The "Builder's Guide to the Second Home Market," published by APA in conjunction with the National Association of Home I3uilders, effectively slices arvay thick slabs of conjecture surrounding the phenomenon of the leisure home market to expose a factual image of both the potential and the problems of an emerging market,
The Builder's Guide is another in a APA series which includes a Retirement Housing Guide. The DFPA Second Guide points to a big and growing market, adding that intelligent exploitation is required if the full potential o{ the market is to be realized.
However, the Guide cautions that it is a complicated market and dispels the ideas that there is easy profit in it. The book attempts to strike a careful balance, and from the first paragraph there is a tone o{ both promise and caution. The keynote is struck in the opening page: "A growing population, with more income and more leisure time than ever before, has created a market for second homes that may be as high as 75,000 a year from now, could double in a decade. However, this market requires a highly specialized sales approach, and a lot of money has been lost, as well as made, in it."
The book is based both on original research by the plywood association and on interviews with dozens of second home builders, land developers, bankers and pre{abricators across the country.
When drawing on its own research, the plywood association speaks with considerable authority: DFPA pioneered the second home market, beginning its investigative work in 1955. Since then the association has done extensive workwith builders, dealers and land developers.
The final chapter is a bibliography which provides sources for additional information, including both market information sources and sources for merchandising and design.
The book is available for 50 cents from the American Plywood Association, 1t19 A Street, Tacoma, Washington 98401.
