“Having moved to the Borders from a modern house on Islay, this was the kind of traditional property I’d always wanted,” adds Pat. “In addition, it has a lovely garden and stunning views to the south and west – in winter when the leaves are off the trees we can see right across Jedburgh to the castle and jail.”

Apart from the external walls, almost everything from the chimney down has been repaired, renovated or replaced. The cottage had no gas and no central heating when Pat and Alan bought it, so both were installed – and as the existing front porch was on the verge of falling down, it was replaced with a double -glazed porch that matches the equally new conservatory extension – both carefully chosen to be in keeping with the style and character of the cottage.

A stunning patio completes the picture and provides an attractive seating/dining area in summer.

Inside, a new fireplace (with timer surround, decorative tiled insert, slate hearth and Living Flame fire) was installed in the living room and the kitchen and bathroom were completely re-fitted, the former with cream Shaker -style wall and base units to include a modern pull-out larder unit, glass-fronted display cabinet, integrated fridge, freezer, hob, eye-level grill and oven – space and plumbing for a washing machine and dishwasher included.

The kitchen is beautifully finished with attractive tiled splashbacks halogen lighting and terracotta floor tiles.

The layout extends to an attractive hall with built-in storage and sanded/varnished wood floor, off which is a 17ft living room with front-facing windows overlooking the garden, spacious kitchen opens into the large conservatory dining/sitting room, which has French doors to the garden, under-floor heating and is designed for year-round use.
