overall affordability being stretched by subdued wage growth and less high-end movers, the likelihood of modest increases is at best the most positive outcome. Most analysts are opting to edge their bets and predict a flat line for the overall market.

The crucial factors to monitor, reported by the Royal Institution of Chartered Surveyors, are that overall housing supply will remain historically low. House price growth in the UK will likely come to a halt over the course of the year as the number of transactions reduces slightly. However, it should be noted that the national prediction reports expected price growth in some regions, offsetting anticipated declines in London and the South East.

The desire to get on the property market and the demand for more space and schooling, which is hard to postpone for growing families, will keep the mass market moving and the right properties in the most sought-after of areas will help to push up prices, especially amongst the more buoyant postcodes and property hotspots.

Home owners have been fortunate to experience continuous house price increases year on year since 2011, with the national overall average rise during this period accumulating to 30.9%, which is equivalent to a 4.6% rise per year.

Contrastingly, the upper end of the market will struggle to keep moving unless properties are priced more aggressively to tempt wealthier but hesitant buyers. The demand for good agents who specialise in selling properties at the high end will increase as vendors will be even more reliant on comprehensive marketing and local expertise.

If 2017 was a year of two halves, 2018 is likely to see a year of two tiers as the upper end struggles to keep pace with the mass market with a general trend for the market to slow as house prices react to a mixed bag of key performance indicators.

Despite all of the political and economic uncertainty around the world and closer to home, the UK property market has remained in good health with positive signs for Yorkshire, Derbyshire and Sheffield.

The local property market has seen a reduction in the number of properties coming to the market as demand continues to outstrip supply as political and economic uncertainty remains, with fears of an uncertain post Brexit future. However, despite these negative pressures, the chronic under supply of housing is likely to support house prices and provide an essential counter balance.

If the predictions for this year prove to be accurate as they did for 2017, then a steady market with limited growth may be the fairest outcome for all, existing home owners will see the value of their home stabilise, while family members may benefit from a break from escalating house prices and position themselves to move up the ladder whilst others finally manage to place a foot on the bottom rung.

All of this is underpinned by historically affordable mortgage rates, which remain extremely low despite the recent interest rate increase. Coupled with

From an old convenience store, Blenheim Park Developments created a modern industrial office space with the key focus of the design being the creation of a large open space with a range of rooms for retreat and casual/formal meetings.

The building was quickly cleared of its previous use by the Blenheim Park Developments team, due to time constraints a decision was made to work within the parameters of the existing building, leaving the external fabric but completely remodelling the interior space.

With exposed copper piping, feature brick walling, metal tracks to the ceiling and desks made from reclaimed scaffolding boards, this new office created an industrial and contemporary work space with a feel of a home away from home for clients and employees.

Completed in just under 12 weeks, this fabulous transformation consisted of creating separate spaces to be used as private offices, a large board room, media suite and staff facilities.

The outside of the building was clad with zinc copper panels to re-generate and modernise the overall look of a building that had been neglected for some years.

In order to split the main office area into the required rooms, glazed partition walls and doors were installed by MIS Architectural Aluminium to produce a working environment that was conducive to open communication.

The development appears to have created a recipe for success with the provision of suitable amenities within a desirable location and providing easy commutes between major Northern conurbations and the UK as a whole.

37 years on from the National Coal Board closing Orgreave Colliery - one of Europe’s biggest mining operations. An innovative enterprise zone for modern manufacturing and technology to create a new residential and business community. A politically sensitive area, which gained national notoriety when coal miners picketed and clashed with the South Yorkshire Police known as the ‘Battle of Orgreave’ between 1984 and 1985. The area now known as Waverley, is currently undergoing a period of substantial geographic change and economic growth to create Yorkshire’s largest sustainable mixed-use development.

The property and development company behind the scheme, Harworth Estates have created a diverse style of housing, ranging from five bedroomed detached executive homes to apartments and affordable housing. Sections of the overall site have been tendered-out to established developers such as Barratt Homes, Taylor Wimpey, Avant Homes and Harron Homes who have designed and constructed contemporary, quality homes. The popularity of the scheme and the general desire to live here has returned some homeowners with an increase in excess of £100,000 to the initial value of their property, since construction began in 2012.

The 740-acre brown field site gained outline planning permission, in 2010, for a 100 million pound project to create 4,000 new homes within 250 acres. 200 acres of the site will also be allocated for public spaces including two large lakes, woodlands and children’s play areas. 2017 saw the approval of a further 12-acre development site to create Waverley Square - a 50 million pound retail, office and leisure park, which will generate approximately 700 jobs.

To put it simply, the UK is not producing enough new housing to meet the demands for a growing and ageing population. Perhaps Waverley can be seen as an innovative approach to act positively towards the housing crisis, catering to the needs of a specific demographic and providing a welcomed boost to the home construction industry.

Mirrors were used to help the natural light brighten areas of the building that may otherwise have been dull. The use of 9ft high folding doors on the rear elevation, facing south onto the garden, meant that breakfast can now be taken with views overlooking the freshly landscaped garden, resplendent with dry stone walling and newly planted trees.

The second challenge was creating space. The client wanted open plan living areas that connected the property together and centre around its core. With bedrooms and bathrooms and a guest suite wrapped around the building’s periphery, these quiet spaces complemented the busy hub of the home where the family could spend time and grandchildren would have space to play.

Internally the property boasts lots of practical features too, such as a home office, extensive storage and a utility room with a larder hidden within. Split-levels ensure that while the different areas within the property are open and flowing, there is some visual separation between rooms providing the opportunity to change décor and incorporate various finishes.

“The idea of utilising shipping containers was one of the first on the table. We designed the homes to be cheap, quick to build and environmentally friendly, they will be connected to the mains, but the idea is to use as little power as possible,” he said. I also want to make the homes available to the rented sector, while they are cheap and quick they will also be of excellent quality and heavily feature community development as a desired outcome.

As we face a period of political and financial uncertainty, the provision of affordable homes has become a hot topic. The withdrawal of the public sector from house building has resulted in a chronic undersupply of affordable homes, with only one in five new homes forecast to be built being classified as ‘affordable’ with as little as 6% of new homes being social rented housing.
