






The News & Views is a free Brookridge Community monthly publication for our residents, to help keep you advised of events and happenings in our community. The guidelines for publication of articles are as follows:
1. The Editor reserves the right to select articles and/or letters for publication and to edit for grammar, style, length and content, while making efforts to preserve the core of the article/letter
2. All articles/letters must be 200 words or less, typed upper and lower case, dated and signed by the writer, with their telephone number. Short personal notices of Thanks, Condolences, etc… will be accepted if they are printed legibly, easily readable and signed.
3. All articles/letters MUST be submitted each month for the following month. No articles will automatically by re-run.

Speeding is a major issue here in BROOKRIDGE!!!
The Board of Directors has instructed Code Enforcement to enforce the speed limits throughout the community. Brookridge Blvd. speed limit is 30 mph.
All other roads unless otherwise posted are 25 mph. These speed limits are strictly enforced for the safety and well-being of our residents and their guests.
Brookridge residents who are leaving for several months may have copies of the “News & Views” mailed to them.

Approval of Minutes: Board of Directors Workshop of December 6, 2022– minutes were corrected, Secretary Metcalf asked in the motion for the property management company, that the motion was to discuss hiring of the management company. Motion by Duncan, seconded by Metcalf to approve with corrections. All in favor (5-0). Board of Directors Workshop of January 4, 2023, motion by Duncan, seconded by Benoit to approve minutes as written. All in favor. (5-0).
Correspondence: Letter from Joseph Swartz, motion by Metcalf, seconded by Duncan to approve a Bible discussion group on Thursday evenings from 6:30 to 8:30 pm at the clubhouse for Brookridge residents, their household members, and possible outside guests. Brief discussion followed. Vote taken. All in favor (5-0).
President's Report: A. Webster – Greg Schubert resigned, and John Lukeivic has retired. The first set of ballots were incorrect, the second set of ballots are being sent shortly. The 2022 audit is in.

New Business: Motion by A. Webster, seconded by Metcalf to establish a Traffic Safety Committee. Discussions followed. Vote taken, all in favor (5-0). Motion by A. Webster, seconded by Duncan to appoint Paul Campbell, Thomas Freyman, Terry Johnson, and Robert O'Brien to the AVRC. Vote taken, (4-1 Metcalf). Motion carried. Motion by Duncan, seconded by Basteri to appoint Ken Walls to the ACC. Vote taken (5-0). The new appointees were sworn in by 1st Vice President Duncan. Motion by Duncan, seconded by Basteri to permanently include the ACC application and ACC revisions sheets to be permanently attached to the ACC guidelines so everyone can see the revisions. Discussion followed. Vote taken, all in favor (5-0).

Report of Directors: Basteri – Benoit - Asked when will the entry way to the Clubhouse be fixed? Mike Green said he is working on it. Mr. Benoit also recommended that if residents have questions, they write them down. This way the same topic is not discussed over and over. Metcalf – Beautification is evaluating all of the plants, some of which died during the hard freeze. There is a fundraiser for Beautification in March. There are two-unit rep openings, if you are interested, the applications are at the Administration office. The Administration office is down one person, a part time employee should be hired. Ms. Metcalf would like to see an update from the Advisory committee regarding the construction outside of the community. Ms. Metcalf also asked for the names of the members of the Advisory committee but was told that info is private. President Webster advised that General Manager Webster is working on getting a part time employee. Basteri – Saturday, February 11 is a tea sponsored by Ladies of Brookridge. The time is 2:30 to 4:30. There will be an entertainer, ROTC and K9 partners for Veterans. The guest speaker has flown on the Honor Flight. Sunday, February 12 is the Helping Hands Pancake Breakfast.
Member Comments: Mary Astore – Unit 6 – residents should be considered to fill the part time employee position. She also asked if the audit is available, can she get a copy. Ms. Astore also had questions and concerns on the length of terms for the Board of Directors and wants to know why she cannot see the attorney communication. Bob O'Brien – Unit 1 – concerns that originally there were 4 applications and 3 positions. There should have been another call for candidates now that a fourth position is open. Or the board could appoint a fourth person. Mary Astore – Unit 6 – concerns and questions about the May and December 2022 Profit and Loss reports.

Also, Sunday, January 21, North, Middle and South halls from 10:30 am to 12 noon to take down decorations and adjust monitors schedule so no overtime is accrued. Vote taken (4-0) – All in favor.
Request from Sandy Lewis – Water Aerobics Class – Motion by Metcalf, seconded by Duncan to change the start time for Water Aerobics Class from 8:15 am to 9:00 am. Discussions followed and it was determined that more information is needed. 1st Vice President Duncan then rescinded his motion. Vote taken (4-0) – All in favor of rescinding. Mike Green – Facilities Manager will look into this further.
President's Report: A. Webster – thank you all for coming to the meeting. In reference to the questions asked by Mary Astore regarding the May 2022 Profit and Loss reports. More research is needed. Anna had requested Quick Books on her computer and was told in February it can be done. Unfortunately, that is too late. There are new signs being put up on Brookridge Blvd. Residents should slow down. Please adhere to the road signs. The Traffic Safety Committee will begin meeting soon, they will be doing research and at no cost to Brookridge.
Treasurers Report: December 2022 – Treasurer Basteri. Robin Napier – Unit 3 – question about the amount paid to Landmark Pools.
General Managers Report: C. Webster – Greg Wagner has been promoted to Code Enforcement Lieutenant. Lee Katz has accepted the position for Code Enforcement Officer. Carol and Patrona are working on the volunteer breakfast. Please set up your account with Gate Sentry, it will save time at the gate. Guards are not Law Enforcement Officers. The Guards are fully trained on Gate Sentry.
Unfinished Business: 1st Vice President Ken Duncan rescinded motion from February 7, 2023, regarding ACC application and revision sheet. Seconded by Metcalf to rescind previous motion. Vote taken all in favor (4-0) Motion by Duncan, seconded by Metcalf to permanently included the ACC application and revisions in the ACC book that is given to the committee members. Vote taken all in favor (4-0).

Brookridge 50th birthday/anniversary – Motion by Metcalf, seconded by Basteri to form a committee to plan Brookridge' s 50th Birthday Celebration. Discussion followed. 1st VP Duncan feels that the new board of directors should establish the committee, this motion should be tabled until the next board seats. Thomas Freyman – Unit 2 – asked how would this be financed? Secretary Metcalf said through unallocated funds and donations. Vote taken 1 for, 3 against (Duncan, Webster, Basteri) motion failed.
Rules and Regulations: Motion by Metcalf, seconded by Duncan, to accept Rules & Regulations Ad HOC Committee's recommendation on Rules & Regulations Article I, Section 2. Vote taken all in favor (4-0). Motion by Metcalf, seconded by Duncan to accept Rules & Regulations Ad HOC Committee's recommendation to delete Rules & Regulations Article I, Section 6, Open House – Sales and/or model display. Discussion followed. Vote taken all in favor (4-0). Motion by Metcalf, seconded by Basteri to accept Rules & Regulations Ad Hoc Committee's recommendation to delete Rules & Regulations Article I, Section 8, Commercial Vehicle Sign and Parking Rule. Vote taken all in favor (4-0).
Report of Directors: Duncan – it has been a pleasure working with the Architectural Control Committee. Thank you to the committee, they all work hard. Basteri – Thank to all who came to the Ladies Tea. March 20th, the Veterans Committee is sponsoring a seminar. All are welcome. Metcalf – Unit Reps – there will be a new member soon. Beautification committee – plants are looking better. Rules and Regulations Committee are working very hard. The committee meets every Monday from 1:30 pm – 3:30 pm. The Beautification Committee is having a fundraiser on March 19 from 11 am to 4 pm.
Member Comments: Loren Williams – Unit 6 – Mens Club fundraiser was successful. They had to turn people away from the breakfast. He apologized for the misunderstanding. There will be another breakfast on March 18, they are selling tickets for this breakfast Tuesdays and Thursdays at the Clubhouse from 9-11 am. Cut off for ticket sales is March 10. Anna Webster – Unit 3 – she cares about this development and would never do anything to hurt it. If people feel they can do better, they should run for the board of directors. Donna Smetko – Unit 2 –she applauds the Rules & Regulations Committee. She also feels that golf carts should be restricted on the flags they can put on, she was walking and got hit by a flag as the golf cart went by. Linda Walls – Unit 4 – the audit is incorrect. The numbers from 2020 & 2021 are the same on some of the departments. A new CPA is needed for Brookridge. Anna Webster – Unit 3 – when people submit questions, we can put them under unfinished business. Beverly Epstein – Unit 6 – thank you to the Board. She also had questions regarding home health aides and Gate Sentry. Gil Lanctot – Unit 4 – the Veterans Committee event on March 20 is for all residents and their families. The screening along the fence at the RV compound is being installed. Thomas Freyman – Unit 2 – Tracay McUmber and the Traffic Safety Committee are ready to take action. He has been having problems with Gate Sentry. He put in a complaint on February 17 and will resubmit it. The governing documents including the code of conduct need to be followed. Violations against these should be written. Mary Astore – Unit 6 - questions regarding cost of Gate Sentry, Accurate Electronics. Also, Sam's Club and Sunoco bills – the amount spent for gas doesn't add up. Mary also inquired why a former employee's name is still on the Sam's Club card. Paul Harrison – Unit 4 – the Treasurer's report doesn't match from month to month. He also asked the cost of the CPA monthly and the cost of printing the ballots. Thomas Freyman – Unit 2 – the board are not computers, if you have a question, it should be in writing. Regarding hiring of a part time person, the Unit Reps can help. Linda Walls – Unit 4 – Since the audit is incorrect, are we going to ask for a refund? Vince Pizzo – Unit 3 - he means no disrespect to any one but this is a business meeting. If there is chaos, the board gets defensive. Keep in mind the board are volunteers.

Letter from Dick Theriault – Motion by Metcalf, seconded by Benoit to allow Big Brothers Big Sisters of Hernando County to do a presentation for Brookridge Residents at the clubhouse on May 2, 2023 at 6 pm. Discussion followed – Dick Theriault – Unit 3 – 60 seniors are needed to be mentors. It would only be 8 hours a month. Men and women are needed to volunteer. Discussion followed. Treasurer Basteri had concerns about the resume submitted by Lucille Deguire. Tracay McUmber then stated that Lucille had decided not to be on the committee. Vote taken, all in favor (5-0). 1st Vice President swore in most of the new appointees.
Report of Directors: Basteri – Musicaires will be holding their spring concert on Sunday, March 19 from 3-5 pm. Monday, March 20, the Veterans Committee will be holding a Guardian Program Seminar. 2 members of Marine Corps 708 will be there. There are flyers in the clubhouse and the Administration office, the event begins at 10 am. Metcalf – thank you to the Unit Reps and the Beautification committee, they all work hard. The Rules and Regulations committee is also continuing to work diligently. Metcalf – things are not good in Brookridge, Carol Webster has not been allowed to do her job. At this point the meeting diverged from Board Business and was closed.

From all of us on the Beautification Committee, “Thank you to everyone who came out to support us at our March Fundraiser Luncheon/Card Party.” We would like to thank all of the local businesses for their generosity in donating gift certificates, etc., for the silent auction. We would also like to thank Carole Tobey for her hard work in planning the event and collecting so many donations. This annual fundraiser is our largest source of funding that enables us to continue our beautification efforts on Brookridge Central and Brookridge Boulevard.
Hopefully you have noticed the new cactuses at the intersection of Brookridge Central and the Boulevard, the lantana around the fountain, the pansies at the clubhouse, and new flowers on the Boulevard. We hope to get the fountain in front of the guard shack painted and running again soon. And, of course, lots of mulching going on.
As always, please watch out for us when you see us working in the medians. Slow down, and move over when possible.
We always welcome new volunteers, especially those who have a love for gardening, knowledge of Florida plants and landscaping, or those who would just like something more to do. If you have any questions or suggestions, please call Jim Snyder, Chairman, at 352-596-1804. Monthly meetings are the 2nd Thursday of each month at 10:00 a.m., at the Clubhouse.
Monetary Donations can be made by check payable to BCPO with “Beautification Committee” noted in the memo section of the check and deliver it to the Administration Office, or give it to any of the members of the committee.
The term Florida friendly refers to landscapes that conserve water, protect the environment, are adaptable to local conditions and are drought tolerant. Many Brookridge property owners have opted to replace grass with stone or shells. Replacing sod with either of those materials requires approval from the ACC. Any color stone larger than 3/4” “is acceptable”.
Street curbing is required to prevent stone or shells from washing into the roadway and must meet the criteria of ACC Guidelines, Section 3.12.
Property lines bordering must be of a non-flexible material and lots which have a sod buffer zone between the roadway and the xeriscape material. Mulch may be used as a landscape accent but may not be used as a replacement for sod or grass.

Florida Division of Emergency Management (FDEM) promotes hurricane preparedness 50 days ahead of the 2023 Atlantic Hurricane Season.
Begins June 1 and runs through November 30, with the historical peak of the season beginning in September.

The new Brookridge Traffic Safety Committee is officially underway.
A special thank you to all the nine residents who have volunteered to work on this committee with me.
The goal of the committee is to make our community a safer place. Our mission is to address many issues involving our roads, signage, speed limits, road etiquette for cars, golf carts, and pedestrians.
Our scope will be broad, but we will strive to make our community safer for everyone.

Big Brothers Big Sisters of Hernando County will be looking for 60 Senior volunteers to share their "wealth" of knowledge! Spend just 8 hours a month with a Child. "Senior" mentors, just like you, and the child they are matched with, will spend about 8 hours a month out in the community doing activities they both enjoy!
Ball games, beaches, museums, golf, parks, restaurants and of course just "hanging" out. Take them golfing, to the beach, to a nature park – wow how good is that. We get out and spend some “special" time with a child that needs a "mentor" which could be YOU!!!

Brookridge CERT needs YOU! We want you to join our Brookridge CERT team of volunteers. Training, materials, and supplies are free to volunteers through the Hernando County Emergency Operations Center and FEMA. Training includes lessons in preparation, survival, and rescue techniques in crisis situations. We learn to take care of ourselves first, family next, and then our neighbours and community.

"Kings & Queens" play on Mondays at 2:00 pm, please be at the club by 1:30 pm.
Kings & Queens are a group of couples that play 9 holes of golf Monday afternoons - alternate shot format for the twosome. If you don't have a male/female partner, you may play as two ladies or two gents. If you haven't played yet, it might be a great way to meet your fellow golfers. This is a fun group. I'm sure you will enjoy it, but don't be too serious, as it is meant to be fun while enjoying our golf course. Newcomers are always welcome.
The cost to play is $1.00 per couple. All money is returned to the winners. It is not necessary to sign up any day, just come to the club ready to play golf.

We enjoyed our Farewell to Snowbirds party as we dined and played shuffleboard and corn hole at the Clubhouse on April 12th. The winter sure flew by!
As the season comes to an end, we announce a change of hours for the Tennis Club. Summer hours begin May 1st and extend until September 15th. The Tennis Club has the courts reserved on Tuesday, Thursday and Saturday from 8:00 am to 10:00 am.
On September 15th we will return to our regular “winter” hours which are Monday through Saturday 8:00 am to 10:00 am.
As always, any resident can use the courts at any other time by registering and borrowing a key from the monitors in the clubhouse.

The ceramic class in Brookridge is open to all residents and neighbors. We have men and women joining and it is a great class for beginners. The beginners are doing some great pieces. I really don't call them beginner's after they finish their first piece. Everyone enjoys what they are doing, and we all have a great time.
Classes are Fridays & Saturdays from 9:00 am – 2:00 pm you can come & go any time within those hours. There is a fee to join, but that includes all paints, brushes, glazes, sealers, coffee, water, snacks.
We now are starting to do painting that has to be fired.

We are a group of single people getting together with our single Brookridge neighbors to enjoy some fun on Sunday evenings and throughout each month.
The group has meetings on the 2nd and the 4th Sunday of each month except when our Sunday falls on a Holiday.
We do a variety of activities from themed potluck dinners to games with an occasional guest speaker thrown in to keep everything interesting. Mid-week, we have lunches and dinners. There have been trips to Sunwest beach and to the drum circle at Pine Island.
We play anything from Bowling and Bingo to Cornhole and shuffleboard and most anything else we can think up. There are ice cream socials and a pizza party.

Our annual Mother's Day dessert potluck will be on Sunday, May 14th. It's a sure bet, that's gonna be sweet!!!!

We are a non- profit sewing group supporting many local charities and our community. We happily accept fabric donations, cotton, flannel, and fleece. We also accept batting for quilts. Also accept gently used sheets and pillowcases.
Helping Hands meets every Thursday from 9-11:30 am in room D at the clubhouse. We supply everything you need to do our projects.

We’re looking for a few experienced adults who desire part-time to full-time seasonal work. We are Cat 5 Hurricane Screens, LLC. We manufacture fabric-style hurricane screens that meet and exceed Florida code.
Our goal is to build the world’s best hurricane screens here in Brooksville, Florida with your help!
Requirements for the jobs available are to be able to sew using our commercial sewing machines, read a tape measure and accurately cut fabric. We’ll train you on all the finer points of making our products.
We’re looking for adults who have work experience and want to work. We offer great pay, a flexible schedule, and an air-conditioned shop, and all the tools you’ll need for the job.

Same name but we have changed the day and time of our weekly meeting. We meet on Wednesday from 9:00 am - 2:00 pm in room D at the clubhouse. The only exception to our meetings is... the 1st Wednesday of each month when there will be no meeting.
We have had some new interests of individuals dropping by to see what we are up to. Several men and women are bringing their sewing machines to work on projects. Others are either laying out quilts for quilting or some are knitting and/or crocheting enjoying the comradery. Any craft is welcome here. We have a supply room and many individuals willing to help teach and/or help with any of your projects if you are in need.
Bring a sack lunch if you wish. We provide coffee for those who may desire refreshment.
We accept donations of any kind. Please drop off on Wednesday at our meeting time. If you would like to join our group, we would love to have u join. There is no membership fee.
