The News & Views is a free Brookridge Community monthly publication for our residents, to help keep you advised of events and happenings in our community. The guidelines for publication of articles are as follows:
1. The Editor reserves the right to select articles and/or letters for publication and to edit for grammar, style, length and content, while making efforts to preserve the core of the article/letter.
2. All articles/letters must be 200 words or less, typed upper and lower case, dated and signed by the writer, with their telephone number. Short personal notices of Thanks, Condolences, etc… will be accepted if they are printed legibly, easily readable and signed.
3. All articles/letters MUST be submitted each month for the following month. No articles will automatically by re-run.
4. All comments/questions regarding the above will be directed to the BCPO Editor at 352-596-2502 or editor@brookridge.com

Member Comments: Rosemary Basteri – Unit 4 – reminder about the budget vote at the clubhouse on November 15 from 8 am until 7 pm. Rich Stratton – Unit 3 – asked for clarification regarding the music during the Fall Festival, since the Men's Club already paid for entertainment. Sheila Walsh – Unit 3 – when the Unit reps visit new homeowners, a lot of times they aren't home. She suggested a group meeting for new residents, once a month or once a quarter. Gail Metcalf – suggested maybe a meeting four times a year, they will discuss it at the next Unit rep meeting. Linda Walls – Unit 4 – asked why there were no September minutes to approve, she was told they would be on the agenda for the next meeting. Mary Astore – Unit 6 – wording on the vote for the amendment is conflicting.
1st VP Duncan replied that the wording is correct. Mary Astore is also concerned about the invoices for the deputy that attends the meetings, and that the amount for miscellaneous expenses is not correct.
Patrona Turman/Activities Coordinator – Unit 3 – 2023 Club packets are ready. Also, reminder that there is a strict due date on the articles for News & Views. Fall festival is November 19. General election is November 8, voting is at the Clubhouse from 7 am to 7 pm. George Clair – Unit 4 – he heard that non-employees are using the radar gun, is this true? He was told no.

Happy New Year to all Brookridge residents! We hope you enjoyed all the Christmas decorations. If you noticed that the big Christmas tree on this side of the Guard Shack was missing, the reason is because it died. Hopefully we will be able to purchase a new one for the 2023 holiday season. Of course, that will require donations. Maybe this will be a better year for that since we are again planning our annual fundraiser.
Please mark your calendars for March 19, 2023 for the Beautification Committee's Annual Fundraiser. Due to Covid we haven't had one since 2020. For those of you who aren't aware, we have a luncheon with sub sandwiches, sides, and Strawberry Shortcake! There will be a Chinese Auction, raffles, FREE door prizes, and lots of card and game playing.

We always welcome new volunteers, especially those who have a love for gardening, knowledge of Florida plants and landscaping, or those who would just like something more to do. Report of Directors: Metcalf – there is still an opening for a Unit rep. The Unit reps welcomed 12 new visitors to Brookridge. Beautification has been working outside the gate, beautiful job. Beautification is accepting donations as well. If you write a check, note Beautification in the memo. Basteri – Thank you to all who attended Veterans Day, she appreciates everyone that supports our veterans. Toys for Tots is looking for volunteers, the warehouse where the toys are being collected is located at the Hernando County Fairgrounds is open Monday, Wednesday, and Friday from 9 am until 1 pm. Saturday, November 19 is the Fall Festival, there will a lot of raffles and vendors present. Duncan – he spoke with President Webster, she thanks everyone for their kind words and prayers, she is sorry she couldn't attend the Veteran's Day event.

Mary Astore – Unit 6 – who made the decision to close the office on Veterans Day – 1st VP Duncan told her this decision was made earlier in the year at a personnel meeting. She also asked when the books get closed, was it monthly, quarterly etc. Treasurer Basteri did not know. Mary Astore – also asked is the audit back and had questions about Captain Schubert's employment contract/agreement and the reimbursement he receives for health benefits. Mary Astore also asked regarding the Deputy who attends the meeting, who will be doing the 1099's. She was told either the bookkeeper or the accountant. Val Stratton – Unit 3 – The $108,000 shown on the Treasurers report, is that all the money in the operating accounts? The $1,200 that was taken in for the Garage Sale, where was the money deposited? She also asked about suspended accounts, it hasn't been on the agenda for a while. Lynne Southwick – Unit 4 – she is concerned that unlicensed people have been working on the pool. Licensed and certified are two different things. Florida Statutes are being ignored. She also asked since the pool has been closed have the monitors been laid off. 1st VP Duncan told her no since the employees do many other things besides the pool.
Jane Jones – Unit 6 – she has been watching meeting, there are many issues that need to be addressed. The current board can't keep blaming past boards. The current board is responsible.

Regarding: Update on the Proposed Development Outside the Brookridge Front Gate
I asked the Brookridge Advisory Committee (BAC) to represent myself by attending pertinent county meetings, meet with proposed development owner, gather relevant information, and gather / analyze options.
The Brookridge Advisory Committee provided the following update:
1.The BAC attended and provided testimony in meetings to both the Hernando County Planning & Zoning Commission and the Hernando County Board of County Commissioners, providing background on the size and scope of Brookridge. They also testified Brookridge has approximately 1,500,000 vehicles passing through our gates annually via Brookridge Central Blvd. The BAC requested our heavy vehicle use on Brookridge Central be considered when planning traffic patterns into and out of the proposed development, as well as to consider the noise and nighttime light issues for our residents along the border of the proposed development. BAC testimony requested vehicle traffic utilize access to / from the proposed development as much as possible via Cortez Blvd to reduce traffic on Brookridge Central, as well as ensure nighttime light and sound barriers along with restricted nighttime truck deliveries, garbage dumpster pick-ups, etc. to accommodate Brookridge border residences along this proposed development. The BAC testimony produced favorable results for Brookridge, as wording was inserted into the documents restricting truck deliveries, dumpster emptying, etc. to hours between 8:00 AM to 8:00 PM, along with use of nighttime lighting and noise reduction be implemented. To address BAC concerns for vehicle traffic on Brookridge Central, three (3) entrances / exits off Cortez Blvd are included in this proposed development.
2.The BAC will meet with the owner of the proposed development in late-January / early-February to identify “Border” options for the Brookridge residences whose backyards border the proposed development. The BAC will further be seeking permission from the BCPO President to meet with Brookridge residences whose backyard borders the proposed development to share the border options with these residents.
3.Since the initial proposed development included creating Brookridge resident-owned golf cart access to these businesses, the BAC will be identifying options to safely move Brookridge golf carts to and from the proposed development businesses (Note: there are currently 1,200 resident-owned golf carts in Brookridge).
The BAC will seek BCPO office leadership input on these issues and will be available to update the BCPO Board upon BCPO President request.
Once the “Border” and “Safe Golf Cart Passage” options are studied and analyzed, a BAC report and recommendations will be forwarded to the BCPO President for BCPO Board consideration and possible action.
Jerry Foster, 2nd Vice-President resigned effective December 21st. We will not be filling his seat as there is only two months left in his term. As the President of the BCPO, I would like to apologize to Captain Schubert for the lack of professionalism and confidentiality Mr. Foster showed. As a board member, revealing confidential information to other staff members or residents is strictly prohibited.
In that same vein, there were several requests for Leo's registration. I sent him a letter asking for his resignation, he refused. Our governing documents state that in order to remove a Board Member it requires 51% of the majority al all members vote for removal.
There has been a lot of concern regarding some discrepancies that appear on the Balance Sheet. Three items in question are: Social Club Accounts, Member Activities Fund Balance and Social Club funds.
I have reviewed the Audits from 2007 to date. I have found several discrepancies that were not addressed during the audit years. There isn't any documentation that I can find to verify the entries of these accounts. Therefore, I have asked the Board to approve hiring a CPA to research these items from our Balance Sheet. At a closed legal meeting on December 11, 2022, the Board voted unanimously to hire a CPA. I have a list of 4 CPA firms to contact. Retaining walls are used to support soil laterally to restrain soil on a slope between two different elevations.
ACC Guidelines require retaining walls to be constructed of brick, block masonry, cast-in place concrete or stucco with a solid cap. Hernando Building Dept. requirement may necessitate the use of other materials so a County Building Permit should always be obtained.
Walls may not extend into the street right of way and must not be more than 3 feet high unless site conditions require a higher wall and must be a minimum of 7 inches wide. Walls should be of a “good neighbor” type, finished on both sides and matching or blending with walls on adjoining lots.

Brookridge is a deed restricted community and as such we have many governing documents. One of these documents is the Architectural Control Guidelines. These Guidelines let homeowners know what can and cannot be done to the exterior of a home.
The homeowner must fill out an ACC application prior to the start of any work. The ACC applications are available at the main office Monday through Friday 8:30am till 4:00pm. The ACC Committee meets on the second and fourth Mondays of every month at 9:00am.
Many projects may also require a Hernando County Building permit. An ACC approval by Brookridge does not override the county permit, both may be required and it is the homeowner's responsibility to obtain the county permit.
Please contact Code Enforcement at 352-596-0696 prior to the start of ANY project on the exterior of the home or surrounding property.

We want you to join our Brookridge CERT team of volunteers. Training, materials, and supplies are free to volunteers. Training includes lessons in preparation, survival, and rescue techniques in crisis situations.
We learn to take care of ourselves first, family next, and then our neighbors and community
Each year we have enjoyed relatively safe weather. We need to make sure we are prepared in case of the worst.
CERT prepares us for other situations as well. Remember that disasters come from many different sources. Get prepared, join CERT now
