t has been almost 40 years since Cathie Marples, broker and owner of Marples & Associates Realtors,

Matt, who became very knowledgeable in real estate at a young age, was an entrepreneur and lived in San Francisco while he managed the real-estate holdings of a powerful San Franciscan family before he joined his own family’s business.

“I recognized that my mom had a business without a business plan, and I helped establish systems and managed to change the face of her real-estate activities,” said Matt.

ere in Northern California, it’s tough to plan and save for a down payment on a

house.

Whether you are just starting to save money or are close to reaching your goal, Maria Lerma, loan consultant at Caliber Home Loans in Brentwood, has some advice to help you achieve your dream of owning a home.

“You cannot let the thought of saving for a down payment overwhelm you or leave you feeling discouraged,” said Lerma. “It may be more difficult for some than others, but it can be an obtainable goal.”

When saving for your down payment, Lerma has a few tips for creating a budget and figuring out how much money you can set aside for savings each month.

“Pay yourself first,” said Lerma, who speaks Spanish and works with many in the Hispanic community to help secure home loans.

savings account each month will allow you to save money before you spend it. This money will gradually add up over time.

Another tip is to make some sacrifices.

Instead of traveling with the family on a weekend excursion, stay closer to home and use the money you saved to pay down debt or put into your savings.

“With these two tips, you will see your down payment funds grow each month,” she said.

For those getting some help from family members, most loan programs allow you to get a gift from a family member to assist with your down payment.

To assist with closing costs, buyers can request a lender credit or seller credit to reduce upfront costs.

Driven by a low supply, homes for sale are flying off the shelves.

“Inventory is low, coupled with low interest rates, which has translated to a busy first and second quarter for 2017,” said Christopher Sasville, owner and realtor at Sasville Properties in Discovery Bay. Sasville Properties, a full-service, real-estate brokerage, keeps a pulse on the market, utilizing its team’s experience, knowledge and marketing strategies to represent clients.

According to Sasville, while the market has been primarily comprised of move-up or move-down buyers, there have been some changes regarding who is buying homes.

“We are starting to see more and more first-time buyers entering the marketplace,” said Sasville. “This is great news, since this points to strength of the overall economy, resulting from more jobs and confidence from consumers.”

While there have been changes regarding who is buying homes, there have also been changes in home prices.

Home-sale statistics show an increase in the average home sale price and price per square foot. According to Trulia, the median sale price for homes in Brentwood from March 22 to June 21 was $547,000; $550,000 for Discovery Bay and $440,000 for Oakley.

The average price per square foot in Brentwood was $248, a 4 percent yearto-year increase; $239 per square foot in Discovery Bay, a 3 percent year-to-year increase; and $239 per square foot in Oakley, a 10 percent year-to-year increase.

“Given the lack of supply of homes

and increased demand, prices have increased at a rate that seems unsustainable in the long term,” said Sasville.

The local realtor predicts the trend will continue into fall, but the pace might slow down when interest rates increase. While these trends continue, the mortgage side of real estate has been seeing some retro changes.

“What is new was old,” said Peggy Valley, senior mortgage consultant at Summit Funding, Inc., in Brentwood.

According to Valley, the economic upheaval in 2006 through 2010 caused

many types of mortgages to disappear, including jumbos, stated income and interest-only loans.

“Come forward seven to 11 years, and the mortgage industry is making slow changes,” said Valley. “Bank-statement loans for the self-employed borrower have resurfaced. Interest-only is back. Jumbo loans are back.”

Consumers are seeing more paperwork, checks and balances for everything, electronic disclosure and the disclosure of everything.

“They probably feel like they have to give their first born to get a loan,” said Valley. “At the end of the day, we have full disclosure, great rates and loan products that try and meet the needs of the borrower and not the lender.”

At the end of the day, according to Valley, the 30-year, fixed-loan rate is still the most popular.

When home improvements don’t improve value

M

any homeowners have lofty goals for their homes, and such plans

may include extensive renovations or even additions.

While many of these projects create beautiful changes in a home, it’s important to consider the impact that renovations can have on property value before beginning a project. Many home improvement projects do not add as much value as homeowners may think they do. In fact,

some homeowners “overbuild” for their neighborhoods. This means the amount of money invested in improvements can likely never be recuperated, because the house value simply exceeds surrounding porperties by too much money. To avoid overbuilding, homeowners can ask themselves several questions before beginning a renovation project. ♦ Will my house be the largest house in the neighborhood? Larger homes tend to have a lower price per square foot, so you may not want to improve to this extent. ♦ Will the house blend with others in

the area? If your house will stick out like a sore thumb, it will detract from its own value and could impact the value of other homes in the area. ♦ Have I examined the cost against the value of the project? Many homeimprovement resources analyze the cost of a project versus the overall value of that project with regard to property value. For example, a $100,000 basement remodel may not add $100,000 to the value of the home in the event you choose to sell down the line.

It’s important to know which projects provide the best return on investment.

HELOC or Reverse Mortgage Line of Credit – Aren’t they all the same?

The simple answer is no. They are very different. A home equity line of credit (HELOC) from your local bank, or credit union, is completely different from a reverse mortgage line of credit. They differ in how they work, the purpose they serve and each is appropriate at different times in people’s lives.

The biggest difference is how and when payments need to be made. With a HELOC from your bank you have to make a monthly payment. Often it is an interest-only payment for a period of time, usually 10 years. This payment is usually small and therefore enticing on the surface. Remember because it is interest-only your balance never goes down.

What I often see people do is borrow from the HELOC for vacation, monthly bills, car repair, etc. AND they also borrow against it to make the payment. Each time they borrow against it the balance goes higher and therefore the payment is higher. Then people borrow more to make the higher payment and this goes on until the HELOC limit is reached at which point there is no more money to borrow but there is still a payment to be made each month.

The real kicker comes when the HELOC resets at the end of the 10 year draw period.

The initial 10-year draw period is the time during which you can pull money from your line of credit and pay just the interest-only payment amount. At the end of that draw period the loan resets to a fully amortizing

payment over a 20-year period. The double whammy is that you now have to pay principal AND interest, AND it has to be paid over a relatively short period of time – 20 years. This can result in a huge payment increase virtually overnight.

The traditional HELOC is a great product for younger people whose income is increasing.

By the very nature of the product the payment is going to increase and therefore is not a great idea for people on a fixed income.

With a reverse mortgage line of credit you do NOT have to make an interest payment at all. You can if you want to, but you do not ever have to make a payment. Also, it does not ever reset so there is no double whammy where your payment could increase dramatically. A reverse mortgage line of credit allows you to access your funds as often as you like with no fee. Nor is there any annual fee required.

One of the greatest features of the reverse mortgage is that it cannot be reduced, frozen or revoked as long as you meet the terms of the loan. What that means is, you have to do the following, which I call the ‘big five’ – pay your property taxes, pay your homeowners insurance, live in the home, maintain the home and pay your HOA dues, if any. As long as you do those five things then your reverse mortgage line of credit cannot ever be reduced, frozen or revoked regardless of the value of your home.

hile a good home can find a buyer any time of year, homeowners

might find the buyers’ pool is strongest in spring and into summer. The

reasons for that are many, ranging from parents wanting to move when their children are not in school to buyers wanting to move when the weather is most accommodating.

The following tips can help homeowners during the preselling preparation process. ♦ Address the exterior of the home.

Winter can be harsh on a home’s exterior, so as winter winds down, homeowners who want to sell their homes should make an effort to address anything that might negatively impact curb appeal. If it’s in the budget, hire professional landscapers to fix any problematic landscaping or address any issues that arose during the winter. Homeowners with green thumbs can tackle such projects on their own, but hiring professionals is akin to staging inside the home. ♦ Conquer interior clutter.

Clutter has a way of accumulating over the winter, when people tend to spend more time indoors than they do throughout the

rest of the year. Homeowners who want to put their homes on the won’t have the luxury of waiting, so start clearing any clutter out in winter, even resolving to make an effort to prevent its accumulation before it builds. Just like buyers are impressed by curb appeal, they are turned off by clutter. The Appraisal Institute suggests homeowners clear clutter from their homes before appraisers visit, and the same approach can be applied to open houses. Buyers, like appraisers, see cluttered homes as less valuable. In addition, a home full of clutter might give buyers the impression, true or not, that the home was not well-maintained. ♦ Eliminate odors.

A home’s inhabitants grow accustomed to odors that might be circulating throughout the house. Pet odor, for instance, might not be as strong to a home’s residents as it is to guests and prospective buyers. Since windows tend to stay closed throughout the winter, interior odors can be even stronger come late winter than they are during the rest of the year. A thorough cleaning of the house, including vacuuming and removal of any pet hair that accumulated during the cold months can help to remove odor. In the weeks leading up to the open house, bathe pets more frequently, using a shampoo that promotes healthy skin, so pet dander is not as prevalent. Open windows when the weather allows to bring more fresh air into the home.

Discuss any concerns

Children may have concerns about the move that differ from that of adults.

Many of these may pertain to fears about making new friends or coursework at a new school. Let them voice their opinions.

Removing some of the mysteries by visiting schools or local hangouts before the move is made can assuage some fears.

Create some familiarity

Set aside boxes or bins that will house kids’ toys or things that the family recognizes. These may include photographs, games, throw blankets or the creature comforts of home. Make these the first items that are unpacked upon moving into the new house.

Use the agent as a resource

Many real-estate agents live in the towns where they make their living. Find out if the agent can set up a meet-and-

greet or if they knows of any clubs or leagues that suit your family’s interests.

Making a few introductions ahead of time will give children and adults some familiar faces on their first days in their new home.

Families shouldn’t shy away from making their own introductions as well.

Knocking on a few neighbors’ doors and letting them know a new family is coming to the street can pave the way for familiarity and friendships.

Stay in touch

Encourage children to stay in touch with their current friends. Video chat enables kids to see and speak with peers.

When things settle after the move, arrange for a surprise play date where children can introduce their old friends to newer ones.

Stick to a routine

One of the ways to breed familiarity is to stick to the same routine. If a big Sunday family dinner was the norm, continue the tradition in your new home.

Wake in the morning and go to bed at the same time. According to Vanessa Lapointe, a registered psychologist in Surrey, British Columbia, structure and routine are key for children. Try to focus on one new thing at a time to minimize stress.

Moving can be exciting and scary at the same time. Children may be anxious about the process, but families can work together to iron out the kinks and settle into their news homes successfully.

well-landscaped yard not only adds value to your home, but if you’re looking

to sell, it’s a first impression that can attract potential buyers.

And impressions are something DPG Design knows something about. Owned and operated by husband and wife team Susie and David Paul Garcia, the Oakley couple have been featured on a number of television productions, including HGTV’s popular landscaping show “Curb Appeal”, and on Planet Green’s hit show “Renovation Nation.”

“It is exciting and humbling to see our work on TV,” said David, who has been a licensed landscape contractor since 2008, and has over 30 years of experience in the industry.

While there are many small, outdoor

projects homeowners can handle themselves, taking on a landscaping overhaul is best left to the professionals.

“There is no doubt that an attractive front and backyard can increase the value of your property by tens of thousands of dollars,” said Susie, DPG Design’s director of business development and marketing. “If selling a home, it’s the first opportunity for the homeowner to make a great first impression.”

According to the 2016 Remodeling Impact Report, among REALTORS® surveyed, 96 percent suggested sellers improve their curb appeal before listing a home for sale.

The same report also concluded that adding curb appeal is an investment that pays off. According to the report, an overall landscape upgrade, new patio, new deck and soft-scape upgrade all rendered roughly 100 percent in cost recovery. Likewise, upgrading landscape with a seed lawn has a recovery of

approximately 417 percent, a standard lawn care program roughly 303 percent and upgrading landscape with a sod lawn, roughly 143 percent recovery.

“One of my goals when working with my clients is to bring them outdoors,” said David. “The weather in California is perfect for outdoor living, and creating spaces for friends and family to gather in a natural setting has been very impactful to our clients.”

Some of the work David is most proud of includes the Maragarido House in Oakland, which was a home built on the remains of two lots destroyed in the 1991 Oakland Hills fire. David was selected as the contractor to install the permeable paver driveway, which included a five-gallon cistern to reclaim water for irrigation. He also designed and installed the backyard landscape, including a synthetic lawn, waterfall

and drought tolerant planting.

“We use our expertise to suggest and guide clients to get the project they want,” said Susie. “We want it to be their own project, not a cookie cutter, same as every other project.

We also pride ourselves on designing within the client’s budget for installation.”

DPG’s designers use 3D design to give their clients the greatest perspective on what their landscape will look like when completed.

The animations walk them through a future image of their property, so when clients see the finished product, they will know what to expect.

“We think DPG Design is marvelous,” said Discovery Bay resident Ron Nelson, whose outdoor landscaping was designed by DPG Design and completed in May. “Dave is a gifted designer and they executed the approved design flawlessly.”
