From our launch, in 2010, we have been committed to establishing a Brokerage that Clients could trust; so we set a high bar, from day one, for all our Staff and Agents. It means we all give our very best effort every single day, from the services and counsel we provide to the quality of our marketing materials.

Because we’ve been relentless in making sure that every Client has a remarkable customer experience, we have earned a great reputation that in turn, has allowed us to grow into one of the leading independent brokerages in Toronto. We now have a team of more than 165 accomplished, multi-faceted Agents; and this team of hand-picked Agents are on pace to close more than $1,000,000,000 in real estate transactions this year!

As a multi generational, family-run company, with a solid commitment to excellence, we have an unusual combination of deep industry expertise — and a fresh, progressive approach. We are always looking for ways to improve and upgrade our services and systems, so we can provide industry leading support to our Agents so they can deliver remarkable customer experiences to our Clients.

Larry has been in the real estate business for more than 43 years. It still amazes him that it’s been that many years’ helping people buy and sell their homes – and even more amazing that he enjoys doing it today as much as he did his very first year.

Larry doesn’t sell anymore but he does something equally important… He reviews initial requests from prospective clients, either on paper or over the phone; enabling him to match a client with the agent he believes will do the best job for them.

He is also responsible for keeping up with new client services, new real estate developments and new market trends so he can provide the leadership and vision that Sage staff and agents expect from him. Sage sets high standards for the office and the staff meets these standards every day.

The Sage staff fuse together as one unified group under Larry’s expertise and this is the reason Sage can offer great service and excellent results… and the group’s commitment is the reason Sage is a firm that can be relied upon.

EVAN has a well-deserved reputation for providing a level of service that is exceptional, which he achieved and continues to develop by taking advantage of opportunities to improve his real estate negotiating, marketing and business development skills - and by staying abreast of the ever-changing technologies that impact the real estate industry. He also has a well-deserved reputation for sharing this knowledge with SAGE Agents to help them improve their service and technology skills, and achieve their goals.

Brad is responsible for developing and implementing the infrastructure and systems that run SAGE and support our Agents and Staff. He also dedicates time to helping SAGE Agents develop their business… he works with them to set up systems that best leverage their time and help them develop marketing strategies that engage their existing Clients - and at the same time, attract new Clients in their target markets.

When we set out to craft a better real estate experience, we began by hand-selecting the right Agents. Agents who lived and breathed doing what was right for their clients with an obsession for detail, a passion for integrity, and a knack for delivering results.

SAGE DESIGN STUDIO

Our Design Studio started with one professional Graphic Designer and now consists of four full time Designers and three Studio Coordinators located in their own dedicated studio space; and we continue to add resources as needed. We are committed to investing back into the business.

SAGE’s Studio includes a design-forward, in-house Marketing Team with years of experience who make sure that every seller’s home is presented professionally and impressively – and receives a comprehensive campaign custom-built for each listing ensuring our seller’s homes get maximum exposure locally, nationally, and internationally.

SAGE’s Team also works with our Agents to provide advice and direction on marketing initiatives and will design all aspects of a campaign. They will even tweak an Agent’s existing brand or build a new improved brand, from the ground up!

SAGE’S BRAND PHILOSOPHY

We know the importance of creating a personal brand that will speak to, and connect with your client base. SAGE Real Estate is happy to be the “brand behind the brand.” And we have the Design Studio to help agents build their brand.

SAGE PRINT SHOP

Great design deserves to be produced with an equal amount of expertise and care. For years, we used outside print shops, often with inconsistent and even poor quality results. So when the space next to our Design Studio became available, we snapped it up and invested in setting up a first-rate, fully equipped, in-house print shop… and hired experienced printers to run it.

Now our Agents can count on their listings and other materials being printed and prepared beautifully, in a reasonable turn-around time. Plus, it’s easy for them to work with our on-site printers, and do a pre-press or off-press proof of their print job.

CASTL

Castl. is an engagement platform that delivers relevant sold information to consumers that allows agents to stay top of mind with their database over the long sales cycle and reinforces their position as an expert. The platform also answers the most pressing questions home owners have, what is selling in my neighbourhood? And how does that impact the value of my most significant asset, my home? This is automated, so it actually gets done consistently. Castl. also uses AI to identify those likely to transact next so agents can focus their time on personally engaging with the right people from their database.

SAGE LISTING PRESENTATION TOOLS

SAGE has crafted a listing presentation framework that consists of two main marketing pieces:

One is a physical perfect-bound BOOK that presents information about the Agent and about how SAGE will market their home to the greatest number of qualified buyers.

The second marketing piece is a personalized WEBSITE that our Design Studio team builds for every listing opportunity. This website goes into detail about the Agent and about SAGE… and all that the Agent will do to prepare, market, and sell the property: including the pricing and offer strategy, recommended repairs and refreshes, staging – and details on exactly how the home will be marketed locally, nationally and internationally.

LISTING MARKETING

SAGE’s in-house team of professional designers and marketers accept the responsibility of developing and executing a comprehensive campaign custom-built for each one of our listings ensuring our seller’s homes are positioned in the most favourable light and receive maximum exposure in the marketplace locally, nationally, and internationally. The campaign consists of professional photography, an individual listing website, a Facebook/Instagram paid campaign, beautiful print materials and much more. There is no marketing team in Toronto with more experience marketing homes than the team at SAGE. And we include it as part of our agent’s split.

INTERNATIONAL EXPOSURE

Posting a listing only on Realtor.ca isn’t enough. That’s why, to reach buyers around the world, SAGE has developed one of the largest international syndication networks of any Toronto brokerage.

And we are not hanging our hat on a one-brand network or spinning numbers from a corporate website ‘claiming’ global reach. We searched until we discovered where international buyers actually go when they are interested in finding a property in Toronto… and then we made sure our listings were placed there.

Currently, SAGE listings get featured on more than 130+ portals around the world and get translated into 15+ languages. This ensures that Client homes and condos get maximum exposure internationally, as well as locally and across Canada.

SAGE SELECT

SAGE has seen the bar and sets its standards higher.

SAGE Select delivers the highest standard of listing presentation materials and marketing assets for homes in the $2.5 million+ category.

The SAGE Select marketing system consists of updated listing presentation tools and an elevated marketing campaign for each listing. SAGE wanted to build on the success of its standard listing marketing campaign by giving SAGE Select properties a new look and feel as well as additional marketing tactics.

The SAGE Select marketing system

is included in a salesperson’s existing commission split if the home being listed is over the $2.5 million threshold. SAGE Agents may also utilize SAGE Select marketing on homes priced beneath that price point for a fee.

LEVERAGE GLOBAL

SAGE has partnered with Leverage Global in order to gain access to the most respected media outlets worldwide. Your properties can be viewed and experienced by an international audience with buying power this ensures that client’s homes get maximum exposure locally, nationally and internationally.

OBP (ONLINE BUYER PRESENTATION)

SAGE’s Online Buyer’s Presentation (OBP) is similar in concept to the Online Listing Presentation. We create a custom template for each Agent and then further personalize it for their new or potential clients. Agents use this during initial meetings with a new buyer, and it addresses all aspects of the home-buying process in great detail.

CLIENT ANNUAL REPORTS

Every year we review the NAR annual survey of residential buyers and sellers, and this stat always blows us away - 90% of clients are happy with their agent at the time of closing… yet only 23% use them for their next transaction.

We have developed a new tool to help you combat this and help to tighten that statistic. The SAGE perfect-bound Annual Report. The report outlines what has happened to the value of your clients’ homes since they purchased them. Also included are the properties that have sold in their neighbourhood over the past year. All of the information is presented in a professional printed report.

SAGE SYSTEMS FOR OUR AGENTS

At SAGE, we know that building and documenting business systems is an essential step in our Agents’ ability to create leverage in their business so their growth is scalable. That’s why we have written 3 system documents complete with checklists, that lets Agents become more efficient and effective in running their business. These systems support our Agents ability to deliver a remarkable customer experience consistently.

TRAINING & BUSINESS DEVELOPMENT

At SAGE we believe that relevant and implementable training is key. That is why we hold twice a month training seminars, ad hoc mastermind sessions, and once a month Sales meetings that have a heavy training component. We focus on topics that resonate with our Agents and help them address pain points.

As well, our Management Team meets regularly with Agents, one-on-one, to understand how they have built their business to date, what opportunities they have, and what their goals are. We brainstorm specifically on how they might take advantage of their unique opportunities in order to attain their goals and outline the tools and resources available at SAGE that could help.

SAGE INFOGRAPHICS

Each month we develop INFOGRAPHICS highlighting current sales activity in the Toronto housing and condo market. These Infographics are designed so that Agents can share them easily on social media. If our agents have their own brand we will customize these to have their look and feel.

SAGE GUIDES

Every agent needs professionally and beautifully designed real estate Guides to give to prospective Clients, whether they are buying, selling, or both. A comprehensive and current Buyer’s or Seller’s Guide educates potential Clients on the process of real estate sales and purchases in Toronto.

At SAGE, we have created these Guides for our Agents, and we encourage them to customize both with their own photography, branding, bio, testimonials, infographics and other useful content.

Our Midtown office on Yonge Street just north of Davisville, is SAGE’s Head Office. So here is where you find most of our Staff and Management, providing everything from marketing and administration services to client reception. This office also houses private agent offices and comfortable private conference rooms for client meetings.
