SUSTAINABILITY & WELLNESS BKV Group recognizes the positive impact an environmentally-sensitive building can have on the people who work and visit it. We also know that an environmentally sensitive building can reduce operating costs and energy consumption, and position our clients as leaders in community responsibility. BKV Group has LEED-accredited professionals in the architectural, engineering, interiors and specification disciplines, including project leaders in each discipline. Numerous projects have been designed to LEED standards, and beyond designing sustainable as good standard practice, BKV Group has also designed projects following B3 guidelines, Enterprise Green Communities criteria, and the National Green Building Rating Standard. A holistic approach to a balanced lifestyle with focus on mind, body and spirit are critical considerations for residents of all ages. Multi-family housing communities need to take into consideration how they may best support residents personal, occupational, and social success while providing a living experience that aligns with their values and desires for a well balanced life. ARKADIA WEST LOOP RENO CHICAGO, ILLINOIS Arkadia West Loop approached BKV Group in 2017 after realizing their West Loop high-rise needed a bit more flair. The existing Chicago building had “great bones,” but lacked personality, and they wanted their common areas to feel more residential and comfortable. We took the opportunity to turn their blank canvas into a work of art by adding color, pattern, and texture into each space – both interior and exterior – to create a vibrant and lively series of spaces that exudes personality for days.

YOUNION @ ANN ARBOR ANN ARBOR, MICHIGAN The YOUnion @ Ann Arbor project scope includes the renovation of the lobby, leasing office and student amenity spaces within an existing student housing property on the University of Michigan campus. The project included a complete refresh of the existing lobby space, activating the main entry with areas to gather, study and revive at a new coffee bar. Leasing staff gain visibility and access to residents by spending a portion of their day working out of the lobby area at a leasing perch that doubles as study space for residents after hours. New package lockers were added to handle the increasing need to manage on-line deliveries to residents. The streetscape was activated by adding a new fitness center at grade which provides another new window into the YOUnion property for pedestrians.  A 10th floor clubroom and fitness space has been  transformed into a flexible study lounge which accommodates single students to larger groups. Booth seating, communal tables and varied lounge groupings draw students 24/7.

EITEL BUILDING CITY APARTMENTS MINNEAPOLIS, MINNESOTA For the resident, the design serves up a new vision for urban lifestyle rental living with boutique hotel-style amenities. The lobby, adjacent commons spaces, and rooftop clubroom seize the opportunity to connect past to present with their collection of vibrant design interventions into the relic spaces while encouraging daily social gathering and participation. Yoga, massage, fitness, business and theatre along with a restaurant and retail space all cater to the new generation of downtown inhabitants. Within each of the 212 dwelling units and lofts, again, there is an intentional gesture to connect the openness of the interior living environment to the exterior surroundings. The collection of formed spaces climaxes with the new roof terrace atop the Eitel, achieving the spirit of yesteryear’s roof parks, to create a final connection to the panorama of the entire city beyond, as an elevated extension of the park setting below.

FLAIR TOWER CHICAGO, ILLINOIS Flair Tower is a awe inspiring renovation located in the River North neighborhood of Chicago. GID Real Estate Investments partnered with BKV to refresh the common areas and amenities to attract and retain residents in a market full of luxury living rental properties. Flair Tower presents subtle elegance by bringing in artistic art deco elements inspired by the historic Flair House building adjacent to the property. This transformed property features a refreshed lobby with 24/7 concierge services. An expanded leasing office to provide residents with high quality service and ease of access to property management. Residents now enjoy improved package storage and delivery. The main amenity floor has been reimagined to maximize the indoor outdoor connection. An expanded clubroom space provides residents with space for co-working, entertaining, lounging and connecting with their neighbors. An oversize fitness room spills onto the roof deck for indoor /outdoor yoga. The pool deck is a true urban retreat that makes you forget that you are in the heart of the city. AVALON BAY CLARENDON ARLINGTON, VIRGINIA BKV Interiors was hired by Avalon Bay to renovate Avalon Clarendon. BKV focused on refreshing the interior design of the Fitness Center, Clubroom, Leasing Center, Three Lobbies, Rooftop, and Dog Spa. In an area flourishing with convenience, entertainment, and possibility, Avalon Clarendon features studio, one-, two-, and three-bedroom apartments just steps from restaurants and shops in Market Common Clarendon. The property features modern kitchens with stainless steel appliances and granite counter tops, amenities including an expanded fitness center with spin studio and suspension training equipment, and an updated resident lounge with an entertaining kitchen.

BOLERO FLATS MINNEAPOLIS, MN Bolero Flats (formerly Symphony Place) was the renovation and rebranding of the existing and occupied 26-story, 1977 tower in downtown Minneapolis. The scope included renovations to the lobby, amenity spaces, pool lounge, units, elevators, and corridors. Additionally, the project transformed an empty restaurant space and an unoccupied office level into nine new apartment units and additional amenity spaces. BKV Group worked closely with the client, management company, and two general contractors throughout the renovation as the building was occupied and needed to function throughout the renovation. Construction was thoughtfully phased to minimize the impact upon the residents. The building was rebranded into Bolero Flats with a stronger presence along Marquette Avenue featuring more glass at the main entry, new building canopies, signage, and walkup units. The interiors was based on a fresh and modern interpretation of the building and its new brand. New spaces include a fresh new lobby doubled in size, leasing offices moved to level 1, addition of a package room, new business center and conference room, secure bike storage, a pet wash, and yoga room. 52 | ENRICHING LIVES AND STRENGTHENING COMMUNITIES

INDIGO APARTMENTS GAINESVILLE, GEORGIA Upon acquiring the property, our development partner, Dominium, approached BKV Group to revitalize the clubhouse at Indigo Apartments. BKV Group worked with the development team to analyze the existing space and develop concepts to create an amenity rich space within a limited footprint. By incorporating fluid furniture concepts, demountable partitions, and analyzing preferred spatial adjacencies, we were able to expand the amenity derived space to include a lobby, leasing offices, fitness center, clubroom and kitchenette, coworking space, children’s play space, and a dog spa. Additionally, BKV Group furnished a redesigned outdoor amenity space and two model units, which have been utilized as marketing assets to fully lease the property in a time frame of two months. The amenity building and surrounding spaces now serve as a central hub for the surrounding walk-up style apartment buildings and provides a sense of community to new and existing residents.

BALMORAL HAILEY, IDAHO Balmoral Apartments is a 192-unit residential property composed of three-story, walk-up style apartment complex in Hailey, Idaho, featuring a standalone clubhouse building. Utilizing a fresh and timeless design, Balmoral residents are greeted by staff when they enter the building, and can be ushered into an adjacent lounge space that features a fireplace and a spacious kitchen with a variety of seating types and natural daylight. Fitness was also included and expanded in the building, along with outdoor spaces which focus on wellness. To generate these results, the BKV design team spearheaded a complete rehab of the entire property, focusing on both interior and exterior upgrades. Unit modifications addressed material finishes and those requiring accessibility needs. More comprehensive updates included adding new decorative lighting that creates a unique layer of dimension to each space, and the existing, dramatic wood ceilings, beams, and columns remained to reinforce the textural design aesthetic of the Northwest. The clubhouse renovation focused on a new layout that was more inviting to residents which entailed making the community room larger to allow for rental space for larger gatherings. 60 | ENRICHING LIVES AND STRENGTHENING COMMUNITIES

COTTAGE ROW STATESBORO, GEORGIA Students at Georgia Southern University reside in colorful cottages that dot this vibrant housing development. The existing clubhouse, however, was drab, dated, and in dire need of some added vitality. The central structure houses the Leasing Offices and several study and amenity spaces. The first impression starts here, so our design team focused on creating a colorful portal, designing it with natural greenery, woven lighting, and incorporating a two-story lobby connector space where all programs converge. A café, fitness space (cardio, weight room, and yoga), study lounge, and gaming room round out the space types, with punchy patterns, leafy motifs, and unique wall prints creating an energizing quality to this beautiful new project.
