Hope you are all enjoying the warmer, brighter and longer days. The regeneration programme continues to support a thriving South Kilburn community.

Residents have been busy choosing their new kitchens and are looking forward to moving into their new homes at the NWCC development early next year. One of our residents shares her experience of moving into a fresh, modern, high-quality and energy efficient home at Unity Place (see page 16).

Elsewhere some of our younger residents came back from Easter holidays to their brand-new purpose-built nursery building at Granville Plus nursery (see page 12). Our investment in supporting young people through the best start in life will continue through plans for a brand-new South Kilburn primary school that will provide a modern learning environment for our local children.

As your Councillor responsible for regeneration one of my key priorities is to support training, jobs, business and entrepreneurship.

As part of this our development partner Vistry has been delivering a successful programme of apprenticeships in construction, building a better future for our young and older residents.

We recognise the hugely important and vital support community and voluntary groups and individuals provide to our community. They do so much with so little. After the very successful community chest grant programme last year, we have had an excellent response to grant applications for this year, so we can continue supporting those who tirelessly work for our community (see page 20).

We have all been awaiting the opening of the South Kilburn Medical centre, and it has now finally opened! With much greater patient capacity providing a full range of primary and preventative health care services, the new centre will be at the heart of our efforts to address the health inequalities in our community (see page 10).

Over the last decade, the regeneration programme has been steadily transforming lives in South Kilburn for the better. We are now at the beginning of the next chapter of regeneration. We are looking for a development partner who shares our values and our drive to transform the area at pace, working alongside you and the community (see page 22). We will keep you up to date with the progress of the appointment of the development partner. Together in partnership, we can help make South Kilburn a place which you are proud to call home for many years to come.

What’s next at South Kilburn Regeneration Programme?

In October 2024, Brent’s Cabinet took the decision to start the tender process to choose a Single Delivery Partner (SDP) to redevelop the remaining sites within the South Kilburn Regeneration Programme.

These sites and schemes include:

• Craik Court, Crone Court & Zangwill House

• Hereford House, Exeter Court & Granville Urban Park

• Wordsworth House, Masefield House & Dickens House

• Austen House & Blake Court

• John Ratcliffe House

• Carlton Vale Boulevard

The tender process for the South Kilburn Single Delivery Partner began in June 2025, and we aim to have a partner selected by summer 2026. We will update you regularly on progress with the tender.

Why is a single partner being selected to deliver all the remaining sites in South Kilburn?

Since the South Kilburn Regeneration Programme’s commencement in 2005, nearly one thousand South Kilburn tenants have moved into modern, comfortable, well insulated homes that meet their housing needs. Significant investment has been made in delivering amenities and social infrastructure including Kilburn Park medical centre and pharmacy, Mile Walk affordable workspace studios, a purpose-built community facility including an enterprise hub, nursery, family wellbeing centre, community halls, community kitchen and café at Granville and Carlton Centres. Significant investment has also been made in the public realm including tree planting, landscaped courtyards, pocket parks and play areas across the neighbourhood. The Regeneration Programme is transforming the South Kilburn neighbourhood and improving residents’ quality of life.

Bringing forward developments on a site-by-site basis has however meant that the full potential and benefits of a large-scale and comprehensive regeneration in terms of creating a well-managed, vibrant and active place has not been fully realised. Social value and community benefits have also been delivered on a site-by-site basis. Working with a single partner over the remainder of the programme will ensure we are able to deliver long term transformative impact that this Programme was set out to achieve.

We at South Kilburn have been fortunate to keep building at NWCC and Peel, elsewhere developments have either slowed down or completely stopped in the face of the cost crises and the very challenging financial times we have been facing over the last few years. Working with a single delivery partner means we won’t have to stop and start development. Brent together with its partner will be able to take a long-term approach and maintain the continuous delivery of regeneration and together we will be better placed to face challenges that lie ahead of us.

When will all this happen? When will these remaining sites get delivered?

We are continuing to deliver redevelopment at NWCC, Peel and Carlton and Granville centre (more on pages 6 & 8). We now have planning permission for the redevelopment at Hereford and Exeter, works should start in 2026.

The programme of the remaining sites will be developed together with the single delivery partner once they are on board next year in 2026. We will then be able to provide an up-to-date programme, phasing and timelines for the redevelopment of each of the sites.

How can I get involved in the tender process of selecting a Single Delivery Partner?

South Kilburn Trust will be working with residents to set up a Community Panel to participate in the selection of a single delivery partner. Brent and SKT will support the residents on the community panel through training and advice to ensure they can fully participate in choosing the right partner for South Kilburn.

What’s happening with Peel & NWCC?

Construction is progressing well at Peel and NWCC (Neville, Winterleys, Carlton Hall & Carlton House). The first batch of modern, comfortable homes suitable for residents’ needs will be ready by the end of this year for residents to move in.

In November 2024, a Winter Fair marked the completion and opening of Peel Plaza. With free food and drinks for the community, activities for families, local traders’ stalls, music and Christmas lights, the fair was well attended by South Kilburn residents. Cllr Hack, The Deputy Mayor of Brent switched on the Christmas lights and declared the Plaza officially open.

The shop units around the Plaza are gradually opening, Kilburn Park Pharmacy and Kilburn Park Medical Centre are now open and the Café is being fitted out and expected to open in Autumn this year.

The final phase at Peel, Phase 4 (7 Social rent, 30 Shared Ownership and 86 Private for sale units), is due to complete by early 2026. Completion of Peel Phase 4 will mark the overall completion of the Peel development and the building of 328 new homes for South Kilburn.

NWCC

The eastern part of the NWCC development will provide 72 social rented homes for residents of South Kilburn managed by Brent Council. The first of these homes will be completed at the end of this year.

The western part of the development will contain a further 23 social rented homes and is due for completion by late 2027. The remaining 130 private tenure homes will be completed in 2030.

NEW Homes for South Kilburn tenants

Tenants from the priority blocks - Austen, Blake, and Dickens and in some instances tenants from later phases, including Craik Court, Crone Court, Zangwill House, John Ratcliffe House, and William Dunbar/ Saville House have been pre-allocated 102 new homes at NWCC and Peel to move in to early next year.

Details of room sizes, floor levels, and facilities in their buildings was shared with residents at the Pre-allocation sessions run by the Regeneration team. Residents could choose kitchen doors, worktops and flooring as part of the “Tenant choice” promise.

The next exciting step will be the viewing of completed homes, with the first batch of 32 homes at NWCC and 7 homes at Peel expected to be ready by the end of this year.

Latest news on Carlton & Granville

Guildmore Construction are making good progress at the redevelopment of Carlton and Granville. Children at Granville Plus Nursery school came back to their shiny new nursery building after the Easter break in April this year and have been settling in well.

The Carlton and Granville Centre will provide new and upgraded facilities for the Granville Plus Nursery School, Granville Plus Family Wellbeing Centre and South Kilburn Trust who will run and manage the Centre including two community halls, a commercial kitchen, affordable work spaces, café and a food growing roof terrace. Eighteen new council homes for existing South Kilburn Residents will also be part of the redevelopment.

Latest update

Granville Plus Nursery have now moved from their old premises into their new premises on the ground floor of the Carlton Building. For more details (see page 12).

A new but temporary home (whilst their permanent home is being built) of the Family Wellbeing Centre and affordable workspaces managed by South Kilburn will soon be complete.

For those visiting the Family Wellbeing Centre during this period, it will be accessed from Granville Road rather than Carlton Vale.

The new Kilburn Park Medical Centre

Kilburn Park Medical Centre prepares to welcome patients to a brand-new state-ofthe-art medical facility - a key milestone for South Kilburn Regeneration.

This long-awaited healthcare centre, located at 6 Mile Walk, Kilburn, promises to enhance local medical services in a modern, purpose-built environment.

A collaborative effort between NHS NW London and Brent Council, the facility has been constructed by Countryside Partnerships as part of the wider regeneration of South Kilburn. The medical centre will bring care closer to the community and serve up to 13,000 registered patients, reflecting the area’s growing population.

The practice offers access to a range of health professionals including doctors, nurses, physiotherapists, along with community services including social prescribing and mental health support. The practice will utilise the expertise of these professionals alongside enhanced services to improve both acute and chronic disease management and injury prevention including ultrasound diagnostics and injections and a dedicated diabetic clinic.

An onsite gym will be used for osteoarthritic care, weight loss management and post operative and injury rehabilitation to name a few.

Kilburn Park Medical Centre offers:

• Appointments from 8am to 6.30pm on weekdays.

• Local Hub service for evening and weekend appointments.

• Vaccinations and cancer screenings.

If you have not registered with a GP practice in the area or would like to consider changing to Kilburn Park Medical Centre, now is a great opportunity to join this new purpose-built centre.

Q&A with Fiona Gaughan, Headteacher of Granville Plus Nursery

I am incredibly proud to be the Headteacher at Granville Plus Nursery School.

We believe the new building offers wonderful opportunities for our children to develop their skills from an early age and gives them a very strong start in life.

An important aspect of our offer is the provision of high-quality education to children from as early as 6 months of age. This early start gives children the best possible foundation for their learning journey.

We are fortunate to have a strong, dedicated, and passionate team who work tirelessly to support children’s development in a nurturing, inclusive, and stimulating environment. I am confident that every child is given the care, attention, and encouragement they need to thrive.

We are excited about the next phase of our journey and the many opportunities it will bring—not just for our children, but for the wider community too. It is a privilege to work alongside such wonderful families and children, and I look forward to seeing our community continue to grow and flourish in the future.

Tell us about Granville Plus Nursery?

Granville Plus is a Maintained Nursery school offering provision for children aged 6 months to 4 years planned and led by qualified teachers.

Once the building is fully completed, we will be offering 41 full-time equivalent (FTE) places for children under the age of 3, and 40 FTE places for nursery-aged children (3–4 years). We also host a dedicated resource provision for children with a diagnosis of autism, ensuring inclusive support tailored to individual developmental needs.

At the core of our nursery is a shared vision: to build strong, collaborative relationships between parents, carers, staff, and children. Together, we create a supportive community built on trust and mutual respect.

We strive for all children to grow and become confident learners who are:

Tell us about your experience in the new nursery building and how the children are settling in?

We are proud of our beautiful new nursery, purposefully designed to support children’s freedom of movement, independence, and curiosity. The open and inviting environment offers a variety of rich experiences, encouraging exploration, creativity, and engagement across all areas of learning.

The children have settled in well and have adapted very positively to the move. They are enjoying the new space, moving with ease and growing in confidence as they explore their surroundings and build new routines.

Our youngest learners, aged 6 months to 2 years, have been amazing in their transition to the baby room. This calm, nurturing space is designed specifically for their developmental needs, and the large windows offer wonderful views of the outside world—encouraging curiosity and connection to their environment.

Despite being in a built-up area of London, our carefully developed outdoor space allows all children to enjoy nature and explore the natural world. It provides valuable opportunities for discovery, imaginative play, and sensory experiences, right in the heart of the city.

Such an amazing open space with lots of natural light. Staff are brilliant, they go above and beyond and provide a phenomenal environment for learning. Granville Nursery has been the best place for our son and we will be sad to leave at the end of the summer term.”

How does the building help their early years development?

The new space, though still under construction, already offers open areas filled with natural light—key elements that support early childhood development. The children can move freely across rooms, engage in a variety of activities, and explore both indoor and outdoor learning settings. The atmosphere is calming yet stimulating, creating a rich environment that supports a wide range of developmental and learning experiences.

What additional spaces will you get when the rest of the nursery is completed?

Currently only half of the spaces are open while the remaining areas are still under construction. Once completed, we’ll be able to offer even more enriching experiences for our children and families including:

• Parent Space: A welcoming area dedicated to parent meetings, workshops and training.

• Sensory Room: A thoughtfully designed sensory space to support the needs of our SEND (Special Educational Needs and Disabilities) children, providing a calming and stimulating environment tailored to their individual needs.

• Expanded Outdoor Area: More room to explore, play, and engage with nature to enhance physical development and imaginative play.

• Children’s Kitchen: Our current kitchen is already a hub of learning and creativity. Once fully open, it will host cooking sessions and parents will be invited to take part in hands-on cooking experiences with their children.

Do you have any other future exciting plans?

We are delighted to be working in partnership with Carlton Vale Infant School on some exciting plans for the upcoming academic year. This work will focus on supporting children with the transition from nursery to reception.

We look forward to further developing this relationship and strengthening our connections within the community.

As a fellow governor, I’d also like to add that this wonderful new space is both inspiring and uplifting for both the children and the staff. There is a clear shift in energy from when I visited the school in the previous building to now. This isn’t just a fresh coat of paint—it’s a clear statement of intent about the kind of early years provision our community deserves.

The children respond not just to colour and light, but to the sense that this space was designed for them—with care, thought, and ambition matters. It sends a message to staff and families alike that investment in early childhood isn’t an afterthought, but a priority.”

A new school for South Kilburn –investing in our children’s future

Plans are moving ahead for a brand-new primary school that will bring modern facilities, improved learning spaces, and greater opportunities for local children.

Strategic Community Infrastructure Levy (SCIL) funding has been secured for a new South Kilburn Primary School which will be built on the site of Carlton Vale Infant School.

This is part of the wider South Kilburn regeneration and reflects the council’s long-standing commitment to ensuring all children in the area have access to high-quality education in a well-designed, modern environment.

The new South Kilburn Primary School is more than just a building – it’s an investment in the community’s children, a symbol of regeneration, and a promise to deliver real, positive change for those who live here.

A fresh start in Unity Place

After living for over two decades in Dickens House with my father, I moved into Florican House (in Unity Place) in 2021—a fresh, modern, high-quality home built as part of the South Kilburn Regeneration Programme.

Dickens House, while filled with memories, suffered from the wear and tear of time, making day-to-day life more difficult. Florican House, is a breath of fresh air. It is conveniently located close to transport links and local amenities. Its modern construction and well-planned homes with good lighting makes me feel safe and comfortable in my neighbourhood.

One of the best things about my new home is its energy efficiency and underfloor heating which has made a big difference to the quality of my life. Of all the rooms, my bathroom holds a special place. It is a sanctuary—a space where I can unwind after a long day. Its calm ambiance allows for relaxation and self-care.

A close second would be my balcony. Breakfast in the open air and daylight, brings a sense of joy and energises me for the day ahead.

I would like to thank the caretaker and acknowledge his hard work and commitment in looking after buildings and the grounds. He is always happy cheerful and helpful.

My experience with the rehousing team has been fantastic, the team are true professionalssupportive, prompt, helpful and reassuring.

Looking back, however, I believe that new residents would benefit from an orientation process, helping them familiarise themselves with their home’s appliances and utilities. Simple guidance on reading meters, understanding serial numbers, and operating the heating system would make settling in even smoother. The home user manual, unfortunately, lacked crucial details, leaving me with unanswered questions.

Nevertheless, my move to Florican House has been positive—it has improved the quality of my life and provided a fresh, welcoming environment to call home.

We’d like to thank the resident for their kind words about Florican House. We also greatly appreciate their constructive suggestions regarding the orientation process for new residents. Based on this feedback, we’re reviewing our current onboarding materials and exploring ways to enhance our Home User manual.”

Unity Place: A Landmark in South Kilburn’s Transformation

The South Kilburn Regeneration programme set a benchmark with the successful completion of Unity Place, formerly known as Gloucester & Durham.

The development symbolises Brent Council’s commitment to delivering high-quality homes designed specifically for South Kilburn residents.

Completed in late 2021, the scheme provides 235 social rented homes, a Community Hub, and a high-quality landscaped courtyard. Other features include a publicly accessible play area, dedicated car parking, and an energy centre which will service the wider South Kilburn estate.

The architectural design has received widespread critical acclaim, with Unity Place earning accolades and awards such as the Brent Design Award 2023, the Civic Trust Awards 2024, and the prestigious RIBA Award 2024.

Designed in response to its context of traditional timeless architecture, the development is based on the principles of simplicity, elegance, and practical design. Designed in consultation with residents, the homes incorporate features like separate kitchens, responding directly to their preferences.

Notably, the site promotes sustainability and wellness, offering biodiverse habitats, dual-aspect homes for natural ventilation, and reduced operational carbon through a high performing thermal envelope. Generous 2.6m high ceilings, full-height windows, and west-facing balconies enhance the living experience for residents, while ensuring daylight access and solar benefits for communal outdoor spaces.

The development is a testament to the Council’s passion for improving the lives of residents and fostering a thriving local community. South Kilburn has been steadily transformed, with Unity Place standing as a reminder of what collaboration and thoughtful design can accomplish.

Meet Ryan and Xristina from Neiheiser Argyros Ltd

NEIHEISER ARGYROS is an international architecture practice based in affordable work space at Peel Plaza, with offices in London and Athens.

Founded in 2015 by Ryan Neiheiser and Xristina Argyros, the firm is redefining the boundaries of design across multiple disciplines. Their innovative approach spans architecture, masterplans, interiors, landscapes, exhibitions, and furniture.

With a global outlook and an inclusive design philosophy, NEIHEISER ARGYROS operates across a wide range of project scales. The firm’s work is guided not by a fixed design type but by intellectual curiosity, artistic precision, and a deep commitment to creating spaces and objects that resonate with cultural significance.

At the heart of NEIHEISER ARGYROS’ philosophy is a belief in design as a conversation—a dynamic exchange of forms and ideas. This open dialogue draws from the firm’s histories and surroundings, ensuring that each project, regardless of size, serves to enhance its environment. South Kilburn community chest fund delivers impact in 2024, sets ambitious plans for 2025

A Commitment to Local Empowerment

South Kilburn community is seeing tangible benefits from Vistry’s Community Chest fund as part of their social value commitment at Peel and NWCC. Established in 2024, the £50,000 annual fund is supporting community organisations and individuals in South Kilburn from 2024 to 2028.

The funding is allocated through a single annual round, focusing on six identified priorities for South Kilburn including:

• Community assets and spaces – improving accessibility and usability of local spaces.

• Supporting young people – expanding youth activities in the area.

• Health and wellbeing – enhancing wellness initiatives.

• Poverty reduction – fostering community-led solutions to economic hardship.

• Employment and training – increasing opportunities for education and employment.

• Community voice – strengthening resident engagement and representation.

Funding Awards 2024: Driving Change Locally

In its first year, the SK Community Chest allocated £50,395 in funding. Grants ranging between £1,600 to £5,000 were awarded to 12 local community organisations. A panel consisting of a local councillor, representatives from Brent Council, South Kilburn Trust, and Vistry evaluated applications to ensure they aligned with community priorities.

Raising the social value bar in South Kilburn

To celebrate National Volunteering Week, Vistry’s South Kilburn project team joined forces with local contractors to launch 2025’s volunteering initiatives, starting with a transformation of the OK Club’s community garden.

In partnership with Flatley Construction, IPL Interiors, Mika Interiors, O’Neill & Brennan, and Lee Marley Scaffold, volunteers came together to revitalise the neglected outdoor space upcycling furniture that would have otherwise gone to landfill, exceeding initial expectations and setting the tone for future community projects.

The OK Club - A Pillar of the Community

Situated in the heart of South Kilburn, the OK Club has been a cornerstone of youth development for over 60 years, offering free activities, youth programs, and support services to children, young people, and their families. However, limited resources had left the community garden in need of care and the club’s office space in need of refreshment, and the Vistry team was delighted to be able to help.

This Autumn, Brent Council is inviting everyone to help make Woodhouse Urban Park in South Kilburn even better! Let’s get together to plant, brighten up the space, and bring some fresh life to our local park.

We’re Moving! Important Update from The Family Wellbeing Centre

We’re excited to announce that The Family Wellbeing Centre is relocating! Our entrance will no longer be on Carlton Vale — our new home will be just around the corner on Granville Road.

New Entrance Location: 78 Granville Road, Second Floor

Temporary Closure Notice: To facilitate our move, the Centre will be closed from Friday 4th July and will reopen on Monday 21st July.

Free music summer school at ICMP in Queens Park and Kilburn for 13–16 year olds with a passion for music and creativity

Monday 4th to Friday 8th August 2025 (9am-5pm) at state-of-the-art London campus. Hands on sessions from industry professionals:

• Songwriting – Create original lyrics and melodies

• Music Production – Get behind the desk with beats and samples

• Drumming Masterclass – With Stephen Asamoah-Duah from The Composers

• Performance Skills – Build stage presence and perform live
