Classrooms indoors vs. outdoors Nature Kindergarten program appears to be paying off, say Grade 1 teachers Charla Huber News staff

Two weekends ago, a dozen parents camped out for days on Sangster school property for a chance to have their child accepted into SD 62’s nature Kindergarten program.

Now amid its second year, nature K was launched in 2012 as part of the answer on how to reconnect kids with the outdoors, and anecdotally at least, it seems to be working.

Sangster elementary teachers Adina McIndoe and Michelle James say there isn’t much difference between students in the classroom, but take them into the nearby forest at Royal Roads University and it’s a different story.

“All the students have settled in and it’s hard to tell who’s who,” McIndoe said.

“But, when we go out in the forest then you can tell who was in nature Kindergarten. My students who were in nature K are interested in going outside and are very comfortable there.”

The program has 22 coveted seats, split evenly between boys and girls, and with two set aside for First Nations students.

Parents who camp out are mainly competing for boys spots.

Parents expect their child will be at ease in the woods and on the beach, and that appears to be the case. The teachers note that students with nature K under their belt bring with them a new and somewhat advanced vocabulary including, “scaven-

“They are the first to tell us all about different plants they find,” James said. “They are very well-spoken when it comes to nature and they have a lot of respect for it.”

The transition from K to Grade 1 can be tough for any kid, but for students at Sangster this year, it was a bit rougher due to seismic upgrade construction.

McIndoe’s class was held in the library and James’ class was in a temporary classroom, but in December both teachers moved their students into permanent classrooms.

studied and compiled by professors and graduate students from University of Victoria and Camosun College, and part of the work is looking at the transition to Grade 1.

Results are expected this fall, and Frances Krusekopf who spearheaded nature K in the Sooke School District, expects results in line with what Grade 1 teachers are witnessing.

“There has been research in Europe for children from forest preschools to normal regular schools,” said Krusekopf, currently the principal of Colwood elementary.

“Those studies have shown the children (in Europe) transition as well if not better than other students.”

Keeping the ice alive in Colwood After years of turmoil, the region’s only private hockey arena finds a viable business model Edward Hill News staff

Carrow saved the struggling hockey training facility in Colwood from shutting down, and Bradvold has developed a number of specialized hockey training programs that are the bread and butter of the business.

ICE lacked a coherent business strategy.

Carrow found himself having to bring in at least $30,000 per month to pay rent, maintain the ice and pay staff, but the facility’s cash flow was half of that. He sold assets like the ice treadmill and borrowed money from his parents to keep the place afloat.

“A coach that leased the space couldn’t pay his bills. That’s what nearly killed this place a year ago,” Carrow said. “But we never had to shut down. We always found a way to pay. Last year we paid all our debts and built a solid program.”

Fortunately, Carrow was accepted on to the Victoria-based reality show The Hard Way, where four mentors help revamp struggling businesses. They helped ICE devise a business plan focused on training young players using professional coaches within specialized programs.

“I worked hard with the mentors, worked on the reputation and keeping the place alive. The idea was to focus on little kids. In the past they tried to make this an elite facility, but there’s not that many (elites) and they can only pay so much,” Carrow said. “We shifted to 10 or 12 and under, and researched the hockey training

model used in Scandinavia -- six practices to every game, very heavy training and in smaller rinks.”

ICE turned the corner in 2013 paid its debts and became a solvent business, Carrow said, enough so he can pay himself and 11 part and full time employees. A large part of that success come through Trent Brandvold, 37, the head coach of hockey development for ICE. JDF minor hockey and the Pacific Coast Hockey Academy rent ice time at ICE, but it’s Brandvold’s specialty training programs – such as the Top D Man defence skills and Sniper School puck shooting – that keep the facility alive.

“I’m sitting in the office wondering what I’m going to do, and Trent walked in,” Carrow said. “He heard we’d split from Puckmasters and said, ‘I’m your guy.’ We’re building the business around Trent and the facility. He eats and breathes hockey, and is great with the kids.”

The one-time Salmon Kings defenceman who played in Texas for the Central Hockey League, Brandvold now divides his time between ICE, coaching with the Peninsula Panthers, and the spring league Island Monarchs 2004 squad.

“I saw the opportunity here. This space has a lot to offer,” he said. “Hockey and conditioning go hand in hand. If you are peewee or bantam or junior A, conditioning is a huge part to keep up.”

The two-thirds size arena is ideal for young players, Brandvold said, as it allows all kids far more time on the puck than on a regulation-sized rink. There are plenty of skills to learn in hockey, but with kids, he focuses on the fundamentals of skating and shooting.

“It’s critical to have instruction, especially at a young age. Every kid wants to play in the NHL, but the reality is a lot of kids don’t get the opportunity to develop their skills,” Brandvold said.

“The (smaller rink) definitely has advantages for younger players. Every player feels a part of the game. On a big sheet a lot of them can’t touch the puck, especially if there is a gap in talent. Kids here have a lot of fun, we develop skills in a way that is fun.

“I played hockey for eight years, but have been part of the game for 30 years. I love hockey and doing what I do. It’s exciting to make players better.” editor@goldstreamgazette.com

On an ice sheet two-thirds the size of a hockey arena, even seven-year-olds glide like seasoned pros.

Greater Victoria’s only private ice sheet and training facility can give young hockey players an edge in this hockey-crazy town, but it came close to going bankrupt less than two years after opening. And it was a silent investor – who had little hockey experience and even less business experience – who was the proverbial last man riding the Zamboni.

In January 2011, the region’s first new ice sheet in years opened in a warehouse in Colwood as Puckmasters, a hockey training facility in a region with more hockey players than ice time. At the time, Langford’s Westhills Arena had yet to open, and the franchise seemed like safe bet for Geoff Carrow.

Indeed, hockey players young and old flocked to the polyethylene synthetic ice treadmill and played fast three on three games in the scaled down arena. Juan de Fuca Minor Hockey planned to train its youngest players at Puckmasters to free up premium ice time at the public West Shore rinks.

But the relationship between the three Victoria owners and the Puckmasters company soured quickly, and the Wilfert Road facility rebranded as the Island Centre of Excellence (ICE) hockey and fitness studio in February 2012. The other owners asked Carrow to take the reins, and he agreed.

“I had never run a business and didn’t know hockey. I was really an investor,” he said. The 43-year-old spent most of his adult life working in search and rescue for Parks Canada, and had always dreamed of becoming an entrepreneur. He had that dream thrust upon him.

“We had to get our reputation back after Puckmasters shut down. We brought in ICE, turned it into a different business, and for a year I called clients and told them we’d honour programs they’d purchased through Puckmasters,” he said. “We lost a ton of money, but built up goodwill. It really is a community (on the West Shore).

A new sponsorship deal has been reached for West Shore Parks and Recreation’s arena, which will be known as The Q Centre for at least the next 10 years.

A $1.8 million deal will see radio station 100.3 The Q, owned by the Jim Pattison Broadcast Group, renaming the facility formerly known as Bear Mountain Arena.

WSPR administrator Linda Barnes said the response to the call for sponsorship wasn’t huge but a number of companies did throw their names in the hat and were thoroughly vetted. The Q rose above.

“We were looking for something that would match our community goals, not just monetary,” Barnes said. “It’s a different kind of partnership this time.”

As part of the $1.8 million included in the deal, WSPR will have access to promotion on The Q. Barnes said the deal is more lucrative than the prior arrangement.

The radio station, in turn, is looking to grow its listenership in the West Shore, and sees this as an opportunity.

“That’s where the growth is right now and we’re more than excited about being here,” said Q general manager Dan McAllister. “There’s a lot of opportunities for us.”

McAllister said the deal likely won’t lead to the airing of Victoria Grizzlies games on The Q, but the team can expect increased promotion.

“They’ve been through a little turmoil in the last little while,” McAllister said, “but hopefully that’ll all settle down and we’ll put everything together and help them re-establish their fan base and help them grow.”

The partnership could lead to more musical events at the arena, something both WSPR and The Q administrators said they would like to see happen.

Signage on the arena is expected to be changed early in the spring. The centre will also continue to host the Victoria Senior Shamrocks.

On land, Susan Leff is confined to a motorized wheelchair, but in the water she finds freedom – freedom to walk and kick, and move her body in the ways she did before multiple sclerosis invaded her life.

Leff is part of a small, unofficial club which meets at the Crystal Pool on Sunday mornings to use swimming as a means to combat the symptoms of MS, under the guidance of Susan Simmons, who has MS herself.

Leff was diagnosed with MS in 1998, which forced her to use a walker and then a wheelchair. She was also struck by a car in 2008 which cemented her dependance on the motorized chair. In the pool, Simmons guides Leff as she backstrokes, followed by a round of leg kicks with a swim fin.

“I used to swim lakes, swimming was my thing, but MS took my leg power away, but now I’m getting it back,” Leff says. “I’ve been doing unbelievable stuff in the pool.

They don’t use wetsuits and will face chilly water during the night, and hours of heavy chop in the morning.

Last year, scores of volunteers from Victoria and Lake Cowichan piloted boats to follow Simmons and Cape, and to ferry swimmers who joined at points along the route.

Len Martel, a Victoria Masters swimmer, led the logistics, and volunteered again this year.

“There’s a new level of complexity to it. Not only are they swimming there and back, they’ll be swimming from one end to the other in the dark, they’ll be going overnight,” he said. “So we’ll have to have lights and safety for them in the wee hours of the morning.

“There’s also lot of spots where people are getting in and out (of the lake), so it’s a lot of work to logistically organize that.”

If Lake Cowichan weren’t enough, Simmons plans to swim the English Channel in July as part of a relay team, and then paddle in Hawaii’s Na Pali Challenge outrigger canoe race. “Then I come back for two weeks to recover, then I’m in Lake Cowichan for the 70K.” For more on Simmons, see msathlete.org. editor@goldstreamgazette.com

Parking habits hard to break Humans are creatures of convenience and habit – especially when it comes to driving. We all have our routine routes to get us to and from work, and we all get a little bit flustered when someone parks in our usual spot.

So with the City of Victoria reviewing its downtown parking model, we feel the need to stress that people don’t instinctively like change. Even if the changes are generally good.

And the recommendations that city staff have put forward are generally good. People will make a fuss about the proposals to charge for on-street parking in the evenings or to charge more to park near parkades, but these changes aren’t necessarily tax grabs, they’re disincentives.

The idea is that Victoria wants more drivers to use parkades as opposed to street parking. The changes aim to promote quicker turnover of the on-street stalls.

It’s already cheaper to use a parking garage than a metered stall, but either most drivers don’t know this or the cost savings aren’t yet enough of an incentive to use the parkades.

If getting more people into the nearly 1,900 stalls in parking garages is the end goal, then widening the gap between convenience and cost savings is the right way to go – and that’s what these proposed changes do. On-street stalls can no longer be seen simply as another parking option, but rather luxury parking where you pay for the convenience to use a primo spot.

And they’re not just widening that gap by raising costs; also proposed is a decrease in hourly and daily rates in the parkades.

If Victoria decides later this year to change the downtown parking model, then the public education component of implementation will be crucial.

Even staff admit aspects of the existing parking system are “convoluted and difficult to explain.”

Throwing a wrench into the status quo will just add to that confusion if people aren’t properly informed.

The financial benefits alone should be reason enough to sell most drivers on parkade parking.

If the scale tips in favour of cost savings over convenience for more people who drive into downtown, as Victoria hopes it will, these changes should be a win-win for the city and for those drivers willing to change their habits.

Too much sewage uncertainty Re: Sewage price tag swells with delay: taxpayers advocate (News, Feb. 7).

Over the years the continued growth in the Capital Regional District has seen a greater amount of (screened) sewage pumped into Strait of Juan de Fuca.

What CRD governance issue could be growing even faster? That would be the cost of the proposed sewage treatment project, from the planning estimate of $783 million to the total submitted by the Canadian Taxpayers Federation of $830 million. I’m inclined to believe that, as there’s still no confirmation of the sewage treatment site or (without contracts) cost confirmation of the treatment plant or a biosolids and incinerator facility.

Unfortunately, these new and significantly higher costs follow the earlier troubling promise of $13 million for Esquimalt “amenities” (also known as bribes). This total included costs for such sewage treatment necessities as oceanfront walkways and bike lanes. Clearly we need new options.

There may be good news on the horizon. Of the seven CRD municipalities participating in the sewage project, Colwood is reportedly considering withdrawing to build its own system. With one of seven municipalities having

Computer club almost as old as Internet Victoria group celebrates 30 years Kyle Wells News staff

The Victoria Computer Club is entering its fourth decade of helping people enter and explore the digital age, and are hoping to help some more.

Also known as Big Blue and Cousins, a name they are shying away from due to its outdated slang for an IBM computer, the club has brought together an estimated 6,000 people with an interest in computers over its long history.

“We’ve helped that many people in the last 30 years in the Victoria area,” said president George Bowden.

While an interest in computers unites its members, subgroups have formed with particular interests including digital photography, genealogy research, WordPress web design and Linux operating systems.

One mandate of the club is to teach seniors how to use computers. Club member John Carruthers teaches seniors for two hours a week on all aspects of computer use. A recent class taught attendees nine ways to open a website.

“You can put the shortcut on your favourites bar. You can put it in your favourites. You can drag the favourite icon on down and put it on your desktop. You can drag it down, put it on your task bar,” he said, listing several options.

Troubleshooting through computer problems is another aspect of the club and members are there to help others with security issues, viruses and a wide variety of other concerns.

“We never get the same problem twice,” Carruthers said. “Nobody knows everything about everything.”

Socializing is the other main draw. The club hosts potluck dinners at holidays and monthly meetings involve food and gathering.

“The social part is a big part of it,” Bowden said.

Current membership hovers around 150, but organizers would like to see that number increase by about 50.

While seniors are often drawn to the club, it is open to members of all ages. Bringing in some younger people with up-to-date computer skills to teach would be of benefit.

As part of its recruitment drive, the club is hosting an open house at its clubhouse (85A Burnside Rd. W.) on Saturday, Feb. 22 from 10 a.m. to

4 p.m. Curious computer users are invited to come by, check out the facility and learn what the club offers. New members qualify for a $50 one-year membership, as compared to the usual $75 cost.

The club is also looking for another community group to share the clubhouse. Bowden estimates the club uses it only about 40 per cent of the time, leaving the location readily available for classes, clubs or

other groups in need of a space set up for instruction.

The municipally run Cedar Hill Golf Course, nearly tripled usage last month, with 1,409 rounds of golf played compared to 494 in January 2013.

“It’s weather,” said Saanich Mayor Frank Leonard. “Green fees have gone from about $6,000 to $16,000 just for that month.”

“Apparently, there was another gun at Beacon Hill Park and one in Oak Bay, but Esquimalt’s are the only two that were saved when we incorporated them as part of our war memorial,” Reed says.

On Feb. 11, public works staff removed the guns to begin glass-beaded blasting and refurbishment of corroded metal sections in the run-up to the 100th anniversary of the start of the First World War in August.

“In the last number of years, we’ve seen the Naval Centennial, the Esquimalt Centennial and now we’re looking at the First World War centennial leading up to the 150th anniversary of Canada,” said Mayor Barb Desjardins.

“The connection for our community with the military is huge, and there’s a lot of people who still miss that connection to the army. I had a grandfather at Vimy Ridge.”

When the Canadian government gifted Esquimalt the guns in 1920, they were sited at Lampson elementary for five years to commemorate students who had lost their lives in the Great War. Desjardins said the township will put a memorial plaque at Lampson to recognize that history as well.

In the meantime, Reed and Wyatt continue their feverish research to restore the guns as accurately as possible to their original colour and style.

“Nobody seems to know what

the true colour was,” Wyatt says. “I think they must have had these guns in different colours – not intentionally, they were all meant to be field green – but they varied from match to match.

“People may have relatives who were involved in the fighting of these battles. We’d love to find out more about the history of those guns. We also don’t have any photographs of when they were first brought to Esquimalt, so we’d like to see those if they’re around.”

Reed hopes to return the field guns to Memorial Park in July, as well as install accent lighting on the platforms surrounding the war memorial.

“I’m dealing with some Pennsylvania guys who restored a piece like this 20 years ago,” he says. “They’re sending me colour samples on little sticks.

ictoria-based musician Kaya Fraser knows from recent experience just how tough life can get.

Things turned for her in 2011, a year which saw Fraser lose both her mother and her marriage within a six-month time period. Music went on the back burner for about two years as she struggled with the events.

“I had to stop for a while,” Fraser said. “I was still playing and singing, (but) I just didn’t have the energy. Being an independent musician, you’re running the whole business end of things as well. And I was exhausted.”

Recently Fraser began to get back into the musical swing of things. She has a new backing band and has been booking gigs around Victoria, and is working on new songs with an eye to putting something out in the near future, whether an album, EP, online release or something else.

A Victoria transplant, Fraser comes with Montreal roots and a London, Ont. post-secondary education in English. It was while working on her PhD at Western University that Fraser started spending more time in the music scene and writing her own material.

Fraser had grown up playing guitar and singing in choir, and comes from a musical background. Her father was one half of the now cult-classic folk duo Fraser and DeBolt, who put out two albums in the early 1970s.

“My dad has written some incredibly beautiful songs, and I think I sort of grew up in the shadow of that a little bit,” Fraser said. “I was a little bit self-conscious of writing my own stuff. I didn’t think it was going to be my medium.”

Almost despite herself, Fraser found when she started to write music, the songs just kept coming.

And that was it for her. She quit her PhD program and turned her attention to her music.

“It was a tough decision,” Fraser said.

A first album came to fruition in 2007, titled Tremor and Slip and live performances surrounded its release.

The following year Fraser moved with her then-husband to Victoria. In 2010 she released her second album, Open Horizon.

Much has changed since, including Fraser’s songwriting, which she sees evolving under the influence of life experiences and her present surroundings. She finds she’s still touching on the same subjects lyrically, with life and love at the forefront, but from a different perspective.

“When you’ve lived through it, it’s different. It puts more honesty in the lyrics,” Fraser said.

Coming from the vibrancy of music scenes in places like Montreal and London, Victoria can come off as a little sleepy, Fraser said. Meryl Streep acts up a storm as the family matriarch, but all the shrieking and anger and emotional messiness doesn’t have much of a point. The great cast includes Chris Cooper, Sam Shepard, Julia Roberts, Juliette Lewis, Ewan McGregor, and Dermot Mulroney. ★★★½ DALLAS BUYERS CLUB -(Odeon) Matthew McConaughey has latterly gone from laughing stock to leading actor, and is currently an Oscar fave for his role in this true-life 1980s-era story of Ron Woodroof, a redneck, homophobic rodeo rider from Texas who finds out he has contracted AIDS from wild living.

Given only weeks to live, Woodroof finds out about the experimental drug AZT and comes alive as a drugsmuggling AIDS activist, helping not just himself but many other sufferers.

FROZEN -(SilverCity/Westshore) As a prelude to winter comes this appealing Disney animated tale about a brave woman who sets out to rescue a kingdom trapped in eternal winter. arts@mondaymag.com In the old days, Hollywood created toys as an after-market tie-in to popular children’s movies.

Lately, though, that trend has reversed itself as toys as diverse as Care Bears and Transformers have become icons of the silver screen. The latest to join these exalted ranks is Lego, those once-humble Danish building blocks that are now Hollywood’s newest superstars.

The Lego Movie has a formulaic plot, but one expressed with clever visual ideas and an imaginative playfulness. The story unfolds inside an elaborate Lego world where everything is run by the seemingly kindly President Business (voiced by Will Ferrell). But he’s really a tyrant who hates any kind of spontaneity, and in order to ensure perpetual harmony he plans to glue the entire universe together. Luckily there’s a prophecy that a heroic mini-figure will arise as the people’s champion. Enter Emmet, an ordinary mini-figure who is mistaken for this saviour.

But with the help of a rag-tag squad of rebels, the bumbling Emmet finds unexpected inner resources as he leads the charge to defeat the forces of darkness.

Although a bit less original than, say, Wreck-It Ralph, this is witty, briskly paced, and sly entertainment. With guest appearances by Green Lantern, Han Solo and Batman (voiced by Will Arnett, but channeling the growl of Christian Bale’s dark knight), there is a pop culture playfulness that helps flesh out the skimpy plot. And a live-action movie-within-an-animated-movie adds some genuine poignancy amidst all the silliness. This Lego has been well built to appeal to kids of all ages.

Three Victoria Mariners players will be suiting up with some of the top developmental baseball colleges in the U.S. this fall.

Colton Wood, Chris Fougner and Evan Willow, all 18 and heading into their final season with the Mariners, are the latest M’s players to secure scholarships to play south of the border. “(They) are all quality players from the (B.C. Premier Baseball League) who we believe will be successful in the classroom and on the field,” said Mariners head coach Mike Chewpoy. “These boys could make a real impact on the college scene and our coaching staff has no doubt that these colleges are getting some of B.C.’s finest.”

In the past 12 years, more than 80 Mariners have been recruited to play at college, university or on professional teams.

Wood, six feet and 190 pounds, is expected to be a force pitching for Cochise College in Arizona – currently ranked No. 3 in the National Junior College Athletic Association. A member of Canada’s Junior National Team, his fastball hits the low 90s.

“He’s probably the best righthanded pitcher in the country right now. He’s been our ace for

the last three years and will definitely be missed in 2015,” Chewpoy said.

At six-foot-three, 185 pounds, Fougner is a five-tool player – he can run, hit for average and power, and throws and fields well – who plays right field and pitches for the Mariners. “He’ll be our number 2 (starter) this year,” Chewpoy said.

He signed with Salt Lake Community College in Utah, a team ranked as high as No. 1 in the NJCAA this past year. Fougner hit nine doubles, two triples and a home run and stole 24 bases in 2013. On the mound, he has velocity in the upper 80s and went 5-1 with a 1.71 ERA. Chewpoy compares him to Victoria alumnus and current Seattle Mariner, Michael Saun-

ders, who pitched before shifting his focus to outfield. “Chris has the same ability – he can win a game all by himself.”

The 6-2, 195-pound Willow excelled as the team’s catcher the past three years. Next fall, he’ll join former teammate Austin Russell at McPherson College in Kansas, part of the National Association of Intercollegiate Athletics.

“Willow is a big, strong kid with excellent receiving skills and a strong arm,” Chewpoy said. “He throws the ball to second base in two seconds, which is a Major League average.”

Q: WHAT IS MEANT BY THE TERM ‘BENCHMARK HOME?’ Benchmark home defined: In past, the Victoria Real Estate Board and others have used the inaccurate term ‘average’ house sale price to help describe the direction of the overall market.

Such a measurement was skewed by sales at both extremes, but more so by sales of largedollar figure properties.

Last year the Canadian Real Estate Association established the House Price Index system, which determines ‘benchmark’ prices to indicate the strength of local real estate markets. It tends to throw out the extremes and produces a figure that more accurately reflects the price of a ‘typical’ home in the market.

Greater Victoria is blessed with a variety of unique characteristics that attract and retain home buyers, not least of which is having mild weather for the majority of the year.

As such, the local real estate market suffers far less of the winter doldrums than centres with harsher climates, where sellers are more likely to delist their properties as they prepare to hunker down for the cold months.

Not unlike elsewhere in North America, the number of residential listings go down over the Christmas season in the Capital Region as sellers shift their focus.

Historically, there has been a dividing line when business starts ticking upward again, says Bill Ethier, president of Royal LePage Coast Capital Realty.

“The ‘Groundhog Day’ used to be Jan. 7, when things started up again, the kids are back in school, people are back to work and dusting off after Christmas,” he says.

“That’s when people started calling their Realtors again.”

Some years ago, home sellers here fell into the trend of setting things in motion by spring so their home would sell by summer, when moving would be less affected by

weather, Ethier says.

These days, people are more savvy. Plus, real estate agents advise that waiting to sell until a busier time of year – when there’s more competition for buyers – isn’t necessarily a good strategy.

“We always have a Jan. 7 check-in with people who might have taken their homes off the market over the holidays,” Ethier says.

“We’re telling people, ‘let’s start now and get it out there while we can.’”

Because of that, the market generally sees a spike in the numbers in January.

Not only does Greater Victoria’s climate lend itself to moves at any time of year, other factors help reduce ups and downs in the real estate market.

People have had a year to get used to federal changes to regulations around mortgage financing and amortization periods. Where the impact of the more limiting lending rules was significant in the days and months after they took effect, Ethier says, buyers can still secure lowinterest mortgages.

local unemployment numbers announced recently, both signs the economy is improving. The real estate market always benefits from the consumer confidence that is a byproduct of economic growth, he says.

While selling prices have remained relatively flat here for the past year or so, property values are expected to increase more than previously forecast, Ethier says.

“A year ago we were predicting 2014 at a two per cent increase in the value of properties. Now it’s looking more like four to six per cent appreciation in value.”

Looking into his crystal

ball, Ethier says Fairfield and Oak Bay continue to be strong investments – they’re the first to go up in price and the last to come down – and Langford will remain popular for its variety of housing options at reasonable prices.

He also sees some potential for a rebound in the hard-hit Saanich Peninsula.

“The market that has some comeback in it is the condo market, which has been lagging,” he says.

Regardless of where one looks, there are good buys out there in all areas. The key is to start looking now, Ethier says.
