‘Epic’ guitar player ropes them in Metchosin masher ready to Rock the Shores Arnold Lim News staff

Jesse Roper has the itch. Coming off a June performance at Port Renfrew’s Tall Tree music festival The Roper Show front man considers one of his best sets yet, he is anxious to hit the stage again. And the stakes have never been higher to repeat that performance. At his upcoming show July 12 at Rock the Shores, the Metchosinite will share the billing with some of the biggest names of his career and play in front of thousands of people. “I hope it is the best show that I have ever played. I want to go up there and destroy it,” he says of his band’s appearance on the stage in Colwood. “Over the next few days I will play non-stop (to be at) my very best.” A musician since age six, Roper, 32, says he was once too shy to play in front of others. Now he gets much of his

life’s enjoyment out of playing for people and even gets irritable when he doesn’t have shows lined up. “I can’t imagine going back to (my previous) life. I painted for eight years and wasn’t sure where I was going to go. My life wasn’t giving me much; I was busy, but wasn’t happy. “I’ve never been happier in the last five years, putting the pedal to the medal (musically),” he said. “I know to keep this happiness up I need to keep doing what I am doing. I just need to get better.” Roper describes his music as “blues-rooted, everything under the sun.” He was over the moon at the news he would be one of the local acts on the card for Rock the Shores, Vancouver Island’s biggest music festival of the year. “I was stoked when I got the email. Who is going to say no to this?” he asked. Sharing the bill with such veteran performers as Tom Cochrane and Red Rider, Billy Talent, The Cult and Our Lady Peace – a lineup Roper calls “awesome” – makes this “definitely the big show for my career.”

Goldstream speed not the only issue Residents of any streets are usually quite aware how fast drivers travel in front of their home, whether extra care is needed when navigating on and around their block and whether specific issues are concerning them. The residents who live near the Trans Canada Highway end of Goldstream Avenue believe something needs to be done on their stretch of road. We applaud them for being willing to speak out about their concerns. People go too fast for the conditions, they say, which leads to dangerous situations both for pedestrians and for residents pulling out of their driveways. The City of Langford has acknowledged there are problems with the roadway and that they are looking into changing the configuration so drivers looking to go into Langford from the highway are routed onto Leigh Road instead. City officials say planning and implementing such a change will take time, but residents say it’s taken a long time already. And with the traffic death on the road earlier this year of MeeshaChan Grubisic still fresh in their minds, a decision on what to do with the vexing roadway can’t come soon enough for the residents. The point is, Goldstream Avenue, at the east end, was not designed to carry the amount of traffic that comes off the highway these days. It’s far too narrow, with little in the way of shoulders for pedestrians or cyclists to use. A speed reader posted a short distance down Goldstream for drivers exiting the highway, who are already forced to slow down as they enter the road, reminds people of their speed. But the need to pay close attention to one’s surroundings are equally important there. An example of that came Sunday, when two motorcycles were involved in a collision on that section of road. With a car pulled over into the narrow shoulder, one bike rider slowed down to go around. The other apparently didn’t notice what was happening quickly enough and ploughed into the first bike. There’s no one answer for this conundrum, but we would encourage the city to continue working on a better system that allows residents of those blocks to feel safer on their street. Teachers can’t help the recession, Tom Re: A brief history of teacher demands (B.C. Views, June 25) Your legislative columnist, Tom Fletcher, in his zeal to provide the facts, states in part: “Teachers had just sailed through a crippling global recession with a series of raises, but were oblivious to all that.” Fletcher would have us believe that the recession to which he refers was some sort of natural catastrophe, when in fact it was directly caused by the oligarchs of the financial system reaping rewards by deliberately skewing the rules. For some unfathomable reason, Mr. Fletcher believes we all must somehow bear the responsibility for a calamity engineered by a few dozen con men in high places, and he chooses his target of opportunity, the present teachers strike. Why then must Mr. Fletcher insist that teachers be held to account for something over which they had no hand in fabricating? Vehicle noise, speed make bad combination Re: Vehicular noisemakers not welcome in city (Letters, June 27) I would love to answer the question, “If anyone else is bothered by the frequent excessive vehicle noise …” I most certainly am bothered by the vehicular noise. It is unbelievable. Besides the deafening noise of these vehicles, I am terribly bothered by the excessive speed people drive down Jacklin Road. Some of these vehicles fly down the very short stretch from Walfred Road (bottom of Triangle Mountain) to Sooke Road at the lights. I am absolutely amazed they manage a stop at the lights. I just cringe every time I witness this and pray a child or pet doesn’t dart out at the time – it could be a deadly accident. I also wonder where is the police enforcement? Why don’t they, on occasion, do a radar trap on Jacklin Road? They would be surprised how many speeders there are in the area. Tamara Shiels Langford

Football Rebels ready for camp Don Descoteau News staff

A plan to fill the roster with locally trained players may not materialize the way the Westshore Rebels expected for 2014. That’s not necessarily a bad thing, says co-head coach Andrew Axhorn, whose B.C. Football Conference team holds training camp tomorrow and Sunday at Westhills Stadium. “We have about 10 guys coming from Vancouver to camp, some guys from Saskatchewan and more from up Island,” he said. “There’s certainly more guys coming than I anticipated. We should have a really decent camp.” More bodies in camp will give Axhorn and fellow head coach Tom Fong more options when it comes to preparing their lineup for the July 26 season opener in Kamloops. Of the nearly 40 players already signed, about half are newcomers to the junior squad. The hope, Axhorn said, is to have at least 50 players in camp. While some might view the relative lack of experience as a disadvantage, Axhorn likes what he sees so far, especially in the

The 9-speed automatic shifts quickly and smoothly, in fact I forgot it had so many cogs but it does improve fuel economy with a highway rating of 6.4L/100km with the 4-cylinder and 7.0L with the V6. Most Canadians will opt for the AWD versions thanks to our winter conditions, but here too there are more choices. Jeep has included three AWD systems. Verdict This new Cherokee is off to a fantastic start. Sales are strong and the sharp design is bringing in buyers, not shoving them away. The 2014 Cherokee could not be further away from the last model; this is a thoroughly modern SUV with go-anywhere capability and aroundtown refinement that needs to be experienced. Soaking up the sun and strumming her guitar, Karly Summers is in her element. Whether it is in a coffee shop, busking in markets or playing on stage at a festival, the 20-year-old Langfordbased musician is just happy performing for others and making the music she loves to make. Especially, she added, if the sun is shining. “A lot of people think that playing in markets and busking is not a real gig, but I beg to differ,” she said. “I meet people every day and sell a lot of CD’s and play music and I really, really love it. It is my number one thing this summer.” Fresh off the release of her self-produced EP How it Goes, Summers looks forward to getting back into performing mode and continuing to craft her self-described “popfolk singer songwriter” style. “Singer songwriter is kind of emerging as its own genre, which is really awesome. It is vague, but it is like truthful, raw, meaningful music that comes directly from the singer songwriter, so it is pretty personal,” she said. “This EP is all about life lessons. I try to incorporate my own lessons in life and turn them into a song. Hopefully people can relate to them.” Those connections started early on for Summers, who started writing music at 12 and making music videos with her father through her teens. During high school at Belmont,

her song “Not Giving In” was selected as the class’s graduation song. Two years later she continues to work to build on a skill Stuart Morse, a former music festival curator who has worked with her in the past, said comes honestly through her. “The thing that really jumps out is … she doesn’t do it to sell records or make money. She wants to express herself in a way that feels real, and that, to me, is a great positive for her,” Morse said. He believes there is a market for her style of music and the grassroots connections she is making without compromising her music or personality. Summers, who counts Michelle Branch, Sarah McLachlan and Imogen Heap among her many

musical inspirations, said staying true to herself is her goal, along with making a living from her music either through performing, producing, teaching or some hybrid. Everything else is gravy. For now, she is more than happy to continue her musical journey on the streets of Greater Victoria. Summers performs at Bastion Square, the Sidney Market, the Ship Point Night market and anywhere else she can strum her guitar, doing so just as passionately for a dozen people as she would for a single person who stops to listen along the way. “There is nothing better than singing in the sun with people that are really happy.” For more info., visit karlysummers.com alim@vicnews.com

Established in 2004, the city’s affordable housing program requires developers of new subdivisions to build one affordable home for every 10 single-family lots subdivided. These affordable homes are then priced at 60 per cent of market value. In return, the city offers developers free administrative support, density bonuses and streamlined development approvals as incentives. Local realtors provide services free of charge, while credit unions, mortgage brokers and insurers (including CMHC) streamline mortgage pre-approvals. In 2007, the city expanded the policy by requiring new developments to be building code-ready for secondary suites, contributing to density and diversity. It also created visibility requirements such as wide doorways and level entrances to accommodate people with disabilities. The program requires home buyers who apply for the subsidized housing to meet eligibility criteria and complete an application form. In a real estate market as pricey as Greater Victoria’s, getting your foot in the door can be a challenge, especially for young families. As home prices have crept higher, many potential home buyers have found themselves weighing needs and wants to choose what is most important. Do they buy a smaller, older home, in a more expensive neighbourhood closer to the region’s core, for example, or is the West Shore, where buyers generally get more home for their money but have a longer commute, more attractive? “If they’re willing to look for something older and do some fixing up, there are areas like Glanford (in Saanich) that are popular,” says Tim Ayres, president of the Greater Victoria Real Estate Board. However, for many younger buyers with families, he says, “I still think that if they want the picket fence and yard, they’re going to have to look to the West Shore.” Responding to market needs, more developers, builders and even existing homeowners are building options for these younger buyers, particularly those looking beyond the condo market for a property to suit a growing family. In new construction, “there’s a lot of variety out there for families and entry-level homes,” says Casey Edge, executive director of the Victoria Home Builders Association. Since 2007, the region has seen a decrease in new home prices, though largely due to lower labour and material costs, not land costs, Edge says. As the market and econ-

What has stayed relatively untouched is the low interest rates that help offset the region’s high real estate prices. The B.C. Real Estate Association expects B.C. housing starts to rise approximately two per cent in both 2014 and 2015, thanks to an expected acceleration of economic growth and employment. Looking beyond 2015, however, strong growth in the 20- to 44-yearold demographic is expected “to put pressure on new home inventories and drive up new construction activity, particularly multiple units that cater to price-sensitive, firsttime buyers,” the association says. The Greater Victoria townhouse market, for example, is “definitely seeing a bit of an uptake in sales and building,” Ayres says.

Where condominiums catering to young families have been seen in the Vancouver area, for example, here on the south Island, builders have focused more on townhomes, smallfootprint single-family homes, and in more established areas, infill projects of small multi-family projects. While townhomes and condominiums can have a pricepoint appealing to first-time buyers, they also bring additional costs such as strata fees. The trade-off is the freedom from yardwork and maintenance that comes with a single-family home. Falling in the middle are some of the small-lot homes with minimal, easy-care landscaping. However, in family-friendly communities such as Westhills in Langford, parks, playgrounds and recreation facilities are nearby, offering plenty of opportunities to get outside. While a great deal of new building

is keeping the West Shore real estate market hopping, other areas of the Capital Region are seeing their own opportunities for more affordable housing. In some areas of Saanich, for example, it’s not unusual to see a single-family home on a large lot rezoned to allow a second attached home, effectively creating a duplex that doesn’t look like the standard mirror-image duplex. Though still falling under strata rules and with some shared expenses, duplexes typically don’t have strata fees and offer more of a single-family experience with a little property. In communities that have allowed secondary suites, or unique options such as “carriage house” accommodation or garden suites, these mortgage-helpers allow younger buyers even more options. editor@goldstreamgazette.com
