How to review an offer for purchase

If you have ever sold a home before, you know there is a lot more to an offer to purchase than merely the price the buyer is willing to pay. Other important factors that must be weighed carefully include a suitable closing date, financing, conditions and items which are to be included in the sale. It is a good idea to discuss all of these points with your REALTOR®. Closing Date: The closing date is one of the most important things to consider. Is it going to involve extra cost to you to have to move on a particular date? Are you going to have to store your furniture because of a short closing or face the prospect of carrying two properties for a couple of extra months because of an unusually long closing? Financing: Financing also has a great impact on the offer. For example, if you have to discharge existing debts and mortgages against the property, be sure to verify whether you will have to pay early discharge fees. In the offer, the buyer may also request that you take back a mortgage. If you are retired and you are trading down to something smaller, you may want to take back a mortgage and enjoy the resulting income. On the other hand, if you are trading up, you may not be interested in this option because you may need the funds for a bigger down payment. Conditions: Conditions on financing are generally quite short and, as a seller, you will want to know if the buyers will be able to get the necessary financing before you accept their offer. You may be better off with an offer that is slightly less in price but has fewer restrictive conditions. Items included in the sale: Buyers may wish to include certain chattels in the sale of your home -- like the antique crystal chandelier in the dining room, or the custom-made bookcase that fits perfectly between the living room windows. You may, however, have formed an emotional attachment to these items and be somewhat reluctant to include them in the transaction. If there are items you do not want included in the sale, it might be a good idea to remove them from sight before you put your home on the market. How a REALTOR® helps: Your REALTOR® has used his or her knowledge, training and expertise along with access to the Multiple Listing Service® to help find a possible buyer for your home. He or she will review all offers with you and help you to assess them objectively -- so be prepared to allot an adequate amount of time for this task. What is MLS®?

The Multiple Listing Service® is a co-operative marketing system that maximizes exposure of properties for sale. It is a central registry of properties used by REALTORS® to match buyers with properties for sale. Most homes sold in Canada are sold via the MLS® systems operated by real estate boards across the country. The MLS® system includes a sophisticated computer database of properties indexed by price, location, type of home, number of bedrooms, amenities and so forth. The VIREB MLS® maintains information on between 4800-7000 active listings of property for sale on the Island, and typically receives 77 new listings every day. Listings range from undeveloped lots to business opportunities or special properties. Listings are updated throughout the day. Why does it work? The strength of the MLS® system rests in the quality and accuracy of the information. Government, economists, financial institutions, appraisers and others all rely on MLS® data. This is because REALTORS® who submit the listing information, and MLS® staff at real estate boards who conduct quality control, are trained and educated in the complexities of real estate. REALTORS® know how to describe a property accurately and what information must be disclosed in an MLS® listing. For instance, if there is a restriction on the use of a property, something called an easement, this information must appear in the MLS® listing. Also, the MLS® connects buyers and sellers. If the MLS® system did not exist, sellers would have to choose an individual real estate brokerage to list their home and only that brokerage would have the information about it and the ability to show and sell it. If the MLS® system did not exist, buyers would have to go from REALTOR® to REALTOR® to view the listings of each individual brokerage. Many alternate systems and services exist to buy and sell homes and they all compete for customers. The MLS® is the REALTOR® option. How does MLS® benefit consumers? A large part of the REALTORS® job lies in finding properties that meet a buyer’s needs. Using the MLS®, a REALTOR® can search the database for homes that suit budgets, location preferences and family requirements, and quickly put together a short list of suitable homes. This way a buyer can decide what home they want to see, what their options are and what types of properties the market has to offer. For sellers, the MLS®,  matches your property with as many qualified, motivated buyers as possible. The MLS® exposes your property to people most likely to purchase it and makes sure you won’t waste your time showing your home to those who are not truly interested. When you make the decision to sell ensure you ask your REALTOR® about an MLS® listing. The MLS® will ensure wide exposure of your home to a broad range of interested people. What about REALTOR.ca? The public website www.realtor.ca is not the MLS® system. Local MLS® systems are owned and operated by local real estate boards, for use by REALTORS®. Time your move right to save money Buying a new home is the most expensive purchase a person is likely to make in his or her lifetime. It also can be one of the more stressful. The Employee Relocation Council states that moving is the third most stressful event in life, following death and divorce. But a well-timed move can reduce stress and save money. Moving during certain times of the year can result in considerable savings. Moving during the summer, when children are out of school and the weather is nice, can make a move more manageable. Keep in mind that because late spring and summer are the peak moving seasons, they also tend to be more expensive. Many moving companies and truck rental agencies will charge a premium if you use their services during the summer. Furthermore, crews may change in the summer when students on vacation could fill in for regular, more experienced movers. High prices are not only reserved for those who buy a new house during the spring and summer. Renters may find spring and summer is also the peak season for rentals. Many apartment managers can attest that the dates between June 2 and August 30 are quite busy in terms of apartment turnover. College students are more likely to move as soon as the academic year ends, and many landlords plan leases to expire in the summer months to ensure that re-renting places will be easier thanks to a flooded apartment market. But apartments are harder to fill in the fall or at the onset of winter. That's because many people do not want the hassle of moving once school has started or the weather has chilled. Landlords who are stuck paying utilities and advertising fees for vacant apartments are far more likely to negotiate rent prices, lease terms and even security deposits during the winter in an effort to fill the apartment quickly. People sitting with homes on the market are also more likely to negotiate during cooler months when foot traffic has fizzled out. That can make shopping for a home in the fall advantageous to home buyers. Here are some other tips to reduce stress and save money when moving into a new home or apartment. • Move mid-week. Weekends are a prime time for truck rentals and moving companies. Pick a Tuesday or a Wednesday to move, and you're much more likely to find an available moving service (even during peak moving months); you may even be able to negotiate a lower rate. • Pick a mid-month moving date. Many people move at the beginning of the month when leases are up or after mortgage payments are made. Fewer people move in the middle of the month, so you might find more affordable moving deals if you can wait a few extra weeks. • Get an early start. Many people underestimate the amount of time it takes to actually move their belongings. Try to schedule a moving company to come very early in the morning to give you ample time to pack up the truck and unpack at your new home. When you’re looking to buy a home, it’s important to understand the steps for getting a mortgage. Mortgage terminology: Before approaching lenders, you should get to know some basic mortgage concepts. You can start by visiting the Glossary section and read up on mortgage-related terms. Get pre-approved: Pre-approval of a mortgage is when your lender has reviewed all your financial information and has determined the maximum amount of money you can borrow. The advantages include that you: • know how much you can borrow, so you don’t waste time looking at properties you can’t afford • don’t have to worry about rising interest rates while shopping for a home, as usually the mortgage broker will guarantee the current interest rate for 60 to 90 days • have an edge when you make an offer, because the seller knows you’re more likely to get a loan • save time when you apply for your loan because you’ve already assembled your paperwork Where to get pre-approved: Many banks and financial institutions are competing for your business so it makes sense to shop around for a mortgage. Most lenders will reduce their posted interest rate so don’t be shy about bargaining. Your ability to bargain for a low rate and a flexible mortgage will often depend on how much business you have with the institution. You can contact banks and credit unions directly, or work with a mortgage broker. A broker will help you find a lender and the best mortgage package. Once you have selected your lender, you will need to provide your financial information. Your lender will want the following: • Personal information such as number of dependents and marital status • Details of employment, including a letter from your employer verifying your salary • Banking and investment information • Details of your assets (i.e.- a car, other property) • Information on loans and other liabilities • Permission to do a credit check After your application is complete, you will know how much you can borrow and you will be ready to start searching for a home. Mortgage payment tips: Whether you’re a first-time buyer or you’ve decided to refinance your home, consider the following money-saving steps when calculating your mortgage payments: By shortening your loan repayment or amortization period to 20 years from 25 years, you’ll pay your mortgage off five years sooner. You’ll pay higher monthly payments, but you’ll build equity faster and you’ll pay less in interest over the long term. Apply for a prepayment option. If you receive one, you can directly pay down some of your principal before it’s due. Make sure to check for prepayment penalties. By paying biweekly instead of monthly, you’ll make 26 payments in a year or 13 months instead of just 12 months and reduce your amortization to about 20 years from 25 years.
