From the Executive Officer Welcome to the 25th Annual Parade of Homes presented by the Missoula Building Industry Association. We are pleased to showcase a wonderful variety of 9 homes this year with something for everyone. Three of the homes are packed with unique and creative ideas for living in a newly renovated area with a spacious feel. Visit the beautiful homes overlooking the Clark Fork in Alberton to discover maintenance-free living that incorporates both indoor and outdoor space. 2014 Tips for Judging NOTABLE KITCHEN This highlights the style and purpose of the kitchen area, evaluating how it combines materals with practical arrangements to provide an optimum in ease and function. POINTS TO PONDER Does the design of the kitchen area, in cooperation with the appliances, fixtures and use of materials, create a practical space that compliments the arrangement of the house while displaying utility? MEMORABLE DÉCOR The manner in which a home assumes character and distinction is owed in measure to the careful selection of furnishings and embellishments that compliment rather that compete with the house itself. POINTS TO PONDER Do the furnishings and decorations harmonize with the overall design of the house while creating a unique ambiance? OVERALL DESIGN In establishing a framework of living space, the design must influence and produce an environment that lends itself to comfort and space without constricting the operational aspect of the house. #1 HOME (EMILY’S HOME) This newest Edgell Home brings together the combinations of professional building and strong family ties. The primary purpose of this building process was focused on accommodating the necessities of the builder’s seven-year-old daughter, Emily, who has special needs. This home offers functional living for the versatile family. The main floor of this two-story home was constructed without steps and wider hallways were added for wheelchair accessibility. A spacious Master Suite for Emily was crafted just off the front entrance of the home and is equipped with her own playroom/therapy space, private deck, a large accessible bathroom and master closet, and additional storage for equipment that add to the overall comfort and purpose of this special addition. This Edgell Home also boasts state of the art technology in a ‘whole home’ automation system. This system was added to help facilitate their daughter’s needs in communication, video surveillance for her safety and overall security. Entering the main floor will take your breath away as natural light from the large

windows fills the room of this open concept living space. Cabinetry on either side of the TV was hand constructed using local reclaimed barn wood. The kitchen boasts a large granite island which faces the living room and offers plenty of storage and cooking space for a family to gather and entertain. inding a contractor is easy, but finding the right contractor for your project is a much different story. Between phone books, word of mouth, directories, and social media; how do you know where to start? Before you sign on the dotted line, we have a few quick tips that you will thank us for later. 1. MAKE A LIST OF THE QUALITIES YOU ARE LOOKING FOR IN YOUR BUILDER: Missoula is full of great craftsman, but can all of them communicate with you effectively? Having an in depth conversation with a few professionals is an absolute necessity. Fortunately, the Internet is full of great tools that can help you make the right decision in a small fraction of the time that it took five years ago. “Can I Remove This Wall?”

The most common question building professionals get asked, after how much is it going to cost, how long is it going to take and what color should I paint it, is--- can I take out that wall? After asking Architects, Builders, and Interior Designers, I was fascinated by their different approaches. The Architects talked about space planning, use of area, what you would gain and lose and is it a bearing wall. The Builders talked about interior structure of the wall, electrical, plumbing, chases or duct work may be running through it and is it a bearing wall. Designers had a slightly different approach, what will you see if you remove the wall? What about floor material transitions. Do colors flow from space to space and is it a bearing wall. The bearing wall question seems to be a common thread. Just what is a bearing wall and how do you tell if it is? Simply put, a bearing wall is a wall that holds the roof or upper floor up. If one was to remove it, a beam would have to be put in it’s place, engineered to hold the load. Call in the Architect. Looking at the roof line can help determine the bearing walls but working with

a professional is the safest bet. If not a bearing wall, what is it hiding? Plumbing, electrical, or duct work all could be lurking inside. It’s a good idea to check with a Builder before tearing into the wall. You may need more rerouting of systems than you budgeted for. You will also need to determine how you will want the rough opening finished, sheet rock, casing or trim or another idea your Designer may come up with. The most important question is what will it look like when it’s done? Your Designer can help you visualize the end result and make sure you will achieve the desired results such as open concept, better sight lines and more usable space. Also he or she can make sure the design and colors from the two separate spaces work as one. Opening up your living space is a great way to maximize your home’s potential. #5 HOME (THE CONTEMPORARY CRAFTSMAN) The vision for the Contemporary Craftsman came from the owners’ desire to transform a dated residence into a comfortable family home with timeless, classic style and a welcoming feel. Together with the homeowners, NC Design Studio and Bateman Building Company took on the work of developing such a house from a starting point and lot location that presented some specific challenges. The existing 1940s era house, with its somewhat awkward second storey addition, and various structural problems, was deconstructed almost entirely, and the materials salvaged for use elsewhere. In order to achieve the square footage required for the family’s needs, the renovation needed to remain at two stories, while also being sensitive to the character of the neighborhood, and the narrow, restrictive lot at the base of a mountain. The tension between the narrow lot and its expansive view of towering Mount Jumbo made for some unique design features that truly make this house a product of its location.

While the home is quite tall, the addition of a large entry, and a porch roof set into the second storey, grounds the home and makes it appear more wide than high. This design also facilitated the vaulting of the front sunroom, and the addition of a small porch off of the master bedroom, a place for morning coffee and a view of the mountain. Large skylights in the two main bathrooms on the second level bring great light to smaller spaces, and in the case of one, a unique view of the mountain from the shower. The renovation of the existing garage to include a rooftop deck furthered the usable footage of the lot by providing an extension to the back yard and, naturally, more great views. Other features, including a timbered staircase, vertical-grain fir trim, and a large, custom-made butcher-block countertop pay respects to the craftsmanship of an earlier time. The old crumbling brick chimney presented an opportunity to showcase a bit of the home’s history. As a sort of window to a previous incarnation, two of the leaded glass window sashes from the old house were set into new colored plaster on the brick chimney, providing a view of old brick through the glass.

The Classic pays homage to the homes that have been built in Missoula for over a century. A remodel, it utilizes the original first floor and foundation built in 1907. We added a full second story, complete with four shed dormers. Real tongue and groove exposed soffits, cedar shakes on the gables and dormers, and large corbels complete the historic look outside. Inside we have maintained the historic feel by using tall colonial trim, wood floors throughout, and numerous built-ins with classic lines, but we have still been able to have some fun with modern tiles and the occasional bold splash of color. A beautiful black walnut staircase provides the final touch, creating a home that feels like it could have been built in 1907 not 2014.

#7 HOME (RENOVATION KENT AVE.) 516 W Kent was originally a four bedroom, two bathroom, single story home with a detached garage built in 1948 by the homeowner’s family. In the fall of 2013, with the collaboration of Gavin Hanks Architectures and the homeowners the decision was made to expand the home. By tying in the original detached garage to the home, Rocky Mountain Remodels was able to increase square footage and add two additional bathrooms, a master suite, two additional tiled decks, and a home office while utilizing the original footprint of the home and keeping the original oak floors on the main level. Highlights of the home are the open layout, timber-framed porches, a vaulted second story master suite, two tiled second story porches, and sliding barn style doors throughout the residence.

THE BUILDER Joe Fulford, owner of Construction Building Services (CBS) has been building in Missoula since 2006, but has been in construction for over 15 years. Even as a student at Utah State University, Joe worked his way through school as a carpenter. After college, Joe and his wife Traci moved to Missoula to be closer to family and start a business in the building industry. ESSENTIAL FALL MAINTENANCE CHECKLIST FOR YOUR HOME

W

ith fall quickly upon us, now is the time to focus on a few simple home maintenance projects to prepare for the changing weather ahead. The good news is that many of these are low- or no-cost DIY projects that can also help you save money on your energy bills. Most importantly, they help protect your home investment. Here are a few projects to check off your to-do list in the next couple of months:

Mind the Gaps Heated air can escape from gaps that develop where building materials meet. Inspect areas where building materials may have pulled apart and caulk or seal any gaps that have formed. Check places where exterior siding meets windows and doors, around roof and foundation lines, around chimneys and where pipes protrude through walls or roofs.

Insulate Escape Routes Heat rises, which means heat from your home can also escape through any vulnerable areas of the roof. The most efficient way to stop that heat loss is by installing ceiling and roof insulation with an R-value of approximately 30. The R-value refers to the ability of any material to resist the passage of heat. For example, a fiberglass bat or blanket 9 ½ to 10 inches thick has an R-value of approximately 30. You can raise that number to 38 simply by adding two or three more inches of fiberglass.

Weather Strip Your Windows Ensure that storm windows and doors are effectively keeping warm air in and cold air out. Look for any cracks 46

around glass, sashes and window frames. Apply adhesive foam weather strips to the top and bottom window rails or nail felt weatherstripping where window sashes and frames make contact. If you live in a home built in the last 15 years or so, you likely have double or triple-paned windows and low-emissivity (Low-E) glass. Both these products increase your energy efficiency and can lower your energy bills.

Give Your Gutters Some Love Gutters and downspouts are easy traps for leaves and pine needles, and squirrels often use them to store food. Be sure to clean gutters thoroughly, and pay special attention to elbows and bends in the downspouts. Keep hangers fastened securely and plug any holes and cracks. Touch up any sections showing signs of rust with rustproof paint.

Inspect Your Heating Unit Consider replacing older or inefficient heating units with a gas furnace or heat pump with a high efficiency rating. If your system already is efficient, be sure to inspect and clean it regularly. Be sure that filters are clean and that you change them monthly. A timer model thermostat can turn the heat down while you sleep or when no one is at home also can help you save money. Performing routine home maintenance is essential and well worth the time and effort to keep energy bills low, protect your investment, keep your family safe and prolong the life of your home.
