Steel is fascinating to watch being made. You heat it up to almost molten lava temperatures, meld it to the shape you desire and then throw it in water to suddenly cool it off. The result is one of the strongest building products known to man.

Over the past 12 months, the local housing market has remained durable, but much like steel production, housing has seen a dramatic cooling effect to a red-hot market. In Northwest Louisiana, the market had already been steadily improving in recent years from 5,200 total sales in 2019 to 5,843 in 2020 to 6,462 in 2021. Average sold price has been rising from $186,756 in 2019 to $193,918 in 2020 and to $218,579 in 2021. Entering 2022, the ‘post COVID’ local market was at the highest plateau we have seen. Modern day record low interest rates and a sudden shift in the housing demand curve, with fewer homes available for sale and rising lumber and building costs severely limiting new construction starts, created a red-hot sellers’ market. Many homes were only ‘On-market’ for a matter of hours before accepting an above asking price offer and moving to ‘Pending’ status. But much like steel, sometimes things must be cooled to ultimately be made stronger. All the post-COVID economic activity also resulted in record consumer inflation. In the housing market, this meant increases by the Federal Reserve to the prime lending rates, so we have seen home mortgage rates quickly rise from historic lows around 3% to now at or above 5-6%. And while this doubling of rates has helped cool the market and likely

made it more difficult for many home buyers to find a house, it is worth noting that interest rates in the 5-6% are historically very healthy rates for housing affordability. It is the cooling effect as rates rise that have tempered the market slightly. But even a tempered market remains strong, and long-term valuation remains strong. For the month ended July 31, 2022, the local market has seen ‘Active Listings’ rise to 918, up from the COVID year average of about 600, but still well below the pre-COVID historical average of 2,087. Marian Claville Burks, a Shreveport native, was born and raised in the Queensborough area. Her fascination with homes started when she was a little girl living in a two-bedroom, one-bath home with 8-10 people at any given time… she craved to have her own space. Through lots of soul searching, she found her true love... real estate. In January 2016, she became a realtor at Keller Williams Realty NWLA. Today after selling over 200+ properties in her career, owning and controlling over 20 personal investment properties, being the CEO of The Marian Home Group, LLC, a sales team with Keller Williams Realty NWLA, she was recently given the position of Keller Williams Realty NWLA Assistant Team Leader in charge of growth and career development for real estate agents new and seasoned. We worked together nine years before real estate. That season came to an end and we both really enjoyed a challenge. I had considered real estate off and on for several years and never pursued it. Without knowing it at the time, they each turned to the same person for advice that eventually put them on that same path again. “Out of more than 1,000 real estate agents in Shreveport, we both talked to the same person,” Melissa said. “She encouraged both of us to get our license.” So they did it — together. They learned the ropes together at another brokerage. But even then, they had a longer term goal in mind — together. “We knew you had to have your license for four years before becoming a broker,” Melissa said. “When we first got our license, we opened up our LLC. We knew we wanted to do something where we could work for ourselves and not someone else. We said that after four years we would get our brokers license. In our fifth year — the COVID year — we did it.” Working in real estate taught them another key principal that was pivotal in taking that next step: Timing. “After we had been there for five years, we knew it was time for change,” Lori said. “We took a look at what we liked and didn’t like, and what we would do differently.” The dynamic duo launched the Southern Grace brokerage in 2020. They brought on longtime friend and fellow agent Carol Jones and thought the team was set. But in 2021, they both felt another stirring.

“We were happy to be on our own,” Lori said. “Back in the fall of last year, we were at the place where we felt it was time to think about growing. We looked at what we had to offer others in being better agents. We believe it’s better to help others than just to take care of yourself.” It all goes back to relationships. “We saw the opportunities that were available for not just us, but other people,” Melissa said. “We thought we were opening it for ourselves. But then other people started approaching us. The more we looked around and the more confident we became, we added our first new agent. A lot of it is the relationships we built over the years working with other agents, and the relationships we have in the community. It just made sense for them.” “There’s just something about being a part of something that’s different,” Lori said. “Some people like really big franchises. We’re smaller. We have more of a family feel to the brokerage.” In addition to that family approach, the Southern Grace team believes in offering exceptional service to their clients. Frances became a REO and Foreclosure agent in 2008 and saw the downside of financial stress and hardship. Because of that, she makes it her mission to educate buyers and sellers on their options. She stresses how important it is to set a budget and prepare for a rainy day, just in case there are unexpected emergencies, which there always are. This past May, Frances became a Licensed Life Agent. She believed it was a great fit since she always stresses the importance of family and ensuring they are provided for and protected.

Family is extremely important to Frances; she is the mother of two amazing daughters, Madeleine and Zoe. Before Frances got her license to sell real estate, she was in school, obtaining her Bachelor of Science Degree in Biology and getting ready for medical school. After having her first daughter, she knew that she wanted to be more present and at home instead of trying to balance the hectic schedule of medical school.

Frances is now engaged to Alderman Antonio Washington of Mansfield, Louisiana, and they plan to wed in September of this year. Her favorite pastime is working out. But she also enjoys a quiet evening at home, reading a good book or cooking for her family.
