We know that the last thing you want to think about for a while is more ‘to do’ lists but just take a moment to tick off these important tasks as soon as you move in, so you can relax and start enjoying your new bunnyhome.

Here’s a quick reminder of the kind of things you need to do when you first move in: bin collection & recycling

Get in touch with your local council to tell them you’ve moved in, and find out about your local bin collection and recycling facilities.

change of address

If you haven’t already, redirect your post and let everyone know your new address — not just your friends and family but important stuff like the electoral roll, your bank and providers of things like credit cards, pension and insurances etc.

services

We’ll let your new energy and water suppliers know you’re the new owners of your bunnyhome and give them the meter readings, but you will need to contact them too. You’ll need to set up your accounts and confirm the meter readings taken on handover day. You’re welcome to change your electricity supplier – you’ll just need the unique MPAN (Meter Point Administration Number). This allows your new company to easily identify your property and provide your supply. Don’t forget to give final readings to the suppliers of your last property too. Put your Energy Performance and electrical installation certificates somewhere safe. If you ever decide to sell your home, you’ll need them again.

telephone, satellite & broadband

Your new bunnyhome has a number of phone points, so you’ll simply need to contact your chosen supplier to make them live, to get you connected for telephone, satellite and broadband services (where required). If you’re installing a new aerial or dish, it must not be visible from the front of your home.

For your complete peace of mind, your bunnyhome is covered by a 2-year warranty direct with us, as well as a 10-year warranty with a specialist third-party organisation. Here’s how it works:

This covers structural issues that happen in your first two years, such as:

Excessive cracking to bricks or mortar.

Internal shrinkage cracks wider than 4mm.

Roof tiling defects, except where these were caused by weather damage.

Contact us and one of the bunnyteam will come and review the issue and discuss what’s covered by the warranty.

Repair

We will arrange for one of our technicians, or an approved contractor, to carry out the repairs at a convenient time.

Sign off

You’ll be asked to sign off the work to make sure you’re happy.

What if you’re still not happy?

If you still don’t feel satisfied, you can talk to NHBC, and if they don’t feel we’ve dealt with your issue appropriately they may decide to refer it to the Consumer Code Independent Dispute Resolution Scheme.

NHBC warranty

Your solicitor will let the NHBC know when you’ve legally completed.

• Once validated by them, they will be given secure access to an online portal to download your warranty certificate and policy documents.

• It’s your solicitor’s responsibility to give these to you, so chase them up if you haven’t received them.

Transferring warranties

If you sell your bunnyhome in the first two years, both your bunnyhomes warranty and your NHBC structural warranty will transfer to the new owners. If you decide to rent out your bunnyhome, the warranties still apply, but of course it doesn’t cover damage caused by your tenants.

Other warranties

Don’t forget to register your appliance warranties with the respective manufacturers so that if you need to make a claim later on, you can do so. You can usually do this online, over the phone or by returning the registration cards given to you..

Your bunnyhome is covered for structural defects for a total of 10 years.
When your 2-year warranty with bunnyhomes comes to an end, you still have a further 8 years on your third party warranty. This is with the NHBC (the National House Building Council).

Your bunnyhome is heated by a super-efficient air source heat pump.

In line with our ‘eudaemonia’ way of thinking at bunnyhomes, and years ahead of the Government’s new gas and oil boiler regulations for new homes (2025), we’ve made the move to air source heat pumps as standard in all our bunnyhomes.

As they use the outside air to heat your home, their carbon emissions are significantly lower than traditional heating systems.

With annual servicing an air source heat pump will last up to 20 years. Longer than the average gas boiler.

Air source heat pumps score 3.6 SCOP (Seasonal Coefficient of Performance) = 360% efficient. That’s 4 times more efficient than an old gas boiler.

An air source heat pump converts 1kW of electrical energy into 3.5kW of heat energy vs an electric heater that’s 1kW to 1kW.

Combined with bunnyhomes’ insulation and double glazing, enjoy lower energy bills compared with oil, LPG and electric heating.

let’s talk about ‘drying out’

The main thing to remember is that ‘drying out’ is perfectly normal and nothing to worry about.

The basics

Drying out is a necessary hangover from the construction process of any building. It involves making sure any water held in the building materials is allowed to evaporate. This can take 6–18 months, depending on weather conditions during the build.

While there are ways of speeding up the process, we believe it’s best to let your home dry out as naturally as possible. This will minimise the possible side-effects of shrinkage and cracking, as the materials settle and stabilise.

What might happen during the drying out process?

You may notice a white powder on the exterior surfaces of your home. This is caused by sodium salts escaping from construction materials as they dry out. Known as efflorescence, it’s nothing to worry about and will stop naturally with time.

Small cracks may appear around windows and in the walls and ceilings. These are quite normal and do not indicate a structural problem unless they are wider than 4mm. Once your home has completely dried out, you will be able to fill any cracks using an easy-to-use DIY product.

You may experience some condensation due to the evaporating moisture.

Screw heads may ‘pop’ and show in plastered surfaces. You should be able to screw any visible heads tight, fill and repaint as needed..

• Bath or shower trays may drop slightly due to settling. Reseal around the edge with mastic.

• Wooden door and window frames may move and stick or rub – these will need adjusting to allow free movement.

• Floors and stairs may drop slightly as they settle causing gaps along the top of skirting boards. Use decorator’s caulk to neatly fill any gaps.

drying out top tips

Warm up your home slowly to reduce the risk of shrinking and cracking. Run heating at an even temperature of no more than 20ºC.

Use extractor fans, particularly in moisture producing areas like kitchens and bathrooms.

Leave windows and internal doors open as much as possible to help with air circulation and ventilation.

Avoid redecorating your home until the drying out process is complete. If you don’t wait long enough you could cause damage to wall coverings for which we can’t be held responsible.

Make sure you don’t obstruct air bricks or damp-proof courses. These are designed to prevent moisture rising into your home from the ground.

Don’t use portable heaters or air conditioners as they release a lot of moisture into the air.

Keep your loft hatch closed. Warm, damp air rising into the loft can condense in the roof space causing problems.

Check wall hangings and pictures regularly as moisture can form behind them and cause mould.

Read on for advice on looking after everything from taps to trees. You may already know much of what follows, but just in case you don’t, we’ve included plenty of useful tips to help keep everything shipshape and looking beautiful.

Kitchen units

Generally, cleaning of your kitchen units should be done using only warm soapy water and a soft cloth. Avoid abrasive cleaners to prevent fine lines appearing. Our advice is to patch test any kitchen cleaners that you plan to use, and always read the instructions.

As your new house settles, you may find that unit doors, drawers and soft closers need adjusting.

Kitchen worktops

We’ve ensured that your worktops are in tip top condition when you move in. Manufacturers will always advise using chopping boards and pan stands to avoid any risk of minor damage. If your surfaces are laminate, it’s especially important to take care and clear up any spills immediately so that they can’t seep into joints and cause swelling.

Consult your kitchen care and maintenance guide for advice on how to adjust doors and drawers.

If your tap is dripping, check whether the washer needs replacing.

Basins & baths

Clean regularly with warm soapy water and a soft cloth, especially if you are in a hard water area. In recent years, vinegar has gained popularity as an all-natural cleaner, especially for bathrooms.

Be careful not to use cleaning products in your bath that could leave a residue, making the surface slippery. Keep an eye on mastic seals and reseal when they show signs of mould or weakness.

Showers

We recommend you wipe down your shower area after each shower to keep limescale and mould at bay. It’s a good idea to use a window squeegee on the glass to prevent watermarks and streaks. Regularly descale showerheads to reduce limescale build up, and keep an eye on mastic seals and reseal when they show signs of mould or weakness.

Taps

Clean taps regularly with a soft cloth and warm soapy water. Don’t use harsh or abrasive cleaners as these may damage the finish or strip the shine.

Heated towel rails

A heated towel rail is designed to help heat the room as well as dry your towels, but it wont do either job effectively if you overload it. Too many damp towels blocking the air circulation can also cause damp and mould to form on the wall behind it.

Toilets

Keep toilets cleaned regularly to avoid nasty smells and unsightly stains. Request that nothing is flushed except toilet paper. Baby wipes, sanitary products and other beauty items can cause blockages further down the system.

Clean

Carpets

Keep carpets looking fresh by vacuuming regularly to remove dirt and grit. For the sake of hygiene encourage guests to remove shoes when entering carpeted areas.

Ceramic tiles

Mop floor tiles with a mild detergent. Avoid any products that may be abrasive and/or slippery. Remove and repair damaged grout when necessary to make sure dirt and moisture don’t get underneath tiles.

Laminate & wood

Sweep laminate and wood regularly to remove dirt and grit, then clean with a well wrung mop.

Use a silicone spray to loosen door mechanisms and hinges when stiff.

Entryways & windows

Regularly wipe internal doors and window frames and handles with a soft cloth to remove any dust. If any marks appear, warm, soapy water should be adequate to get rid of them. Your door and window handles can be cleaned in the same way.

Wipe windows and doors from time to time with a soft cloth and soapy water. Always take care when working at height using ladders.

Keep sliding patio doors working properly by greasing the runners occasionally. And spray the mechanisms in your garage up-and-over door with a silicone spray to help keep them moving smoothly.

a luscious lawn

A beautiful garden sets off a beautiful home. We lay down the foundations and then it’s over to you to help it flourish! Here are some happy gardening tips.

Water well, but not too much

Use an oscillating sprinkler if possible. Your turf needs plenty of water to help the root system to develop, but too much will cause it to rot. After watering initially, lift a corner of the turf to check the water has soaked through.

Don’t walk on the grass

If you need to cross the grass use boards to spread your weight and remove them as quickly as possible.

Fertilise bi-annually

Feed the lawn every spring and autumn.

Keep pets away

Pets can cause damage to an unestablished lawn. In particular dog urine can cause the grass to turn yellow in patches.

Mowing

The first cut can be carried out after two weeks if your lawn is growing quickly. Set your mower to a high setting. Continue to mow as required cutting to a length of ¾” to 1”. Make sure you remove all cuttings.

Don’t forget your trees

It’s important to be aware that the position of trees in your garden may have formed part of the planning conditions for the development. You should check with us or the council before making any change, or risk repercussions.

New saplings may have been staked for support. These stakes should be checked regularly and removed once they are no longer needed.

Check gutters regularly for a build-up of any leaves or moss

Your brand new bunnyhome is designed to be low maintenance, but it’s still good practice to give the outside of your home as much TLC as the inside, to keep it in tip top condition.

External timbers

In order to keep the wood in good condition, we recommend you stain or paint all external timbers such as fences, gates and wooden doors within the first two years of being in your home.

Once you’ve done this the first time, you’ll only need to repeat it again every four or five years. Please be aware that the colour you paint or stain the wood may be restricted in your covenants, so please check this before you start.

Guttering

Check gutters regularly for a build-up of any leaves or moss, and remove any blockages to prevent overflowing.

External taps

It’s easy to forget your outside tap once you don’t need it to water your plants or fill the padding pool in summer. But by simply shutting off the valve 90° with a screwdriver and then turning on the tap to remove any water still in the pipe, you can help prevent the pipe bursting when the weather gets cold.

Once the temperature has risen, you can easily turn the supply to the tap back on.

External light fittings

Wipe over regularly to avoid salt residue build up which can cause rust and damage to external metal fittings.

Some advice for keeping your driveway in tip top condition.

Settle in

You can walk on your driveway right away, but keep vehicles off a newly laid driveway for at least 3 days, or if it’s really hot, up to 5 days.

Be patient!

It takes 6-12 months to fully harden and cure, but remember, it’s not concrete. It will always soften and harden with changes in temperature. When it’s really hot, hosing it down can help.

Spot damage

Avoid stopping and starting too fast on your drive, or turning the steering wheel when the car isn’t moving – both can cause spot damage. Things like lawn chairs and car jacks can cause pits, holes and gouges.

No heavy objects

Large heavy trucks will depress your new blacktop. Keep concrete and other heavy trucks like skip lorries off your new driveway.

Wait at least a year if you’re adding a coal tar sealer to protect against oil spills etc.

Keep off the edge

Avoid driving off the edges of your new driveway as it could crack and crumble. You can build up the side supports with topsoil, but wait until the driveway has fully cured before you do this (6–12 months).

Clean & weed-free

Sweep block paving and tarmac areas regularly. Weed killer will keep weeds at bay in paving, and a good pressure wash every now and again works wonders on tarmac.

It’s natural

The surface texture of your driveway is naturally varied as the asphalt is made up of varying sizes of sand, stone and other ingredients. Also, areas laid by hand will appear different to those by machine.

Cracks

Use crack filler to fill cracks that can develop over winter due to the natural contraction and expansion of the ground.

DIY safety

It’s natural that you’ll want to stamp your mark on your new place, but please be careful while you’re making changes – DIY is one of the leading causes of accidents in the home.

Your checklist

Before you begin drilling into walls, buy a cable detector. This will allow you to locate electric cables and copper pipework. We’ve even fitted metal tape behind any plastic pipework, so you’ll be able to find and avoid it with confidence.

Always maintain your tools and make sure you’re using the right one for the job.

Use any necessary safety equipment like dust masks or goggles.

Check you’re using the correct fixing when hanging heavier items.

Planning alterations?

• If you want to make any structural changes to your bunnyhome, speak to a professional first.

• Check if you need planning approval from your local authority and also let us know too, as depending on your plans, you might also need our approval.

• You’ll also need to give your contractor a copy of the Health & Safety File for your home – just ask us for a copy (we have everything on file as part of the Consumer Code for Housebuilders).

Other things to bear in mind

Store garden tools in a locked shed or garage. Keep ladders locked away.

As you move into your new home, bear in mind that we may still be building nearby. And while we promise that we will do our best to keep disruption to a minimum, some noise and dust is inevitable. Your safety is really important to us, so please make a note of the advice below and, if you have any queries, speak to the site manager.

On-site safety tips

Keep an eye out for signs that affect the traffic moving around the development

Supervise children and pets closely and keep them away from any construction areas

Watch out for construction traffic and never assume the driver has seen you before you attempt to cross in front of them

Read all the safety signs and follow the advice given

Be aware, when walking in areas of development, that pavement surfaces may be unfinished and uneven.

All electrical work in your home must be carried out by a registered installer, and the local council needs to approve any alterations you’ve made.

Electrical safety tips

Don’t overload power sockets. Make sure plugs are properly earthed and have the correct fuse.

Don’t over stretch cables, regularly check them for damage and replace when necessary.

Don’t cover transformers for downlighters as these can get very hot.

Always use a plug-in Residual Current Device (RCD) when using power tools. This will prevent shocks and accidents.

fire safety

For your peace of mind, your home is fitted with one or more interconnected smoke detectors with a battery backup in case of a power cut. If a fire starts, the most important thing to do is get everyone out. Close doors and windows if possible to contain the fire and call the fire brigade as soon as you can safely do so.

Fire safety tips

Regularly test all detectors in your home. Put out candles and cigarettes properly. Don’t overload electrical sockets.

Make sure door and window keys are easy to access.

Plan two emergency escape routes so you and your family can get to safety.

If you’re off on holiday, or away for a period of time, we’ve got some top tips to make sure everything will still be just the way you like it when you get home:

Turn off the water at the main stopcock.

Turn off your hot water.

Turn your heating down to a low temperature in the colder months to prevent burst pipes.

Unplug all electrical items.

Lock all windows.

Set automatic timers to turn lamps on.

Ask a neighbour to keep an eye out.

Cancel regular deliveries.

Loss of utilities

Loss of water or electricity – before calling check with your neighbours, suppliers and the site office (where possible) to rule out normal causes.

Water leaks

Water leaks that cannot be contained, are causing damage or entering electrical fittings. If you are concerned about water affecting your electrics, turn the mains supply off at your consumer unit.

Heating & water systems

Failure of heating and hot water systems –before calling, please exhaust all the suggestions in your manufacturer’s handbook and the troubleshooting tips on the following pages.

Damaged walls and fences – only where there is danger to people or property. Please note storm damage is not considered an emergency.

Some troubleshooting tips for your bunnyhome’s essential services:

radiators not heating up

If you notice cold patches on your radiators or knocking noises when the heating comes on, it is likely that you have an air lock in your system. You should be able to release this air and resolve the problem relatively easily. Turn the valve in the top corner of the radiator, wait until any air flow is replaced with water and then close the valve. Make sure you protect your hands with a cloth as the water that escapes can be extremely hot.

lost my power/water supply

Often a loss of power or water is due to a local issue. Check with your neighbours and the site office (where applicable) to find out if others have the same problem. Alternatively, check with your supplier to find out if there have been any disruptions. They should be able to advise when supply is likely to resume.

heating not working

If your heating isn’t working, first check your thermostat is set to the right temperature. If it’s working OK, and you have been living in your new bunnyhome for less than 2 years, please contact us so that we can organise for a heating and plumbing engineer to investigate the fault. If it’s been more than 2 years, please contact a professional heating and plumbing engineer directly.

Do not touch the air source heat pump unit yourself – manual interference by you will invalidate the warranty. It must only be looked at by a professional with knowledge of the system.

my electricity has tripped

If your lights go out, or an electrical appliance suddenly stops, it’s likely that an MCB (or Miniature Circuit Board) has tripped on your consumer unit. This is usually caused when a lightbulb blows, or a faulty appliance causes a short circuit. Don’t be tempted to just switch the MCB back on. Instead replace the light bulb or disconnect the appliance you think might be the cause before resetting the MCB. If it trips again, unplug other items on the circuit until you find the fault.

If you can’t resolve it yourself, in your first two years you are welcome to call us, after this we ask that you speak to a qualified electrician.

Try running your hot tap for a longer period making sure the water has time to heat up.

fixtures & fittings

Any initial niggles can be sorted quickly and easily – here’s a few tips. For persistent issues contact us.

Heated towel rails are designed to heat your bathroom as well as dry towels. Sometimes if you cover the radiator in wet towels it is unable to heat the room efficiently. Try hanging some towels elsewhere to resolve the problem.

Your new home has mains-powered smoke alarms fitted, each with a back-up battery in case of power failure. If one of your alarms is beeping, it is likely that either the back-up battery is low, or there is a fault. Try to get into the habit of testing your smoke alarms each week, and make sure you change the batteries when needed. We recommend an occasional vacuum, using a long hose, to help get rid of any dust. This will help to prevent false alarms.

If you find that water is draining slowly from one of your sinks, showers or bath you may have a blockage. Try clearing this with a suction cup or plunger in the first instance. If this doesn’t work, commercial drain clearing products may help. Always make sure you wear gloves and read instructions carefully. If the problem persists, place a container under the plastic trap and carefully unscrew it. Once you’ve removed the blockage screw the trap back into place. We recommend using a plug cover to prevent hairs going down the drain, and regularly removing any hairs that get trapped in your plugholes.

faulty downlighter

This is likely to be easily resolved with a new bulb. Your downlighters have Sw GU10 LED low energy bulbs which are extremely energy efficient. Please replace like for like. Bulbs can get very hot, make sure you stay safe by allowing the old bulb to cool before removing it.

If changing the bulb doesn’t resolve the problem, there may be a fault. Your downlighter unit comes with a two-year warranty and will be replaced free of charge during this period. Contact us for information.

appliance not working

If you are having a problem with one of your appliances first check the basics: is it plugged in properly and switched on at both the socket and the appliance itself? Has the MCB tripped on the consumer unit? Has the fuse in the plug blown? (You can test this using a multi-meter or by putting the fuse into an appliance that you know is working) Consult the manual for the appliance and read through the troubleshooting section. If you can’t resolve the problem yourself contact the manufacturer directly.

extractor fan not working

If your fan is not working at all, check the isolator switch is turned on. If it keeps running after you’ve turned off the light, it is designed to do this and is completely normal. If it still hasn’t switched itself off after 15 minutes, get in touch. When we speak to you we will ask which type of fan has been installed in your home – please have this information to hand before you call.

Here’s a few tips on issues outside and in the garden.

Check that the shut-off valve back is in the on position.

If your roof was damaged as a result of a storm or other bad weather conditions contact your insurance company as soon as possible. They will be able to offer advice and guidance.

The most likely cause of an overflowing gutter is a blockage caused by leaves, moss or other debris. If you decide to remove this blockage yourself, make sure you stay safe when using a ladder.

This is nothing to worry about. A process called efflorescence causes sodium salts to escape from the bricks as they dry out – this is a natural process that will stop in time.

rainwater is pooling on my lawn

Unfortunately, construction work can affect the natural drainage of the ground. The good news is this will improve over the first 18 months. However, if you want to do something to speed up the process, plant some trees and shrubs. Growing roots will help to break up the hard ground.

weeds in driveway or patio

We do treat all paved areas before laying the final surface, however weeds will sometimes still grow. We recommend using an environmentally-friendly weed killer – don’t be tempted to dig or pull them out as this can cause damage.
