Pawsitively Awesome

I

Caring for K9 Heroes by Janet Deltuva

I retired from the United States Air Force in 2013 and used my G.I bill to earn a Bachelor of Fine Art in photography from the Art Institute in 2014. I was “that kid” that had the cat, dog, parakeet, guinea pig, gerbil, hamster, and ferret - pretty much all at one time in the house when I was growing up. So it was no surprise that I chose to specialize in pet photography when I started my business, Ares & Emzy Pet Photography. Tails of the Hill Country - Dogs Adventure Guide is my second book for the United States War Dogs. My first book, with a colleague, was Tails of the Alamo City - A Dogs Adventure Guide, published in 2021. In that effort, I photographed 35 dogs, and printed 250 books. The book sold out in 6 weeks and I donated $8,000 to the US War Dogs, and $1,000 to a local K9 charity, the Mal-FFunctions Rescue. The current book, Tails of the Hill Country - A Dogs Adventure Guide, will feature beautiful photos of dogs in iconic, dog-friendly businesses and areas of the Texas Hill Country to guide visitors traveling with their dogs. In addition to creating a stunning compendium of photos in locales across the Hill Country, all proceeds from the book will be donated to the US War Dogs Association, a non-profit that provides support to military working dogs (MWDs), both active and retired. Why am I so devoted to this organization you ask? Because they were there for me, like they are there for over 1800 families with retired military dogs, to provide medical care for my two retired military working dogs in their time of need.

A huge part of US War Dogs' work focuses on providing vital veterinary care to retired MWDs – in the absence of any Government support for these dogs, who gave their best years in support of our great nation. Once a military working dog retires, all medical care from the government stops. In short, US War Dogs is the Veterans Affairs for retired military working dogs.

About The Book

Tails of the Hill Country – a Dogs' Adventure Guide will be broken down into key chapters: P = Places in the Hill Country to PLAY, E = Places to EAT, T = Places to TOUR, S = Places to STAY or SHOP or the category of SAFETY for dog training or veterinarian care if needed. A Helping Hand

Along with the opportunity for

Janet Deltuva knows first-hand what the United States War Dogs does for retired military working dogs having received help from this non-profit organization for her the two retired military dogs she adopted. Now she is giving back to the US War Dogs with her Tails of the Hill Country Book Project

businesses to be featured in the book, there are also a number of sponsorship packages that we can discuss that support funding production costs. The sponsorship program and various sponsor levels and opportunities—including global visibility of sponsors via our Tails of the World strategy—can be found the links at the end of this article. It also includes details of the project budget. In January three professional pet photographers in the Hill Country joined the project. Kim Wallace, owner of Gone to the Dogs Studio in Boerne, Suzanne Demaree, owner of Suzanne Demaree Photographer in Mason, and Rita Marie Garcia Suva,

owner of Rita Marie Studios in Austin. We have the entire Hill Country covered in an arc from Boerne to New Braunfels. Together we aim to photograph 100 dogs, and raise $100,000 for the United States War Dogs by the end of 2024. We already have the help of some incredible business sponsors; Javelina Harley Davidson who hosted the book launch on March 9, National K9 Veterans Day and will host the book release on November 9th. Our other sponsors currently include Teamwork Financial Group, Magnolia Turf, Wagmore Pet Resort, Ivy League Canine Academy, Fickle Pickles and Luckenbach. We even had a helping “paw” from Roddy Tree Ranch when my team needed lodging for our photo shoot in Ingram, Texas at the Hill Country Arts Foundation’s attraction, Stonehenge 2. Together with the photo sessions and the generous sponsors the project has already raised over $12,500. But we have a long way to go to cover book publication costs and for more businesses to fill out those P places to play, E, places to eat, T places to tour and S, places to stay, shop and be safe with your pets health in the Hill Country. And I know Boerne has a generous heart and will lead the way! Dog owners of all breeds, all shapes, sizes and personalities are welcome to have a session for the book. Your dog will be featured in 3-4 photographs on a two-page spread in the 8.5x11 inch hard cover book. And we encourage the “hoomans” to pop into those photographs too! You can preview what the book will look like at this QR code. There is a QR code to access registration within the book or visit the website at www.aresemzyphotography.com. Businesses can join the book project by reviewing the sponsorship categories on the website and contacting Janet. BBM

Empowering Transformations: Why Strength Training is Crucial for Women in Their 30s and 40s

I

by Sarah Ferguson – Ferguson Fit

In the realm of women's fitness, strength training stands as a beacon of empowerment, offering transformative benefits that extend far beyond a great physique. As an online fitness coach specializing in women's wellness, I want to shed some light on the significance of strength training for those navigating the unique challenges of their 30s and 40s. A well-structured strength training program that aligns with individual goals and lifestyle can deliver a multitude of benefits, from preserving muscle mass and bone density to boosting metabolism and improving mental health. As women navigate the unique challenges that come with age, embracing strength training becomes a proactive and empowering step toward a healthier, more resilient future. Your regimen should incorporate a mix of resistance training, bodyweight exercises, and functional movements. Strength training, involving weights or resistance bands, helps build muscle and bone density. Bodyweight exercises like squats, lunges, and push-ups enhance overall strength and flexibility. Functional movements, such as those mimicking daily activities, contribute to improved stability and coordination. A balanced combination of these exercises ensures a holistic approach to strength training and will allow you to experience its many benefits!

16

BOERNE BUSINESS MONTHLY | April 2024

HERE ARE MY SEVEN TOP BENEFITS OF STRENGTH TRAINING:

Resilient Aging: Entering your 30s and 40s signifies a pivotal point in life, and strength training emerges as a powerful ally. It counteracts the natural decline in muscle mass and metabolism, fostering resilient aging. Regular resistance training becomes a shield against the effects of time, empowering you to live an active, vibrant life. Muscle Mass Preservation: As women age, they naturally experience a decline in muscle mass. Strength training becomes a potent tool in preserving and even increasing muscle mass. This is particularly significant as muscle mass contributes to a higher resting metabolic rate, helping to manage weight and support overall health. Hormonal Harmony: As the body undergoes hormonal shifts, strength training becomes a stabilizing force. Not only does it alleviate symptoms associated with menopause, but it also aids in regulating hormones, promoting mental well-being and a sense of balance throughout the transitional years. Sculpted Confidence: Beyond the physical benefits, strength training bestows a sculpted physique that radiates confidence. Toning and defining muscles contribute to a positive body image, promoting selfassurance and a deep sense of empowerment. Enhanced Metabolism: Bid farewell to sluggish metabolisms. Strength training acts as a metabolic booster, enhancing calorie burn even at rest. This becomes particularly crucial in maintaining a healthy weight and navigating the metabolic changes that accompany aging. Stronger Bones, Stronger You: Combatting age-related bone loss is a top priority for women in their 30s and 40s. Strength training proves to be a formidable weapon in this battle, enhancing bone density and reducing the risk of osteoporosis, ensuring a foundation of strength that lasts a lifetime. Improved Mental Health: Strength training doesn't only benefit the body; it's also a powerful ally for mental well-being. Engaging in regular strength training has been linked to reduced symptoms of anxiety and depression. The release of endorphins during exercise contributes to an improved mood and increased energy levels, helping women navigate the demands of daily life more effectively.

LET’S ALSO CONSIDER NUTRITION.

No fitness journey is complete without acknowledging the symbiotic relationship between nutrition and exercise. Nutrition plays a pivotal role in supporting strength training goals. Women in their 30s and 40s should focus on a well-balanced diet that includes an adequate amount of protein to support muscle repair and growth. Incorporating lean protein sources like poultry, fish, beans, and legumes is essential. Additionally, maintaining sufficient hydration is crucial for overall health and can aid in recovery after strength training sessions. PSA: consistency and patience are the pillars of progress. Nothing sustainable (for the most part) is built in a day, and neither is a strong, resilient body. Embrace the journey and understand that lasting change takes time. Give yourself some grace if you find yourself derailed a bit. It happens. What’s important is that you continue to show up. Celebrate small wins, stay committed to your goals, and remember that the journey is just as important as the destination. BBM

Making Learning Fun While Teaching Spanish, Sewing & So Much More

T

by Lauren Stumberg

“Tell me and I forget, teach me and I may remember, involve me and I learn.” This quote from Benjamin Franklin embodies the environment of all of the classes taught at the Ammerman Intercultural Academy. Here, Jacqueline and Matt Ammerman provide their students with interactive experiences where they can learn new skills. From learning Spanish to Sewing and Fashion Design, and even Young Entrepreneurship classes – Every class offered by the Ammerman’s includes what they believe to be one of the most important aspect in learning – and that is doing! “We want our students to DO what they are being taught, not just sit and listen,” said Jacqueline. “It is when they begin to put what they have been taught into action that the true learning takes place.” The Ammerman’s moved to Boerne from Chile in 2018. According to Matt, “I spent much of my life traveling through South America. I didn’t know Spanish, but was able to find work in Paraguay, Buenos Aires and Chile teaching English. This in turn allowed me to learn Spanish.” Once in Chile, Ammerman met Jacqueline and the two got married and they had three children. “I began to notice that when I would speak to my children in English they would respond to me in Spanish.

20

It was very important to us that our kids be bilingual, so I started implementing my skills as a previous English teacher to teach my own children,” he said. “In Chile, the people have a strong desire to learn English. They want the opportunities that knowing English can bring. So when our friends and family found out that Matt was teaching our children, they wanted their children to benefit from this as well. Eventually the amount of students grew and we decided to create the language academy,” added Jacqueline. Matt and Jacqueline always knew that they would eventually move to the United States to allow their children to be immersed in the culture and to perfect their English. “We were able to keep the language academy operating in Chile through Zoom classes while also opening a second location right here in Boerne,” added Matt. The language coaching classes offered by the Ammermans are open to all ages, from adults all the way down to preschool aged children. “We make learning a language interactive. Going on small field trips to a restaurant or the grocery store where the students can use Spanish to order their meal or ask for help with something in Spanish at the grocery store. Using the language is essential,” said Jacqueline. “I

have also developed some of my own board games and teach a lot by using arts and crafts. Making the learning environment fun, challenging and always different is important to us.” Matt added, “We even have family combos, parents and their children, that will come in and learn to speak Spanish together. It is not uncommon that many Hispanics want their kids to learn Spanish. Many of them

have parents who spoke Spanish, but would only let their kids speak English growing up. Now that they have kids of their own, they want them to keep that important element of their heritage and to learn Spanish.” While incorporating creative elements into her Spanish classes, Jacqueline

had the idea to add another class too. With a degree in Fashion Design from DUOC UC in Chile, sewing and fashion design classes were a natural fit. In these classes students learn from the very beginning and are taught how to use a sewing machine, the different types of stitches and the students create a folder with examples of all of their work in it. According to Jacqueline, “Their first project is usually something simple, a pillow cover or a curtain. Then they move on to a small piece of clothing for a child or a doll and work our way up to more complicated items.” The sewing students start as young as seven years old and go all the way to adults. Jacqueline is certified in Montessori Methodology and also teaches classes through Boerne Area Christian Homeschoolers (BACH) and at Empower Gymnastics as an elective option. “We have been blessed to have so many wonderful students and families. In fact, we have grown so much since moving to Boerne that we are in need of someone to help us work with our students, or even high school students who would like to intern and help out,” said Matt. According to Jacqueline, “These are life skills that we are teaching and it makes us proud to be a part of their journey and to be able to impart our knowledge to our students. Whether they are speaking a new language or designing a new outfit or home decoration, the idea is that our students will feel confident in what they have learned in our classes and be able to apply it outside of the classroom, in real life situations. We get to teach things that we are passionate about, and it doesn’t get much better than that!” BBM

The Ammerman’s have several Summer Camps and Classes available for both kids and adults!

AGREEMENTS & CONTRACTS: AN OVERVIEW FOR BUSINESS ENTREPRENEURS

I

by Jeremyah Rodriguez – ADKF

If you run a business, you probably deal with various types of agreements and contracts on a regular basis. Whether hiring an employee, leasing a property, or selling a product, it is vital to have a clear and enforceable agreement that outlines the terms and conditions of the exchange. But what is the difference between an agreement and a contract? Why do you need a formal agreement for your business transactions? Moreover, why should you share your agreements and contracts with your certified public accountant (CPA)? WHAT IS AN AGREEMENT? An agreement is a broader term that refers to a general understanding between two or more parties that they will, or will not, do something. For example, you may agree with your friend to go to the movies on Friday night, or you may agree with your supplier to deliver the goods by next week. An agreement does not necessarily create a legal obligation or a binding relationship between the parties. It is more like a statement of intent or a handshake deal. WHAT IS A CONTRACT? A contract, on the other hand, is a legally binding agreement that creates an obligation to do something. A contract must have four essential elements to be valid: • An offer: One party proposes a specific exchange of value to another party. • An acceptance: The other party agrees to the terms of the offer without any modifications. • A consideration: Each party gives up something of value in exchange for something else of value. • A legal capacity: Each party has the ability and authority to enter into the contract. A contract can be written or oral; however, it is always advisable to have a written contract to avoid any disputes or misunderstandings later on. A written contract should include all the details of the exchange, such as the payment, the delivery, the quality, the warranty, and the remedies in case of breach. WHY DO YOU NEED A FORMAL AGREEMENT FOR YOUR BUSINESS TRANSACTIONS? A formal agreement is a contract that follows a standard format and uses clear and precise language to define the rights and responsibilities of each party. A formal agreement can benefit your business in many ways, such as: • Providing clarity and certainty: A formal agreement eliminates any ambiguity or confusion about what each party expects and promises to do. It also helps to avoid any miscommunication or misinterpretation that may arise from oral or informal agreements. • Protecting your interests and assets: Safeguard your intellectual property, trade secrets, confidential information, and other valuable assets from unauthorized use or disclosure by the other party with a formal agreement. It can also help you to limit your

liability and exposure to risks in case of unforeseen events or circumstances. • Enhancing your credibility and reputation: A formal agreement shows that you are a professional and trustworthy business partner who respects the rules and honors their commitments. It also demonstrates that you value the relationship and the cooperation with the other party. • Facilitating in dispute resolution and enforcement: A formal agreement can help you to prevent or resolve any conflicts or disagreements that may arise during the course of the business transaction. It can also provide you with legal recourse and evidence in case the other party fails to perform or breaches the contract. WHY SHOULD YOU SHARE YOUR AGREEMENTS AND CONTRACTS WITH YOUR CPA? Your CPA is a trusted advisor who can help you with various aspects of your business, such as accounting, taxation, auditing, and financial planning. Your CPA can also help you with your agreements and contracts by: • Reviewing and analyzing your agreements and contracts to ensure that they are accurate, complete, and compliant with the relevant laws and regulations. Your CPA can also identify any potential issues or risks that may affect your business performance or tax obligations. • Advising and recommending you on how to structure and negotiate your agreements and contracts to optimize your cash flow, profitability, and tax efficiency. Your CPA can also suggest any changes or improvements that may benefit your business goals and interests. • Reporting and documenting your agreements and contracts to keep track of your income, expenses, assets, liabilities, and equity. Your CPA can also prepare and file any required tax returns, financial statements, and other reports based on your agreements and contracts. EXAMPLES OF WHEN THINGS GO WRONG WITHOUT A FORMAL AGREEMENT. While having a formal agreement for your business transactions is highly recommended, some businesses may choose to rely on oral or informal agreements instead. However, this can lead to serious problems and disputes if things go wrong. Here are some examples of common situations that can go awry without a formal agreement: • If you hire an employee without a formal employment contract, you may face difficulties in defining their role, responsibilities, compensation, benefits, and termination conditions. This can

result in disputes over performance, expectations, wages, overtime, severance, and wrongful termination claims. • If you lease or purchase a property or an asset without a formal agreement, you may encounter disputes over the ownership, possession, use, maintenance, and transfer of the property or asset. This can result in conflicts over rent, security deposits, repairs, damages, taxes, and liens. • If you borrow or lend money without a formal agreement, you may face disputes over the amount, interest, repayment, collateral, and default of the loan. This can result in late payments, missed payments, collection actions, and lawsuits. • If you start or join a business without a formal agreement, you may have disputes over the ownership, management, decision-making, profit-sharing, and dissolution of the business. This can result in conflicts over control, authority, responsibilities, contributions, and liabilities. Agreements and contracts are essential for any business transaction. They help you to establish a clear and enforceable relationship with your business partners and help protect your interests and assets. You should always have a formal agreement for any business transaction and share it with your CPA for review, advice, and reporting. By doing so, you can ensure that your business runs smoothly and successfully. BBM

LOVE Your Interest Rate but Need a Different House?

Y

You’re not alone! Millions of Americans are grappling with the reality of having an historically low interest rate on a home that no longer meets their needs. Whether you’re a growing family, a downsizing retiree, or a new work from home professional, it’s important to weigh the costs of staying versus finding your new home. THE COST FOR SELLERS: Competition is always a factor for sellers and 2024 is poised to see more competition from both resale homes and new build homes. Projections put increased homes on the market at 13% by the end of the year. More homes on the market will mean that sellers must be realistic about pricing their home according to condition, location, and neighborhood amenities. Having an experienced real estate professional will help sellers navigate pricing strategies and which repairs to tackle before going to market. New home sales continue to disrupt the resale market. Many people like the feel of having a new home and many builders will continue to provide concessions that resale homeowners are unable to do. As homes age, just like people, regular maintenance becomes an issue. Staying in a home that’s aging could mean costly upgrades to major systems such as the HVAC, water heaters, roofs, etc… If you’re in a home that doesn’t meet your needs, having to spend

unwanted dollars on upkeep will make paying a few more dollars for a home that does work, feel completely worth is. THE COST FOR BUYERS: Almost 40% of buyers say they won’t wait for interest rates to drop, creating a large pool of buyers who will compete for the low number of homes on the market. Despite a growing number of homes from resales and new builds, the demand still outpaces the supply for people wanting to own a home. Many articles state that rents are now cheaper than a mortgage payment. This may very well be true for some people, but renters pay 32% of their income on rent and end up losing out on building equity in a property. There will always be instances when renting is an interim option, but home ownership is the greatest hedge against inflation. Home prices are expected to rise this year so waiting any longer could mean the home that meets your needs will be out of reach. M

Anna Catherine Hutzler 1827 - 1864 by James Hurst

Mathias Baumann died September 15, 1900, less than three months after the 1900 census. This census shows his birth month, February 1822, his birthplace, Germany, and the year he emigrated, 1847. In 1870, he gave his birthplace as Baden. There is a baptismal record for Mathias Baumann in the records of the Archdiocese of Freiburg in Breisgau, Catholic Church Records, 1678-1930. Mathias was the son of Mathäus Baumann and Helena Oehler and was baptized on February 22, 1822, at Hofweier, Offenburg, Baden, Deutschland. The New Orleans Passenger Lists 1820-1945 contain the record of twenty-four-year-old Mathias Baumann, who disembarked from the ship Len Leon in 1847. He listed Missouri as his destination, but he got a job in New Orleans and changed his mind about where to settle in America. Three years after he arrived, the twenty-eight-year-old Mathias Bowman [sic] was living in the household of Nicholas Murray in the New Orleans’ Fourth Ward. The 1850 census recorded that both men were blacksmiths. A carpenter and wheelwright were also boarding or working there. By 1852, Mathias was in Bexar County, where he married Anna Catherine Hutzler on May 10. The following year, in June of 1853, Mathias purchased lots 1 and 6 from Gus Theisen and John James, located on the corner of Main Street and River Road. Mathias began operating a blacksmith shop, likely the third

business established in Boerne, following William Dietert’s sawmill and gristmill. Not long after he purchased the lots on River Road, Catherine gave birth to their first child, Henry, born October 26, 1853, said to be the first child born to the settlers of Boerne. Mathias signed the petition to form Kendall County in 1859, and in 1863, he purchased lot 3, located across the Cibolo from lots 1 and 6, from John James. Not much is known about Catherine. Fire destroyed the 1860 Census for Blanco County, and she died before the 1870 census. However, Kendall County deed records show she was probably the first woman to own land in Boerne. Two years before she married Mathias, she loaned William Jacob fifty dollars, bearing interest at ten percent per annum. When the note came due in four years, William signed over the deed to Lot 11 in Boerne to settle the debt. The city map shows that Mathias Baumann’s name is on Lot 11, but the deed was in Catherine’s name. She and Mathias had five children after Henry was born: Gustave, born March 23, 1855; Albert, born June 20, 1856; Philippine and Caroline, born August 9, 1860; and Louise, born October 29, 1862. Helen Nesselhauf, a descendant of the youngest daughter, Louise, wrote that Catherine died in 1864, but there is no tombstone or death record to verify the exact date. In March of 1870, Mathias married Friedericke Ertel. Records revealed very little about her, but the three different censuses where she appears as Mathias’ wife provided some clues. The 1900 census shows that she was born in November 1826 in Germany and emigrated from there in 1869. It recorded she had one child, so she was previously married. The previous marriage is logical because she was forty-three when she and Mathias married; he was forty-eight. The 1870 census was interesting. Enumerated in August 1870, five months after his marriage to Friedericke, the census lists Mathias as a “retired” blacksmith. Friedericke was keeping house, Henry and Gustav were home, and the other four children attended school. Mathias had income from somewhere because he purchased lot 15 from Jacob Theis in 1874. He paid thirteen dollars for the thirteen-and-a-halfacre lot. In 1880, Mathias was no longer “retired.” The census listed him as both a blacksmith and a farmer. His three sons lived at home and worked on the farm. Louise also lived at home, but her sisters,

Caroline and Philippine, did not. They may have lived in San Antonio. Caroline married Fred Mockert there in April 1884, and Philippine married Jacob James Quinn in Bexar County in July of the same year. Louise married Leo Nesselhauf in October 1889. During the 1900 census, Mathias and Friedericke lived next door to Henry, who marcontinued on page 35

ried Johanna Prause in February 1888. Gustave and Albert probably resided in San Antonio since they were buried there. Mathias died a few months after the census. He is buried in Lot 160 in the Boerne Cemetery. There is no death record for Friedericke; she was not listed on the 1910 census. Mathias had a wooden tombstone which had deteriorated and become illegible over the years. The Partick Heath Public Library is attempting to ensure all graves in the Boerne Cemetery are represented with memorials on Find A Grave and are attempting to obtain markers to place on the unmarked graves located there. The library teamed with the Genealogical Society of Kendall County and located a descendant of Mathias who granted permission, and on March 3, 2024, they placed a new marker on the grave. BBM

100 WOMEN OF THE HILL COUNTRY AWARDS MORE THAN $20K TO LOCAL NONPROFITS

100 Women of the Hill Country (100WHC) awarded local nonprofit Texas Burn Survivors Society $20,500 at their quarterly member meeting at Fair Oaks Country Club on Thursday, February 29. “We are so honored to help fulfill Texas Burn Survivors Society’s incredible mission,” said Ambre Bodle, co-founder, 100WHC. “100WHC was created to bring like-minded women together and make a meaningful impact in our community.” 100WHC is a collective of 205 women from across the Hill Country that meets quarterly to invest in local nonprofits. Each quarter, three nonprofits are invited to present to members to share how a grant would impact the organization and in turn, the Hill Country community. 100WHC members then vote for one of the three organizations to receive a one-time grant. The presenting nonprofit with the most votes walks away with $20,500. In addition, for the first time, 100WHC introduced a new grant for the two other presenting charities of $1,250 a piece. This quarter’s recipient, Texas Burn Survivors Society provides care, comfort and essential services to the critically burned and their families. The organization’s program, Camp David, allows pediatric burn survivors the chance to experience summer camp, free of cost, with other burn survivors and their families. The opportunity to connect with other children who have experienced burn injuries is “life changing” said Executive Director Sue Dodson. “Camp David is a safe place for pediatric burn survivors,” said

Dodson. “Free from bullying and taunts. The kids are totally free of care and concern about the appearance of their scars. For some kids, this is the only time they’ll wear a swimsuit. Camp David lets them know they are not limited.” Texas Burn Survivors Society will be able to cover the cost for 50-60 children to attend Camp David this summer thanks to the grant. Other presenting charities included Boerne Reads and Rustic Ranch. Both organizations walked away with 100WHC’s newest grant, “100 Hearts Award” of $1,250 each sponsored by the Staci Gahm of the Gahm Real Estate Group. This new corporate sponsored award will be presented to the two presenting charities that do not receive the member funded grant. In addition to the grant presentation, 100WHC members also heard from prior grant recipient Rory the Warrior, who shared an update on how the funds were used. “The funds from 100WHC have provided 24 hero bags, with everything from Band-Aids to emergency oxygen for emergency responders in our community,” said founder Sherry Sheffield. Since founding in 2021, 100WHC members have invested more than $208,000 to the local community, with each member contributing $100 on a quarterly basis. In addition, the organization holds regular volunteer opportunities for members and encourages in-kind donations to previous presenting nonprofits. To learn more about 100WHC, visit 100WomenHC.org. Serving the Texas Hill Country

Horseshoe Bay, Lake LBJ, and Boerne We were fortunate to meet Kathleen when we were first looking at lake property on Lake LBJ, and even more fortunate that she stuck with us through our year-long process of looking at properties before taking the leap of lake house ownership! It was a great process and has blossomed into both friendship and further real estate sales and purchases with Kathleen and Ryan. They know the area, the business, they really spent the time to get to know us and our interests, and they make it all a really enjoyable process! We highly recommend you contact Kathleen and Ryan whether you're looking for a home or investment property they're the best! Kevin and Paula M.

Kathleen was referred to us by a friend in Austin when we told her we were looking for an investment property in Horseshoe Bay. Kathleen and Ryan far exceeded our expectations. They responded quickly to emails and texts and were quick to jump on the phone when we had more in depth questions. Every potential issue we faced they had suggestions, before and after close. They helped us find a lender that could help us get creative with financing and also helped us with various contractors for issues we faced after closing. We had a lot of questions as we did our due diligence before we even made an offer and they were patient as we navigated the transaction. I will definitely work with them again! Brandon and Luika R.

We cannot say enough about Kathleen as our realtor! We bought property in Horseshoe Bay, and she was so knowledgeable about the market, it made the buying process super easy and smooth. She knew exactly what to do at every step of the way and gave us excellent guidance. She remained confident when we encountered challenges and always kept us on target. She was extremely helpful and responsive, and we could not have been happier working with her! I would highly recommend Kathleen to anyone selling or buying real-estate. She is the ultimate professional! Justin and Amy G.
