The News & Views is a free Brookridge Community monthly publication for our residents, to help keep you advised of events and happenings in our community. The guidelines for publication of articles are as follows:
1. The Editor reserves the right to select articles and/or letters for publication and to edit for grammar, style, length and content, while making efforts to preserve the core of the article/letter.
2. All articles/letters must be 200 words or less, typed upper and lower case, dated and signed by the writer, with their telephone number. Short personal notices of Thanks, Condolences, etc… will be accepted if they are printed legibly, easily readable and signed.
3. All articles/letters MUST be submitted each month for the following month. No articles will automatically by re-run.
4. All comments/questions regarding the above will be directed to the BCPO Editor at 352-596-2502 or editor@brookridge.com

Speeding is a major issue here in BROOKRIDGE!!!
The Board of Directors has instructed Code Enforcement to enforce the speed limits throughout the community. Brookridge Blvd. speed limit is 30 mph.
All other roads unless otherwise posted are 25 mph. These speed limits are strictly enforced for the safety and well-being of our residents and their guests.

Board Correspondence: Brookridge Advisory Committee – updated on proposed development outside Brookridge Front Gate. Copies are available for membership on the table at the back of the room.
President's Report: President Webster thanked everyone for all of their cards and condolences, as well as 1st Vice President Duncan for filling in for her. She also thanked everyone for all of their help with the fall festival.
General Managers Report: None
Unfinished Business: Motion by Basteri, seconded by Duncan to release the 2022 Finance Committee. Vote taken, all in favor (6-0). Clubhouse Pool – An estimate was received from Landmark Pools Inc on December 5, 2022, to replace the pump and electric work for $10,835.00. Motion by Duncan, seconded by Metcalf to approve this estimate from Landmark Pools. Discussion followed. Val Stratton – Unit 3 – the board should make a motion to bypass the 3-bid rule for estimates, since Landmark Pools Inc is the only vendor who can do this work. Duncan then amended his motion to reflect this, Metcalf amended her second of the motion. Discussion continued. Vote taken, all in favor (6-0).
New Business: Nominating Committee: Report by Peggy Christie – Chairperson. Nominating Committee met on November 22, 2022. Members present were Peggy Christie, Beverly Epstein, Lucille Deguire. Tom Woolington had to resign. Also present were General Manager Carol Webster and Thomas Freyman. Meeting began at 10:15. The committee reviewed the four resumes received for Board positions. The resumes were submitted by George Clair, Debbie Coble, Millie Bernier and Jim Westbrook. The committee determined that all four members are eligible to run for the board. There are three positions open. Meeting adjourned at 10:45. Motion by Metcalf, seconded by A. Webster to accept nominating committee report. Vote taken, all in favor (6-0). The names of candidates were then pulled one by one for placement on the ballot. The order is Miller Bernier, Jim Westbrook, Debbie Coble, George Clair.

Hiring of Property Management Company – Motion by A. Webster, seconded by Metcalf to discuss the Advisory Committee's report to hire Condominium Associates to run Brookridge. After a lengthy discussion by the board and resident comments which included the following concerns, not a lot of notice was given, there was hardly any information provided and the fact that this move could incur additional costs to residents. Vote taken 2 for (A. Webster, Duncan), 4 against (Foster, Metcalf, Basteri, Benoit). . Motion failed.
Report of Directors: Basteri – Beautification committee are continuing to do a wonderful job. Thank you to everyone that donated and distributed for the Toys for Tots program. Metcalf – Also thanked Beautification committee. Happy Holidays to all. Basteri – Musicaires is having a concert on December 18 at 3 pm. Benoit – We need to follow the laws and find a solution to our problems.
Member Comments: Sandy Hoose – Unit 3 – agrees that a Property Management company would be a good idea. The board needs to be given a chance. Vivian Blair – Unit 4 – concerns that if a vendor comes in and speeds that she will be given the ticket. Nancy Whetstone – Unit 4 – No contract was signed yet with a property management company. Mike Garritano – Unit 2 – President of All Stars Entertainment – thank you to Mike Green and his staff. Jim Westbrook – Unit 2 – questions on the Treasurer's report.
Lucille Deguire- Unit 4 – requested clarification on the Property Management Company motion and vote. Bob O'Brien – Unit 1 – the motion should have been restated before the vote. He thinks it would be a good idea for a representative from the Property Management Company to come and speak with the residents.
Motion by A. Webster, seconded by Duncan to adjourn, all in favor 6-0. Meeting adjourned at 10:53 am.

President's Report: Nice to see everyone. She was glad that there was a good turnout at the Town Hall meeting regarding the Management company. Greg Schubert is resigning; his last day is January 27th. John Lukeivic is retiring, his last day is January 30th. She hopes everyone is enjoying the pool. Please set up your account with Gate Sentry, it will make entry for visitors into the community go a lot easier. Regarding the agenda item for the tractor for Public Works, that item is being tabled until more information is received. There will be a Meet the Candidates at the conclusion of tonight's meeting.
Treasurers Report: December 2022 – Treasurer Basteri. Robin Napier – Unit 3 – question about the amount paid to Landmark Pools.

Report of Directors: Basteri – January 25 is the Expo at the Clubhouse from 10-1. There will be many vendors and clubs with information. Metcalf – Beautification Committee is hard at work. Unit Reps – there is one opening, if interested submit application at the Administration Office. Duncan – ACC is working to update the ACC application and ACC guidelines pages. There is some language that needs to be cleaned up. If you wish

to serve on ACC or AVRC, submit application at Administration Office. Benoit – He went to the fire that was on Scepter. He is concerned that there are no resources in Brookridge to help residents when this happens. Metcalf – she also went to the fire on Scepter, there were residents that helped the resident affected.
Member Comments: Mike McMahon – Unit 4 – Money from Bingo was also donated to resident affected by fire. Bill Riley – Unit 4 – Men's Club/CERT – there are resources available. Thank you to all residents that stepped up. Sue Schaeffer – Unit 3 – clean your dryer vent regularly. Sandy Komst – Unit 2/Unit Rep – said Lynne Southwick is person collecting to help resident whose home caught on fire. Thank you to Lynne and all in community. Metcalf – Rules & Regulations AD Hoc committee – have been working very hard, they have gone through the major part of the Rules and Regulations. Anna is working to get the financial issues straightened out. A CPA has been hired as well. A property management company can hire a CPA to investigate how Brookridge should run. The idea of a property management company should be presented to all residents to discuss. Residents should check with other HOAs and get their opinions about property management companies. The new board should work together. A. Webster – she forwarded financial info to a CPA to clarify the "2 sets of books". She will let people know the CPA's findings.
Mary Astore – Unit 6 – FS 720.303 – regarding receipts and expenditures. She has requested receipts on two occasions and has denied. As a resident she should be allowed access. She also has concerns about the fuel expenditure from May through October. George Clair – Unit 4 – concerns regarding the Rules and Regulations committee, where are the changes that have been made? George Clair – also feels that the gate is not working properly. Linda Walls – Unit 4 – have we received the audit? President Webster replied, yes, she received it today, by email, but there are pages missing. Paul Harrison – Unit 4 – people ask the same question over and over because they don't receive an answer. He has concerns regarding past Treasurers reports. Robin Jones – Unit 6 – she received a letter that water was being rezoned, what does that mean. No one knew an answer. Mary Astore – Unit 6 – questions and concerns about the term length for new board members. Mark Keller – Unit 4 – at previous meeting a lot of past presidents got bashed. When he was president, he did hire someone to fix Quick Books. He looked into having a forensic audit, but they are very expensive. Terry Johnson – Unit 1 – is upset that Leo Benoit is still on the board. Motion by A. Webster, seconded by Duncan to adjourn the meeting. All in favor (5-0).

President's Report: Happy New Year to everyone. Jerry Foster has resigned from the Board of Directors on December 21. President Webster asked Director Benoit to resign, however he refused to do so, it would take 51% vote by membership to remove a board member. On December 11, the Board voted to hire a CPA to look at discrepancies going back as far as 2007.
General Managers Report: The ballots for the Board of Directors election are being sent to the printer. There will be a Meet the Candidates on January 18 after the regular meeting.

New Business: Motion by A. Webster, seconded by Benoit to approve "Meet the Candidates" to be held on January 18 right after the regular meeting. Vivian Blair – Unit 4 – can questions be submitted before and during the meeting, she was told yes. Vote taken, all in favor (5-0). Duncan – both the ACC and AVRC are looking for volunteers, if you are interested, submit your application to the Administration office by Wednesday, January 18.
Report of Directors: Basteri – thank you to all attendees of the Musicaires Christmas concert. Rehearsal starts Tuesday, at 1pm for the Spring Concert. February 11 there will be the 2nd annual tea party. Tickets are $15, reservation only. All veterans are invited. Tickets are on sale Tuesdays and Thursdays at the Clubhouse from 9 am to 11 am. Metcalf – Beautification – their tree died, they need $800 to $1,000 to replace it, they are seeking donations. The Unit Reps are meeting on Tuesday, January 10. Rules and Regulations committee is about 2/3 done. Benoit – Association does its best to help all members. You cannot please everyone, the board needs help, not negative comments. Duncan – Happy New Year to everyone, he appreciates everyone's attendance at the meeting. F.I.S.H. will be closing on January 30. The demand has slowed down and unfortunately there is not enough help. A. Webster – thank you to Ken Duncan and everyone who has volunteered for F.I.S.H. Her Presidents report will also be in the News and Views.

Member Comments: Tom Woolington – Unit 1 – he has served on three Finance Committees over the years, with a lot going on. He wanted to speak to Mr. Foster and Mr. Keller, but they weren't present. There are 2 sets of books with a lot of money moved around and deficiencies in the bookkeeping. Past boards have not done a good job, Anna Webster is the only one trying to get things back on track.
Lucille Deguire – Unit 4 – members should have been in the loop before now. Val Stratton – Unit 3 – the Property Management company proposal should go on the annual agenda. Questions about the amount made at the fall festival. The Treasurers report should be accurate. Janosko (CPA) did do work for Brookridge in 2019 and 2020. Patrona Turman – Unit 3 – The annual vendor expo is January 25 from 10 am until 1 pm at the clubhouse. There are about 50 vendors and clubs signed up. The bloodmobile will also be at the clubhouse that day. The 2024 club packets are in the clubs boxes, Patrona needs them back as soon as possible. Linda Walls – Unit 4 – inquired why there was not meeting in December. She was told there was a workshop meeting that month. Inquired about the yearly audit. Ms. Walls also wanted to know why Code Enforcement no longer gave monthly reports and why weren't violations printed in the News & Views like they used to be. She would like to see these reports again. Bob O'Brien – Unit 1 – his partner is a CPA, he doesn't understand why the audit is not complete yet. He also has concerns that originally there were 3 open board positions, now there are four. He was also concerned that certain clubs had dates taken away from them. Vivian Blair – Unit 4 – is asking again about a resident only gate, it should seriously be considered. It will alleviate traffic at the main gate. Rich Stratton – Unit 3 – New Years Eve party was great. Lucille DeGuire – Unit 4 – apologized if she sounded upset, more information should be provided about a property management company. Tom Woolington – also apologized for his cursing. Bob O'Brien – Unit 1 – at the workshop meeting, the motion about the property management company should have been restated before the vote was taken. President Webster can still invite a property management company in to speak to residents. Rich Stratton – Unit 3 – the Beautification committee should do a "Wagon of Cheer" as a fundraiser. Rosemary Basteri – Unit 4 – she is concerned about safety in the clubhouse parking lot, many people ignore the "Do not enter" sign. She would appreciate more diligence by Code Enforcement. Debbie McMillian – Unit 6 – Gail Metcalf was at the last Unit rep meeting suggesting that people don't vote for Debbie Coble/Higgins. This is wrong, as a board member she should not be doing this.

Sadly, it is the time of the year that we bid a fond farewell to our snowbird friends. Please be safe, enjoy your summer and see you in the fall!

Well, I am hoping by this time we have all had a great time at the Horse Races and Community Breakfasts.
Be sure to tell your friends because we are doing them again this month. Unfortunately, we are having to raise the breakfasts cost to $8.00 due to rising food cost. I hope you will agree it is still a great price for a full meal and don't forget the fellowship with other community members.

Swimming pools require approval from the ACC prior to installation and must be contained within a screen enclosure. All pools and accessories such as decks, screen enclosures and pump equipment must meet setback requirements.
Pool owners are responsible for proper drainage, Pool water may not drain on nor damage neighboring lots.
Pools less than 150-gallon maximum capacity are exempt from setback and screening requirements, but must comply with Rules & Regulations, Article 1, Section 23.
It is strongly suggested that Owners considering adding a pool to their property speak with Code Enforcement prior to entering into an agreement with pool contractors. Code Enforcement officers are available during normal business hours and will be happy to assist you with your applications. Hurricane season is almost here. Last year we were very lucky, but we should all keep a close eye on the weather to determine if there could be a potential problem headed our way. The key to handling any storm is to be prepared in advance. The following is a partial list of tips to help you get started:
Keep a three-day supply of water on hand per person. One gallon of water per person per day (two quarts for drinking and two for food prep/sanitation).
Store at least a 3 day supply of non-perishable food. Select foods that require no refrigeration, preparation or cooking and little or no water.
Assemble a basic first aid kit for your home and one for each car.
Keep a battery-operated radio (w/extra batteries) on hand so you will be informed of updates in the event of power failure.
Have a “tool kit” for extras. i.e., manual can opener, candles, matches, duct tape etc.
Ensure that all medications needed for all household members are in ample supply.
Store important family documents (wills, passports, social security/medical cards) and cash/traveler's checks in a waterproof, portable container.
Remember that pets are a part of your family also so adjust your supplies accordingly.

"Senior" mentors, just like you, and the child they are matched with, will spend about 8 hours a month out in the community doing activities they both enjoy!
Ball games, beaches, museums, golf, parks, restaurants and of course just "hanging" out. Take them golfing, to the beach, to a nature park – wow how good is that. We get out and spend some “special" time with a child that needs a "mentor" which could be YOU!!!

Brookridge CERT needs YOU!
We want you to join our Brookridge CERT team of volunteers. Training, materials, and supplies are free to volunteers through the Hernando County Emergency Operations Center and FEMA. Training includes lessons in preparation, survival, and rescue techniques in crisis situations. We learn to take care of ourselves first, family next, and then our neighbors and community.

Kings & Queens are a group of couples that play 9 holes of golf Monday afternoons - alternate shot format for the twosome. If you don't have a male/female partner, you may play as two ladies or two gents. If you haven't played yet, it might be a great way to meet your fellow golfers. This is a fun group. I'm sure you will enjoy it, but don't be too serious, as it is meant to be fun while enjoying our golf course Newcomers are always welcome.
The cost to play is $1.00 per couple. All money is returned to the winners. It is not necessary to sign up any day, just come to the club ready to play golf.

There was a lot of green on the courts for our St Patrick's Day party! And plenty of the traditional corned beef and cabbage at The Inn on the Gulf near Hudson.
A great time was had by all. Our next celebration will be a pizza party (with everyone bringing a dish to share) at the pavilion on April 12th at 5 pm. This will be the final party of the year, saying farewell to all the snowbirds. We will play tennis before and after the meal. And maybe even try our hand at shuffleboard!
Our final meeting of the season will be on Saturday April 1st at 10 am.

Wow! Have we had a great winter shuffleboard?! Most days, we played on 5 out of our 6 courts.
We have such a great group of players. Everyone helped set up the courts and welcome new players.
With the cooler months over, it's getting too hot to play during the afternoons but don't despair! Evening shuffleboard will begin April first. We'll start @ 6:30 and play 2 games under the lights.
It's hard to believe it's almost time to say goodbye to our northern friends. We've enjoyed swapping nickels with you this season. Have a great summer and we'll see you all in the fall.

The President of our Crime Watch has had a stroke and moved to Connecticut with her daughter to continue rehab and recovery.
I am doing what I can to reconcile the paperwork necessary to continue operating. If I am successful, I would like to invite folks to volunteer for Crime Watch. We are needing a new President and Secretary.
Our membership has dwindled due to attrition, and we need to improve this situation. As members, we only require that you be aware of your surroundings and report suspicious activity. Know that we are one of the most crime free communities in the county and it would be nice for that to continue. Please consider volunteering.
Our meetings are the 1st Wednesdays of the month. in room C. at 9 am. Come out and meet our deputy James Dean.!

If you would like to help in this project, You can buy stamps or donate cash, save the stamps from mail that you receive (Just cut the stamp off the envelope), and bring them to the Clubhouse where there is a container on a cart in the South Hall.

The ceramic class in Brookridge is open to all residents and neighbors. We have men and women joining and it is a great class for beginners. The beginners are doing some great pieces. I really don't call them beginner's after they finish their first piece. Everyone enjoys what they are doing, and we all have a great time.
Classes are Fridays & Saturdays from 9:00 am – 2:00 pm you can come & go any time within those hours. There is a fee to join, but that includes all paints, brushes, glazes, sealers, coffee, water, snacks.
We now are starting to do painting that has to be fired.

The Singles will miss one of our monthly meetings in April. Our first scheduled meeting on April 9 coincides with Easter, so we will be taking that Sunday off. But we will be meeting on April 23. We will gather at the shuffleboard courts at 6 p.m. for fun and games.
Earlier in the month we will bring back a tradition from one of our earlier years, by heading into Brooksville on Wednesday, April 5, when Elvis returns to the Coney Island stage. Bring your chair and enjoy the free show from 6 to 8 pm.

Classes start with low impact aerobics followed by stretch and tone; weights; and either mats or chairs. Weights and mats are available if you don't have your own. Come have fun with us!

We all have bad day, but with the support of our fellow weight control members, it does make it easier and we DO need the support of each other.

The Aqua exercise class will begin Monday April 3 at 9 am -10 am at the pool. The outside temperature must be 65 degrees or higher.
The class meets each Monday and Thursday. This is a low impact exercise class that will tone and firm. Doctors recommend 30 minutes of exercise 5 times a week. Make this class part of your exercise routine!
Helping Hands is a sew for charity group that meets every Thursday at 9-11:30 am in room D at the clubhouse.
We are a great group and we have sewing machines for you to use and we furnish all supplies. All we need is you Hands. If you don't sew, you can tie quilts, cut out patterns, iron material, or cut out stars from torn flags.
Just to list a few of our Charities that we donate to:
Project Linus: free blankets for hospitalized children to take home.
Neonatal: preemie newborn blankets, mittens, and hats. Hospice: gowns and bibs.
Cancer Centers: hats, blanket (warmth during chemo), breast pillows, and aprons as support.
Fostering Hope Kids Closet for Foster parents needing clothing, toys, baby blankets and Christmas stockings. Nursing/Assisted Living: blankets, fidget aprons, bibs and walker totes.
The Life Center: (TLC - housing and guidance for homeless Pregnant women) – Crib sheets, buntings, sleepers, blankets.
Military: lap robes for veterans, Airman's Attic (Items for service members at MacDill), all branches of the service.
We gladly accept fabric donations in cotton and broadcloth , flannel, or fleece, Batting, and clean used sheets and pillow cases to make Hospice gowns and bibs.
We want to thank everyone who has donated to us, it is greatly appreciated.

We are looking for new quilters, sewers or crafters to join our group. Lots of tables to spread out and work on a project or even bring your sewing machine. Great if you have limited space at home. Share with like-minded friends and no dues.
PS: Bring a sack lunch to enjoy with friends.
