Operating from 1824-1976 this was once the world’s leading glass manufacturer and a pioneer of British glass-making technology. In that time, the factory produced glass for the Houses of Parliament, Big Ben’s clock face and the Crystal Palace in London. It also developed specialist glass for telescopes and lanterns and created lenses for 2,500 lighthouses around the world. Now the site is semi-derelict and the 8 listed buildings and scheduled ancient monument are falling into disrepair.
Chance Heritage Trust commissioned us to prepare a Phase 1 Concept Design and Feasibility Report for an area of land previously home to Chance Brothers Glassworks.
Our vision for Chance Island is to create an urban village of housing, work space and leisure uses in the existing and proposed buildings linked by extensive planting and new connections to the two canals forming the north and south site boundaries.




Port Loop
Places for People Birmingham
Masterplanning for a major new residential district on the west side of the city centre. The area known as Icknield Port Loop is almost an island site with canals on three of its four sides. The aim was to introduce high density family housing across the site with a range of house types from apartments, through duplex town houses, to more traditional types of terraces and semi-detached, all alongside public parks and squares.
Part of the brief was to develop more detailed designs for the Icknield Square portion including townhouses, apartments, commercial units and an auction house. The architectural style is infuenced by the existing and historic canalside buildings on the site and nearby.

Located near to Broad Street, Brindley Place and Sherborne Loop canal, the third and fnal phase of the Sherborne Wharf Masterplan was granted planning consent in February 2018. The canalside development included 87 new apartments over 3-10 storeys and the refurbishment of the art deco Psonex House.

The Royal Hospital Jessup Brothers Wolverhampton 2020 onwards
Along with Jessup, we have been working with Homes England and Walsall Housing Group to transform the former Royal Hospital site into 192 dwellings. This includes converting the Grade II Listed building into 38 wellbeing apartments for the over-55s and the development of a further 123 new build homes for afordable rent and 31 shared ownership on the land surrounding for WHG.
The scheme follows the Cleveland Road former bus depot on a neighbouring site which has provided a 63 bed YMCA with nursery, retail and ofces, as well as 74 apartments and 18 houses for Walsall Housing Group.

Oval Real Estate embarked on a hugely ambitious masterplan for their estate in Digbeth. Working alongside masterplanners Studio Egret West and Glenn Howells Architects, we were appointed to explore massing options and concept design on six plots across the 45 acre site.
All of our sites included retained buildings, so the challenge was to dovetail the new elements in sympathetic and interesting ways while keeping within the SEW design code.

The vision for this development is a residential led mixed-use scheme which creates a single, strong identity for this new piece of the city. Seven buildings will house 414 apartments, 5 roof top terraces, 700sqm of amenity space and 600sqm of commercial space, all set around a new publicly accessible garden and pedestrian route linking Newhall Hill and Camden Street.
Planning was approved in March 2023.


Leamington Creative Quarter

Complex Development Projects have been working with Warwick District Council for a number of years now to deliver an ambitious masterplan to regenerate the Old Town of Leamington Spa as a new Creative Quarter.
Spencer Yard was identifed as having the most potential to kick start the regeneration of the area in the frst phase of development.
As part of the masterplan, we looked specifcally at the structures identifed in the Spencer Yard location with a bias towards retention of creative professionals in the area by providing fexible ofce / business environments with a creative focus.

The extensive basement underneath the Grade II Listed URC was previously used as a crypt. It is now ofce space, retaining the vaulted brick ceilings and following the existing foor plan.

Feasibility for a 2 mile green heritage walking and cycling loop, possibly the antithesis of Coventry’s infamous ring road! Running along a naturalised riverside park, the loop was designed to incorporate 70 acres of park, woodland and wetland, and over a kilometre of disused railway line.

An initial feasibility study explored the available redevelopment options for vacant / surplus elements of the Royal Mail depot in Sutton Coldfeld.
This led to a detailed design proposal and Full Planning application to create a modern and efcient Royal Mail Delivery Ofce that can continue to serve the needs of the surrounding community,
whilst also utilising the vacant / surplus areas of the site to create a welldesigned, vibrant community of family housing.
The residential element of the site was developed by Bloor Homes and completed in 2015.

Stratford Upon Avon
Completed 2007
A phased mixed-use masterplan for a brownfeld site on the edge of Stratfordupon-Avon town centre. The uses included family housing, apartments, crèche, hotel, ofces and care home.
Access routes were located, block sizes set out and building massings defned.
Following internal viability review and adjustment, pre-application discussions with the LPA and public consultation exercises. An outline planning application was submitted and approved in 2007.
