OUR PROCESS

BKV Group provides total building design: from the aesthetics of branding, to the science of building technology, to the challenge of creative cost control.

CONCEPT/ VISIONING

DISCOVER YOUR STORY

Immersing our holistic team in your project from the very beginning to understand your culture, values, objectives, challenges, comps, seniors, and location serve as inspiration to develop the project story and the guest experience. These insights inform the overarching vision/ concept narrative that will drive every aspect of the design.

SCHEMATIC DESIGN

DESIGN DEVELOPMENT

PLANNING: FUNCTION/ OPERATIONS meet FORM/ GUEST EXPERIENCE

With the story in mind, Schematic Design focuses on function. BKV works with your operations team to understand the operational flow and adjacencies in order to plan efficient layouts that function well for your staff, while creating the experiential path of travel for your residents. Preliminary massing, space plans, initial finish and FF&E selections are developed at this time resulting in a design that embodies your goals, concept narrative, and functional needs.

REFINING THE DESIGN

Refinement of the concept and documentation occur during this phase by marrying the space planning with the concept in a 3-dimensional illustration of the design. Visualization presentations may include wireframe and/or rendered studies, plans, key elevations, initial detail, material and FF&E selections, and virtual reality walk throughs when warranted.

Developing the “big idea” and concept for any project is key to the start of design direction. The vision captures high-level project goals that define priorities and user experience of the space.

16 | BKV GROUP

MODEL ROOM

PROVING THE DESIGN/QA/QC

This life size resident unit mock up showcases the design, tests the details, finishes, and layout before construction takes place and bulk orders are purchases. The model room provides an opportunity to explore quality of goods from various vendors, and address both aesthetic and functional details. The model room is great tool for your sales team to showcase what your property will become.

CONSTRUCTION DOCUMENTS

CONSTRUCTION ADMINISTRATION

TECHNICAL DESIGN AND DOCUMENTATION

Construction Documents include Massing Diagrams, Reference, Floor, Finish, Furniture, and Reflected Ceiling Plans; Elevations; Sections; Details; Schedules; and Specifications necessary for your contractor and procurement professionals to execute the project. Documents are coordinated with in-house disciplines and outside consultants, and reviewed for QA/QC.

Project bidding, permitting, cost verification, and VE may occur prior to construction.

EXECUTION

During Construction and Installation, BKV’s team is actively engaged with the your General Contractor and Procurement teams: periodic site visits to monitor construction progress, responding to RFIs and submittals, helping the team address challenges that arise in the field, and review of FF&E, artwork and Accessory installation. Our team responds quickly to keep the project progressing.

RENOVATION APPROACH

BKV Group approaches each renovation with a holistic design process. Existing programming is re-evaluated, amenities are repositioned to best reflect the resident and staff needs, and creative re-branding helps each property tell it’s own unique story

LISTENING & INFORMATION GATHERING

(CLIENT ENGAGEMENT)

We immerse our team in our client’s communities to gain a deep understanding of their culture, values, objectives, challenges, comps, audience, opportunities, and differentiators. We listen to operations, maintenance, resident and owner concerns and long-term goals, and participate in site visits to identify areas of opportunity. This data will guide the social, wellness, and service programming for the project and will steer the creative direction.

RE-PROGRAMMING

Our approach re-programming considers existing functional systems and any areas that are designated to remain as is. We then review the needs of all users as we reassess the functional, sustainable, and aesthetic goals for the project. Working to improve efficiencies, function, and adjacencies, we re-evaluate the service, social and wellness programming while exploring multipurpose capabilities and indoor-outdoor connectivity.

22 | BKV GROUP
808 BERRY | St. Paul, MN

HOLISTIC CAPABILITIES

BKV has multi-disciplinary accessibility for support with scope beyond interiors, as well as a comprehensive planning approach considering guests needs and staff operations. We provide cost assessment and budget review with stakeholders and assistance with phasing in an occupied building.

24 | BKV GROUP
COTTAGE ROW, STATESBORO | Statesboro, GA

AMENITY REFRESH

We create amenities that build community and support social, emotional and physical wellbeing. Programming is based on building efficiency, market drivers, and amenities that will set the project apart from relevant competitors.

We know the importance of flexible spaces that are accessible to all residents and always push to reinforce interior to exterior connectivity.

CREATIVE RE-BRANDING

BKV Group is one of the few national design firms offering an in-house Branded Environments unit who, in addition, assist our design teams in navigating through the initial research, strategy and discovery phases, shaping brands early in the project life cycle that will inform how spaces are designed, marketed and experienced.

28 | BKV GROUP
YOUNION | Ann Arbor, MI

VISUALIZATION

We use visual storytelling and mood boards to express the energy of the project. Wireframe visualization studies help to understand spatial relationships, and we utilize rendered concept studies for material exploration. Virtual Reality walk-throughs allow clients to experience the space in 3D. VR allows for project collaboration across all team members.

FURNITURE, ARTWORK & ACCESSORIES

During final installation, our team works with all project entities to curate thoughtful furniture, art, and accessories. Intentional selections are made to help reinforce the design story. Natural or faux plants bring the outdoors in while we layer furniture, art, and accessories for a residential feel.

While the project is on site, we work closely with the contractors and FF&E dealers to achieve the successful implementation of our design along with the installation of all the associated FF&E.

UNIT REFRESH

A residential unit refresh has the ability to give a property new life and the opportunity to set themselves apart from the competition. Unit design is a major part of the brand expression of a property and the level of finish must meet that of surrounding comparable properties to attract and retain residents. BKV will work with you to assess improvements that will give you the highest impact and best return on your investment. Improvements in kitchens, baths, finishes, lighting, technology, and storage solutions will be assessed based on your project goals and budget.

BRANDED ENVIRONMENTS

We are all designers storytellers.
Let us help you tell your next story.

At BKV Group, we have a design legacy of enriching lives and strengthening communities. We are a group of architects, engineers, and designers creating environments for people to gather, work, play, and live.

In our process, brand is a critical component which helps create the perfect project for our clients, and capture their stories for years after our work is done.

Our clients share their stories, their history, their goals, their fears, their wishes. And we listen. We study the site, the city, the comps. We gather all the information we possibly can. And then … we get creative.

SUSTAINABLE DESIGN MISSION

Creating positive impacts on people, the planet, and providing the greatest value for our clients

VISION

Architecture is beautiful for the harmony it creates between itself, it’s environment, and its inhabitants. Sustainable design is the natural progression of that vision with BKV designed buildings always responding to their context — their location, their function, and how they are used by their occupants. BKV Group has a holistic vision for the building’s life-cycle to appropriately respond to context, function, and use. We leverage sustainable design strategies by tapping into a wide spectrum of knowledge — of architecture, interior design, urban planning, energy modeling, engineering, landscape architecture, technology and science — with our clients receiving the benefit of decades of collective professional expertise. In addition, because there is no predetermined outcome or prototypical concept, our process yields work of extraordinary originality, crafted to the specific needs of the site, user and circumstances.

808 BERRY St. Paul, Minnesota

BKV Group was tasked with the refresh of 808 Berry, an existing market-rate multi-family housing building. The scope included amenity areas, corridors, and units receiving finish updates and upgrades. To accomplish this, resilient wood-look flooring was installed throughout, new quartz countertops installed, new paint, and updates to lighting. Amenity areas focused on creating a welcoming and bright design to their outdated and dreary space. Leasing was reorganized for a more functional layout and a large package room was created to meet the growing needs of package delivery. Existing timber columns were retained in the lobby creating a dramatic feature that contrasted nicely against the light and airy design. These columns allowed opportunities to frame in art walls. To connect the amenities together, stone-look tile was installed throughout the amenity spaces. With the growing demand for entertaining and gathering, the clubroom kitchen was modified with a mix of furniture providing flexibility in use. The adjacent game room was opened to the clubroom and the fireplace reclad in new finishes on both sides to accentuate the verticality of the spaces. Existing beams were clad in dark wood material connecting back to the lobby space. The game room integrated booth, lounge, and bar seating at the coffee bar to create another entertainment space as well as allow for opportunities to work within the spaces. On the second floor, the fitness center was upgraded in finishes and enlarged creating a more usable space for residents. An existing theater space was transformed to a work-from-home suite with private zoom rooms, a large communal table, and lounge seating to accommodate each individuals working style. Corridors received new paint and carpeting to transition the color palette from the common area and create wayfinding features at unit entry doors, corridor intersections, and elevator lobbies.

ARKADIA WEST LOOP RENO

Chicago, Illinois

RENOVATED AMENITIES:

24,000 SF Outdoor Sundeck with Pool Party Room with Chef’s Kitchen Game Room

Concierge Lobby with Mail Room

Arkadia West Loop approached BKV Group in 2017 after realizing their West Loop high-rise needed a bit more flair. The existing Chicago building had “great bones,” but lacked personality, and they wanted their common areas to feel more residential and comfortable. We took the opportunity to turn their blank canvas into a work of art by adding color, pattern, and texture into each space — both interior and exterior — to create a vibrant and lively series of spaces that exudes personality for days.

YOUNION @ ANN ARBOR

Ann Arbor, Michigan

The YOUnion @ Ann Arbor project scope includes the renovation of the lobby, leasing office and student amenity spaces within an existing student housing property on the University of Michigan campus.

The project included a complete refresh of the existing lobby space, activating the main entry with areas to gather, study and revive at a new coffee bar. Leasing staff gain visibility and access to residents by spending a portion of their day working out of the lobby area at a leasing perch that doubles as study space for residents after hours. New package lockers were added to handle the increasing need to manage on-line deliveries to residents. The streetscape was activated by adding a new fitness center at grade which provides another new window into the YOUnion property for pedestrians. A 10th floor clubroom and fitness space has been transformed into a flexible study lounge which accommodates single students to larger groups. Booth seating, communal tables and varied lounge groupings draw students 24/7.

For the resident, the design serves up a new vision for urban lifestyle rental living with boutique hotel-style amenities. The lobby, adjacent commons spaces, and rooftop clubroom seize the opportunity to connect past to present with their collection of vibrant design interventions into the relic spaces while encouraging daily social gathering and participation. Yoga, massage, fitness, business and theatre along with a restaurant and retail space all cater to the new generation of downtown inhabitants. Within each of the 212 dwelling units and lofts, again, there is an intentional gesture to connect the openness of the interior living environment to the exterior surroundings. The collection of formed spaces climaxes with the new roof terrace atop the Eitel, achieving the spirit of yesteryear’s roof parks, to create a final connection to the panorama of the entire city beyond, as an elevated extension of the park setting below.

INDIGO APARTMENTS

Gainesville, Georgia

Upon acquiring the property, our development partner, Dominium, approached BKV Group to revitalize the clubhouse at Indigo Apartments. BKV Group worked with the development team to analyze the existing space and develop concepts to create an amenity rich space within a limited footprint. By incorporating fluid furniture concepts, demountable partitions, and analyzing preferred spatial adjacencies, we were able to expand the amenity derived space to include a lobby, leasing offices, fitness center, clubroom and kitchenette, coworking space, children’s play space, and a dog spa.

Additionally, BKV Group furnished a redesigned outdoor amenity space and two model units, which have been utilized as marketing assets to fully lease the property in a time frame of two months. The amenity building and surrounding spaces now serve as a central hub for the surrounding walk-up style apartment buildings and provides a sense of community to new and existing residents.
