Welcome to Boca Raton Innovation Campus (BRiC). We are excited that you have joined the growing roster of entrepreneurs, visionaries and global enterprises who have chosen BRiC as their stomping grounds. What began as an outpost for IBM and their invention of the personal computer is now a state-of-the-art, accessible 1.7 million square foot office park that is a magnet for forward thinkers. We understand that the campus can feel overwhelming and we hope that this handbook can serve as an introduction to what BRiC can offer. Campus Hours of Operation:

All tenants must complete the tenant contact form prior to move-in found here. All Tenant move ins and outs must be coordinated with the Management Office at least two (5) business days before the proposed moving date and should include moving contractor or appropriate move-in coordinator contact information.

We recommend that all moves be undertaken during non-business hours to simplify access to the building and minimize any inconvenience to other tenants. Please request after hours access with the Tenant Services Coordinator and BRiC Security.

Security guards are not permitted to open office suites unless it is an emergency. Written approval from the tenant is required before Security escort can be provided by Security after hours for maintenance services including fire alarms, HVAC and other related services.

Access Cards

The Property Management team can provide campus and common area access cards for employees upon request. If an access card is lost a $10 fee will be accessed. Please request access cards through Angus or through the Tenant Services Coordinator.

Property Protection

The moving contractor must make every effort to thoroughly protect all campus fixtures and finishes with appropriate materials to safeguard them from damage. Campus access will be discontinued if it is observed that the moving contractor is not taking proper precautions.

Clean-Up

The moving contractor is responsible for leaving the campus and premises clean by removing all cartons and other trash generated by the move. If additional cleaning services must be procured after the move, charges will be assessed directly to the responsible Tenant.

Property Damage

Any damage on campus in result of a move including but not limited to elevator areas, doors, corridors, or grounds which the Tenant, moving company or its employees or agents cause will be the responsibility of the Tenant. The Management Office will monitor all move-in activity and accomplish any required repairs and charges will be assessed directly to the responsible Tenant.

Please contact your Tenant Services Coordinator Yaritza Luciano for all requests. Your Tenant Services Coordinator contact is able to track all requests, provide status updates, connect you with the appropriate department and answer questions. For maintenance requests please submit a work order through Angus.
If you’re planning a tenant function (e.g., party, reception, fund raiser), please notify the Tenant Services Coordinator in advance. The management office maintains certain policies and procedures that assist in coordinating the event, limit liability of the building, and provide for the safety of all visitors and guests. The management office may ask for the following: date and time of event, number of guests, presence of alcohol, parking requirements, overtime HVAC requirements, service elevator use, janitorial needs, electrical requirements (for sound equipment), security requirements, and COI. No function may be held in the common area or on the grounds without prior management approval. Please accurately list your company name, address and suite number for delivery providers. BRiC management is not responsible for lost mail, if a package is lost please connect with BRiC management for assistance. If a package is incorrectly delivered please advise management or return to sender.
In an effort to promote the well-being of employees and improve indoor air quality, this includes the use of all tobacco and smoking products, including chewing tobacco, pipes, cigars and e-cigarettes. Smoking is prohibited on the premises without exception. This policy applies to all owners, tenants, contractors, vendors, guests and service persons. Tenants are responsible for ensuring that employees and visitors comply with this rule. Tenants or visitors who violate this policy will be subject to a warning for an initial offense and a fine thereafter per offense. 1111

MAILBOXES

USPS Mailboxes are located throughout the campus. Please ask the Management Office which mailboxes are assigned to your suite.

Tenants will need to take a copy of their executed lease and a check to the United States Postal Service (USPS) located at 2800 N Military Trial, Boca Raton, FL 33431, (561) 9987781, between the hours of 10 A.M. and 4 P.M. to obtain a mailbox and the keys. The check is a deposit for the mailbox keys and the landlord suggests you call in advance to verify the required amount.

INSURANCE REQUIREMENTS I. The Service Contractor shall provide the following minimum insurance coverage: A. Commercial General Liability Combined Single Limit - $3,000,000 per occurrence and annual aggregate per location. Such insurance shall be broad form and include, but not be limited to, contractual liability, independent contractor’s liability, products and completed operations liability, and personal injury liability. A combination of primary and excess policies may be utilized. Policies shall be primary and noncontributory. B. Worker’s Compensation - Statutory Limits C. Employer’s Liability With minimum liability limits of $1,000,000 bodily injury by accident each accident, $1,000,000 bodily injury by disease policy limit; $1,000,000 bodily injury each employee. D. Commercial Automobile Liability Combined Single Limit - $1,000,000 per accident. Such insurance shall cover injury (or death) and property damage arising out of the ownership, maintenance or use of any private passenger or commercial vehicles and of any other equipment required to be licensed for road use. E. Property Insurance All-risk, replacement cost property insurance to protect against loss of owned or rented equipment and tools brought onto and/or used on any Property by the Service Contractor. II. Policies described in Sections I.A. and I.D. above shall include the following as additional insured, including their officers, directors and employees. A GL-2010 Endorsement shall be utilized for the policy(ies) described in Section I.A. above Please note that the spelling of these parties must be exactly correct, or the Contract Duties will not be allowed to commence. 1. Service Contractor shall furnish to the Owner Certificate(s) of Insurance evidencing the above coverage. Original Certificate(s) of Insurance must be provided before Service Contractor commences Contract Duties or Contract Duties will not be allowed to commence. VI. Certificate(s) of insurance relating to policies required under this Agreement shall contain the following words verbatim: “It is agreed that this insurance will not be canceled, not renewed or the limits of coverage in any way reduced without at least thirty (30) day’s advance written notice [ten (10) days for non-payment of premium] sent by certified mail, return receipt requested to: Boca T-Rex Borrower LLC d/b/a/ Boca Raton Innovation Campus, 4920 Conference Way North, Suite 100, Boca Raton, FL 33431, Attn: Insurance.” In addition, the language set forth in this Paragraph VI shall also be added to each policy in the form of an endorsement. 1515

All recyclable items must be separately tossed in recycling containers without the use of trash bags. » Interior recycling bins must be purchased separately by each tenant. You may use any type of recycling bin for your space. » Interior recycling and trash containers have been placed around campus common areas. The campus recycling/trash bins link can be found here. HURRICANE PREPAREDNESS

STORM WATCH

If the area is threatened by a storm and a hurricane watch is issued, you will receive a Tenant Notice from BRiC Management concerning procedures and building closure status. Likewise, you will receive further communication on when BRiC will reopen once it is safe to return.

Please note, no pets are allowed in the buildings before, during and after a storm.

HURRICANE WARNING

This indicates that hurricane winds are 74 mph and higher. When a hurricane warning is announced in our area, hurricane conditions are considered imminent and may begin immediately, or within the next 12 to 24 hours. Tenants should start to send employees home, or if not at work, request that the employees not report to work at BRiC.

BUILDING CLOSURE

The BRiC Security Office will be open during and after a projected storm. If there are any questions, please call Management at (561) 997-1111 or Security at (561) 443-3664. BRiC has sufficient generators onsite to provide backup power for up to two weeks. Please check with the management office to ensure your suite is on our campus back-up generator plan, fees may apply. Storm updates will be provided as applicable by BRiC Management. When the winds reaches Tropical Storm strength (39 mph), BRiC will lock down the building entrances and you will only have access by card key at certain doors. The campus is hurricane proof however is NOT a hurricane shelter.

HURRICANE CHECKLIST

During a Storm Watch tenants should make arrangements to secure all equipment if the premises need to be vacated for an eventual hurricane strike. In addition, the following guidelines should be followed:

Lower and close all window blinds

Close all interior doors

Move or cover furnishings and equipment

Unplug all electronic devices

Secure all items of value, including documents

Back up and store critical electronic records off site

Alert BRiC Management if you are closing your space

Take a copy of your business insurance policy

As part of every tenant’s hurricane preparedness plan at Boca Raton Innovation Campus, there should be the designation of key personnel and the vital responsibility they will have throughout this emergency. Each company should have an “Emergency Management Team” consisting of top management and other decision-makers. This group will provide direction and procedures to a “Hurricane Action Team” that will ideally be comprised of, but not limited to, facility engineers and maintenance personnel, security, human resources and communications.

Each company should establish a single point of contact to coordinate all activities in the event of a hurricane. This individual should be responsible for direct contact between areas needing assistance and is responsible for matching resources and skills to tasks.

SUBMITTING A WORK ORDER

Our secure tenant services system, run through MRI Angus Systems, allows you to submit service requests, view request status reports and ensure that the information that you enter remains confidential. You can access the system heading to our tenant portal here: workatbric.com/tenants and clicking “Place a Service Request”.

To become a registered user, contact the Tenant Services Coordinator and let them know the names and email addresses of the users who should have access. From there, you will receive a Welcome Email from Angus with a temporary login. You will be prompted to sign-in and can update your profile with a new password from there.

CHILLER PLANT OPERATION The Chiller Plant division of the Boca Raton Innovation Campus provides the supply of chilled water, non-potable hot water, operation and maintenance of the building air handling units and electrical / chilled water metering, sub-metering and invoicing. In order for us to provide you with accurate billing and service, we will need the following information prior to occupancy: Location of Service: Company Name, Company Address, Contacts (name, email & phone) If the billing information is different from above, please provide. Service Hours of Operation: Days of the week Hours of the day (we recommend startup 1 hr prior to daily occupancy) Authorized Personnel to make AHU Change requests via the Angus Work Orders : Please provide Engineering with a designated HVAC contact (name, email & phone) We prefer that all Air Handler change request be emailed 24 hours in advance of the proposed change. We do not recommend increasing the supply air temperature any high during the cooling season. Deviation from the set point may result in comfort quality issues. It is the responsibility of the tenants to adjust temperature within their space using their HVAC system. If you would like more information on adjusting your HVAC system please contact Mark Lawson and CC Jeff Mains. Thank you in advance for your adherence with this procedure. BR i C PARKING PARKING ON CAMPUS Your vehicle must be registered to your current license plate, please register or update your parking registration at truparkusa.com/BRiCparking-request 1 2 3 It is important to note that parking at Boca Raton Innovation Campus is monitored and enforced by your vehicle’s license plate. Please review the guidelines included below to park safely and avoid ticketing and/or towing while on campus. 4 5 Each employee can personally register their own vehicle. Please use your work email to register. If you use multiple vehicles on campus, register each vehicle and individual license plate. You may park in any available, unreserved spaces near the fitness center outside of enforcement hours. Parking is strictly enforced Monday through Friday from 7:00am - 7:00pm. If your vehicle’s license plate has changed, please update your parking registration by indicating the change at truparkusa.com/BRiCparking-request under “Type of Request.” Please park with your license plate visible to the drive lane. Please do not back into the parking space. Any unregistered vehicle is subject to being towed without warning. VISITOR & CARPOOL PARKING

All visitors, vendors and contractors parking on BRiC campus must park in parking spaces designated and marked for visitors. These spaces are marked with a “White Color Block” at the foot of the stall with visible signage at the front of each parking row.

Carpool/Vanpool users must register with FDOT Commuter Services at 1800234ride.com/carpool/ and send a copy of their FDOT registration to the Parking Director before using these spaces.

HANDICAP PARKING

There are over 75 handicap spaces located around the BRiC Campus. These spaces are painted and posted with the appropriate signage. Please make sure your handicap parking sticker or hashtag is visible when parking in these spaces. Handicap spaces are available on a first come first serve basis

CONTRACTOR PARKING

Contractors may park in Lot M. Contractors may use the loading dock areas to unload equipment and supplies, but vehicles must be moved to Lot M for parking throughout their stay on campus. Contractors that park elsewhere are subject to towing, at their own expense, without further warning.

FITNESS CENTER

The fitness center is located in the 4920 amenity corridor and provides a wide selection of treadmills, elliptical machines, bikes, weight machines as well as stretching and a floor exercise space and exclusive access to a Fitness Trainer and group classes.

The hours of the fitness center are 5:00 AM - 9:00 PM, five days a week. A Fitness Center Membership includes access to showers, the locker room, group classes and personal training.

Employees of BRiC tenants can sign up for the gym through the online portal on our website, workatBRiC.com. There is also an option to purchase a locker.

Memberships are $20 a month and may be canceled at any time. Questions contact BricFitness@ cpgcre.com.

CONFERENCE

Enjoy a newly renovated state-of-the-art Conference Center and breakout meeting rooms with several shared space options to host small meetings, large trainings, company-wide town halls and even holiday parties. The conference center includes: A/V equipment, private catering kitchen, reception area and restrooms. You can find more information about the Conference Center availability and reserving a space online through the tenant resources portal at workatBRiC.com/tenants.

Payment for the space can be made online by credit card. Before tenants within an organization can begin reserving the meeting spaces.
