Welcome!

Thank you for your interest in Raleigh’s Blue Ridge Corridor District. This report will give you a sense of the attributes and investment potential for this extraordinary area. Despite the presence of a host of institutional anchors including Carter-Finley Stadium, JC Raulston Arboretum, NC Museum of Art, NC State Fairgrounds, NCSU Centennial Biomedical Campus, PNC Arena and UNC Rex Healthcare attracting over 6 million visitors annually, the Blue Ridge Corridor District has long been an area in which the dots remained unconnected. As growth in the City of Raleigh and the Triangle continues at an exceptional pace, plans are underway for sustainable urban development in this District as well.

For decades, the Triangle has been characterized by its outstanding quality of life, offering opportunities to live, work and play. However, only in recent years have trends supported the possibilities of co-locating all three components. In an area well known for urban sprawl, the need for sustainable development is now clear. The Blue Ridge Corridor District offers the possibility of a healthier lifestyle sought by those who wish for access to amenities as well as transportation options.

In an area situated halfway between downtown Raleigh and the Research Triangle Park, multi-modal transit and transportation investments will prioritize people rather than just cars. The new Wake Transit Plan will bring bus rapid transit, commuter rail as well as enhanced bus service to the Corridor. Additionally a complete streets typology which will include bike share is planned over the next few years. The District has seen nearly $900 million in land use investment since 2010, and catalytic mixed use projects integrated with the transportation improvements are now in their early planning stages.

While urban planning continues, the green infrastructure that has characterized this area has been enhanced. Umstead State Park comprising 5600 acres bordering the western side of the District has long been an oasis from urban life and will remain so. Newer additions within the District include the NC Museum of Natural Sciences Prairie Ridge Ecostation and the 164 acre Ann and Jim Goodnight Museum Park at the NC Museum of Art. The growth in this District has been the result of a process of planning, public and private investment as well as community vision over the past 10 years. I hope you will find that this publication conveys a sense of the area and investment opportunities. The Blue Ridge Corridor Alliance team and the City of Raleigh Office of Economic Development look forward to discussing inquiries regarding these opportunities.

Area History Blue Ridge Corridor History The Greater Blue Ridge Corridor has recently been defined by development, turning a rural landscape into a region that blurs the lines between an urban and a pastoral feel. Old timers can remember the days Edwards Mill Rd. and Reedy Creek Rd. were gravel roads, connecting the urban sprawl of Raleigh to Umstead State Park and agricultural fields. In the 19th century families farmed the land in the House Creek watershed, interrupted only by the Confederate Army’s Camp Mangum during the Civil War. World War I brought a new military use with the federal government’s purchase of farms to create Camp Polk, a WWI tank training ground. After the war, the state of North Carolina acquired most of the properties that now comprise the Blue Ridge Corridor. In 1920 a prison of 2,600 acres was erected including an on-site farm which was converted to a youth correctional facility in the 1960’s. Additionally the NC State Fairgrounds (1928) and the NC State University College of Veterinary Medicine and Veterinary Hospital (1981) hearken back to the areas’ roots.

Over the past several decades the area has seen the addition of newer institutional anchors.

UNC-Rex moved its campus to Blue Ridge Road in 1980. The North Carolina Museum of Art opened an Edward Durrell Stone and Associates designed facility in 1983 on some of the prior

The correctional facility closed in 1997, and the new NCMA building designed

by Thomas Phifer and Partners was completed in 2010. PNC Arena opened in 1999 next to NC State University’s Carter-Finley stadium (1966).

The Blue Ridge area is still defined by a large amount of state property, but development in the forms of commercial properties, tourist attractions, and mixed-use projects are beginning to pop up in the area. The future is bright, with focused multi-modal transportation projects planned to accommodate the potential for a new city growth center.

Schools The educational opportunities vary for individuals and families. While there aren’t many schools in the area, the school districts of the corridor boast great opportunities for preparing the area’s youth for success within the Wake County School System. There are four schools in the area, each recognizably different in nature, approach, size, and goals of schooling. NC State’s Centennial Biomedical Campus offers specific higher educational and research opportunity, great proximity, and remains an economic anchor within its specific district. Institutions line the corridor, with Meredith College just east and NC State’s main campus a 5 minute drive.

The Corridor is home to the sixth largest employer in Wake County, UNC Rex Hospital, and attracts some of the best talent in the healthcare industry. Commercial Space The Blue Ridge Corridor is a hub for mixed commercial activity in Raleigh. Identified as a growth center for Raleigh, the area includes new urban projects, and strong proximity to NC State, RTP, RDU and all of the Triangle. Corporate Center Drive offers large office settings, medical offices and clinics surround UNC Rex Hospital, and there are industrial uses along the railroad that extends into Cary. NC State University’s Centennial Biomedical Campus mixes academia and workplace, building partnerships between entities across scientific disciplines. As the corridor continues to grow, there is great opportunity to build on these anchors and expand the commercial spaces that define the corridor.

The opportunities to enjoy yourself in the Blue Ridge Corridor are endless. An already large and expanding greenway that is part of the Mountain to Sea Trail offers connectivity through the area, connecting downtown Raleigh to Umstead State Park and beyond. Between the nationally renowned North Carolina Museum of Art Ann and Jim Goodnight Museum Park, Prairie Ridge Ecostation, and J.C. Raulston Arboretum there are amazing spaces to enjoy the outdoors. PNC Arena, Carter-Finley Stadium, and the State Fairgrounds offer events throughout the year ranging from sports, entertainment and shopping.

Arts & Research This area is a vibrant, mixed-use district centered around the arts, the natural landscape, and the agricultural research facilities. The North Carolina Museum of Art is a core attraction for artist studios, a performing arts center, and a walkable district where every space and streetscape can be an “urban gallery.”

Entertainment & Education The State Fairgrounds, PNC Arena, and Carter-Finley Stadium create a 24-hour, mixed-use district, anchored by a commercial main street.

UNC REX Hospital Founded in 1894, UNC REX Healthcare (a member of UNC Health Care) is a private, not-for-profit health care system. For over 120 years, UNC REX has met the health care needs of our community by providing various services throughout Wake County.

Prairie Ridge Ecostation Founded in the spring of 2004, Prairie Ridge Ecostation furthers the NC Museum of Natural Sciences’ mission of enhancing public understanding and appreciation of the natural environment by providing an outdoor learning space while acting as a model for renewable and sustainable energy.

45 acres of Piedmont prairie, forest, ponds, a stream and sustainable building features integrated with a wildlife-friendly landscape— two scenic trails, an outdoor classroom, arboretum, research lab, and lots of native NC plant-life and wildlife. The arboretum features breeding pairs of nearly every tree species native to North Carolina, from the mountains to the sea.

There are many things to do at Prairie Ridge- walk the trails, view wildlife, learn about native plant gardening, do science, learn about green living, attend a program or event, bring your class for a field trip, or volunteer!

North Carolina Museum of Art The Museum’s history begins in 1924, when the North Carolina State Art Society was formed. Its mission: to generate interest in creating an art museum for the state. In 1928 the society acquired funds and approximately 75 paintings by bequest from Robert F. Phifer, a North Carolina native and businessman. In 1929 the first in a series of temporary art exhibition spaces opened in the Agriculture Building in Raleigh.

Today, the North Carolina Museum of Art serves the people of North Carolina and all visitors as a premier destination for compelling encounters with art. The NCMA is committed to exemplary scholarship and innovative educational enrichment. NC State Fairgrounds The North Carolina State Fairgrounds hosts over 500 events year-round, including the annual North Carolina State Fair in October. In 2017, the NC State Fair brought over one million attendees to the Fairgrounds from across the state. Each weekend, buildings are transformed into a diverse blend of events that appeal to different members of the same family. On a typical weekend the event may be a conference, trade show, dog show or auction in the Graham Building; a coin/ stamp show, cat show, small trade show, or social event in the Holshouser Building; Dorton Arena may host a trade show, concert, conference or sporting event; and a sportscard show, equipment expo or festival could take place in the Kerr Scott Building.

The Exposition Center is home to several trade shows, banquets, exams, and special events. A broad range of horse disciplines are hosted each week at the Hunt Horse Complex. Several unique venues on the grounds host company outings, festivals, family reunions and special outdoor events. In addition to these special events, the Flea Market, the largest in the state, is held each weekend November through September.
