authentically in near original condition. 14 which is just 20 minutes from town.” The average density there is 400 acres on reasonably level land, which makes for great scenic vistas. Plus now residents have access to all the modern conveniences such as schools, shopping, and golf, and if they want more, it is an easy trip into Charlottesville or Richmond. “You can see and feel the beauty of this area,” Samuels said, “and if you are there at night the sky is black.” While some property division is permitted, it is limited to keep these tracts very large, while the historic designation assures the view remains unobstructed. In spite of its designation as a National Historic Landmark, Green Springs properties are all privately owned and they do change hands occasionally. “Families who settle there represent a broad demographic,” Samuels noted. “However, the overarching commonality is their interest in open space, privacy and (if they are lucky) a historic home.”

“Once they move in,” he continued, “people develop a keen appreciation for each other and what they can contribute to the conservation effort. It’s a real community.” Most of Green Springs properties are within a conservation easement, but not all of them. In addition, Samuels explained that each easement is different so serious buyers need to become familiar with the restrictions affecting a particular piece of property before they sign a contract. It also helps to work with an agent who is knowledgeable about this area and about the easements. Since Green Springs properties are privately owned it is not open to the public in the same way as the national park. However, privately arranged tours for larger groups are available, Ely explained. Also, for people who enjoy mountain biking and jogging, there are many miles of gravel roads in Green Springs that offer beautiful country vistas with no traffic.

You might however, run into some slow moving vehicles. Samuels described an experience attending a funeral at Green Springs church. After the service, when they came outside they saw a line of horse drawn carriages making its way slowly down the road. It was an annual carriage club outing. “When you spend time in Green Springs,” Samuels said, “you find yourself in a world not seen for many, many years. It is truly a great treasure,” he added.

The Green Springs Conservation Movement Green Springs is a place that looks much like it did 200 years ago. While the largest cavalry battle of the Civil War (the Battle of Trevillian Station) was fought nearby, Green Springs homes remained intact throughout that period and are still in good condition today thanks to preservation efforts. Green Springs’ status as a national historic landmark came about

in part because its residents were on the cutting edge of environmental activism. At a time when environmental activism, conservation and historic preservation were not exactly household terms, residents of this community organized a successful protest against both the state and federal governments and a large mining company, all of which at one time or another threatened what they believed to be the integrity of this special place. As such, Green Springs residents were leaders in the modern environmental movement and demonstrated what can be accomplished when a determined group of people work together on a goal about which they are passionate. The first fight to preserve Green Springs came about when the then governor of Virginia announced the construction of a prison there on 200 acres. Then housewife Rae Ely (it was later that she earned a law degree from UVA) realized it would be right across the road from her Green Springs home. She and others in her neighborhood rallied to prevent construction but had difficulty even finding an attorney to represent them. Back then when historic preservation and environmental law were foreign concepts, the prevailing opinion was don’t bother “you can’t fight city hall,” which in this case,

Ely explained, was both the state and federal governments, since both had money in the project, as well as the White House occupied by President Nixon who had a strong interest in building prisons. Eventually, though, they found a civil rights attorney to take their case. Fortunately for Green Springs, about this time Congress passed a National Environmental Policy Act and a National Historic Preservation Act, both of which were relevant for this fight. In a radio podcast for a local station, Ely explained that in one of several law suits in federal court, the Green Springs group asked for an injunction against the prison because of its impact on a historic area. Further, in one of those odd coincidences that can change the balance of things, Ely related that the then Secretary of the Interior was someone who had attended school near Green Springs and had friends in the community where he used to stop for milk and cookies. He pledged his support, confronted the governor, and ordered a study that eventually led to this area becoming a national landmark. Samuel’s article explains that after much litigation it was agreed that construction would stop if enough of the neighbors obtained permanent conservation easements. Although they were able to protect 7500 acres within six weeks, this was deemed too small an effort and construction continued until a new governor came into office. He agreed that the arguments for preservation were compelling and ordered a halt to construction. The construction site was bulldozed and a big water tower carried away by helicopter. The neighbors won this battle, only to learn that a huge mining company had acquired acreage in Green Springs. The company had plans to strip mine their property, which has the world’s third largest deposit of vermiculite, for the next 80 years. Again the neighbors prevailed after years of litigation. Many bought small shares of stock and attended the annual shareholder’s meetings where they got to know the company president. Apparently they made a positive impression on the president, because when he retired, he donated the company’s 1300 acres back to Green Springs; one of the largest charitable gifts ever given.

Pro

sed to be people just hoisted everything into a covered wagon and headed on down the pike. It ’s dif ferent these days with lots of questions to be answered. Are you moving locally or crosscountry? Who’s paying? Are you “door-to-door” or part of a load? Are you doing the packing? These are all important points we’ll be covering. For more information, visit the websites of national moving companies. Most have excellent information and detailed pointers. Many offer brochures. Your first step is to be absolutely ruthless in sorting. Outgrown children’s toys, the stationary bike that’s become a clothes rack, heavy items you can replace inexpensively? Sell or donate them all.

Packing Pointers Eddie Giles of Charlottesville started as operations manager for a local mover in 1992 and in 1999 he opened his own business. “I wanted to see people got the service they really needed, so I started my own company,” he says, “Professional Movers, Inc., local and long-distance moves.” What’s the most important thing to know about packing? “Proper packing material,” Giles declares without hesitation. He cautions against using produce boxes from grocery stores. “Those boxes are often sprayed with insecticide or even have insects.” Stockpile bubble wrap and similar lightweight packing materials. Newspapers don’t seem heavy a few sheets at a time, but the ounces turn into pounds quickly and newsprint can stain some items. Although it’s a little more trouble and may mean an extra washer load or two, it’s more economical to use pillows, bedding, towels and soft apparel such as sweatshirts or even socks as packing mate-

rial rather than simply filling a box with them. Craig’s List is a good place to start collecting suitable cartons, which can be surprisingly expensive when purchased new from a mover. Beverage shops can be a source of wine cartons. They are perfect for packing breakables with their soft cardboard dividers. (Wrap each dish and glass individually and pack dishes on edge rather than flat.) If you are moving yourself locally, you may be doing it one carload at a time until you hire a truck for the large items and appliances. While you don’t have to pack as carefully as if you were moving to the West Coast, you still need to protect your belongings. You can leave things in drawers, even transporting open drawers on your car’s back seat to reduce the weight of dressers. If you are using a mover, get at least three estimates. Things to ask: Can you provide me with used moving cartons for free? Will you accept my credit card at no additional cost? Can you promise my goods will not be downloaded and reloaded en route? (This can lead to lost or damaged items, like the couple that got their kitchen tabletop with two sets of table legs that weren’t theirs.)

What’s the most important thing to know about packing?

Proper packing material.

When you are selling a house, part of “staging” is to reduce furniture and clutter to make rooms feel more spacious. Be sure your mover has local facilities to put a portion of your furnishings into storage while your place is on the market. If your items will be in storage for a time or might be transferred en route, you will have to empty all your drawers (for security reasons) which means yet more boxes and more possibility for things becoming separated. Giles points out that it’s essential to label your boxes and indicate the room where they should be unpacked at the destination. Be specific. For example, instead of just “clothes” write “winter jackets, hats, gloves, ski boots.” You might even label some to be unpacked later. Giles says it’s also important to mark boxes with fragile contents since this will help the movers will know where to load them on the truck. Packing materials and labor can be a considerable expense. However, movers won’t take responsibility for damage or breakage for PBO boxes— packed by owner. No reason why you can’t deal with garden tools, kitchenware, garments and toys, but it’s wise to leave fragile valuables to the mover. “Have the mover pack your very fine china, large mirrors and artwork,” Giles suggests, explaining that they have special mirror boxes. For particularly fragile belongings, movers might even build wooden crates. Finally, remember you want the crew on your side. It’s friendly to offer morning coffee, plenty of cold water or sodas and a plate of sweet rolls or chocolate chip cookies. Be sure workers know they are welcome to use the bathrooms. While tips are not required, they never hurt either. Indicate to the “boss,” either the local crew chief or the van driver, that you’ll be giving a “bonus” at the end of the day to divide among the workers.
