BOK 2024

Bok is a beehive of creativity and entrepreneurship. Occupying an entire city block, the 340,000 sq ft historic landmark in South Philadelphia is home to over 200 businesses, from glassblowers to a preschool, ESL classes to tattoo artists, interior designers to jewelry makers, and so much more. Nearly 700 people bring the building to life each day, working and collaborating in a dynamic ecosystem.

The rooftop bar draws over 100,000 visitors annually, while another 50,000 attend events hosted within Bok’s walls. This year, our earliest tenants celebrated nine years of growing alongside us, while new members joined the hive, adding their unique talents to the mix. We welcomed The Tailored Collective, a queer and gender-affirming bespoke tailor; Hilo Fiber Bar, a 3D textile string and sip workshop; The LAW Bridal, a wedding gown designer and atelier; YUNS Hardware, a curated hardware store of everyday tools and supplies; and a fresh class of animators, illustrators, designers, visual artists, amongst others.

Every hallway, workshop, and studio pulsed with activity this year, a testament to Bok’s spirit of innovation, collaboration, and creativity—an ever-growing hive of possibility.

Our work on Bok is never done, and we’re proud of the projects tackled and milestones reached this year.

1

New Trees

Some of you may recall that last year’s Yearbo[o]k was dedicated to our “giving tree” on Bok’s stoop, which we said goodbye to along with the tree in our beloved dog park. After much research and consultation, we were excited to have two new trees planted! These trees not only bring some natural beauty to our street scape but also symbolize growth and renewal for the building. As they mature, the new greenery will provide much-needed shade, improve air quality, and create a more vibrant, welcoming atmosphere for everyone who visits.

Fully Leased (again!)

While we see a lot of moves within and into the building every year, some larger vacancies were filled in 2024 with our new largest-scale tenant, Philly InMovement. This is a testament to the incredible community Bok attracts and fosters. This year, we also hit a new milestone with a record-breaking 578 leasing inquiries—the highest number to date. We’re so grateful for the continued interest and support from our community inside the walls of Bok and beyond and can’t wait to see all the amazing work our community members continue to create and share.

Governor Shapiro Visit

On May 22, 2024, on the second day of the Great American Getaway RV tour, Pennsylvania Governor Shapiro and Lieutenant Governor Davis made seven stops across Philadelphia to promote small businesses, highlight key historic landmarks that tell the story of our shared history, and launch a series of events leading up to the nation’s 250th anniversary in 2026. One of those seven stops was Bok, where they, along with the Visit Philly team, toured several small businesses, including Remark Glass, Firth & Wilson Transport Cycles, and Greenly Plant Company.

Congress for the New Urbanism Conference SCOUT

In May 2024, founder and managing partner of Scout, Lindsey Scannapieco presented a session on adaptive reuse at the Congress for the New Urbanism’s 32nd national convening in Cincinnati, OH. CNU’s flagship annual event gathers policymakers, planners, urban designers, developers, and advocates to debate and discuss trends and challenges related to building places people love. Using Bok as a case study, Lindsey’s session “Old School, New Ideas” delved into the impact of a nationwide school closure crisis, the challenges of adaptive reuse of a school building, and the value of incremental, community-centered development, offering a framework and model to apply in other cities.

In 2024, Bok continued to see consistent growth within our tenant community. Tenants expanded into larger spaces, consistently filled our event spaces, and built on our local community tenfold. Tenants like Ars Nova Workshop, Cambodian American Girls Empowering, Echo Metals, Gnome Architects, Laos in the House, Philly InMovement, The Tiny Jeweler, and Weaver House, among others, grew their spatial footprint within the building. We supported these many expansions through a “relocation tetris” as needed by our tenants and their growing needs.

Collaboration is key to Bok, and our community members are always finding ways to work together. Teamwork makes the dream work!

ALL CAPS STUDIO + Room Shop

All Caps Studio collaborated with a number of amazing businesses this yearincluding our own. All Caps teamed up with another Bok creator, small batch accessories designer Room Shop, to create a series of whimsical bags and charms. All Caps also developed a series of Bok merch for our team, including water bottles and silkscreen printed totes inspired by Bok’s past and future.

2 StreetsDept + Art Outside

Bok tenant Conrad Benner (aka StreetsDept) co-released the second season of Art Outside, a podcast from WHYY that dives deep into the diverse and dynamic artworks adorning our streets, explores the state of Philadelphia’s creative landscape and ponders our collective future. This season featured Bok tenant Nicole Nikolich, also known as Lace in the Moon, a Philadelphiabased installation artist specializing in intricate crochet creations.

Rider x Romolini collab

Ceramics artist Lauren Rider and tattoo artist Chris Romolini of Forever Valentine Tattoos collaborated on a “modern take on an ancient art” by combining tattoo illustration with functional ceramics. The ceramics were hand painted and expertly gilded with gold and glaze, and the pieces were exhibited at a “SURFACE + FORM” art exhibit at Bok in May of 2024. The pieces were sold to community members both in person and via online sales, and allowed the ceramics and tattoo artist communities to meet and mingle.

Our building community continues to be one of our greatest strengths, inspiring us more each year. Here are some standout moments from 2024:

1 Garces Foundation

In 2024, Garces Foundation saw significant growth, with enrollment up 30% from the previous year. Nearly half of the students reported pay raises thanks to their improved English skills, highlighting the program’s real impact. The foundation’s dental clinic also made a difference, treating over 800 patients. By addressing both education and healthcare, Garces Foundation continues to drive meaningful change in the communities it serves.

2 Mural Arts x Streets Dept x East Gym

In February, the East Gym played host to a contribution for the 2024 PHS Flower Show. The project titled Remember to Water was a stunning mural created by Mural Arts and curated by Bok tenant Conrad Benner. It featured the work of three talented local artists—Tai Corriente, Melissa Rothman, and Natalie Flor Negron— showcasing their creativity and connection to the community.

SEAMAAC

For the 2024 holiday season, SEAMAAC proudly distributed over 800 toys to children in the community, marking a significant milestone in their efforts to support local families. This was the largest toy collection to date, and Bok was a close partner in collecting and publicizing these efforts. The event brought joy to hundreds of children in our neighborhood and continued to foster a sense of community and care as we worked alongside our longterm community partner.

Bok Events

Bok Events donated space rentals for over 300 community events this year, drawing in over 20,000 guests and donating and discounting over $200,000 in space donations to support local causes. Key partners included Southwark School, Puentes de Salud, El Comité, and SEAMAAC. With notable events like “Southwark Got Talent” and a Día de Muertos sugar skull workshop, Bok Events continues to play a central role in fostering community engagement.

We host events, big and small, nearly every day across our venue spaces. From our flagship internal events like Open Studios, B[L]OK Party, and Alumni Day to rentals that bring together communities from near and far—whether across the street or across the globe—we’re proud to be a gathering place for all kinds of people and occasions. In 2024 we hosted 338 community events and 56 events with external partners.

Open Studios grows with us each year as we welcome more members into our building community. This has expanded our fan base, with visitors eager to climb all nine floors to meet the artists, makers, and small business owners who call us their work home. New this year, we added an extra hour, opening at 5:00pm to encourage attendance for all ages at our favorite building-wide celebration.

B[L]OK party

“Hot town, summer in the city…” Our annual B[L]OK Party marks the start of summer, taking place shortly after the school year ends. It’s our chance to invite friends, families, and neighbors—both from inside and outside the building—to join in on this South Philly-inspired celebration. We ate, danced, sipped, and shopped alongside neighbors and pals, right on the 800 block of Mifflin.

The Wildcats of Bok Tech HS came back in style for this year’s Alumni Day! Though rain moved us off the roof, we kept the energy high in the Boys Gym with a former classmate DJing and an official Bok Tech roll call, welcoming alumni from the 1980s to 2013!

Each year, Bok renews its commitment to serving the community by offering discounted and donated event space, as well as collaborating on events that align with our mission and values. Through our event rentals, we engage with a diverse range of clients who choose our spaces as the backdrop for everything from fundraisers and panels to photo shoots, proposals, athletic events, and craft markets. More than just a venue, they also connect with the Bok community that shares the space. From soirées to sardines, Irwin’s had an eventful year in 2024. Highlights included hosting incredible events such as the NYE Bash, the Irwin’s x Bar Brutal (Transaldente) collaboration at Fort Mifflin for Making Time, and Mr. Budd’s Cookout—a fundraiser for the Diabetes Association of America in honor of Executive Chef Michael Ferreri’s late uncle, Wayne. In addition to these memorable occasions, Irwin’s celebrated its busiest summer season to date and broke its reservation record. As part of the Bok community, the team cherishes seeing so many guests at their events or joining them for dinner. They look forward to another year of slinging champagne and doling out caviar!

This year up on the roof was the biggest and boldest to date. Season 9 featured the longest run yet, stretching a full 30 weeks from April to the early days of November. It was jam packed with happenings, performances, and countless reasons to spend time together. While there were many new faces, much of our beloved Bok Bar staff returned for another great season of gathering, celebrating, and sharing moments together in front of the city’s most beautiful views.
