ORGANIC MODERN REMODEL Nature-Inspired Indoor Outdoor Living


PROJECT HIGHLIGHTS 1,735 SF MAIN HOME 1,492 SF PRIMARY SUITE + GARAGE With nods to mid-century modern aesthetic, this home featured a great open floor plan, but lacked the functionality and warmth that the new homeowners desired. The home was completely upgraded with a neutral color palette and natural materials showcasing the views, landscaping, and indoor/outdoor floor plan enhanced with floor-toceiling windows that fully open to the outside.

The detached primary bedroom and bathroom, a main focal point of the project, are above the garage and sit 20 feet from the main house. The zen-like primary bedroom features white oak flooring and accent wall. The primary bath is separated by pocket doors and features white oak mill work with details inspired by the homeowners’ experiences in Japan. The private suite also includes a sitting area and an expansive ocean view roof deck that was designed and built during production by the Allen team.

The great room, dining room, and kitchen create a free-flowing space and feature white oak ceilings, two-toned walnut cabinetry, and honed stone island and countertops. A focal point is the fireplace that was constructed using natural plaster with a chunky stone hearth that was chiseled from an 800-pound block of Indian Buff limestone.

PROJECT HIGHLIGHTS 7,500 SF BEACHFRONT ESTATE

This new glass and steel beachfront estate features classic contemporary lines softened by natural wood and stone finish materials. The entire first floor and podium deck “floats” on pillars eight feet above grade. Steel moment frames support large window and door systems, which maximize the surrounding views. Stone floor tiles in the interior flow through large sliding glass doors out to exterior patios, creating strong connections between the indoor and outdoor environment. Great attention has been given to the building corners and window and door corners where wood joints and mitered corners need to be achieved and, overtime, maintain their desired look.

PROJECT HIGHLIGHTS 3,600 SF CONTEMPORARY HOME This 3,600 square foot, two-level, contemporary residence sits on the cliffside and takes full advantage of the views. The ground floor consists of an expansive living space anchored by a stunning fireplace that is wrapped in marble on all four sides and is flanked by decorative custom iron balusters. The sweeping views are showcased through large windows and La Cantina four-panel doors that open to the exterior deck. A primary suite on this level boasts similar stunning views. A beautiful stairwell with an oversized window on the landing leads to the lower level that features a gym with sauna, a two-person office space, a media and entertainment room, and two guest rooms. The back of the home was designed for entertaining with over 1,200 square feet of outdoor living space including two decks that run the entire length of the home on each level. A patio with abundant lounge seating, a fire pit, and outdoor kitchen sits adjacent to the uniquely designed two-sided Infinity pool. All the outdoor living spaces have spectacular views of Santa Barbara, the harbor, and the ocean beyond.

PROJECT HIGHLIGHTS 3,ooo SF FAMILY HOME This hillside house sits below Raphael Soriano’s 1,500sf Lipetz House (1936) which was purchased at the same time as the lot for this home. The home is shaped to dip below the view horizon of the original house, and also to mirror the shape of the hillside stepping down. Three primary materials were used in the construction of the home: board formed concrete, prefabricated trusses, and white PVC industrial roofing forming a “cool roof” that reflects light and is a low-cost protective solution in a high fire zone. The material, as well as the construction techniques, are industrial and minimal in nature.

The interior of the home was designed to accommodate the family and features fun and whimsical elements such as pink kitchen cabinets, pink chip terrazzo countertops, a loft space for the kids overlooking the kitchen, a porthole in the bathroom, fun lighting, and bright pops of color.

Two large trusses form the living room pavilion, which is flanked by two private zones, and features continuous windows offering expansive views towards the ocean as well as the reservoir below and the mountains. The ground floor spaces of a carport, pool, and indoor/outdoor living are connected to the Lipetz House through a continuous landscape, creating a larger space for entertaining.

PROJECT HIGHLIGHTS 3,500 SF NEW HOME

This Contemporary Mediterranean new build features three bedrooms and three and a half baths on three floors with gorgeous ocean views from every level. The main floor features an open living area with four-inch wood nickel grooved ceilings and two 16foot floor-to-ceiling glass stacking doors that vanish into the wall when opened. This floor also includes a fabulous kitchen with Porcelanosa countertops, a large home office, guest bedroom with bathroom, as well as a powder and laundry room. The front entry deck has a custom iron gate, retractable awning shades, a gas firepit, and glass railings to enjoy the ocean views.

PROJECT HIGHLIGHTS 2,997 SF CONTEMPORARY HOME 499 SF GUEST HOUSE After successful careers in the Bay Area, these former UCSB graduates found a small house on a lot with a view of the Pacific Ocean in Santa Barbara’s now-hip Mesa neighborhood. The original house was demolished to make way for a two-story house on the sloping lot, with an accessory dwelling unit below. The upper level of the house, at street level, has three bedrooms, a kitchen and living room. The “great room” opens onto an ocean-view deck through two large pocket doors. The master bedroom can look through the living room to the same view. The owners, acting as their own interior designers, incorporated lots of color with wallpaper accent walls in each bedroom, and brilliant tiles in the bathrooms, kitchen, and at the fireplace. The large built-in dining table in the kitchen provides a great gathering place for family and guests. Unique design features of the home include largeformat concrete tile floors and a beautiful natural cedar ceiling.

PROJECT HIGHLIGHTS 3,703 SF BEACH HOUSE WALL-TO-WALL FLEETWOOD WINDOWS

This home is beautifully appointed with custom white oak cabinets, a beautiful blend of soapstone and carrera marble counter-tops in the kitchen, exposed concrete floors downstairs, and French white oak floors. Fleetwood multi-slide doors and sliders give this home an unbeatable indoor-outdoor feel. Low maintenance Rysista decking and siding were used on the decks and balconies. Copper gutters and downspouts accent the exteriors. As with every beach front house we build, we also provided the owners with a suggested maintenance schedule to help ensure that they keep the unforgiving sun and salt air found by the beach at bay.
