SACRED MISSION Photos by Lisa Renee Photography
The highly anticipated Romance of the Mission benefit gala was held on the historic grounds of Mission San Juan Capistrano with nearly 400 guests in attendance. An evening highlight was a live concert performed in the Ruins of The Great Stone Church (circa 1812) featuring Lyric, a trio of harmonizing female vocalists. After the concert, Reverend Monsignor J. Michael McKiernan gave the dinner blessing followed by a deliciously curated four-course, plated dinner served by the Inn at the Mission San Juan Capistrano team led by General Manager Matt Harrison. Wine pairings were generously provided by Rancho Capistrano Winery with beer pairings by Trevor’s at the Tracks. 28

Major underwriting was provided by George and Eden O’Connell and Tony and Melinda Moiso, and many special friends who came together to support the Foundation’s efforts. Kerry and Gavin S. Herbert, Jr. of Roger’s Gardens oversaw the evening’s floral design and décor. Lugano Diamonds of Newport Beach gifted an exquisite pendant necklace valued at over $15K for the opportunity drawing. In her opening remarks, Mission San Juan Capistrano Executive Director Mechellen Lawrence Adams said, “Tonight’s celebration serves to remind us that, we too, are builders, and that your names are among the long list of special people who have worked, served, and lived to ensure the Mission’s relevance, protection, and place as one of worship and history, education, and celebration for nearly 250 years.”

OCMA EXCELS The contemporary art museum in Costa Mesa sees unparalled success in its inaugural year
32
@BlueDoorMagazine
NEWS AND NOTES OCMA, Southern California’s newest architectural, artistic, and aesthetically impactful cultural destination, has reached its one-year anniversary since its opening. The museum at Segerstrom Center for the Arts enjoyed record-breaking attendance in its first year (260,000 guests, compared to 20,000 at its previous Newport Center location), while completing the vision of the arts campus. The new museum has even surpassed Blue Door Magazine’s lofty expectations. A story in these pages in April 2022 foresaw “the dramatic impact the museum will have on OC art, culture, and community. The debut of the Thom Mayne-designed building at Segerstrom Center for the Arts will mark a new era, thanks to the foundational effort of artists, patrons, philanthropists, and visionary leaders over six decades.” The first year of programming has seen thoughtful surveys from the permanent collection, most notably 13 Women: Variations I-V; representation of new work by emerging artists, such as in California Biennial 2022: Pacific Gold; and significant surveys of established masters, including Fred Eversley and Alice Neel. OCMA’s director and CEO Heidi Zuckerman and her team of curators also demonstrated insight into the impact of socially significant (and social media-friendly) work by zeitgeist-y artists like Sanford Biggers and Daniel Arsham, whose Wherever You Go, There You Are was the blockbuster of OCMA’s first year. OCMA fans look forward to upcoming exhibitions, including Start, Start Again debuting November 15, which juxtaposes two permanent collection works (100 Drawings and 100 lbs. of Clay), and Color is the First Revelation of the World, a monochromatic meditation on how color and form intersect. That exhibtion debuts on March 16, 2024, and is expected to include Chris Burden’s iconic work A Tale of Two Cities, 1981, part of OCMA’s permanent collection.

Morning Shadows by Mary Finlayson
ALONG COMES MARY The vibrant interior spaces of artist Mary Finlayson at JoAnne Artman Gallery in Laguna Beach
Considering interiors as portraits that contain their own narratives, Mary Finlayson’s compositions explore the stories that each space tells about the people who inhabit them. Navigating themes of home, memory, and self through her still lifes and interiors, Finlayson’s interest in painting interior spaces and still lifes portray how environments reveal identity. Along Comes Mary Too is an exhibition of new works by the artist at JoAnne Artman Gallery in Laguna Beach. In homage to the iconic works of Corita Kent, David Hockney, Henri Matisse, and Stuart Davis, Finlayson borrows similar bright color palettes, repetitive patterns and simplified forms. Creating tightly constructed compositions unique to her own style, she combines her backgrounds in printmaking and painting to layer and contrast colors. Creating environments that are partly real and partly imagined, Finlayson’s ability to craft a story by way of her art is enigmatic. A celebration of color, pattern, and form, Finlayson’s work has a fresh and unique aesthetic through her use of gouache and vinyl emulsion. Flattening the perspective of each scene, her still lifes provide a voyeuristic glimpse into each curated space while capsulizing the intimacy of each scene. Energetic lines evoke movement that helps enliven the otherwise stagnant settings and floral arrangements while reduced, simplified forms reveal a complex, structured, distinctive style.

Perfectly embodying transformation, the Graff Butterfly collection comprises precious talismans, each piece reminding the wearer of their strength, freedom, and opportunity to fly. A heritage motif for Graff, the delicate form of a butterfly has featured prominently throughout the history of the House, inspiring a universe of jewels and timepieces. Calling the butterfly a “talisman for transformation,” Graff design director Anne-Eva Geffroy says the new Butterfly campaign celebrates the potential of new beginnings and gives a sense of freedom, much like a butterfly’s flight. Speaking of new, Francois Graff, CEO at Graff, says of the new South Coast Plaza boutique: “There is nothing to equal the transformative sense of self-assurance you feel when you wear Graff, and we wanted to harness that same emotion when a client enters a Graff salon. Nothing compares to the joy and excitement in choosing, receiving, or giving the gift of Graff–jewels for those who know that they deserve the very best.” BlueDoorMagazine.com

ROOM TO GROW Brophy Market provides space for designer Laura Brophy to expand her reach

INTERIOR DESIGN From pop-up to permanent: the evolution of Brophy Market—where design meets destiny.
What began as a pop-op opportunity for designer Laura Brophy organically evolved over the past year into Brophy Market, a stunning showroom that provides a curated and elevated shopping experience. She says that the team had been discussing the showroom concept for some time, and initially signed a short-term lease for a space to host a few events. Near the end of the lease term, fate intervened. The future tenant pulled out and Brophy had the opportunity to keep the building. “The situation felt fortuitous since we absolutely loved the unique architecture of the building, and frankly, we had outgrown our original design studio,” she says. Once the new lease was signed, BlueDoorMagazine.com

construction took about five months, and Brophy Market had its grand opening in late August. “When a person walks through the door for the first time, I want to ensure that there are design elements that inspire and resonate with them—regardless of whether or not the space perfectly aligns with their personal design aesthetic,” Brophy explains. In the past, Brophy was only able to serve a select number of clients with her full comprehensive interior design services. Brophy Market has allowed her to expand her reach by offering vintage, custom, and one-of-akind furnishings, rugs, and accessories to new clients. In addition, they will continue to host events including pop-ups featuring local artists and artisans, cooking demonstrations, and rotating art installations. “I’m excited about the endless possibilities with the showroom, including sharing great design with our clients, industry partners, and our community,” Brophy says. “We have a lot of fun things in the works, so I hope everyone will join us on this amazing journey!” Laura Brophy Interiors 1537 Monrovia Avenue Newport Beach 949.614.0101 hello@brophyinteriors.com brophyinteriors.com Brophy Market by Laura Brophy Interiors 1727 Superior Avenue Costa Mesa

Historically, animal hospitals have been cold and sterile. Rise Pet Health, a Laguna Hills Veterinary Surgery Center, aims to change this experience. Founder Amy Mack wanted to develop and design a calm and comforting facility that extends beyond traditional animal care to also prioritize the well-being of adopting families, the dogs themselves, and the dedicated veterinarian staff. She called upon Deana Duffek, the visionary behind Duffek Design and Pure Design House, who is known for her luxury design as well as her work in trauma-informed design in Orange County schools and hospitals through her nonprofit organization, Designwith-Purpose.org. Duffek was eager to apply her expertise to this unique endeavor. “I was unaware that the suicide rate of veterinarians and veterinary surgeons is the highest among any other professions,” Duffek says. “That’s why it was really important for us to bring in some of the work we do with trauma-informed design and biophilia.” “Most veterinarian offices or surgery centers are dark and depressing,” Duffek says. “That’s not the best environment when you’re dealing with a traumatic moment with your fur baby.” To soften the space and make it more soothing, she brought in light colors and textures, as well as architectural details including curved walls, arched doorways, moss walls, and other design elements that foster mindfulness and calmness and support a healthy and clean environment for patrons and staff alike. something intended to promote health and well-being and, most importantly, the optimum outcome for the patients and staff.
Architectural details—liked curved walls and doors— throughout the space helped to soften spaces and subliminally send a message of calm to the inhabitants of the space.
The space exudes happiness and positivity. It’s a place where both humans and animals can find solace during challenging times. “The idea is to create a trickle-down effect,” Duffek says. “If you have happy doctors, you’re going to have happy patients, and the best outcomes possible.” The Pure Design House team has partnered with the same developer, Amy Mack, and her husband, Julian Mack, to build Unconditional, a dog rescue for senior and disabled canines coming soon to Laguna Canyon. COTTAGE CHARM

An interior designer breathes life into a home for herself
After more than a two decades of designing and reimagining homes for clients in California and across the country, Shelley Starr recently undertook an unexpected opportunity for herself and her family. Her brokers called with an (off-the-market listing) on Balboa Island. She knew instantly this would be a massive undertaking, since the property was virtually devoid of any redeeming qualities—it actually had a toilet in the kitchen. But she saw an exciting challenge and, with only two hours to make a decision, she bought the old island cottage. Then began the difficult part: All general contractors she spoke with about renovating the property told her to tear it down and build a new home. Starr refused to accept this option. She knew from experience that this is usually when things get interesting, and she never backs down from a challenge. What followed was a chess game with the city regulations and a quest to uncover the property’s unique story and preserve its authentic charm and character, suitable to the island lifestyle. Starr expanded the 1,900-square-foot home by adding another 960 square feet, transforming the island property into an extremely charming cottage that she, her daughter, their oversized dog, close friends, and family would all come to love.

73
As the project unfolded, Starr approached the design like building a ship. “I’m obsessed with space and functionality, which isn’t always an issue when I’m refurbishing extremely large estates,” she says. “Here, every inch of square footage has its purpose and is extremely functional.” The result speaks for itself and, for her, it defies the trend of homogenized, modern farmhouse-style homes. Most importantly, a piece of the island charm stays intact. The story is a testament to Starr’s own courage and her unwavering belief in the value of preserving the past. “You feel the energy in a home even if it’s been completely remodeled,” she says. “There’s a life to it. This little lady has been standing here for 87 years. I may have given her a facelift, but she’s still on the same legs.” Shelley Starr Interior Design 1111 Bayside Drive, Suite 216 Corona Del Mar 949.791.8044 shelley@ shelleystarrdesign.com shelleystarrdesign.com

DESERT LUXE
A Palm Springs retreat welcomes it’s next chapter while keeping its Hollywood Regency cred By Alexandria Abramian
The home, perched on the fifth fairway of the Indian Canyons Golf Course, maximizes views with plenty of windows and Fleetwell sliding doors strategically located in every room. Inside, a mid-century-meets regency brand of glam is achieved with natural textures and curved, organic-shaped furniture, including a custom sofa covered in blush velvet and a pair of eye-catching Peacock chairs on the patio.
76
@BlueDoorMagazine
Los Angeles attorneys Soo Park and Robert Meyerhoff weren’t planning on buying a second house in Palm Springs, but when the couple stumbled upon the iconic mid-century gem in the heart of Indian Springs, it was just too perfect to pass up. Originally built in 1966, The Hollywood Regency meets mid-century modern, located on the fifth fairway at Indian Canyons Golf Resort North Course, has four bedrooms, five baths, and just the right style for a Slim Aarons photo shoot. “It was just so special,” says Park of the 2,200-square-foot home that hadn’t been on the market for over 20 years. “It had this incredible sense of history and place and hearkened back to that old Hollywood Regency glam of Palm Springs.”

By “owners,” Park is referring to David and Maude Chasen, the restaurateurs behind Chasens, the legendary eatery that entertained everyone from James Cagney and Clark Cable to Warren Beatty and Shirley Temple. The home was their weekend retreat, and they designed it as the ultimate entertaining pad for the Hollywood elite, with an outdoor space as beautifully conceived as the indoor space. Virtually untouched since the ’60s, Park and Meyerhoff knew they wanted to keep the integrity of the architecture, the easy-flowing floor plan, and the many windows serving up stunning views of the surrounding mountains. “It was really unique,” explains Park. “Most other homes have changed hands so many times, but this house was untouched. The owners had such great taste.” To achieve their vision, they called on interior designer Michelle Boudreau, who helped them reinvent the space with authenticity. With Boudreau’s guidance, they raised the ceilings and added new doors, walls, floors, and modern amenities. Making every effort to preserve what they could, the original terrazzo slabs in the entry were lovingly restored, as were the champagne bubble breeze blocks leading up to the oversized pink front door. “We tried to maintain everything but upgrade and accentuate all the charming Hollywood Regency details,” explains Boudreau, who integrated an updated version of the original grasscloth wallpaper in the entryway and primary bedroom and decked out the kitchen with Bauhaus-inspired, wood slat cabinetry in the kitchen. The home’s glamour is reflected in various settings that seamlessly connect, welcoming both elevated entertaining and casual living. A wall of Fleetwood windows in the living room opens onto a prime plot of the golf course. The gourmet kitchen is updated to the hilt with Wolf and SubZero appliances, Park’s dream wine fridge, a 78

INTERIOR DESIGN built-in coffee maker, and a picture window that highlights those epic mountain vistas. But it was reviving the stunning outdoor space that Boudreau loved most. For an at-home spa experience, she added an outdoor shower and a soaking tub off the primary suite. In the dining room, a mirrored wall feature gives every seat at the table a view of the gorgeous Regency-style pool. On the side of the house, a dying citrus grove was restored to its former glory and is now chock full of fruit-bearing lemon, orange, and grapefruit trees. Down by the pool, twin pergolas with Roman columns and black-and-white scalloped valances set a scene right out of the Beverly Hills Hotel. ‘It’s the ultimate indoor-outdoor entertaining space,” says listing agent Cathy Muldoon, “quintessential Old Hollywood meets Palms Springs.” Cathy Muldoon / C Muldoon Luxury Group 44495 Town Center Way Suite B Palm Desert 760.898.7290 info@cmuldoon.com cmuldoon.com Michelle Boudreau 1115 North Palm Canyon Drive Palm Springs 415.471.4818 michelleboudreaudesign.com
Clockwise from top left: A powder puff pink door with a lion-head knocker sets the stage for glamour inside. In the kitchen, picture windows punctuate the mountain views while Bauhaus-inspired slat cabinets recall a classic midcentury vibe. Off the primary patio is an outdoor patio with its own bathtub, showers, and epic mountain vistas. In the primary, shades of rose—from the glasscloth wallpaper to the linen—echo the blush-colored front door.

A TUSCAN TRANSFORMATION Spinnaker Development breathes new life into a 20-yearold home in Newport Coast
Mike Close, the founder of Spinnaker Development, is known for his focus on new construction projects. However, when tasked with the renovation of an expansive Tuscan-style villa in Corona del Mar, he approached the endeavor with caution. Adapting the 15,000-squarefoot lavish property into a family-friendly abode for a household with two young children, Close embarked on what he humorously termed a “Tuscan-dectomy.” This involved removing the extravagant gold-leafed embellishments and the extensive Venetian plaster—spanning a staggering 50,000 square feet of surface—and replacing them with subtle styling, contemporary finishes, and furnishings. Upon acquiring the 20-year-old estate for $21 million, the new homeowners envisioned a personalized space and turned to Close for assistance. Despite initial reservations, Close, in collaboration with Brooke Wagner Design, became convinced that the transformation was a prudent choice. He emphasized the significant advantages the owners saw in revitalizing a formerly unappealing residence. According to Close, rebuilding a home of that magnitude and level of finish from scratch could likely exceed the acquisition cost. Close underscores that this project stands as a testament to the untapped potential within older properties in well-established neighborhoods like Newport Coast. Armed with the right vision and a skilled team, a home can be reimagined with minimal structural modifications, often at a fraction of the cost of new construction. Brooke Wagner’s meticulous spatial planning added definition to the expansive areas, while Close’s elegant yet refined surfaces infused the home with a contemporary Santa Barbara ambiance. The space was illuminated by numerous original arched French door systems, transforming the interiors from a design that was once overwhelming to one that now feels a world apart from its original aesthetic. WAYS OF SEEING
The art of nature is the very nature of Chris Richter’s art It is almost without exception that Laguna Beach artist Chris Richter uses the innermost findings in nature for color references and combinations to reveal parts unknown and often overlooked. Light is a major source of inspiration. Light brings color and insight to all things, a certain truth. And while his work forgoes details and actualities, there are always identifiable traits from nature that reveal themselves to him and the veiwer. It is through his mark-making and reductive hand that the landscape is transformed into a feeling or moment of illumination.

BEST OF BOTH WORLDS A unique location for waterfront living in Dover Shores

The front atrium houses an indoor pool bathed in sunlight by multiple skylights.
Tim Carr has resided in Dover Shores since his family moved there in 1971. Growing up on the water, he’s been an avid boater and watersport enthusiast for more than 50 years. Entering the real estate industry and serving his own neighborhood has allowed Carr to maintain unparalleled expertise in Newport Beach’s waterfront homes. He has observed each lot trade, improve, and develop over the years. Carr is not only hyper-acquainted with Newport Beach’s waterfront history, but with each property’s dock and waterways as well. The property at 1106 Polaris Drive boasts one of the largest water frontages in Dover Shores. The lot sits at the end of the channel facing Newport Beach’s iconic Back Bay and Fashion Island landscapes. The unique dock can hold up to an 86-foot vessel. The property is also one of the only homes on the water with a true indoor swimming pool. “From the double-height front doors and indoor pool entrance to the massive patio on the bay, this home is absolutely unique. Rebuilding something like this now would be extremely difficult, which makes this lot so coveted,” Carr says. “Dover Shores homes on the water provide the best of both worlds on this side of the bay,” Carr says. “I enjoy this special location as it is minutes away from the retail, while still being secluded and private here on the water. Our neighborhood does not trade as often as other Newport Beach waterfronts because most residents have lived here a long time and rarely move. Access to three private beaches, plenty
of parking, and access to the Newport Aquatic Center make this location unique. We also have very little traffic in this neighborhood.” With over 35 years of history selling homes in Newport Beach, Carr has become an expert and is definitely the “go-to” for the Dover Shores area. 1106 Polaris Drive is listed at $8,295,000 by Tim Carr of Tim Carr Group 136 Rochester Street Costa Mesa 949.631.9999 tim@timcarrgroup.com timcarrgroup.com DRE# 01017277 BlueDoorMagazine.com

With one of the West Coast’s longest private docks and an oceanfront infinity pool, this property is perfect for those who love living on the water.
Five bedrooms. Infinity pool. Bay views. The recently constructed 8,278-square-foot home at 2209 Bayside Drive checks a lot of boxes for homebuyers seeking luxury waterfront living. But it is the other attention-grabbing attributes that make this property truly extraordinary. “This residence boasts one of the longest shared private docks on the West Coast,” says real estate broker John Stanaland of Douglas Elliman Real Estate. The dock can comfortably berth an 85-foot vessel and a 45-foot boat simultaneously, making 2209 Bayside Drive a rare find for watercraft enthusiasts. Designed by Brandon Architects, the property was constructed by Patterson Custom Homes, with Brooke Wagner responsible for its luxurious interiors. As a result, every inch of this home exudes sophistication and attention to detail. “It’s truly a collaboration between some of the best names in the business,” says co-listing agent Jeff Cefalia of Cefalia Real Estate. Upon entering the home, a dramatic double-height foyer sets the tone for the grandeur that awaits. The sprawling floor plan was thoughtfully designed to draw one’s eye to the walls of windows that frame awe-inspiring water vistas. “The 360-degree views from the rooftop deck make it an ideal spot for observing the traffic coming in and out of the world-famous harbor,” says Stanaland, himself a lifelong boat owner. 2209 Bayside Drive is also ideal for large-scale entertaining, with topof-the-line kitchen appliances, a butler’s pantry, a wine cellar, a home theater, and multiple living areas that flow effortlessly to the outdoors. 122

Upstairs, the primary suite is a sanctuary of luxury. Spanning the width of the property, it features a spacious bedroom, an adjacent sitting area, and a balcony ideal for taking in the sunsets over the bay. Dual master bathrooms and two closets complete this retreat. One of the home’s other notable features awaits below grade, where a rare subterranean garage can accommodate in excess of five vehicles. With its unparalleled location and breathtaking views, 2209 Bayside Drive offers an exceptional living experience that is as rare as it is extraordinary.

East Coast Vibes meets California Chic for a new-to-market Lido Isle Stunner By Alexandria Abramian
One doesn’t generally think of Orange County as a hotbed of historic homes. However, tucked off the harbor of Newport Beach is Lido Isle, an exclusive island community steeped in history—and, of course, luxury. Connected to the mainland via a single bridge, the first master-planned community in Southern California has been a coveted spot for Newport’s most tony buyers since the 1920s. Because the land on the isle, originally a sand and mudflat that had to be completely dredged, is so scarce, most homes are handed down from generation to generation. “This land is so coveted,” says luxury property specialist Jon Flagg, “that if people build here, they build for themselves.” BlueDoorMagazine.com

Honed Calacatta marble countertops and stained white oak floors set the scene for a fully loaded entertainer’s kitchen complete with a Wolf six-burner range, dual oven, and under-counter wine fridge.
Not the case for Pat Patterson, founder of Sailhouse, a leading real estate and development firm known for its exquisite craftsmanship and remarkable design. After an old apartment building was razed on the Isle, Patterson jumped at the chance to snap up the lot and built a 3,600-square-foot, two-story entertainer’s paradise with a singular vision to sell. Using Sailhouse’s foolproof recipe of timeless finishes, open-flowing floor plans, and precise attention to detail, it’s no surprise that this four-bedroom, fivebath stunner, the first never-lived in new property to hit Lido’s shores in more than 20 years, was purchased less than three days after it hit the market. The bay front location (only about 250 of the approximately 800 homes on the island share this distinction) is reflected throughout the home, where a Cape-Cod inspired, East Coast vibe meets a glammed-up Newport aesthetic. Overseeing the design, local designer Kelly Nutt infused the home with her sought-after brand of understated sophistication—woven textures, neutral palettes, and natural wood details. Throughout the open-concept main-level living areas, stained white oak floors provide the foundation for a foyer with its own elevator, a great room that opens to the main terrace via floor-to-ceiling sliding doors, and a heated patio offering unobstructed, 180-degree views of the bay scenery with rare, direct beach access. A quintessential entertainer’s retreat, the home features built-in speakers in the living room, patio, all bedrooms, and even on the third-floor rooftop deck. HISTORIC HAVEN ON HARBOR ISLAND A gracious home on a double lot provides a once-in-a-century opportunity for homebuyers
Built circa 1937, this historic residence on Harbor Island has gracefully withstood the test of almost a century. Held by a single family since 1951, the gracious 3,600-square-foot Pasadena-style home is a testament to the meticulous craftsmanship and enduring architectural design of the 1930s. Its rich woodwork and intricate structural features pay homage to a bygone era when attention to detail was paramount. The property is located on the coveted south side of Harbor Island, which has just 30 residences accessible by private bridge and guard gate. “This is the last original house and it’s arguably the finest location on the island,” says Steve High, the home’s listing agent with Coldwell Banker Realty. “The view of Newport Harbor and the turning basin are truly the most magnificent that I’ve seen on Harbor Island.” BlueDoorMagazine.com
129
As the island’s oldest and only original home, the six-bedroom, 4.5-bathroom property has retained the open green space once essential to coastal living. It sits on two 180-foot deep lots with 100 feet of harbor frontage, allowing for thriving gardens in the shade of majestic 90-year-old eucalyptus trees. The home fronts a large bayside brick terrace adjoining the expansive green lawn and boasts a private inner courtyard for more secluded relaxing. Completing the property is a private boat dock that can accommodate several yachts up to 100 feet in length. The original house has been preserved and enjoyed, and its authenticity protected. With the potential to restore, expand, or reimagine this property, it provides an unparalleled opportunity for the fortunate buyer—a chance to write the next chapter of history on this prestigious island.

WHERE VISION MEETS THE WATER’S EDGE 218 East Oceanfront
Developing and constructing on the water’s edge presents unique challenges. In coastal areas, there are more regulatory hurdles and a heightened emphasis on engineering to harmonize with natural conditions. In addition, material choices and cost structures for exterior elements undergo transformations. However, for Drew D’Angelo, a visionary developer, agent, and the founder of Skysail Coastal Estates, these are not hurdles, but rather opportunities to craft something truly extraordinary. D’Angelo’s journey with the 218 East Oceanfront project stands as a testament to his innovative spirit. He understood that efficiency becomes paramount in coastal areas, where land is limited. Every inch of space must be meticulously considered with the end user in mind. D’Angelo and his Skysail team, in close collaboration with architect Jason Richart and builder Bryan Burkhart of Burkhart Brothers Construction, have embraced these challenges with open arms and a team spirit. Architect Richart describes the project as follows: “Our latest creation, nestled on the pristine shores of Newport Beach, is a testament to modern luxury infused with coastal charm. This residence isn’t just a dwelling; it’s a haven for family and friends to gather, celebrate, and cherish the beauty of the surrounding views. Having the opportunity to collaborate again with the Skysail team, Burkhart Brothers Construction, and the homeowner has been a joy, resulting in a true statement piece that captures the essence of coastal living.” 218 East Oceanfront is destined to become a contemporary masterpiece, a home where form and function seamlessly intertwine. blurring the lines between indoor and outdoor living, offering 360-degree views of the vast Pacific. This oceanfront gem, a rarity on Newport’s shores, is a testament to D’Angelo’s unwavering commitment to uniting luxury with the coastal lifestyle. Yet, the path to perfection rarely lacks twists and turns. D’Angelo acknowledges that one of the key challenges has been space limitations, a constraint he hasn’t always faced in his previous developments on larger lots. However, with vision and innovation, D’Angelo and his team have not only created space but also discovered those perfect moments—the ones you experience as you enter or gaze out from the boardwalk. “Every job is a new adventure with everything done by hand,” adds Burkhart. “When there are hundreds of people involved and thousands of components—it’s a dream to work with an experienced team that’s aligned with the end goal and timeframe. Challenges will

undoubtedly arise—both D’Angelo and I are committed to walking through the project repeatedly with the client throughout the journey to ensure that last-minute changes are executed.” “I relish these challenges because they compel me to tap into my creative side and encourage our team to delve deeper,” D’Angelo enthuses. Developing on the water’s edge is indeed a distinct experience—one that demands innovative thinking and a profound understanding of the coastal lifestyle.

For D’Angelo, 218 East Oceanfront is more than just another development. It’s a place where he has spent most of his life, in and around the water, surfing and admiring the homes others have developed. It’s a dream coming to life, a realization of his vision. And, as any developer knows, valuations are different on the water’s edge than anywhere else. BlueDoorMagazine.com

HOWARD HUGHES HQ Hancock Park home once owned by one of the world’s richest men on sale for $23 million Nearly 100 years after his move to Hollywood in 1928, the house where brilliant businessman Howard Hughes lived when he produced his biggest movies went on the market for $23 million. The home was used as a film location in Leonardo DiCaprio’s 2004 blockbuster film The Aviator, about Hughes. The majestic Spanish Revival estate, designed by famed architect Roland E. Coate, sits on the eighth green of the Wilshire Country Club, where Hughes loved to golf. The 10,179-square-foot home has been thoughtfully updated but retains original details such as wood-beamed ceilings and red-clay floor tiles.

“I want to be the most famous man in the world. And I don’t care by what means I become famous, as long as fame comes.” —Howard Hughes
The half-ellipse-shaped mansion is gated and surrounds a striking cobblestone central courtyard with a fireplace. The chef ’s kitchen boasts polished brass countertops, gold-tiled backsplash, and a 24-foot island. The voluminous family room sports floor-to-ceiling bookshelves. Big windows offer views of the golf course, the Hollywood Hills, and the iconic Hollywood Sign. Eight bedrooms are joined by a screening room, a 2,500-bottle, temperature-controlled wine vault, and an attached guest residence with a full kitchen and bath. The expansive backyard features lush greenery, many varieties of citrus trees, multiple lounge areas, a custom pizza oven, and a swimming pool. Howard Hughes was a brilliant entrepreneur whose interests included aviation, film production, and real estate. A lifelong fan of airplanes, he took his first flying lesson at age 14 and would go on to set several world records and survive four airplane crashes. Orphaned in his teens, he inherited a family fortune, which he invested in Hollywood. He directed Jane Russell in The Outlaw (a movie famous for pushing the limits of the era’s morality codes) and produced several important films BlueDoorMagazine.com

including Scarface and the Academy Award-winning Two Arabian Nights. For seven years, he owned RKO Pictures, one of the “Big Five” studios of Hollywood’s Golden Age. His Hughes Aircraft Company, founded in 1932, produced both military and commercial airplanes, as well as propulsion systems for spacecraft, satellites, and the world’s first working laser. In addition, Howard owned numerous hotels and casinos in Las Vegas and helped transform the city from its Wild West roots to a more cosmopolitan destination. One of the wealthiest men of his era, Hughes dated a long list of famous women, including Katharine Hepburn, Ava Gardner,
Ginger Rogers, and Joan Crawford. Always eccentric, worsening OCD and trauma from his several plane crashes sent him into seclusion in later life. He died in 1976 on board an aircraft headed from his Acapulco penthouse to a Houston hospital. The Hancock Park home is listed on the National Register of Historic Places. An upscale Los Angeles neighborhood known for its architecturally important homes, Hancock Park was a haven for Golden Age celebrities. Some of Hughes’ neighbors included Mae West, Clark Gable, and Nat King Cole. The listing is held by David Berg and F. Ron Smith of the Smith & Berg Partners team at Compass.
The house includes 8 bedrooms, including an apartment above the garage, 12 bathrooms, a guest house, and pool house.

The Jeu de Paume recently presented the first exhibition devoted to photographer Frank Horvat (1928-2020). The curator Virginie Chardin concentrated on the first 15 years of Horvat’s career, from 1950 to 1965, during which his extraordinary talent as an author-reporter and fashion photographer was revealed. Horvat’s lively, humorous, and quirky “reportage style” was considered novel in the fashion milieu. His natural staging transformed into sophisticated compositions in shots taken for British Vogue and Harper’s Bazaar from 1960 to 1962. The unique ensemble of photographs, as well as numerous fashion magazines, shed light on the context in which these images were created: a time when the rise of ready-to-wear and the evolution of women’s social status profoundly modified the canons of the genre.

JOHAN VAN DER KEUKEN The Rhythm of Images

PHOTOGRAPHY
Throughout his life, Johan van der Keuken (1938–2001) studied movement and rhythm through photography and film. His photographic work was marked by the early days of direct cinema. The Rhythm of Images exhibition at Jeu de Paume featured more than 100 vintage prints in dialogue with a small selection of short films by van der Keuken. He took up photography at the age of 12, before shifting to film in the 1960s, while continuing to use photography as a “sketchbook” for ideas. In the early 1970s, his work became overtly political, echoing the critical North-South tensions of the time. Van der Keuken’s acute sense of observation and strong desire to represent a very direct, impulsive, and sometimes violent contact with reality are characteristic aspects of the evolution of his work.

JULIA MARGARET CAMERON Arresting Beauty
The first large-scale retrospective in Paris devoted to the artist, Julia Margaret Cameron: Arresting Beauty brings together some 100 photographs. The exhibtion at Jeu de Paume (through January 28, 2024) includes Cameron’s early experiments with historical and literary compositions, as well as her figurative allegories and an impressive gallery of portraits of her contemporaries. Her visionary style incorporated imperfections and accidents in an innovative fashion, and was created within just over a decade, between 1864 and 1875. She was driven by a search for beauty and the aesthetic, and used photography as a means of artistic expression more than a purely documentary instrument. Criticized in her day, today she is celebrated as an innovative portraitist and as one of the most influential photographers of her time, partly thanks to a monograph published by her grandniece Virginia Woolf.

VICTOR BURGIN That
Victor Burgin, born in 1941 in the UK, is an artist and theorist who first came to prominence through his contributions to the first 1960s museum shows of conceptual art. The exhibition That at Jeu de Paume (through January 28, 2024) features a selection of works from the 1970s-1980s, when Burgin worked with black and white photography. The show also features works from the past two decades, when the artist began to work with video. “My work appeals to a ‘dream logic’ rather than common sense,” says Burgin. “It is not to be consumed... it is to be produced in the active process of looking, reading, comparing, interpreting.”
