No respite from fire restrictions Arnold Lim News staff
A wet weekend may offer respite, but fire conditions are still extreme. Colwood fire chief Kerry Smith said there’s no help on the horizon for the well-documented dryer-than-usual weather that has created conditions ideal for accidental fires on the West Shore. “In all reality, it’s definitely extreme out there,” Smith said. “We are hoping this weekend we will see some precipitation, but we will need more than a couple
of days of rain to bring us out of the dryness that is out there.” He said the forecasted rain likely won’t be enough to move the needle, let alone signal a lower fire rating, something he said he would love to see so he can “breath a sigh of relief.” “Virtually every summer we have a period that hits extreme, but it’s usually for a couple of weeks then goes away, and then we get a week later,” Smith said. “This year, it’s been right through May, June, July and August and I don’t know whether this will continue. Reports are it will continue into September and October.”
He said the number of fires in Colwood is actually a little lower than 2014 but added Colwood’s numbers are the exception and not the norm. Metchosin fire chief Stephanie Dunlop said fires in her rural community this year have doubled from last year -- and the summer isn’t even over. “We need a good solid week of a downpour. (A little rain) just pools up in the ground but it is not enough to change the conditions. I don’t foresee any changes close at hand,” she said. “The concern we have is if we get a little bit of rain, the public
thinks now it’s OK … Then the risk actually goes up.” She has seen a number of human-caused fires started by anything from discarded cigarette butts to barbecue lighters. Even the exhaust pipes from a vehicle that goes off road can be hot enough to cause an impromptu fire. “It is beyond extreme at this point in time. It’s is bad enough that on Metchosin Day (Sept. 13) we are not allowing the lamb barbecue this year,” Dunlop said. “Right now we’re on pins and needles waiting for the next call.” alim@goldstreamgazette.com

Langford firm on forest fire frontlines Technology helps forest fire fighters determine where to send resources Katherine Engqvist News Gazette staff
Have you ever noticed the signs outside of fire halls and along highways that rate the current fire conditions? A Langford company is responsible for the technology that determines those ratings and has been helping fire crews for more than 30 years. “In North America we are fire, we are the guys,” said Alan DeCiantis, director of product management at Forest Technology Systems Ltd. (FTS). FTS manufactures remote environmental monitoring systems, instrumentation, and communications technology. Their fire weather stations, also known as remote automated weather stations, collect data that is then decoded and used by agencies across North America and the world to calculate the national fire danger rating system or that area’s equivalent rating system. FTS stations are used by the top 50 government forest management agencies across Canada and the United States. In terms of fire weather stations, “we cover all of Canada,” said DeCiantis, adding that about 90 per cent of fire weather stations in the United States use FTS products. These weather stations measure everything from solar radiation, fuel temperature and wind to rainfall. Results are then transmitted, usually via satellite, and decoded by a

Alan DeCiantis, director of product management at Forest Technology Systems Ltd., stands beside one of the company’s remote automated weather stations. The Langford-based company is the backbone of fire weather technology in North America. preset algorithm to essentially predict where a fire is going to start. “The end result we see are the signs on the road,” he said. “So the campfire bans and all of the signs being at extreme right now, that’s all based on the data from the stations.” While the public sees the results of this data
in the form of signs and fire bans, agencies have another use for the data. “What it’s really all about and what these guys really do is they use the data to coordinate their suppression activities,” said DeCiantis. “There’s only so many water bombers, there’s only so many helicop-
ters, there’s only so many firefighters that can be deployed to address all of these fires.” It is difficult for crews to be in all of the different areas that are burning with active wildfires at once, but data from the stations helps crews coordinate their efforts and determine where best to send
resources. Other factors, such as population density, can also effect where those resources are delegated. “It’s a massive coordination effort. The data that comes from the stations leads to million dollar decisions.” he said. “In a nutshell, we have to reliably deliver accurate data… There are lives at stake.” DeCiantis said they usually keep some surplus equipment on site for programs that require equipment to be swapped, but recently customers have been asking for everything they can get their hands on. “It’s pretty extreme right now,” he said, about this fire season being one of the direst on record this decade. Besides the weather stations, FTS also has a portable model. The FTS quick deploy portable weather station is like the “little brother” to the bigger unit and is used by crews on the ground. It breaks down into two soft cases that weigh between 50 and 75 pounds and can easily be loaded on the back of an ATV or a helicopter and taken into remote areas. The device can also be assembled by one person in about 15 minutes with no tools. While the bigger units help predict outbreak and suppression, the portable units measure a microclimate near a fire line and are particularly useful to measure things like wind speed and direction, DeCiantis said. This can be used to predict the behaviour of a fire. The stations are equipped with a radio system that broadcasts any changes to crew members in the area so they can continue to actively monitor the situation. “It’s really important to them… The crew chief is responsible for their lives,” he said. “It helps secure
the safety of the team.” To make sure these crews and agencies are getting the most reliable and accurate data, these stations are built to last unattended in some of the harshest terrain in North America. DeCiantis said their remote stations have withstood everything from wildfires -- one unit was burnt but continued to transmit data even after the loss of a few sensors -- to being attacked by wild animals. In one incident, a bear decided it did not like one of their stations and severed the solar panel from the unit. That station continued to transmit for almost nine months using only its battery power. “Most of them don’t see anyone for over a year,” he said. “A lot of the places, (people) just can’t get out to them.” That’s why the units are built to not only withstand the vast and harsh climates but also have armoured cables to keep animals from chewing through them. The devices can also withstand wind gusts as high as 160 km/h. “They’re pretty tough.” DeCiantis said that durability has allowed many devices to last more than 10 years, some as long as 20. While FTS does the majority of its support and other work in Langford, it also has a small logistical office in Blaine, Washington. Of the roughly 60 employees, about 55 work in the West Shore, where employees receive weekly yoga sessions, monthly barbecues, a gaming system in the break area and other perks for their hard work. “We try to move fast and stay agile but we mostly try to keep that closeknit, small company feel,” DeCiantis said. katie@goldstreamgazette.com

A group of Royal Roads University students is trying to help you flush less cash and water down the toilet. After hearing about recent droughts and wildfires in Canada, and around the world, he and his fellow group members wanted to do their part to save some water, he said. “It’s a big issue across Canada and we wanted to do something meaningful,” Coburn said. “This project was something we identified as a simple solution.”

Helping turtles win the race RRU students present endangered species report to standing committee Katherine Engqvist News Gazette staff
Local turtles may have just come one step closer to basking in the sun a little easier. Western painted turtles, like the ones that call Langford Lake home, are an endangered species that one group of Royal Roads University (RRU) students have devoted their time to studying. In fact, these students have spent almost the past year studying these turtles, which happen to have a significant population in and around the Langford lakes systems. As part of the environmental sciences program at RRU, students are required to bid for and work on a year-long project in the their field. This group, which includes Dan Beckmann, Danielle Spence, Will Kendon, and Grace Brouwer, chose to come up with an environmental sustainability plan, which encompassed all of the work they have done on the project into a roughly 90 page report they presented to Langford’s parks, recreation, culture and beautification committee Monday night. Their focus was on maintaining the population while trying to encourage its growth by creating and enhancing basking and mating sites for the turtles. “I love turtles,” said Coun. Roger Wade, who vice-chairs the committee, as he waited for the presentation to begin. Kendon started by asking the committee: “why does protecting turtles matter?” The group proceeded to answer that question by explaining the benefits the turtles have to neighbouring human populations by maintaining the biodiversity of the area. “We actually went door to

She said the group was pleasantly surprised by the reactions they received from residents, many of which could identify the western painted turtles and their invasive cohabiters, the red-ear slider turtle, which is commonly seen in pet stores and has been introduced to the area. While this other turtle doesn’t attack the western painted turtle it often out competes them for habitat and food. The group identified the creation of nesting sites as a top priority to help encourage the population growth of the western painted turtles. The current “lack of suitable habitat” was evident with pictures they showed of two turtles trying to build nesting sites in the hard, compacted gravel of the Langford Lake boat launch. Those turtles were unsuccessful in their efforts. They suggested that nesting sites be created in several areas around the area’s lakes. While some committee members voiced their concerns over the potential size of these areas, the group reassured them that the turtles only needed a small suitable space to nest. “They’re the size of a loonie when they come out of the nest,” added Beckmann.
They also suggested the city phase in basking logs to help the turtle population. “In terms of basking sites, if you build it, they will come,” said Brouwer. They identified four potential sites around Langford Lake and one around Glen Lake, after considering factors such as privately owned properties and the amount of sunlight those areas receive. The group added that basking logs will also help determine what the turtle population actually is in the area by making them more visible. Morry Stearns, a citizen representative appointed to the committee, said he learned a lot from the presentation when the group opened the floor to questions. “One thing that I learned today is to stop pulling up the logs that wash up on my shore. I’ve been using them for firewood,” he said, although he chuckled he would have to find another source of firewood. “I won’t do that any more, I’ll push them back out.” Wade also had a few questions for the group. “Can you stock these lakes with turtles… Is there a place to go and buy turtles?” He asked, while thinking outside of the box and brainstorming ways to improve the local population. The group knew of a program in Vancouver that collects eggs in danger, hatches
them, and raises the hatchlings to about a year-old before releasing them into their natural habitat. Wade also suggested a mail-out be sent to lakeshore residents to encourage more awareness on the turtle. The group had originally suggested the city post signs to help educate the community, but, as Wade pointed out, few people actually read those signs, but more people would read mail that directly effects them. Jane Waters, Langford park planner, urged the committee to read the report in-depth. “The turtles need all the help they can get, there’s a lot of predators.” She was also excited about the “wealth of knowledge sitting at Royal Roads” that the city could potentially tap into, pointing out that this detailed report was free for the city and could be of great future use. In that report, the group even recommended future projects that the city could contract out to Royal Roads students. After the meeting Waters and committee members congratulated the group on their presentation and all of their hard work. The group was optimistic about the impact they could potentially have on future council decisions. “Hopefully they’ll adopt the recommendations,” said Beckmann. Kendon said the group was just “championing the report” with their presentation and they had all tried to make the report as informative and easy to read as possible. Spence added they hadn’t realized how much work they had done until they started to compile it. The group said they had already received lots of positive feedback and support from residents, city staff members, councillors and other organizations. “Everybody loves the turtles,” added Brouwer. katie@goldstreamgazette.com

OUR VIEW
Angry drivers are not any faster We see the traffic reports. We drive the same highways. We know how dreadful that morning commute can be and we know how much worse it can get when there’s a crash. So why do so many commuters continue to drive like they are starring in an action film like The Italian Job or Fast and Furious? Some days it can seem like all dignity and grace goes out the window when West Shore residents get behind the wheel for their daily commute. It can be a battleroyale to jockey for position only to end up just one car ahead at the next light or section of congestion. We’ve all seen those commuters who use the Helmcken Road overpasses as their own personal acceleration lane, cutting off other commuters, only to get back on Highway 1 three cars ahead of where they originally were. We’ve seen drivers try to use the shoulder to pass bumper to bumper congestion. And we’ve seen drivers try to butt their way into a lane without signalling to end up cutting off a big rig that miraculously squeals to a stop in time. We see drivers put their lives, and the lives of others, on the line every day. But we just cannot figure out why. Maybe an anger management course should be a requirement in getting a licence. Maybe some drivers just shouldn’t be driving, or, maybe, others just need more coffee in the morning. But whatever the reason, there’s no excuse for the tailgating, aggressive lane changing, general bat-out-ofhell movements we see on the roads. We also see their results. We report on the five-car pile ups, the totalled minivans, and the never ending delays these cause. Last week alone, West Shore RCMP responded to 17 motor vehicle incidents, eight of those were on the same day. That’s a lot of carnage scattered across the West Shore, not to mention insurance claims. Is there not a better use for all of those resources we are wasting with careless behaviour? So as September draws nearer, that daily commute will undoubtedly become longer as children go back to school and summer vacations end. We all need to remember that being late will not kill you, but bad driving just might. So maybe it’s time we give each other a break on the road and practise safe driving techniques, like alternating with merging traffic and giving another driver the right of way. Those little things will go a long way in speeding up the flow of traffic for everyone. And by not flipping the bird to every car that irks us, the drive might just be a little smoother for everyone. Canada has duty to help world’s poor I hope as this election campaign progresses, and more and more promises are made to the electorate, that at least one party will make a promise to reverse the cuts to overseas development. This would mean more money to provide food for the world’s hungry; more money to protect children in war-torn countries; more money to provide antiretroviral drugs to treat AIDS; more money to improve maternal, newborn and child health; and more money for children’s education and life-long learning. The UK recently enshrined its 0.7 per cent commitment in law - the first G7 nation to legislate this UN Development Goal. I want to see Canada match - or surpass, that commitment. If Canadians really want to help the poorest countries in the world, there are better ways to do it than by deploying military personnel and weaponry. These countries need help developing functional economies and creating governmental infrastructure. To do this requires the establishment of training programs, improved communications technology, the building of schools, hospitals and colleges. This is nothing new. Nearly 50 years ago, Canada committed to
contribute 0.7 per cent of gross national income for overseas development every year. Alas we have increasingly fallen short of that goal; our current contribution is only 0.24 per cent -- the lowest since 2003. Karen McIvor Victoria
Cost of water contributes to landscaping die-off Re: (Homefinder, Aug. 14) The article on summer’s heat taking its toll on landscaping says that homeowners don’t realize we’re not in extreme watering restrictions. But it’s not “watering misconceptions” that is taking the toll on landscaping. My July water bill, despite letting most of my mature shrubs, hedges and flower beds die as well as giving up on watering my lawns, was half of what I budget for gasoline. Wrap your head around that. Watering restrictions don’t play a part in the death of most of my landscaping. I simply can’t afford to water it – so I won’t be replacing it. Many homeowners are in the same boat. The provincial government has launched a new pediatrics residency training site on the Island that will see prospective doctors train at Victoria General Hospital and other Capital Region healthcare facilities. The goal for the new training site, part of the University of British Columbia’s pediatrics residency training program, is to provide more Canadians with family doctors and other health-care professionals, said B.C. Health Minister Terry Lake. “Families on Vancouver Island will have better access to pediatric residents,” he said in a release. “Bringing doctors in training to more communities in B.C. is part of our commitment to enhance medical education and make sure families have access to health-care services, when and where they are needed.” Evidence has shown that a doctor who completes residency training in a community is more likely to remain in that area to practise. VGH is Vancouver Island’s pediatric specialty hospital and, according to the release, treats roughly 90 per cent of the Island’s children. As of now, there are two pediatric residents on the Island. The site is expected to be operating with a full slate of eight by July 2018. Residencies last a minimum of four years, but individuals may do one to two years of sub-specialty training elsewhere. katie@goldstreamgazette.com

Esquimalt Lagoon promises to be the scene for hot eats and cool beats tonight (Friday, Aug. 28). The pristine waterfront of one of Vancouver Island’s most scenic destinations hosts a medley of musicians and food trucks from 4 to 8 p.m. for the inaugural Eats & Beats at the Beach. With only a handful of weeks before the summer sizzles out, co-organizer Sandra Russell welcomes visitors to the scenic waterfront for a sun-soaked evening on the West Shore. “We want to remind people Colwood has an amazing waterfront,” she says. “It’s rare to have five kilometres of ocean beach front with a lighthouse at one end, a castle in the middle, and a migratory bird sanctuary. It’s about bringing people down there and reminding people of it.” The south end of the beachfront will have a lane blocked off for three food trucks, an ice cream cart, a volleyball net, a giant Jenga game on the beach and four musical acts.

acquain acquaintance with F1 driver Sebastian Vettel, as a guest of Fer Ferrari team sponsor Shell. Having him at the wheel might have been more thrilling but while I didn’t push the pedal to the metal, I did cause the horses to break into more than a gallop – zero to 100 km/h in just over 4.2 seconds. The Gran Coupe purrs along and effortlessly breezes by anything you choose it to pass. The seven-speed Steptronic tranny offers seamless movement between the gears. I’m not the biggest fan of gearshift paddles but it was fun playing with them on a busy stretch close to my destination. Approaching the track, traffic slowed and for the first time I had time to admire the beautifully stitched leather interior and controls layout, all of which are definitely all ergonomically correct. The cockpit display takes its cues from the driving mode selected using the Driving Dynamics Control switch, the graphics and colors of the displays indicating clearly which of the COMFORT, ECO PRO and SPORT settings has been engaged. Very cool. And it’s loaded with every safety warning system you can think of: lane departure, pedestrian and collision warning. A mad cyclist warning system capable of evasive action would be a worthy addition for 2017. Write to keith.morgan@drivewaybc.ca

Chili cook off set to spice up Saturday Katherine Engqvist News Gazette staff
If you like beans, spice and showmanship, you won’t want to miss the 11th annual Chili Cook Off, this Saturday (Aug. 29) from 11 a.m. until 2 p.m. at Millstream Village in Langford. Organized by the West Shore Rotary
Club, the event is raising funds to support a school in Uganda and help West Shore RCMP purchase a new community policing van. “All the money goes to charity,” said organizer Dale Simon. “It’s about a lot of chili and a little bit of fun.” More than a dozen teams will each supply at least six gallons of
chili to try and woo the judges and compete for the coveted people's choice award. To cast your vote you’ll need a $7 voting card that allows you to sample the different dishes. The card includes a hot dog option for children. There will also be a silent auction and family-friendly activities.

Out of hibernation The Victoria Grizzlies’ Cody Van Lierop leads an unofficial team skate at the Juan de Fuca arena in Colwood on Aug. 23. The BCHL team plays its first exhibition game at Westhills Arena in Langford on Saturday, Sept. 5, againstp the Alberni Valley Bulldogs.
Call goes out for Bantam baseball players Thirteen and 14-year-old baseball players looking to test their skills at a higher level are invited to try out for a new team that aims to continue the tradition built by the Victoria Mariners Premier Baseball League program. The Mariners, who have seen a number of West Shore players come through their ranks, are introducing a bantam age squad that will compete in an elite pro-
vincial league and vie for a provincial championship starting next season. The idea is to provide the same level of coaching, development and competition as those found at the senior and junior Premier levels, as a way to prepare players. The program, which is a step above bantam AAA, began summer assessments and an introduction to fall ball last weekend.

Young BMX rider would make a cool champion Langford’s Brosius family could come home with three provincial titles Don Descoteau News Gazette staff
For someone who pedals frantically at times as he dashes around the twists, turns and jumps of a BMX bike track, Riely Brosius is incredibly calm. Gunning for a provincial 12-year-old boys expert title this weekend in Langley – he’s currently tied for the points lead with Vernon’s Jakob Plank – the Langford pre-teen sounded pretty relaxed talking about his chances. “I’ve raced against him at the big races, and I’ve beat him before,” he said of Plank. Not that this talented young rider is boastful; he’s anything but. While he’s been virtually unbeatable in provincial series races this season, he said his highlight so far has been, “probably just having a good season, not crashing and just having fun.” Riding competitively since he was seven, Riely knows it’s a fine line between going for it and wiping out and going all out to stay in the front of the pack. “It’s (always) a 50/50 chance that you could crash, or break something on your bike,” he said. “I haven’t crashed this year, but I did a couple times last year.”

Riely Brosius hopes to fly high this weekend at the provincial championship. At the recent national series races in Langley, he rode against a largely U.S. field. After finishing first on the Friday, he got as far as the semifinals the next two days. Not his usual results, but the American riders are always tough, said Riely’s mom, Tara. The nice part, she added, is her son is learning to take defeat as a learning experience rather than be crushed by it.
“Last year if he didn’t make (finals) he would get down on himself. This time he’s taken it well – U.S. riders take all the top spots. I was pretty proud of him.” The Brosius family heads up Island or to the mainland to go racing several times per month, with younger sisters Makayla, 10, and Tiffany, 6, both also riding now. While she just started this season, Tiffany is a chip off the brotherly block. She has a large lead in the points race for the six-year-old girls division, while Makayla is within striking distance of top spot in her age group. “We didn’t push the girls in any way to join the sport, they just came to the track with us to watch Riely, and eventually they got involved,” Tara said. With competition tougher as riders get older, Riely does his best to stay on top of his game. He races at the Juan de Fuca BMX track on Tuesdays and practises there twice a week; heads up to Happy Valley elementary twice a month to practise sprints with his dad, Mark, and supplements that with some climbing work in the Latoria Road area. Riely admitted it’ll be a tough field at the provincial races – a double points pre-race runs Saturday (Aug. 29) and a triple points finale goes Sunday. But he does like the sound of coming home with the No. 1 plate for finishing first overall, and the backpack prize that goes with it. editor@goldstreamgazette.com

Rugby Canada CEO stepping down Langford operations minimally affected Jim Zeeben News staff
Graham Brown has parted ways with Rugby Canada after 13 years with the organization. Brown had offices at Rugby Canada’s Ontario headquarters as well as the organization’s facility on Glen Lake Road in Langford. “I have thoroughly enjoyed my time at Rugby Canada, “ Brown said in a statement on Aug. 25. “While I look
forward to other challenges in amateur sport, the rugby community will always be able to count on my support. “ Brown was in Langford on July 31 when the federal government and City of Langford announced funding to build a high-performance training centre this fall. The 19,000 square-foot facility was expected to break ground by the end of the year. The feds are kicking in $3 million,
Langford has committed $2.5 million and Rugby Canada will pitch in with an initial $900,000. Brown isn’t leaving right away, as Canada’s national men’s team prepares for the Rugby World Cup, which starts Sept. 18. The CEO plans to stay on for the competition, which wraps up at Twickenham Stadium in London, England on Oct. 31. Rugby Canada said a successor to Brown will be announced soon.

A retired minister is going from preaching the word, to acting it. Harold McNabb’s more than 20 years of ministry, much at the West Shore Presbyterian Church in Colwood, has come to an end. However, his passion for writing, storytelling and fundraising will continue as he brings Jesus’ parables from the church to the stage. “It’s something I always wanted to do, it was fulfilling something I had in my mind,” the Colwood resident said. “It was always something I wondered, about (whether I) would I be able to pull this off.” A chance meeting with a former congregation member who
asked him how the play he had been talking about for so long was going, re-ignited his passion for the project. She even promised to help once he finished a script. A week of writing and almost eight weeks of memorization later, The Redeemer of Stony Corners was reborn. “One of the things I pondered was the parables with Jesus. I wondered where he got his material from,” McNabb said. “I thought, wouldn’t it be interesting if a lot of those stories were life occurrences with one particular guy and who would this person be?” He answers those questions with the story of Eleazar, a farmer waiting for a young friend with whom he will travel to the funeral of their neighbour. Eleazar’s story is revealed as he
tours the farm with his friend while explaining major events of his life and how he became the person he is today. Three shows on the West Shore will run between Aug. 30 and Sept. 26, with all proceeds from all shows going to the Cridge Centre for the Family to fund programs for refugees. “There is a certain satisfaction in saying ‘yes I did it,’” McNabb said. “(And) this project is a worthy cause.” Three shows kick off with an Aug. 30, 10:30 a.m. showing at the Westside Bible Church on 3307 Wishart Rd., followed by a Sept. 24, 7 p.m. showing at the Anglican Church of the Advent on 510 Mt. Q: How does a building receive Heritage classification? Depending on where you live, different criteria may apply, but usually a committee, such as the City of Langford’s planning, zoning and affordable housing committee, will make decisions on heritage designations and heritage planning. When a committee is deciding whether a property should be designated as heritage it considers several factors. Some of the criteria include: • Whether a property is a landmark • Any significant architectural value • If it relates to a significant person or event in the history of the area • If it helps the public to understand the character of a community or area • If it displays a degree of of craftsmanship, artistic merit or scientific or technical achievement • and whether it preserves a legacy of the past. BUYER’S TIP | Take time to learn the history of a potential home or neighbourhood
Character homes offer different opportunities History can be a big selling feature for potential buyers Katherine Engqvist News Gazette staff
While many new builds are springing up like dandelions around the West Shore, there is a small niche market in the area that is often overlooked. Heritage or older character homes are rare on the West Shore but the wealth of history and character they bring often attracts buyers’ attention. Although, buyers be warned, they can have their share of potential problems. Jenn Raappana, a realtor with DFH Real Estate Ltd., said that older character homes require a lot more research before they go on the market. She likes to know as much as possible about a home’s history and anything that could come up during an inspection. An example of this is her listing for a home built in 1902 on Happy Valley Road in Langford. “It’s one of the original houses on the Galloping Goose,” Raappana said.

This character home, built in 1902 on Happy Valley Road in Langford is currently on the market and represents a rare find on the West Shore. Before listing that home, she had a number of inspections done so any problems could be addressed before potential buyers saw it. “In this case the house didn’t need a lot of work,” she said. With older homes she said it is important to check for any plumbing, electrical, or foundation issues that could be flagged by insur-
ance companies and cause a headache for potential buyers. She said many older homes often have knob and tube electrical wiring that needs to be updated. By doing pre-inspections, sellers can be aware of anything a buyer might refer to as a “problem” and have it fixed before the house goes on the market.
But Raappana doesn’t want to deter any potential buyers. Older homes also have a lot of benefits, she said. “They built houses really, really well back then.” The fact they have been standing for over 100 years is a true testament to that. They also have a lot of character and quirks that draw
in a number of buyers. “People like to buy into the history,” she said, about another reason she likes to do extensive research on an older home before listing it. “In the West Shore we don’t have a lot of them.” Older homes occupy a niche for those buyers looking for a house they can be customized with modern finishing but still have the charm of a heritage-style build. “I think people are taking that on as a project,” she said. “It’s a good investment.” Character houses with modern upgrades, such as granite countertops, tend to hold their value well on the market, Raappana said. However, properties officially designated as heritage, “come with their own cup of tea.” Often that designation means the homeowners are required to follow multiple regulations imposed by the municipality when doing any work or upgrading. Her pre-listing research on heritage homes includes making potential buyers aware of those bylaws and exactly what they will or won’t be able to do the home. katie@goldstreamgazette.com

Colwood teen reaching heights in speed climbing Second world championship competition up soon for Elena Moss Katherine Engqvist News Gazette staff
The premise may be simple – the fastest to the top of the wall wins – but the execution of speed climbing is on an entirely different level. Elena Moss, a 16-year-old Colwood resident who placed seventh in her age bracket at last year’s world championships, competes with Team Canada soon at the 2015 worlds in Arco, Italy. Interviewed before she left, she tried to explain her sport. “You want a lot of raw power,” she said, comparing speed climbing to running sprints on a track. The difference is there are only two lanes and the course is a 15-metre vertical wall with a slight overhang. As with sprinting, however, “you’re just racing the clock,” she said.
Her best time is 12.61 seconds. “The route is exactly the same all over the world,” she said, adding the standards dictate everything down to how the hand-holds are attached to the wall. “It’s pretty precise.” The road to Italy has been a long one. Moss qualified for the junior national team at the Canadian championships held in May at the Boulders Climbing Gym in Central Saanich. To qualify, competitors had to place in the top four and achieve a certain time standard. Moss placed second in her age group and third overall and was one of four Boulders members to make the team. Boulders also facilitates a climbing academy with Stelly’s secondary, where Moss goes to school. So she not only travels out to Central Saanich to train, but also attends classes there. She trains at the climbing gym two days on, one day off, but at times find herself spending six days a week at the gym. When she’s not training for an immediate competition, she works on her endurance and building muscle. This sometimes
means doing up to 20 laps up and down the wall. Her training also includes a lot of work with weights and weighted pull-ups, with the goal of building a lot of muscle mass. Her training is a little different with the world championships drawing nearer, she said. She’s doing between six to eight laps at a time on the wall, but focusing on making them as precise and efficient as possible. Moss said the plan is to do some travelling with a few of her teammates, heading to places like Venice and Vienna before competing at the big event on Sept. 4. “We want to seize the opportunity.” Speed climbing is a relatively new sport in Canada, but it is quite established across Europe. Moss expects this year’s competition to be fierce, especially as she has moved up an age category. While she admitted winning would be nice, she has a more modest goal in mind. “I’m going with an open mind, but I’d like to be top 10 again.” katie@goldstreamgazette.com
Hornets hibernate until final With the last regular Wednesday session of Hornet racing in the books at Western Speedway, the only thing left for this class are the season championship races on Sept. 14. Brad Aumen and Kevin Boyce topped the field in last week’s main events, winning the 30-lap A main event and 25-lap B main, respectively. Aumen, who earlier finished third in the seventh heat race, crossed first in the main ahead of (in order) Glenn Rand, Gennifer Isles and Cam Stanfield.
Boyce, who also won the C trophy dash and was fourth in his heat race, came out ahead of Bill Ganner, Ryan Alexander and Shea Mellors. Other double winners on the night included Mitch Melin in the A trophy dash and seventh heat race, and Trevor Rowden in the B dash and second heat race. Other heat race winners included Mellors, Stanfield, Jacob Spring, Ganner, Rand and Dave Fetherby. Fast qualifying time was recorded by Mike Tomley with a 15.282-second lap.
