Swinerton approached WRNS to build a new 6,000 square foot office TI in an existing pre-engineered metal warehouse in Wailuku. Since Swinerton was self performing for glu-laminated timber, we designed a new wood structure to house a conference room, a new kitchen, restrooms, and private offices below.

WRNS was hired to renovate this 1980s precast concrete office building to make ready for spec biotech tenants. It is located in the heart of Mission Bay, next to the Chase Center. The project includes a 13,000 sq ft lobby, fitness center, and management offices. The main entries will be refreshed with new double height curtainwall and an entry canopy.
At Pantheon AI we tested our beta software on test fits for various office and biotech clients. We developed a program with the client then ran the software to see how much the software could work on its own. We tested for code compliance and design execution in 3d, then output a series of detailed revit models for each scheme.

This 50,000 square foot $20M renovation of the original Apple headquarters includes the gut renovation of two lobbies, a new exterior plaza with tension cable "vine columns", new storefront and nana wall enclosures, canopies and a large outdoor trellis, and a complete ground floor reskin.
Shattuck Terrace Green WRNS

This 274 unit apartment high rise is carefully designed to complement the urban context of downtown Berkeley. Its three volumes are set back and clad to complement adjacent building heights and to diminish eye level views of its uppermost floors. It includes 10,000 square feet of ground floor retail and 103 stalls of underground parking.

This seven story apartment building maxes out its zoning envelope with 62 units on this tight 0.35 acre site. The sloping site presented a challenge to provide sufficient parking, as such the building is intended to cater to a younger crowd with mostly junior one bedroom units.

2023
This 1,000 unit residential complex is located on Stevens Creek Boulevard outside downtown San Jose and includes 30,000 square feet of retail and ground floor amenities. It is designed in accordance with San Jose’s Urban Village regulations which includes the requirement for 2 acres of open space which matches the size and proportions of South Park in San Francisco. The podium includes a double height retail space and a single loaded liner of one bedroom apartments arranged along a mews.
