How Much Work Should You Do Before Selling? Before putting your home on the market, you’ll need to prepare it. But how much you should do is a question that vexes many homeowners. Some do too much, and some do too little. At a minimum, you should do a thorough deep cleaning, deferred maintenance, and simple painting (if needed). These are low-cost improvements that have tremendous impact on the sale of a property. Even a fixer-upper can catch a better price if it has been polished up! If the condition is extremely deferred, there may be a point of diminishing returns. How much is enough? This will be specific to your property, and something we can discuss at your Pre-Selling Consultation. At a Pre-Selling Consultation, I can walk you through the projects you should do (because they will increase the marketability and/or value of your home) and projects you shouldn’t do (because they will not have a dramatic impact on the marketability or value of your home, and me be a waste of time and money.) A Pre-Selling Consultation can be done up to a year in advance of selling your home.
Where Are All the Home Buyers Coming From? During the first half of 2020 real estate prices shot up. The reasons? Extremely high higher demand and low inventory of homes for sale. Expert consensus is that the remainder of 2020 will be similar. You may wonder where all the homebuyers are coming from in the middle of a pandemic. The answer is that many of them were already here. The number of buyers entering the market in early 2020 was already high. At the same time, there have been far fewer sellers than expected. The result is lower inventory for a higher number of buyers. It’s a trend that’s likely to continue as long as interest rates stay low. The upshot is that it’s a great time to sell. In fact many homeowners are selling and moving into rentals or temporary housing in order to take advantage of high prices. Buyers are staying interested because of low interest rates - and because any correction in prices could take many years. They simply don’t want to wait. Who can blame them?

Preheat the oven to 375° and line a baking sheet with parchment paper. On a work surface, fold each slice of prosciutto in half lengthwise to form a thin strip. Place a persimmon wedge at one end of each strip and roll it up in the prosciutto. Using a toothpick, poke a hole in the wrapped persimmon and slip in a sprig of rosemary. Place the wrapped wedges on the baking sheet and brush them lightly with olive oil. Roast for about 20 minutes, until the prosciutto-wrapped persimmons are lightly browned and sizzling. Serve warm or at room temperature.
