C2 ARCHITECTURE

C2 Architecture is dedicated to creating spaces that seamlessly interface with nature, enhancing the lifestyle of those who inhabit them. Our designs prioritize the use of natural light to create a welcoming and comfortable atmosphere.

Sophia College Snapshot

We had the pleasure of recently dealing with Narelle and Denise from Sophia College - to deliver a “Go for Gold “grant application in 2023 within a tight 4 week timeframe.

This process was achieved through clear communication and detailed briefing - to identify the College’s need for a series of multi-purpose courts, covered bleacher seating, a gymnasium space connected to the existing Sports-hall and storage for sports equipment.

Our architectural service included a client briefing meeting with stakeholders, a walk-around site visit - to consider likely locations for each facility, existing services, existing structures and to propose a design which also signifies an “identifiable entry statement” for the Sports-hall. The design aesthetic for these facilities was carefully considered to be complementary to the existing architectural language of the Sports-hall.

The design proposal met BGA area allocation guidelines.

A Final Design Package comprising plans, elevations and 3D images together with a Detailed Cost Plan were submitted, together with the Sophia College grant application.

The process to prepare the Final Design Package for the grant application was a great opportunity to work together with Narelle and Denise.

The Project Design Delivery Process

During the design process, construction documentation through to construction completion, a Principal Director, George Chambers will be the Project Leader and act as the point of contact to ensure continual communication and clear understanding throughout the project.

Rene Castillo, a fellow Principal Director will be the second point of contact for additional communication, when required.

Both George and Rene , each have over 25 years experience in the Development Sector, understanding the importance of quality design which is also cost effective and meets market demand. We take this same Delivery approach into the Education Sector where C2 architecture has delivered over 40 projects for BCE on budget and on time.

C2 Architecture prides itself on our continual and effective communication and coordination with all the relevant stakeholders, including client, all consultants and builder to ensure the entire project runs seamlessly in order to meet the brief, budget and program requirements.

Over the last two decades, C2 Architecture has developed a robust design process and encourages a collaborative approach involving BCE/College Principal/Business Manager/ College stakeholders and the C2 Architecture -Studio Team, working together from the early Design stage to final Construction Documentation.

This approach takes advantage of a full depth of knowledge and experience within C2 Architecture to ensure the most desirable design and cost-effective outcomes, whilst meeting the client’s brief.

Additionally, during the Project Design Process, C2 Architecture will provide some internal Cost Planning together with the BCE Quantity Surveyor - commencing from the Design Brief Stage through to the Final Construction Stage. This ensures Construction budgets are being met at each and every stage.

Furthermore, C2 Architecture has an excellent working understanding of the QCEC- BGA process including expertise in completing high quality BGA applications which can be undertaken together with Brisbane Catholic Education for these Stage 4 works.

During this process ,C2 Architecture identify, review and critically analyse the School’s current facilities and Masterplan to confirm QCEC compliance and assist BCE in developing an ongoing long-term strategy for this project and future BGA grant applications.

Preliminary and Design Briefing / Concept Stage

Our Project Design approach includes an initial meeting with all relevant stakeholders to establish the Design Brief, identify opportunities within the Masterplan, together with opportunities for overall design of the current and future buildings; and to ultimately prepare the Concept and subsequent Schematic Design of this Stage 4 project. This will include consultation with the Townplanning Consultant to determine any Ministerial Infrastructure Designation (MID) considerations.

Moreover, it is essential when finalising briefing and providing Concept Design, thru to the final delivery of the project, there is an intrinsic understanding of efficient planning, quality aesthetic considerations, whilst implementing cost effective construction methodology including an understanding of materials and their costs, labour costs, construction efficiencies and buildability.

C2 Architecture will organise a site meeting with all consultants in conjunction with the College Facilities Manager, to identify all building certifier, structural, hydraulic, electrical, mechanical and energy efficiency considerations, including for any National Construction Code “performance based” solutions to ensure the most Cost-effective Design and Construction Solutions.

C2 architecture will liaise with the School Leadership Team and BCE, to develop Project Working Group Meetings and establish the Design Brief ready to commence the Concept Design.

Develop a Master Project Program to suit BCE deliverable dates including Design, QCEC Capital Assistance, Documentation, Tendering, Contract award and Construction Stages.

Review Masterplan and current QCEC/BGA applications to prepare a detailed facilities audit, based on Stage 1 to 3 documents to confirm Stage 4 QCEC Eligibility; and further review the Masterplan for any opportunities for improvement.

C2 architecture is to provide drawings to assist BCE for the QCEC Capital Application including updating any MID approval, including details of spaces, refurbishment and new additions; and updating the existing Masterplan to show the proposed Stage 4 works and any future planning.

Prepare and complete the online QCEC Capital Assistance Funding Application and assist with the Consultant EIS Grant Application and future presentations for BCE and CAAC Assessment Committee.

In conjunction with BCE & the College, we will develop a detailed Design Brief Document for all Stage 4 works including the facilities outlined in the BCE Request for Proposal. The full extent of these facilities is to be confirmed at the briefing stage.

C2 architecture will become familiar with the existing site/building conditions (via walkaround and walk-thru) including a review of existing Stage 1 to 3 Construction/As-builts drawings to ensure consistency and QCEC compliance.

Develop a Consultant List with a detailed scope of work to obtain Consultant fee proposals. Once approved, facilitate a site walk-around/walk-thru with the consultants to determine the most suitable and cost effective - structural/civil, hydraulic, electrical, mechanical, building certification solutions.

C2 architecture will lead, manage and co-ordinate the Consultants and their documents throughout all stages to ensure the Design and Project comply with BCE, QCEC guidelines and the relevant authorities.

In conjunction with all stakeholders and consultants, C2 architecture will prepare the Concept Design, and ongoing Design for future stages.

Co-ordinate with the Quantity Surveyor to provide a Cost Plan; undertake any Value Management Workshops and present the overall Concept Design Documents to BCE for approval.

Eg. St Andrews brief and concept design (spatial diagrams)....brief to include sense of entry; public, student and staff zones; visual supervision of public and students ; adequate room sizes and accommodation.

Schematic Design Drawing Stage

Liaise with client - School Leadership Team and BCE to confirm the Design Brief, Costings and further particular accommodation requirements within each facility.

Implement design meetings/workshops with the Design team and BCE/College stakeholders to assist the Project Team to develop the Concept Design into Schematic Design Dwgs, all to comply with QCEC Capital Assistance Guidelines, EIS Guidelines and MID compliance.

Together with the Townplanner, facilitate and attend meetings with the State Govt MID Team to obtain any amendments to the MID and update Dwgs as required.

In conjunction with all stakeholders and consultants prepare the Schematic Design, and ongoing Design for future stages.

Consult and liaise with BCE/College stakeholders for materials, finishes and colour selections to receive preliminary approval.

Co-ordinate with the Quantity Surveyor to provide a Cost Plan; undertake any Value Management Workshops and present the overall Schematic Design Documents to BCE for approval.

Eg. St Andrews floor plan and 3Ds ..... eg.detail accommodation of the sick room including location of whiteboard,meds trolley, tetra packs etc; separate vehicle and pedestrian zones; sense of entry structure; identifiable admin entry from carpark area; forecourt for gathering and waiting.

Detailed Design Drawing/Tender Documentation Stage

Arrange and attend a further walk-thru site meeting with all Consultants including the Certifier, to ensure cost effective design solutions which interface with the existing buildings and services whilst ensuring all design and detail elements are captured.

Arrange and attend meetings with BCE and all consultants to provide input to the Construction Methodology to develop technical documentation. Consider opportunities with the Certifier for “Performance based solutions” relating to the NCC.

Develop the Schematic Design Dwgs into Detailed Design and Tender Docs as outlined in the C2 architecture EOI proposal.

Further consult and liaise with BCE/College stakeholders for materials, finishes and colour selections to receive final approval.

Prepare and collate all relevant Documentation and Certificates for lodgement of Construction Certificate (with Certifier) and relevant authorities.

Assist the Principle with obtaining Authority approvals as required.

Co-ordinate with the Quantity Surveyor to provide an updated Cost Plan (pre-tender); undertake any Value Management Workshops and present the overall Final Documents to BCE for approval.

Tender and Construction Stages

C2 architecture will assist with the preparation and implementation of the tender process and provide a Full Contract Administration Service to Construction Completion.

This includes facilitating the preparation of Contract Documents, all client meetings, contractor pre-start and site meetings, regular site inspections, attend to authority approvals, review and approve samples, consider approved alternate materials, respond to RFI’s, review shop-drawings for approval, assess Monthly Progress Claims and issue Progress Certificates, assess variation claims, ensure Warranties/Certificates are provided at project handover, issue pre-completion defects lists and issue the Practical Completion Certificate, identify and inspect builder’s rectification of potential Defects for a 12 months period, provide Final Certificate sign-off and issue release of retention funds.

During construction, C2 architecture will provide Cost Control to ensure budget compliance. A Cost Summary Document which identifies all Project costs including Consultant fees, Construction Costs, Authority fees, Furniture etc. including any Value Management and Construction savings and additions will be prepared during the course of construction for Client review.

Eg. Sample- Cost Summary Document - monitoring of costs during construction and shared with College stakeholders to ensure the project is delivered on budget.

C2 architecture - Team Approach Attributes

Effective communication with College Leadership Team, BCE and all stakeholders to ensure quality design outcomes and QCEC compliance.

Work within a Collaborative Team environment with all stakeholders ( including the builder) from Briefing Stage to Construction Completion Stage.

High level design skills of the C2 architecture Design Team will workshop to review and identify opportunities to improve the Masterplan upon consultation with all stakeholders and detailed briefing.

Program and co-ordinate to meet College, BCE and authority approvals including any MID required and allow for flexibility in program, if required.

Comprehensive understanding of the QCEC/BGA process to provide the best possible grant funding opportunity for the College.

Provide rigorous evaluation of all structural and service elements to ensure Cost effective and build - time effective solutions.

Liaise with various Builders and QS’ in the Industry to establish cost-effective Construction Methodology and solutions. Materials and Labour...eg. Limit structural steel framing, ensure Geotech report allows the civil engineer and structural engineer to design cost-effectively ie 350mm thick slab in lieu of ground beams and piling.

In-house Cost Control at all Design Stages to monitor likely construction costs and provide VM solutions if required.

In conclusion, our C2 architecture Project Delivery Process has developed over time and has been instrumental in completing some 40 projects for BCE over 20 years, on time and on budget.
