Did you know the Best Time to Sell Your House Is When Others are not
from June/July 2023
While there are many factors contributing to this trend, one thing that’s keeping inventory low right now is that some homeowners are reluctant to move when the mortgage rate they have on their current house is lower than the one they could get on their next house. I hear plenty of people who say they are planning to sell in the next 3 to 6 months say they’re waiting for the interest rates to come down. While this wait-and-see approach is right for some sellers, it also creates an opening for more motivated sellers to jump into the market. If your current house truly doesn’t fit your needs anymore and you’re ready to move, don’t miss this chance to stand out. When fewer sellers are putting their homes up for sale, buyers will have fewer options, so you set yourself up to get the most eyes possible on your house. That’s why your house could receive multiple offers, as buyers compete over the limited supply of homes for sale, especially if priced correctly. Inventory levels are still quite low and that’s when smart sellers get multiple offers taking advantage of getting the most out of the sale.
Spring and Summer Are the Best Seasons to Sell a House

Historically, we have seen spring and summer as the best seasons to sell a house. The weather is good, especially for those living in colder climates. Also, families with kids in school will want to buy their next home before school starts. Plus, the sun setting later will give plenty of time after work to go look at several homes. The longer days provide more exposure for listings, leading to more offers. So, when there’s low inventory during the summer, sellers have even more of a chance of getting a higher price for their home.
Fall and winter are not as popular seasons to sell a house. The home sales decline begins in September, and by winter, homebuying goes to the back burner for many buyers. During the fall and winter seasons, buyers are occupied with the busy holiday season, and the weather is normally not suitable for house hunting.
If you’re thinking of selling your house, then it is important to consider most buyers’ situations. Homebuyers on a deadline, such as those who want to acquire a house before the school year begins, are more active in the spring and summer. So, if you’re like most sellers that want the best outcome, then you want to list your house in May or June. Keep in mind that your house will need to be in great condition with attractive curb appeal. Most importantly is to price the house correctly and it’s always best to talk to a real estate professional.
The Bottom Line
If you’re ready to sell, list your house now and beat your competition to the closing table. When your house stands out, you should get multiple offers. Partner with a real estate professional to get your house on the market. It’s very important to have an experienced listing agent networking with other agents who are familiar with your listing and spread the word of the new listing. There are always some off-the-market properties as well, so a good agent is always networking to hear about these. I’m the kind of agent that sells properties before they ever hit the MLS.
In today’s market social media is important. Make sure your listing agent is targeting buyers in as many ways as possible, like social media, MLS and doing Open Houses. Don’t forget that having an experienced listing agent with great negotiating skills is important, so again experience is the key.
