Preface In 2017 we continued to strive for sustainability on all fronts, as described in our mission statement and as we have done so in previous years. As a result, we have achieved great results and laid solid foundations for the future. The acquisitions of Alcomel and Alcopro have resulted in two niche healthcare sector companies being added to B&R Construction group. These will increase our existing expertise base and allow us to offer even better service to our clients in the global healthcare market. The presence of these new subsidiaries in the Netherlands also presents new opportunities for B&R Construction group. In Belgium too, the geographical circle for B&R Construction group in Flanders was rounded off with the acquisition of a participating interest in Christiaens Construction Company. The new subsidiary, with its head office in Bruges, gives the B&R Construction group the opportunity to fully develop its range in East and West Flanders, as well as to exploit other group synergies. B&R Construction group is also thinking further afield and has already developed its strategy for 2025, in which it further elaborates ambitious objectives to offer clients a complete one-stop shop. From diversification and internationalisation, B&R Construction group will continue to expand its activities based on the use of innovative concepts and techniques.

Our people There are a few constants throughout the entire B&R Construction group story that has been written over the past decades. Not only the steady sustainable growth that has always been coupled with an open view on the future. A healthy pursuit of quality has proven crucial. The bar has always been set very high, both in the achievement of projects and the integration of new subsidiaries. These are important requirements when you want to deliver excellent quality every day. Another important constant is the people. The employees who deliver their hard work, day in, day out, and epitomise the values of B&R. A group of people who want to cooperate with one another, and conduct themselves in an ethical, respectful and disciplined way. They are the determining factor for everything you will read in this annual report. Their constant hunger for improvement in all its forms is the root of our success. And because our sector is renowned for difficulties associated with the retention of these quality workers, B&R Construction group pays special attention to this. There is not only the unending safety aspect that the Health & Safety Team are working on, but also the general “well-being at work”. We are proud that 90.8% of our employees recommend B&R Construction group as an employer. At the same time, strong investments are also being made in talent detection, internal growth and training. The role of B&R Academy is crucial to this.

Finally, there is the B&R Party Committee, a team of enthusiastic employees who organise activities outside work on a monthly basis. These include sports activities such as the Antwerp Ten Miles and B&R Slam to cultural activities such as the B&R Comedy Night. This shows that B&R Construction group not only invests in safety and people, but also in atmosphere.


INTRODUCTION | OUR STORY

Our story Our story began when Hooyberghs was founded in Arendonk in the sixties. Initially a traditional joinery, we gradually transformed into a general construction company (1983). This is where a young Eddy Bruyninckx learned the tricks of the trade. A career that started in the yard, but which took a serious turn in 1995. With Ravago Plastics NV, Eddy Bruyninckx (the current chairman of the B&R Construction group Board of Directors) acquired all the shares in the family business.

Even then, the “roll up your sleeves and get on with it” mentality was what made all the difference. Working hard and, more importantly, working together turned out to be the engines for success. Companies were taken over year after year, competences were expanded year after year. The holding company, “B&R Construction group”, came into existence in 2001. A construction group that today is made up of more than 20 specialised companies that are active in all aspects of the construction industry. A construction group that achieves projects with more than 800 motivated employees throughout Belgium and beyond.

Proof of this lies in the fact that we have completed projects in the Netherlands, the United Kingdom, as well as our collaboration with CES (Cairo Engineering Support), an engineering office in Cairo.

Importance of construction teams

We have a large appetite and far-reaching ambitions. With its roots firmly nestled in the Arendonk soil, our tree is growing roots throughout the country. Geographical spread is extremely important to remain competitive on a national level. B&R Construction group is also active in other countries. Both in terms of projects and extensive cooperation with external partners. We are going in the right direction to anchor our roots beyond the national borders one step at a time.

The exceptional opportunity to complete construction work within the same group requires a specific approach. This process starts in the development phase, in which our colleagues actively participate. It is not only the employees who are responsible for the development part, but also those who are responsible for the effective implementation. Working together in construction teams from “day -1�, the common thread running through our construction flow. Applications such as BIM and LEAN help streamline this process even more and increase the profit.

The foundation The broader our tree becomes, the more important a strong trunk and deeply rooted roots are. And there is no lack of strong roots. The head office in Arendonk is already prepared for sustained growth, but there has also been significant effort put into the strength of the trunk. In 2017, for example, extra efforts were made to optimise collaboration within the group. Today, this translates into a solid management structure that consists of the Board of Directors where the competence synergy is of crucial importance. Installing this strong foundation meant a growth spurt in terms of professionalisation and a levelling of the path for even more streamlined and thorough collaborations, as well as the goal-oriented search for possible collaborations at home and abroad.

Ambition! Thorough professionalisation and healthy, far-reaching ambition has helped accelerate our growth. This will continue to be the recipe we will use to carry on delivering quality and added-value in the coming years. A construction group in which both company and employee together make up more than the sum of their parts will also remain the pivot of our working method in the future. This may be modest, but certainly no less ambitious.

B&R Construction group Structure We are a construction group that consists of different entities with varying expertise within the same global sector. To make optimal use of the synergies between these subsidiaries, B&R Construction group has created a clear structure. This is made up of three professional pillars: development, construction companies and production & finishing companies. Each professional pillar has its own representation within the Board of Directors. The responsible directors of the different companies and departments then sit on the management committee.

Holding B&R Holding Services ensures every company within the group is able to put maximum effort into focussing on its specialty, its core business. They not only increase the efficiency of our construction group, but thanks to the centralisation of support services, management retains a broad overview of all subsidiaries. A constant finger on the pulse that helps us to deliver quality at all times.

From modest apartment buildings to large multifunctional complexes, B&R Development executes both small and large-scale construction projects. Always recognisable by their distinctive architecture and extra living comfort. All projects are completed with the necessary care. Stylish architecture, sustainability and good price positioning are the most important starting points. The team from B&R Development develops the entire project from the smallest details, including environment and garden planning.

Various combinations and alliances are discussed for the execution of the projects. Both in the construction team, PPP (Public Private Partnership), CBOs (Constructive Approach to Public Procurement), as well as DBFM formulas (Design, Build, Finance, Maintain). In these cooperation agreements, B&R Development is a strategic partner for each client. This allows clients to undertake and optimise more complex projects. The complementary relationship between B&R Development and its partners is of strategic importance for expansion of opportunities, as well as the spread of risks. The strength of these partnerships has a synergistic impact on their respective core specialism, whether this concerns living, parking, retail, leisure or any other expertise. B&R Development takes care of the management and coordination of the entire construction team with architects, consulting firms, lawyers, experts, real estate agents and contractors. And this holds true from the first project idea, right up to and including completion.

Deurne

Client: Peeters-Govers nv Architect: AIM – Architects in Motion BVBA Contract value: > €16,500,000

A new-build fresh food market to be built on the Herentalsebaan in Deurne was co-developed with sister company B&R Development and will be one of the first projects developed by Hooyberghs in BIM. “A corner plot requires a prominent finish.” This is one of the most suitable descriptions for this project. The design is by Architects in Motion. The ground floor will be a fresh food market with a shop surface area of approximately 2,000 m². There will also be room allocated for retail, hotels, catering and housing. The project includes 63 apartments, varying from 55 m² to 110 m². Each apartment has a private terrace and access to a collective 470 m² roof terrace, which connects to the common 1,200 m² roof garden. The roof of the supermarket has thus become a pleasant square/park that brings light and air into the adjacent buildings. Underground, the project comprises of two floors with parking for both residents and visitors. The start of the works is planned for the beginning of April 2018 and will be carried out by sister company, Hooyberghs. The apartments will be delivered as turn-key projects in July 2020.

O.L.V.C. (PPP) Antwerp

Client: Ignatiaanse Scholen Antwerpen VZW Architect: Archiles Architecten bvba Contract value: > €4,000,000

The project: a temporary trading company between B&R nv and B&R Development consisted of the demolition of an existing school building on the site of the Onze-Lieve-Vrouwecollege on the Frankrijklei and its replacement by a new building. By establishing a secondary school and moving the grammar school from “De Dames” to the site of the college, there was a great need for additional school infrastructure. As part of the PPP, B&R Construction group took responsibility for the pre-financing of the new building, while Hooyberghs took care of the construction works. After commissioning, a rental agreement will be put in place. Once the necessary resources are available, the rental agreement will be terminated and the school will be able to buy the construction.

The existing L-building at the Louiza-Marialei, developed by Rie Haan in the 1960s, has not been used for several years. Taking into account the poor state and the small size of the classrooms, the Onze-Lieve-Vrouwecollege decided to completely demolish the building and to replace it with a new building with extra floors up to the cornice height of the surrounding, nineteenth-century buildings. The front and rear façade of the new building will have an open structure and implemented as a fully-glazed façade resting on a massive plinth lined up with the plinths of the historic buildings on the site. The uniform glass front façade with a simple rhythmic of glass distribution ensures pure, simple integration in the historical context. The construction works will be carried out by, among others sister company Hooyberghs.

Ter Heide (CBO) Aarschot

Client: VMSW - Vlaamse Maatschappij voor Sociaal Wonen [Flemish Social Housing Society] Architect: 2DVW Architecten Contract value: > â‚Ź11,800,000

Aarschot Ter Heide is a project that has been established through the CBO procedure (Constructive Approach to Public Procurement). It is therefore an initiative with which VMSW wants project developers to build social housing. In real terms, four residential blocks are built in two phases each time, each containing different home typologies. A total of 84 housing units, including 32 homes and 52 apartments. The project is located on a site with high groundwater. After a detailed study of the water course in consultation with Aquafin, we focus on buffering and infiltration using canals, wadis and buffering verges. B&R Development is responsible for the coordination of the entire construction team with architects, engineering firms, contractor, experts, etc. from the first project idea up to and including completion and delivery. Start of the construction works are planned for August 2018.

Studie 4 Virtual projects

The importance of project preparation has increased in previous years. A large part of the failure costs can be prevented by means of thorough preparation. This is why we invested heavily in this phase of the construction process in the past year. As an engineering office of B&R Construction group, Studie 4 plays an important role in this. They transform the architecture plans into more detailed and specific work plans. Thanks to the introduction of BIM within the B&R Construction group, 2D plans can be meticulously converted to 3D. These 3D drawings include even the smallest details. This means, they not only add value to our customers, but also for our colleagues at the construction site.

Construction companies AGBb

Infrastructure AGBb is the subsidiary specialised in infrastructure works. This includes road construction, sewerage and total projects (land development, town centre redevelopment) and the external groundworks for building projects. This subsidiary is in possession of a Class 5 and a VCA** certificate. With a view to delivering safe and efficient implementation of its projects, the company invested continuously in the development of its machine park. AGBb's clients come from both the private and public sectors.

Dijledelta Leuven

AGBb took care of the environmental planning of the apartments of the Dijledelta project in Leuven. The contract involved taking an inventory of all access roads, footpaths, trees, buildings and plot boundaries. AGBb was responsible for the break-up works and the construction of (sub) foundations, pavements and grass areas. They also put the furniture into place and were responsible for the planting work.

Begijnhof Turnhout

The Begijnhof Turnhout is one of the Flemish beguinages that were recorded in the UNESCO World Heritage List in 1998. The beguinage, with its stately gatehouse and elongated tree-lined square, was established in the 13th century. On 6 June, AGBb started with the first works to improve accessibility of the beguinage. Cobblestones were used for the wide footpaths and side roads. A separate sewer system for waste and rainwater was also installed. The Immovable Heritage Service agreed with these plans on the condition that a square with a water element would be put in place in front of the church. AGBb also took responsibility for this. The works took about a year to complete.

Arkana

Low-energy homes Arkana builds energy-efficient, quality houses in timber frame construction for the private market. This is done on the basis of thorough professional knowledge and a clear story. A story that starts with the first introductory meeting and continues far beyond the handing over of the key. In this respect, issues such as sustainability, comfort, guidance and quality are of great importance. Over the past year, Arkana has built sustainable homes for 23 families throughout Belgium.

AEN home Retie

In the heart of the Kempen, hidden in a forest, Arkana built a AEN-home with an E-level of 13. A perfect example of how a home and nature can be in harmony. A natural environment, with sensitivity for quality and sustainability, was linked to the many natural elements in and around the home. From the larch faรงade planking to the wooden built-in cupboards and stairs. Arkana always strives to achieve a construction process that is as short and pleasant as possible, and this is achieved by providing personal guidance - from the first meeting to handing over the keys.

Low-energy home Vilvoorde

Opting for an energy-efficient wooden frame house does not necessarily mean compromises must be made. This is proven by this half-open, light and energy-efficient home near Brussels. The stand-out architecture gives this terraced house the character it deserves. This house, with American and Scandinavian influences, has a remarkable amount of light and warmth. Thanks to an E-level of 24, the home already meets the standards that will be mandatory from 2021 onwards. Maybe this is the most important, because of the fact that the builder can look back on a smooth construction process. The works were completed in less than six months.

Christiaens

General construction company Christiaens Construction Company is the newest addition to B&R Construction group. This contractor and construction promoter is based in Oostkamp (West Flanders) and stands for craftsmanship, experience and reliability. Christiaens specialises in the new construction of apartments, villas, homes, offices and public buildings. Our newest subsidiary company also has significant credentials in the field of renovation work and construction projects in the social sector.

Duinenwater

Residentie Promenade Knokke

Client: Triple Living Architect: Arcas

We are building a new residential area on the banks of Duinenwater Lake (formerly Put van De Cloedt). This urban extension of Knokke Heist was designed by the architects at Arcas and includes new plots of land for development (38 ha) for, among other things, green areas, retail spaces, catering establishments and leisure facilities. Good collaboration with our client, Triple Living, ensured continuous work could be carried out from the start of the project in 2013 (phase 1) until the completion of phase four in 2017. This meant more than 180 apartments that were planned for delivery in the first four phases were completely finished and perfectly delivered within the time scale. The eye-catching Residentie Promenade, with its 96 apartments, was delivered in 2017. The corner turret and spacious communal roof garden are the outstanding features of this unique project. In the meantime, Christiaens is taking care of the construction of another 270 apartments in the four following phases. 26

Cust’O

East Dunkirk

Client: ION Architect: A1 Planning architecten

East Dunkirk, 40 metres from the sea. There are less pleasant places you would want to retire to. Take into account the high-quality architecture and the luxurious facilities and you know Cust'O is a unique project. 63 assisted-living flats with panoramic views, a stylish lounge bar with sun terrace, and a restaurant with an interior based on “The Jane” in Antwerp. This oasis of peace and comfort means living in Residentie Cust'O feels a little bit like being on holiday.

Groenendaal college

Brebuild

Our subsidiary company, Brebuild, is based in the Antwerp port area and has approximately 130 employees. They implement total projects for both public authorities and private clients. Renovation works and complex building alterations are their speciality, but the new-build projects also fall well into the skill set and flexibility of this subsidiary company.

Clients include social housing associations, cities, municipalities and public welfare centres, the care sector and school communities (GO, AGSO, etc.). Project developers, retailers and various industrial partners also appreciate the expertise and organisation of Brebuild.

The Groenendaalcollege is located in the Groenendaal Park in Merksem. This northern sub-municipality of Antwerp is part of the city of Antwerp. The park is approximately 5 hectares and located a few hundred metres from the Antwerp Ring Road. The castle was built for a bourgeois family in the second half of the nineteenth century. In 1924, the Groenendaal plot was purchased by the Sint-Jan Berchmanscollege and a boarding school was set up in the castle. The castle has been used for educational activities since 1951. After about 60 years of intensive use, the castle is in need of a thorough renovation.

Brebuild was responsible for remodelling an area of 2,447 m² including the ground floor and floor-1: a large multi-purpose space for the entire campus that will be used as a meeting forum and refectory, simple kitchen, meeting rooms, administrative space, the principal’s office , and much more. In addition, 13 new classrooms are to be installed on the 1st and 2nd floors. A lift duct was installed next to the entrance to the castle in order to make the building accessible to people with disabilities. Authentic elements such as the marble floor and stately staircase, ornamental ceilings and ornamental plasterwork were restored to their former glory.

E. Rombaut

General construction company In the ten years that E. Rombaut has been part of B&R Construction group, they have experienced remarkable growth. The construction company now achieves results ten times greater than in 2008. With its headquarters in Ternat, E. Rombaut plays an important role in the geographical spread of B&R Construction group. From the centre of the country, the subsidiary covers, amongst other things, Brussels, Flemish Brabant, and East and West Flanders. E. Rombaut develops social housing projects, commercial housing projects and residential care centres.

De Weverij Sint-Niklaas

Client: Cores Development Architect: eld Contract value: > €14,000,000 Active B&R firms: Hooyberghs, Van de Craen

Near the centre of Sint-Niklaas on the site of the former textile weaving mill, Schoeters-Bruggeman, subsidiary company E. Rombaut, is building 49 approved assisted-living apartments. The project must provide an answer to the lack of adapted residential solutions for people aged 65 and over. Along with the assisted-living apartments, we are also building 101 apartments. Quite a challenge, says Lieven Speleers, Chief Project Manager of E. Rombaut. “Everything has to be done through one access road, while the entire environment will be laid out by a third party. We worked efficiently, so this did not delay us at all. What's more, due to our speed of implementation, we were asked by the developer to slow down a bit. This was to ensure simultaneous delivery of the entire site.” 101 apartments and 49 assisted-living apartments. This means E. Rombaut is responsible for more than half of the total of 209 housing units on the residential area in the heart of the Waasland. The first two blocks are as good as ready for delivery. And this is also necessary because more than 70% have already been sold. Things are moving on in Sint-Niklaas. 33

Hooyberghs

General construction company With a Class 8 recognition, ISO 9001/2008 certificate and a VCA** certificate, Hooyberghs is one of the larger subsidiaries within the group. Hooyberghs achievements consist mainly of residential projects, residential care projects and social housing projects. In addition, 2017 saw four deliveries for the “Scholen van Morgen� (Schools of Tomorrow) project. Phase one of these is currently being completed, which means Hooyberghs can look back on ten schools built over the past four years. The role of the construction partner is prominent in all projects and expressed through, among other things, our customer focus, flexibility and continuous search for opportunities for improvement. BIM and LEAN are examples of how we want to put this into practice.

PIT, Anemoon site Tienen

The majestic Residence PIT, by B-architects, forms the centre of the new Anemoon housing project. It will become a home for 94 families. Each of them will benefit from the panoramic view of the green surroundings and have a spacious terrace. Sister companies Verheyen (prefab façade elements), AGBb (infrastructure for the entire site), ATA (interior joinery) and Van de Craen (plaster blocks and plasterwork) also worked on the site.

The beginning of September and it was that time again, the first day of school. The start of the new school year for the Sint Aloysius Geel pupils. A school year that was able to start in a renovated school thanks to the close collaboration between various subsidiaries of B&R Construction group. As part of the Scholen van Morgen project, it was Hooyberghs that was responsible for accomplishing this project. A challenge that had to be achieved within one term of only 15 calendar months per phase, including degradation and pile foundation. To achieve this, as much prefab as possible was used in the implementation. This requires more time and work in preparation, but this is recouped twofold during construction. The works were divided into two phases. During the first phase, the sports hall, bicycle shed and the first part of the school were built. An additional complication came from the historic façade on the Kollegestraat, which absolutely had to be preserved. A new building was built behind this façade by our colleagues comprising different classrooms, including some teaching kitchens. The outer walls of the 36

Rector's House also had to be absolutely preserved. Both the Rector's House and the façade in the Kollegestraat were restored and then reinstated. This phase was completed in May 2016. During the second phase, which started at the end of May 2016, the existing wing of the school was demolished and a completely new construction with a partly-covered playground was completed. This includes a variety of classrooms, as well as workshops, a staffroom and the media library. AGBb took care of the outdoor construction, Van de Craen was responsible for the foam concrete, Alcopro for the carpets, and Verheyen for the concrete façade panels. B&R Facility Management will take care of the maintenance of the buildings for the next 30 years.

The apartments and approved assisted-living apartments of De Mouterij fit perfectly into the environment. Their characteristic design is a creation of C.T. Architects, who clearly chose a modern look. The materials are simple, classy and sustainable. The brick façades are expressive, while exploring volumes and surfaces. The multi-family project, consisting of 54 apartments and penthouses, 32 assisted-living apartments and an underground car park is currently under construction.

Alcomel delivered the new Chirec Delta hospital in Oudergem - its largest project ever. They also contributed to the largest “area of operating rooms� in Belgium. Flexible floor covering Alcopro has been installing flexible floor coverings since 2007. At the beginning of 2016, Alcopro took over the exclusive distribution of Avonite for the Benelux market. This homogenous Solid Surface material offers architects and designers endless options for indoor and outdoor applications. It is available in a wide range of colours and textures, and it is used for high-quality finishing, kitchen and bathroom furniture, shop fittings, counters, etc. A last important pillar within this subsidiary company is the delivery of all civil works for suppliers of medical equipment in hospitals in order to install scanners and cath labs. General carpentry ATA has been a benchmark for professional interior joinery for years. In 1998, the joinery split from Hooyberghs, and they have continued to grow steadily under the wings of B&R ever since. With an eye on innovation at all times, and the guaranteed safety of its employees, a great deal has been invested in the machine park in recent years; this can be seen by the amount of CNC-controlled machines and the robot in the warehouse, working day after day to complete orders. The machine park has recently been expanded with an edge gluing machine. This machine, made for the application of edge material to different sheet materials, is equipped with special units for different finishing techniques. The purchase of this machine means our subsidiary company can expand its activities. Customers can now request a tailor-made construction package. Whether this concerns measuring, sawing, chamfering, CNC or milling work, assembly or installation, the customer can choose, which is why he brings in ATA.

B&R Building Materials specialises in material solutions for the construction sector. The company was established to continue to meet the increasingly stringent technical and environmental requirements. In addition, the subsidiary company takes care of the distribution of C-Grid (Carbon Grid or carbon reinforcement) throughout Europe and the Middle East. C-Grid is a material that has already earned its stripes within the construction industry. Its specific properties mean it can offer solutions that were not possible until now. For example, it is five times stronger than steel, non-corrosive, non-magnetic, non-conductive, flexible and chemical resistant.

‘t Steentje Turnhout

't Steentje, one of Turnhout's most famous buildings on the Grote Markt, was in need of a makeover. B&R Facility Management is responsible for the architectural maintenance of this piece of Turnhout heritage. The building, which houses both the Tourist Office and UiT in Turnhout, receives many visitors every day and is therefore important for the image of the City of Turnhout. At the end of August, the historic façade was thoroughly recleaned on behalf of B&R Facility Management. For this, the façade was covered in scaffolding for a month.

Construction and demolition recycling In the spring of 2017, AGBb bvba and Afbraakwerken van Kempen bvba joined forces to self-manage the collection of debris from their own works for recycling into reusable raw materials. This is how BSR became a reality. BSR stands for Bouw- en Sloop-Recycling [Construction and Demolition Recycling] and is located in Rumst. BSR recycles stone rubble and concrete rubble and processes it into a stone granulate. The granulate can then be reused as, for example, foundation material for industrial buildings and road works. By sorting “our own waste”, we hope to be able to contribute to a more sustainable construction world, paying attention to the environment, waste and the (re)use of waste.

Their terrace and garden path, which consists of 110 m² of 60 x 60 cm ceramic tiles in imitation bluestone, is maintenance-friendly and scratch-resistant. Family business, Volvo De Keulenaer, a distributor of Volvo in Beveren since 1979, began expansion and renovation works in the autumn of 2017. Van Bergen took care of the delivery and laying of the floor tiles. The showroom consists of 100 m² of ceramic tiles, while a special anti-slip tile was laid in the workshop.

Van de Craen

Plaster works, plaster blocks and cellular concrete Van de Craen was the first acquisition of B&R Construction group after the takeover of Hooyberghs. This subsidiary company specialises in gypsum blocks, silicate stone and foam concrete; as such this company offers a huge amount of experience in traditional screed and plasterwork. This subsidiary company, which has enjoyed very strong growth in recent years, delivers projects throughout Belgium and the Netherlands.

Tivoli GreenCity Project Laken

We are currently working hard on the Tivoli GreenCity Project In Laken, just a 15-minute walk from the heart of Brussels. The project consists of 397 homes, of which 271 are low-threshold homes offered to the wider public and 126 are social housing. The project also includes two crèches, each with 62 places, and approximately 770 m² of retail space.

Tivoli GreenCity wants to create a harmonious connection between the existing, dense residential area in Laken and the industrial area of the Port of Brussels. The project has ambitious objectives for environmental protection. These are the reduction of energy consumption, an increase in biodiversity, the production of green energy, and rational water management and sensitisation. These objectives will be included in the charter of the sustainable district of Tivoli GreenCity. The future residents will be asked to sign up to this charter. Some objectives are far-reaching, but they guarantee a better environment and deliver energy savings to users. Van de Craen started laying the plaster blocks for 400 apartments of this imaginative project in June. After the plaster blocks, plasterwork follows in early September. This project, with 40,000 m² of plaster blocks, is the largest project in Van de Craen's history.

Architectural precast concrete Verheyen is a specialist in structural and architectural concrete. Their extensive investments in R&D and pre-engineering make them the ideal partner for all construction projects in architectural concrete. Innovations such as using carbon for reinforcement, thin façade cladding, and a hybrid steel-concrete system are only a few of their specialties. These innovations, combined with the active role they play early in the construction process make Verheyen an outstanding construction partner. Their expertise and constant delivery of high-value, high-quality products is appreciated both in Belgium and abroad. This can be seen in the projects throughout the country, as well as in a recent project in Cambridge (UK).

The Triangle Cambridge (UK)

With a prestigious project in the university city of Cambridge in the United Kingdom, Arendonk-based company Verheyen set foot on foreign soil and began its biggest assignment so far. It included all the concrete elements for a new development project at Cambridge Assessment, the international exam group of one of England's oldest and best-known universities with alumni such as Charles Darwin, Isaac Newton and John Keynes. From then on, this new international headquarters “The Triangle” will house all the Cambridge Assessment employees (who are currently based in 11 different offices) under one roof. Subsidiary company Verheyen was chosen to complete the project thanks to its innovative technology and professional working methods. Among other things, this company supplied the pre-tensioned lintel elements in lengths of more than nine metres that, despite their small cross-sectional area, still have a large load-bearing capacity. All the elements were made and inspected at de Hoge Mauw (in Arendonk) and then transported to Cambridge (UK) by truck. 53

Turnova Toren Turnhout

For the Turnova project in Turnhout, Verheyen will supply the load-bearing sandwich panels and single-surface cladding for the tower. This 18-storey giant contains offices, catering establishments and apartments. To do this, Verheyen supplied no less than 2,500 m² of sandwich panels in white acid-etched architectural concrete. Verheyen optimised the façade installation from ± 1,800 elements to ± 1,000 elements, which was necessary to maintain the contractor's tight construction schedule (7 working days per floor). The elements to be delivered included: 156 isolated π-elements, 52 insulated T-elements and 140 insulated columns and beams. Add to that 1,850 rm of sills and 375 m² of single-sided covering elements and you will see that Verheyen is playing a large part in this remarkable project. 54

Woods Louvain

Client: Dyls Construct Architect: Crepain Binst Architecture Supplied elements: 56 balconies, 1700 m² of façade panels, 23 walls on balconies Contract value: > €865,000

Woods Leuven, the unique architectural eyecatcher with 157 student apartments on the outskirts of Louvain. This exceptional building was designed by Crepain Binst Architecture and posed a serious challenge to Verheyen. There was not only the green colour or the even appearance of the acidified concrete to deal with, but also the construction of the façade panels. On the advice of Verheyen, this was built from prefabricated combi elements instead of different individual columns and beams. Exhaustive pre-engineering was required to ensure this job achieved the desired quality within the set deadline. This was only possible thanks to the close and efficient collaboration between both Crepain Binst Architecture and contractor/client, Dyls Construct, and the architectural engineering firm, Arcade.

The project, and more specifically the contribution of Verheyen, were among the prizes of the FEBE Awards- an annual awards ceremony organised by the Belgian Prefab Concrete Industry Federation. Here, FEBE celebrates the most remarkable Belgian concrete projects of the past year. The award show took place in Hangar 58 in Genk on 28 November. After several nominations in 2014 and 2015, and a double nomination this year (Woods Louvain and Building M in Antwerp), Verheyen was rewarded for their craftsmanship. A real daring piece that was delivered for Woods Louvain. To ensure the evenness of the green concrete, Verheyen uses her fully-automated concrete plant. This is the only way to guarantee uniform composition of the concrete without deviations. In addition, a comprehensive quality inspection and optimal curing was put in place.

The cost price of the façade installation was also strongly reduced. By modelling the entire façade according to the characteristics of the building, elements could be combined. As a result, more than half the elements were saved and time was gained.

The core activities of the construction company are general contracting for both residential and non-residential construction projects. This acquisition of a participating interest means further supplementation and strengthening of the activities of B&R Construction group on a geographical level. The distinctive family character and shared vision make Christiaens Construction Company the right partner for B&R Construction group. Christiaens Construction Company has experienced strong growth for decades. This has resulted in this company gradually growing into a leading construction company in East and West Flanders. The “lean” principle was primarily used in industry at first. In recent years, this methodology, whose main themes are to create value for clients and reduce waste, are becoming increasingly used outside industry. The “lean” approach is also gaining traction in the construction sector. This is logical considering the construction process is a process containing a huge number of variables. Just think: architects, builders, contractors, subcontractors, suppliers, etc. are all links in the chain, and they all influence the construction process. By applying “lean” methodologies to the construction process and thus continually making improvements, failure to achieve a schedule or the making of errors is reduced to a minimum. This is true at both the construction site and in the office. The team at Hooyberghs in Hoboken started to apply these principles for the first time. This new approach to the construction process requires a completely new way of working. This is true for both the preparation work and the site activity itself. But the results can also be enjoyed very quickly. It is these instant, tangible benefits that ensure “lean” work processes gain traction in the short term.

Building Information Model

There are many variables within the construction process. It is important to coordinate these as optimally as possible in order to be as efficient as possible in the construction process. From the first idea for a building plan to commissioning, anything can disrupt the process and cause rising costs. These costs, resulting from wrong decisions or construction mistakes, make up five to thirteen percent of the turnover of the construction sector. To reduce this, insight and an overview of the entire project that is as complete as possible is required. BIM can be a great asset here. A Building Information Model is a digital model of an existing and/or planned structure, constructed from objects to which information is linked. This information can then be linked to several things such as phasing, functions, required structural strength, specific connections to surrounding objects, and so on. BIM is interpreted and applied in different ways. At B&R Construction group, however, we have a very clear and transparent vision of how BIM should be applied. For us, BIM is a way to correctly manage projects. The information exchange is the most important thing. BIM is therefore not an end in itself, but an efficient and collaborative work method that requires the commitment of all collaborating parties. 63

At B&R Construction group, great importance is attached to growth. Both at a group level and on a personal level. At the group level, we do this by being very focussed on strengthening. Both a focus on the geographical aspect, as well as expertise. In addition, there is a strong commitment on a personal level to provide customised training courses. B&R Academy organises internal and external training throughout the year. There is a course tailored to every employee's job and further career. This ensures the professional competencies of our employees are constantly improved and that they are always aware of the latest evolutions within the market.

B&R Academy is also strongly focussed on talent spotting. This is achieved through deep-rooted collaborations with different educational institutions. This includes rather practical training courses in secondary education to very specific architectural courses at Higher Professional Education institutions and universities. By joining early in the process, we try to put both our sector and our company in the spotlight from day one. This also gives us an opportunity to contribute socially. In order to coordinate supply and demand in the best way possible, B&R Academy can be counted on to provide advice for the construction-specific training courses of, among others, Thomas More. For example, as one of the most important costumers of talent, we actively contribute to the quality and content of the relevant courses.

100th recruitment 2017 The exceptional growth of recent years makes finding talent in the labour market all the more important. Our recruitment process is therefore running at full speed. However, Monday 2 October was a milestone for B&R Construction group. On that day, we were able to welcome eight new employees spread over several of our subsidiary companies. At the beginning of October, this brought the number of employees recruited in 2017 to 105. More than 100 recruitments in less than a year; we needed to celebrate that fact. Corporate Social Responsibility Local anchoring is an important asset of B&R Construction group, but this goes further than an address and an office in Arendonk, the municipality where it all started. B&R Construction group tries to keep its finger on the pulse and to make a clear contribution to local initiatives. We always try to achieve this in a constructive way by acting in a supporting role. This can range from providing financial support to youth activities for regional sports clubs to providing logistical support to local events. Our people are our greatest capital and are therefore crucial to our success story. Investing in them speaks for itself. We do this via extensive investments in both education (B&R Academy), a qualitative work environment (Health & Safety Team) and an optimal working atmosphere (B&R Party Committee). The return on this investment is visible in the results of the “Building respect� survey. This study, set up by Securex, was carried out with a view to the sustainable employability of our employees. How do they feel about their work, at work and in their work environment? All the factors that largely determine how we feel as human beings. This survey taught us that 90.8% of our employees would recommend B&R Construction group to others as an employer. An exceedingly good result that, as a group, we are extremely proud of.

ASV Geel B&R Construction group is a proud partner of the Geel football club, Allemaal Samen Verbroedering (ASV) Geel. This club is active in the first amateurs league. ASV Geel was able to count on our support for the fourth season in a row. Just like B&R, ASV Geel believes local anchoring is very important. There is therefore a strong focus on working with the youth as much as possible to create a flow from their youth teams to the first team.

Royal Knokke FC We are also a partner of a football club in West Flanders. Like ASV Geel, Royal Knokke FC plays in the first amateur league, and it has Christiaens construction company as its shirt sponsor. This coastal club competes year after year at the top of the table. Hopefully they can continue this with their eye on next season.

Wanty-Groupe Gobert B&R Construction group has been a proud partner of the Belgian cycling formation, Wanty-Groupe Gobert since 2015.

This pro-continental team is led by Hilaire Van der Schueren, a veteran in the profession, and the team embodies exactly what B&R stands for. The family atmosphere, intense enthusiasm, as well as teamwork between different qualities and disciplines. Always alert, surpassing oneself, coupled with a healthy dose of realism. The riders are all full of ambition and always ready to do battle, from the first kilometre to the last.

Tour de France They showed this fighting spirit during the Tour de France in 2017, which is the most prestigious cycling race in the world. The riders were prominent almost every day. Guillaume Van Keirsbulck was even in the lead by himself for 190 km in an escape during the ride between Mondorf les Bains to Vittel. The team also received a wildcard for the Tour in 2018. Safety as priority no. 1 The Health & Safety Team has its office at the head office in Arendonk and is an important link in the chain of the group. They work every day to improve the welfare of all B&R Construction group employees. They do this by constantly searching for and uncovering risks. An important way to detect risks is by carrying out workplace inspections. This means the Health and Safety Advisor comes to the construction site to discuss both the positive and the points for improvement with the project manager and site manager. Our Health & Safety Team does this at all B&R sites. 80

In addition to site inspections, there is also a strong focus on prevention. New site are discussed with the project management in order to identify potential risks and to define how they can be managed. Our procedures ensure uniformity across sites and subsidiary companies. These are living documents, which means they are always kept up-to-date and in line with current legislation.

Currently four of our subsidiary companies meet the VCA requirements (Safety Checklist for Contractors). This means they meet the current requirements in terms of Safety, Health and the Environment on a large number of points. Moreover, subsidiary companies Hooyberghs, Brebuild, AGBb Infra and Van de Craen have a VCA** certificate. This means they comply with the VCA criteria for work carried out on the shop floor by both their own employees and subcontractors.

Obtaining and maintaining these certificates requires considerable effort, both for the companies themselves and the support services. But the efforts are rewarding. For example, the number of accidents at work has been halved in the past three years, and we score over two and a half times better than the industry average in the accident frequency rate. These are figures to be proud of, and they motivate us to make safety a key priority every day.
