overview/introduction + mission statement

On our site, 3.1 building is currently located, built by a reknown architect Kim Jung-Up, and recently been renovated for new purposes. While 3.1 building has been a landmark of Seoul city for past several decades, there certainly are new demand and desires for a new building. There has been a lot of updates and changes in this district, including the revival of Chunggye-chun and the large influx of tourists.

In this project, we will be inspecting through the topological characteristics of given site, then search for the architectural possibilities that could come in this land.

context / site overview

Three major metro lines, blue line(line 1st), green line(line 2nd) and the orange line (line 3rd) run around the site. While the orange line runs considerably far from the site, both the blue line and the green line cross the Seoul city horizontally, along with the Chunggye-cheon.

It is notable that there are major city bus stops running from south to north side of the city. Most of the office workers take this route on their way to work, producing huge and fast circulation around the site.

On the other hand,the blue line and Chunggye-cheon mostly are filled with activities of slow tempo.

Within a radius of 500m around the site Above the site on the north side of the city, is an old downtown of Jong-no, where is mostly now residential area. Meanwhile on the south side of the site, below Cheonggye-cheon, there are district full of office buildings that are recently constructed, relatively. 오피스 지구

within a radius of 200m around the site. previous discussions are seen in closer distance. Metro bus stops are marked in red. Horizontal and vertical lines intersecting in front of the site, marked in Black.

Also, the strong contrast between openness and closedness are observed between spaces. There are Chunggye-cheon and Tapgol-Park around the site, but near the site is condensed with small buildings, making the street dark and unpleasant space.

This picture analyses the state of current building. It concludes that having a main gate facing exactly parallel to the site is not desirable. At a current state, entrance cannot be approached out of a straight line, and the vsitors have to turn at least once in any way to enter the building.

The key seems to be how to let visitors fron the junction, coming in a straight line from north-south or east-west to approach the building easily, in a single pathway.

Additionally, having a bright open space right in front of the building seems to be a good opportunity, and the accessibility to Chunggye-cheon must also be considered.

context / 3.1 building analysis

Large plaza is formed at the junction. However, current building gives a massive and dark impression.

Cars are aligned in a line along the vertical axis.

Blocked by the tourist information center and the road, the main gate is The open space between Chunggye-cheon and the building is bright not easily detected neither accessed right away. and free.

There is terrace-like space on the first floor of this building, but very inaccessible.

From south to north on walkway. Office workers and tourists mingle in this road.

context / conclusion + thesis

Between office buildings - Cheonggye-cheon - residential area and the street of youth, various and colorful demands are colliding.

Chunggye-cheon, city bus lines, metro lines each embodies flow of people at a large level, though the tempo of each is all different.

The huge junction in front of the building forms a characteristic of Plaza, where activities of slow tempo and fast tempo intersects each other perpendicularly.

Therefore action of adjusting, rotating, and coordinating is ideal on this site.

The morphological method must also be accompanied to resolve the strong straight and perpendicular orientation.

design / mass process

Studies on triangular building. Triangles better be aligned parallel not twisted, in order to utilize the space inside the building more effectively.

Most commen ways to have terrace. This allows only even or odd floors to access to the terrace in this case.

If terraces are aligned alternatively on each flooor, there appears disconnection at the edge.

Therefore terrace appears on every floor at the edge, while appearing every second floors on the side.

It is hard to pass through terrace if units are too small.

If units are large and terrace is spacious, it becomes harder to meet legal standards.

The layout of this building is planned for the following.

1. Allow every four side of this lot to have empty spaces. Every side having open space outside induces people to pass through this land.

2. Embody the character of a junction, so the huge plaza at the intersection can be extended to the frontyard of this building.

3. Consider the straight pathways that come from the junction.

design / building scale plan Core follows the shape of this building. Three openings on each side connects each three part of the building, meeting at the center. All functional rooms, including evacuation route, EV, toilets and cargo EV fits all in this one space. Therefore rest of the building can be freely planned for other programs.

The arrangement of the outline of this building and the core makes 3 main spaces and 3 narrow channels. Channels function as chances to make flow and connect from floor to floor. Meanwhile 3 main spaces should be left untouched as much as possible, which means inserting any stairs or ramps should be avoided.

Programs are not only horzontally assigned, but also vertically spread. Each plates with same color in this diagram means that they are of same program. In this way, three different programs get to meet at a single floor.

1-6th floors are defined as lower level of the building, they serve programs that are open to public, mostly cultural programs and some commercial faciliities. gallery throughout 1st to 3rd floor is carefully designed to have sequential flow so that visitors can enjoy artworks in a series, moving between levels. photo archiving library on 4th to 6th floor comes with vertical and concentrated flow, since it leaves rest of space free, hence allowing bigger reading space and makes easier to manage valuable and costly books.

7 to 10th floor serves official gathering programs, such as conference hall, auditorium, office lounge, meeting rooms and so on. How to separate and connect each spaces were carefully considered.

Niches spaces that are being made above and below the auditorium are used as meeting or conference rooms.

From 11th floor to the top of the building is for offices. Since it is not sure how many floors would be lent to a single company, each floors are basically connected by stairs at a minimal degree. Stairs are arranged by rotating 240’ at each level.

design / handicapped facilities

exhibition places are all accessible by ramp, reaching from ground level to 3rd floor level.

There are two handicapped parking lots on each level of basement parking lot, which makes total 8 handicapped lots in this building.

On each floor, there are two handicapped toilets for each sex and every 5 elevators meet legal standards of elevator for handicapped
