Style NewS It may only be summer but interior designers around the world are already looking ahead to see what interiors trends we will be using in our homes in 2020. Here we take a look at the main contenders.

MIX It UP

Ever year a new style trend emerges think Scandi, Nordic, Bohemian Chic or Industrial well the next big thing in interior design well a bit of everything! Next year we will no longer have to decide which style best suits our character and home instead it will give way to a combination of different trends that can coexist in a single space or can be used in different rooms creating multiple environments. Think minimalistic industrial with rustic touches!

etHNIC eleMeNtS - CORK IS MAKING A COMeBACK Cork has been around for decades, usually used as a closure mechanism for bottles, however nowadays we are seeing cork used in furniture and art installations. If you are of a certain age you will remember the hideous cork wallpaper of the 70’s well do not despair because todays reincarnation using this natural source is extremely stylish.

As the world becomes more eco-conscience designers are recognising cork’s versatility and are combining it beautifully with glass, metal, ceramics and timber. Most recently British design Jasper Morrison unveiled a limited edition line, now on exhibition at the Kasmin Gallery, which boasts a variety of beautiful pieces, from a chaise lounge and ottoman to tables and shelving.

PIN IT Creating a cork feature wall helps turn a dead space into a great place to gather inspirational bits and bobs, personal memoirs and treasured trinkets. Available in a wide variety of unique styles, patterns, shades and thickness cork walls compliment any dĂŠcor or furniture style and will add character and warmth to any room.

Statement Cork Wall

TABLE TALK Using a cork table or bench not only incorporates a natural look and feel into your home but it’s also water-repellent, durable and easy to clean, just don’t spill red wine on it! Cork is also a sustainable, renewable and eco-friendly material that is extremely versatile.

TAKE A PEW Stools are a great way to add seating to the home plus they can also be used as a trendy side table, comparatively lightweight and extremely durable, it also has a velvety surface that is pleasant to touch.

SUBTLE TOUCHES Pair cork with glass for a natural effect. To add life and personality to your dining table fill cork carafes and jugs with tasty green herbs and fruits. For a simple and elegant look lay out a white table cloth and combine cork jugs and carafes with glass vases filled with branches and foliage picked from the backyard.

AN eXPlOSION OF COlOUR

Colour will play an important part in interiors next year, grey has dominated the colour spectrum for some years but this is all set to change with an influx of colours destined to hit our homes. Burgundy, red watermelon, lilac and differing shades of yellow that range from lemon to mustard will be the ideal colors to create warm and welcoming environments that will right through from spring to winter. For those a little wary of adding such vibrant colours to their interiors use softer shades such as dusty lilac, spice or creamy mushroom.

VeRtICAl GARDeNS

Natural green has been a huge trend in decor for the last year and with environmental issues on everyone’s mind introducing gardens into the home seems the logical step. Suitable for any room vertical gardens can come in all shapes and sizes and breathe life into both gardens and interiors. To make a statement floor to ceiling vertical gardens are visually stunning for those wanting to keep it slightly simpler miniature herb gardens in the kitchen are a delightful alternative to window boxes or incorporate into a shelving system.

COMPACt lIVING

One of the biggest trends today is how to accommodate small-scale living without compromising luxury and style? The unprecedented increase in urbanization in the world and the limitations in housing impose the question and offer intriguing creative possibilities. After all why have three pieces of furniture when one piece can do it all?

INTERNATIONAL PURCHASERS LEAD

CYPRIOT PROPERTY INVESTMENT WITH ALMOST HALF OF ALL SALES THIS YEAR Paphos also remains the No.1 hotspot for investors

36

THE WORLDWIDE PROPERTY BIBLE

Cyprus’ property market is at an 11-year high[1], following a rush of applications to the country’s “Golden Visa” citizenship programme. The picturesque island has long been popular with overseas purchasers, who are drawn to its sunny climate, relaxed Mediterranean lifestyle, rich history and budget friendly real estate. Leptos Estates, the leading Cypriot developer, has recently shifted its focus to meet the demand from a mix of high net worth investors, promoting a number of luxury homes and resorts; including Armonia Beach Villas, a stunning collection of villas located between the bustling harbour of Paphos and the blue flag sandy beach of Coral Bay. According to the Department of Land and Surveys

[1]

PERFECT HOMES INTERNATIONAL MAGAZINE

37

The flurry of interest from these, overseas investors has been boosted by the government’s “Golden Visa Programme”. In return for a property purchase of €300,000, buyers can gain residency, and for €2 million, non-EU citizens qualify for a Cyprus citizenship, allowing them to travel, work and live freely within the EU and Schengen zone. The scheme has been incredibly popular, attracting an estimated €4 billion worth of investment since 2013 and contributing a 20% increase in foreign buying activity, compared to this time last year. Foreign purchasers also made up 44.6% of all property sales in Cyprus between January – May 2019. Of these properties, 71% were purchased by non-EU nationals and the remaining 29% of these purchased by EU nationals. On top of this, the country’s tax system continues to entice international purchasers. The corporation tax rate for all companies is just 12.5%. The estate duty has been abolished since January 2000. The first €19,500 of earned annual income is tax-free, whilst foreign pensions above €3,420 are taxed at 5%, both reasons why more foreigners purchased homes than Cypriots in 2018. Cyprus has also invested heavily in its infrastructure and efforts to create a cosmopolitan lifestyle destination in line with top global hotspots, including a new DP World cruise terminal, the construction of Europe’s largest casino resort, private jet and yachting services, golf courses and new designer retail offerings. Cyprus’ strategic location between Europe, Africa and the Middle East, (Cyprus is only a four hour flight from the UK or Russia, three from Dubai and only an hour from neighbouring Egypt, Jordan, Israel or Lebanon), has cemented it as a “centre of excellence” for international business. Traditional sectors, such as shipping, tourism, banking, financial and professional services, have been the key driving forces behind the island’s economy for years, while new sectors, such as energy, investment funds, development, education and wellness tourism, offer a new and existing perspective that will drive the economy forward. Such services helped deliver GDP growth of 3.9% in 2018. To accompany the island’s new amenities, property developers are focusing on prime new-build developments. Limassol Marina was the first luxury project to attract super-yacht owners, and the wider area has since become a hotspot for wealthy homeowners. More than a dozen new high-rise residential buildings are being constructed. Many of them offering a full range of residential, leisure, business and lifestyle amenities, including avant-garde 38

this bracket, which have seen an average growth of approximately 6% on the previous year.”

also seeing the strongest capital growth, making them even more attractive in the long term.”

Paphos however, remains the No.1 location for property hunters in Cyprus. Best known as the birthplace of the Goddess Aphrodite, Paphos remains a popular tourist destination and is one of the most beautiful regions in the Mediterranean; home to a UNESCO World Heritage Site as well as numerous historic landmarks.

Armonia Beach Villas one of Paphos’ most desirable developments. Located on spacious grounds facing directly onto the sea, villas are surrounded by landscaped gardens with a large private swimming pool at the front. Built to the highest standards, villas also feature, outdoor BBQ areas, and ample parking. Designed to look sleek and modern, the properties also respect the building character of the island, with white exterior finishes and large verandas with masses of outdoor living areas.

“Cyprus’ Golden Visa Programme continues to drive interest from non-EU applicants, in particular those from the Far East, Middle East, India, Russia and South Africa. We often find buyers coming to us directly, because we offer a totally comprehensive range of services, removing the stress for our clients. From land acquisition, design and build, furnishing, property management, landscaping, to legal and financial advice, we ensure our clients are skilfully guided through the process, whether they want an elegant beachfront apartment, coastal villa or rural home”.

Pantelis Leptos, Deputy President of Leptos Group of Companies, comments; “Paphos remains the most popular location for EU and non-EU buyers and entrepreneurs, contributing to 40.6% of all sales between January and May 2019. Paphos was followed by Limassol with 29.5% of all sales, Larnaca with 15.3%, Farmagusta with 7.4% and Nicosia with just 7.2%. Prime residential developments (€1million plus), have seen the greatest surge in value over the past year, increasing by 27% on average, compared to properties below

Pantelis Leptos, continues; “Most overseas purchasers want new developments that offer a “lock up and leave” option, providing peace of mind when they are out of the country. Developments that offer concierge, security and housekeeping services will ensure their property is safe and well-maintained and ready for them when they arrive. Such prime developments are

The current annual average amount generated through the Cyprus residency scheme is €914 million ($1 billion), a significant amount for an economy regarded as small by a number of its European counterparts. Permanent residency status in Cyprus can be obtained through the Permanent Residence Program. Arguably the best fast track program in Europe that permits foreigners to acquire an Immigration Permit through property investment. It’s an enticing opportunity for internationals looking to gain access to the EU. In Cyprus individuals need only invest as little as €300,000 in a new property. The process of getting a Cyprus PR card takes only two months. It grants individuals and their families visa-free entry to Cyprus, permanent residency, and the right to reside in the country and also open your business. Permanent residency is valid for life as long as the property remains in the name of the applicant. The next few pages give home examples that fit the investment scheme programme (some of these are stunning).

MINNIE DRIVER

LAUNCHES NEw FURNITURE COLLECTION Stemming from the actress’s lifelong love of design and penchant for pattern mixing in her own homes, Minnie Driver has launched her first furniture collection with One Kings Lane . Titled “English Living” Minnie’s foray into interior design was bound to happen her mother, Gaynor Churchward, is a textile designer and decorator so from an early age unbeknownst to her the seeds were sewn.

The collection takes cues from both Driver’s English heritage and the natural beauty and laid-back sophistication of her adopted home of California and marks the second introduction to Driver’s home furnishings brand, and her first in the furniture category. “Developing my own brand over the past few years has been incredibly rewarding and I am thrilled to be partnering with One Kings Lane for this next iteration,” said

Driver. “The collection is a fresh representation of my personal style, and where I draw inspiration from when decorating my own homes — from the traditional elegance of my native England, to the serenity of my home base of California and handcrafted artfulness seen during travels abroad. Designing this line with One Kings Lane allowed me to bring all of this inspiration to life and create something that is not only accessible, but will look beautiful in any home.” The collection launches with three different patterns in two colorways each, which were designed to mix perfectly together or as a statement on their own:

Agave Stripe an organic take on classic striped textiles, inspired by vintage french paperback book cover prints.

Desert Flower a globally inspired motif that blends vintage Indian and traditional English floral patterns.

Mariposa a dot motif inspired by the art of Indian block printing. The new collection is available to purchase at onekingslane.com, with prices ranging from $125 for pillows to $1,195 for a settee.

Bertie Russell, Director at Russell Simpson, commented: “It is rare to find a Listed home of such proportions complete with a dedicated spa complex, whilst it is becoming increasingly rare to find such basement space in light of recent restrictions. Therefore, this home has an allure to buyers looking for a home with real period charm and character coupled with the modern luxuries that are now so in-demand.”

Tom Tangney of Knight Frank added: “Earls Terrace is one of Kensington’s more sought after addresses. It offers 24/7 security without being too claustrophobic like so many gated developments. What’s not to like!” The home itself is an imposing townhouse with a raised ground floor sitting room, dining room and kitchen. EAST LONDON’S FIRST PRIVATE RESIDENTIAL GARDEN SQUARE TAKING SHAPE AT

LANDMARK PINNACLE

62

THE WORLDWIDE PROPERTY BIBLE

Landmark Pinnacle’s ‘Panorama Garden Square’ will be the first ever private residential offering of its kind in East London. Occupying the entire 27th floor of the 75-storey tower, the garden, set to measure over 8,700 square feet, has been designed as a traditional English residents’ garden square, with a specially dedicated play area for children.

PERFECT HOMES INTERNATIONAL MAGAZINE

63

The residents’ gardens within Landmark Pinnacle have been designed to mirror a typical London garden square, typically found in the prime central districts of Mayfair, Knightsbridge, Belgravia and Chelsea. An absent commodity in East London, the closest private garden square to the development can be found over five miles away in the form of Bedford Square, Fitzrovia. Commenting on the unique garden space, Rami Atallah, Project Coordinator at Chalegrove Properties, said: “The gardens are a really important aspect of what we’re looking to achieve at Landmark Pinnacle. We’re striving to build an active community where every resident has somewhere to engage with their neighbours, let their children play in a safe environment or just enjoy some downtime. The residential garden is steeped in London’s history as an aspirational amenity and we wanted to bring that here for the first time, whilst creating a truly unique outside space within one of the city’s tallest towers.” The Panorama Garden Square is split into an East and West side, each with its own unique character and layout. The West Garden provides a calm space, with sofas and benches set around specially selected trees, shrubs and plants chosen to provide the look and feel of a typical private gated square. Providing exceptional panoramic views across the River Thames and onto the London skyline, the West Garden also features a private relaxation area with lounge chairs, as well as a table tennis room. The East Garden has been designed as the perfect adventure space for young children, with overgrown paths, play areas and activity tables. The garden will include seating areas, specifically situated to allow parents to gather and socialise, as well as allowing residents to maximise the views onto South West India Dock, Canary Wharf and the O2 Arena. In addition, two double height roof terraces crown the building, complete with an all-weather lawn, a water feature and backlit walkways surrounded by whispy planting. Topiarised hedging with emergent specimen trees will provide spring blossom and autumn colour during the daytime, whilst in the evenings the roof terrace is illuminated - creating a distinct marker on the London skyline. 64

THE WORLDWIDE PROPERTY BIBLE

The highest in London, the residential roof gardens can be exclusively reserved by residents to host parties and special events, with the private bar and kitchen providing access to specialist catering services. Located at the entrance of the building is Pinnacle Park, a 4,500 sq. ft. tilting plaza which provides a unique recreational space that slants above a commercial unit – likely to be leased by a café or restaurant provider. The public space will also allow residents the opportunity to enjoy an outdoor area where the landscaping will comprise wild plant species to create a sense of being in one of London’s great parks. Edward Robinson, Associate at Knight Frank, City and East, commented: “London garden squares have long been in demand and in certain areas can command a premium of up to 25% on the price of a home with direct access to one. A major selling point at Landmark Pinnacle is the abundance of green space, which has been a huge factor in the decision making process of a number of purchasers at the development.” Michelle Bishop, Sales Manager at JLL, added: “The Panorama Garden Square on the 27th floor provides would-be residents here with the rare ability to enjoy outside space on a scale that hasn’t been seen in this manner before in London. This isn’t just the first of its kind in East London, it’s the first major residential tower that has a dedicated residential garden inspired by the grand squares of West London.”

Designed by world renowned architectural practice Squire & Partners, the iconic 239 metre (784 ft.) high tower comprises 752 residential properties with suites, one-bedroom, two-bedroom and three-bedroom apartments, as well a collection of spectacular penthouses. Typical apartments range from 426 ft2 to 1,171 ft2 in size. With over two thirds of available units sold to date, prices in the final phase start from £542,750. Measuring over 25,000 sq. ft. in total, the amenity space at Landmark Pinnacle has been designed to fit the modern lifestyle of residents. The wide-ranging facilities include a 1,000 sq. ft. media space complete with meeting room and conference facilities, 24-seat cinema, 56th floor gym & fitness studio, golf simulator & putting green, arcade room, lounge and two private dining areas each serviced by a bar lounge and kitchen. Located on Westferry Road, Landmark Pinnacle is within walking distance of three DLR stations and the Jubilee line underground station at Canary Wharf, whilst Crossrail is set to arrive in the area by the end of 2019. A regular Thames Clipper service offers residents a route into central London via the River Thames, whilst London City Airport is a short DLR journey away.

A dedicated show apartment will launch in 2019, whilst residents are scheduled to move into Landmark Pinnacle at the end of 2020. Prices at the development start from £542,750. 70

THE WORLDWIDE PROPERTY BIBLE

On the market for £1.65 million, with central London estate agents Russell Simpson and Jackson-Stops, the Rivermill apartment provides the perfect home in a prime London location. In perfect view, the SIS (Secret Intelligence Service) building, better known as the MI6 HQ, was opened in 1994 and designed by leading Postmodern architect Terry Farrell and Partners. Featuring cream-coloured stone and 25 different types of green windows, the building has staggered blocks stacked in reference to Mayan and Aztec temple design. One of London’s most iconic buildings, it has recently appeared in a number of blockbuster films including the recent tranche of Daniel Craig-led James Bond films, with filming often taking place on Vauxhall Bridge or on the stetch of the River Thames directly underneath the apartment at Rivermill. Leo Russell, Director at Russell Simpson, commented: “Rivermill is a truly unique apartment overlooking the striking MI6 building, Nine Elms rising around it and onto The City in the distance. Incredible views inside and out, when at home here you have the true sense of being in the heart of one of the world’s greatest cities.” Harry Buchanan, Director of JacksonStops’ Pimlico and Westminster branch, commented: “Complete with two terraces, one of which is the full width of the property, the home benefits from fantastic views of the city. The transport links surrounding the apartment are also fantastic, with Vauxhall station just a five minute walk away. “This means that Waterloo, Victoria and Clapham Junction are all in close proximity, while the Thames Clippers river bus service provides a quick, water-style commute into the City. From Victoria, residents can also catch a fast train to Gatwick Airport, which can take a little at 27 minutes, offering easy access to an array of international locations.” Accessed from Grosvenor Road into a private courtyard, the apartment is serviced by a lift through a lobby area managed by a portered reception. Through the entrance corridor the first floor is the main living quarters with three bedrooms, study and two bathrooms. A utility room has the ability to be converted into an extra bathroom, if required by the future occupier. The perfect room for spy thriller fans, the master suite leads onto a private terrace benefitting from the spectacular views on offer.

A curved staircase leads onto the second floor, which is the main entertainment space. The open-plan area is bathed in natural light through wide French doors leading onto a full-width terrace. A dining room, kitchen and further study/bedroom suite complete the floor. The apartment also benefits from a private secure underground parking space, an increasingly rare commodity in central London. The current owner residing at Rivermill is Celia Sandys, Granddaughter of former British Prime Minister, Winston Churchill, and an internationally acclaimed author, journalist, television presenter and speak-

er. The author of five books on various aspects of the eminent politician’s career and personal life, a number of her works have been adapted into television programmes, whilst her work Churchill: A Short Biography was chosen and adapted as the official book of The Churchill Museum. An ideal location for politicians Rivermill is a 15-minute walk to Houses of Parliament. Whitehall is 20-minutes away, which is rumoured to be directly connected to the MI6 building via a James Bond-esque network of secret tunnels, making this the perfect home for an individual in the Intelligence Service.

VILLEFRANCHE-SUR-MER

77

Ahead of the summer season, a stunning refurbished four-bedroom maisonette on the French Riviera has come to the market offering views of the Mediterranean sea. The home is located on Chemin du Vinaigrier in the understated medieval town of Villefranche-sur-Mer and comes with a residents’ pool, three private terraces and parking spaces. This exceptional property is on the market through Finlay Brewer International for ₏895,000. There is also a private garden demised to the apartment.

78

THE WORLDWIDE PROPERTY BIBLE

Ideally located between Nice and the Principality of Monaco, Villefranche-sur-Mer benefits from excellent access to some of the Côte d’Azur’s key areas, whilst providing its own fair share of cultural and historical monuments coupled with a serene and secluded beachfront. The property benefits from 132 m2 of internal space, configured over two floors and accessible both directly from the underground parking area or the upper floor. The higher storey comprises a spacious open-plan reception boasting cove lighting, oak wood flooring and doors onto a 60 m2 decked terrace. This floor also plays host to a further terrace, fully-fitted kitchen, master bedroom with own dressing room and ensuite bathroom and a separate guest WC. The lower floor of the property provides three additional bedrooms with direct access to a third terrace, bathroom, shower room and utility room. Copious storage throughout the property includes built-in wardrobes in all four bedrooms, and there is a cellar included with the purchase of the property to provide additional storage. The property sale includes two parking spaces and access to a residents’ pool. Adored by French and overseas purchasers alike, Villefranche-sur-Mer is renowned for its postcard-picture scenery, with buildings tiered around the port as the town rises steeply from sea level to an altitude of 577 metres. Known for being home to one of the deepest natural harbours in Western Europe, much of the town’s history is linked to its maritime past. Popular as a stopping place with the Ancient Greeks and Romans, the ownership of the town has changed hands many times due to its ideal position as a military stronghold. Many of the town’s monuments stem from this turbulent and varied history, including the Citadel, built in 1557 as a stronghold against attack, and the Observatoire Oceanologique de Villefranche, which was originally built by the Sardinian army in 1769 and later leased to the Imperial Russian Navy to use as a residence for royalty or wealthy visitors. The town has glamorous tales to rival that of its neighbours as it sets the backdrop for Villa La Leopolda, a Belle Epoque villa built by King Leopold II of Belgium and alleged to be the most expensive house in the world. The Rolling Stones also recorded their formative album, ‘Exile on Main St.’ in the basement of Villa Nellcôte, an imposing mansion located in the town, while it was leased to the band’s guitarist, Keith Richards. Rista Backovic, Head of International at Finlay Brewer, comments, “This is a really exceptional opportunity to buy in one of the Côte d’Azur’s hidden gems at a very reasonable price. The home is in a very tranquil area and I expect it to be very popular with families with an affinity for French culture. “Villefranche-sur-Mer has a lively community and offers good value in comparison to neighbouring Nice, Monaco and Saint-Jean-Cap-Ferrat. It has excellent connectivity to Nice airport so would be great for those who want to use the home for weekends and longer trips to soak up the Mediterranean sun.” Nice Côte d’Azur Airport is less than thirty minutes’ drive from the property, and is served by 44 direct flights per day to London terminals.

This exceptional property is on the market with Finlay Brewer for €895,000. For further information on Chemin du Vinaigrier or Finlay Brewer International and its South of France offering contact Tel: 020 7371 4166 or visit: www.finlaybrewer.co.uk/international PERFECT HOMES INTERNATIONAL MAGAZINE

SAV V Y INVESTMENTS THE CITIES POISED FOR 6% PRICE GROWTH IN 2019 Knight Frank’s unveil their prime residential forecast for 2019 Healthy tenant demand, relative good value and an attractive lifestyle offer will ensure price growth in markets like Paris, Berlin and Madrid comfortably exceeds 5% in 2019.

MADRID 6%

Capital flight, particularly from politically volatile emerging markets, continues to fuel demand. A key safe-haven destination for Latin American wealth, according to the 2019 edition of the Knight Frank Wealth Report, 71% of UHNWIs in Latin America now have a second passport or dual nationality and of those considering emigrating, Spain was their preferred destination. A large proportion will want a slice of the capital’s luxury bricks and mortar. Madrid is expected to lead Knight Frank’s prime residential forecast in 2019 with prices edging 6% higher in 2019 thanks to relatively low cost of living and excellent quality of life; the city is ranked 46th out of 231 cities for its quality of life according to global consultants Mercer.

Areas to watch - Castellana North Currently under construction, Castellana Norte is a new area to the north of Madrid straddling the prime districts of Chamartín and Fuencarral. The project involves the remodelling of Madrid Chamartín railway station and aims to create 2.6 million sq m of mixed-used development Castellana Norte is expected to become one of the most sought-after areas in the whole of Madrid, attracting international students, young professionals and families with high purchasing power. Standout new developments Alcalá 141 is a new development of 20 exclusive apartments, located a few meters from Retiro Park in the prestigious Salamanca district of Madrid. 90

BERLIN 6%

Relatively young compared with other European cities (2019 marks its 30th birthday as a reunified city), as it continues to evolve, its capacity for future growth is significant. Both the prime and mainstream markets have witnessed strong price growth in the last five years due to a shortage of new supply, an expanding population, a strong economy and a robust labour market. Add to this the city’s low home ownership rate of only 15% and its young, skilled workforce and the sums add up for investors. Aside from German buyers Knight Frank’s real estate partner in Berlin, Ziegert, are seeing significant interest from the UK, the US and Swiss purchasers. Most purchase within the €300,000-€700,000 price bracket. Turkish buyers have been active since 2015 along with other Middle Eastern purchasers with many putting Berlin at the top of their safe haven list.

Areas to watch - Friedrichshain Friedrichshain may now offer a plethora of entertainment, shopping and lifestyle options, but it has not always been this way. The area was once part of communist East Berlin and remains packed with relics from the German Democratic Republic era. Now famed for its art scene, Friedrichshain is home to the East Side Gallery, the longest open-air gallery in the world, as well as Urban Spree, an independent contemporary art space that features urban artists and champions a grassroots approach. This willingness to embrace the city’s history, while adding a unique futuristic edge, has attracted many large corporations including Coca-Cola, BASF, Universal Music and Mercedes. With these businesses come jobs and demand for rental property; a typical apartment in this trendy area starts at €430,000. Standout new developments At the junction of Berlin’s hippest neighbourhoods Mitte, Friedrichshain and Kreuzberg, Upside Berlin is a new development offering unobstructed views of the River Spree. PARIS 6%

Steady and sustainable defines Paris’s 5.3% price growth in 2018, which comes on the back of a 12% uplift in 2017. The city’s wide Haussmannian boulevards are enticing French expatriates and appealing to overseas buyers, especially those from the US, the Middle East and China. At around €19,000 per sq m, prime prices in Paris are around half those found in London and New York and with large scale regeneration projects planned ahead of the 2024 Paris Olympics.

Areas to watch - 11th arrondissement Located on the edge of the historic Marais district, the 11th arrondissement is a young, vibrant neighbourhood. Home to around 150,000 residents, the 11th is benefiting from the ripple effect emanating from the bohemian buyers that have already helped push up property values in the neighbouring 10th arrondissement. Young single professionals gravitate towards the Oberkampf district to the north, while families veer further eastwards to take advantage of the parks and squares. Foodies and fashionistas flock to the chic eateries and boutiques in and around the Place de la République and Place de la Nation. A three-bedroom apartment on one of the main boulevards starts at €850,000, while the same property in the 4th arrondissement would be closer to €1.2 million. 92

CAPE TOWN

Forecast to be one of the top performing cities in 2019, Cape Town is expected to see price growth edging towards 6%. In recent years, Cape Town’s luxury residential market outperformed the city’s wider mainstream market by some margin. The area near Table Mountain, including the Atlantic Seaboard and City Bowl, attracted strong inward migration from other parts of South Africa, to add to already significant foreign buying activity. Against a backdrop of constrained supply – landlocked between the mountain and the coastline, development opportunities are scarce – prime prices increased by almost 20% year on year. South Africa will remain the largest wealth hub in the region, with a 32% share of the ultra-wealthy population in five years’ time. Africa as a whole will see its UHNWI population grow by 31% in the decade to 2023.

Areas to watch - CBD Cape Town’s CBD is emerging as a soughtafter residential postcode. The city’s central core extends from the Harbour, with Strand Street and the railway station at its heart. Once dominated by highrise office blocks, an injection of new capital and innovative ideas is changing both the atmosphere and the skyline. Initiatives such as First Thursday, when galleries and museums stay open late, the area’s world-class restaurants and its views of Table Mountain and Cape Town Harbour have led to an upsurge in interest from CBD workers anxious to spend more time enjoying their leisure and less time commuting in this notoriously congested city. Typical prices range from 1.2 million rand for a studio to 30 million rand for a penthouse, with a two bedroom, two bathroom apartment with secure parking fetching an average 5 million rand. MIAMI 5%

With no income tax, no inheritance/estate tax and no sales tax as well as favourable corporate tax rates, the latest sales data looks to support the view that South Florida is firmly back in the spotlight for US high net worth individuals. The appeal of owning a US dollar asset, South Florida’s easy accessibility, the state’s comparatively low property costs and its buoyant tourism industry have underpinned investor and second home interest with buyers from New York, Connecticut and New Jersey a key source of demand according to our US partners, Douglas Elliman. South Florida’s investment in its infrastructure and world-class facilities has played a crucial role in broadening its appeal to a wider demographic. Miami hosts the world-renowned Art Basel each December and is home to exemplary sports facilities, including nine championship golf courses. Such amenities along with the upgrading of the region’s two main airports – MIA and Fort Lauderdale – which together handle 50 million passengers each year and new funding for flood defences have helped reboot market sentiment.

Areas to watch - Downtown Residential development is thriving in Downtown Miami. In the Central Business District, the completion of Brickell City Centre added approximately 800 residential units and plenty of retail to the Brickell submarket. The two expanding sub-markets, Downtown and Edgewater, have over 2,700 units under construction. Downtown’s next luxury residential project, Miami Worldcenter, began construction in 2016, offering 500 plus residences, ample office and retail space, and access to the Brightline intercity rail system. Continued infrastructure expansion has made Miami one of America’s fastest developing cities. Standout new developments Arbor Residences is a leafy retreat made up of 52 residences nestled within the historic garden of Miami, Coconut Grove. 94

THE DESIGN APPEAL OF

CONTEMPORARY OPEN-PLAN LIVING Open-plan living has been a staple of contemporary design for more than a century—here as part of Christie’s Luxury Defined Report the experts open up about the advantages of a home without walls

Lifestyle trends come and go, but there is one interior design movement open-plan living that has stood the test of time. Doing away with walls in kitchens, dining rooms and living areas is one of the most popular requests of interior designers, whether working in historic, countryside properties, or new-build apartments in city centres. Homeowners want light-filled, fluid spaces that help them live in a modern way and some of the most desirable, beautifully rendered homes of recent years incorporate a simple principle: keep walls and closed-off rooms to a minimum. But it’s not a terribly new idea.

THE NEW NORM Through the 1990s and 2000s, the idea of open-plan living seeped beyond cities to become a ubiquitous feature of upscale suburban homes. Today, kitchens are showpieces and places to entertain family and friends, while communal living areas are flexible zones for modern life.

says director Mark Bullivant. Bellagio, a stunning villa in the LA hills that blends indoor and outdoor living in the spirit of Brazilian Modernism, uses architectural features like ceiling plane and different levels to define the home. “This reduces

the vastness and distinguishes living areas from one another,” says Bullivant. The results are often spectacular, with Bellagio a contemporary take on the easy, breezy Modernist vernacular that LA is famous for.

South African design and architecture firm Saota has created luxury homes all over the world including Los Angeles; Lagos, Nigeria; Sydney, Australia; Mallorca, Spain; and Senegal in West Africa. “Open-plan living is at the core of our ethos… we prefer the versatility of open plan to insular, compartmentalized rooms,”

Frank Lloyd Wright’s Robie House in Hyde Park, Chicago ...designed in 1910, had a radical new layout for its time with an open-plan living and dining space separated by a sculptural fireplace. The kitchen was still considered a service area, but after World War II, the rigid use of rooms in a typical American home made way for the great, open spaces prevalent in Mid-Century Modern architecture. New ideas about entertaining made the soaring, vaulted ceilings, full-height windows, and multilevel, openplan living areas of the modernist era possible.

98

THE WORLDWIDE PROPERTY BIBLE

Fast forward to the 1980s ...and the next surge in open-plan living, when the glamour and grit of New York City’s SoHo loft-living revolution captured the imagination of city dwellers around the world. Once derelict industrial buildings latterly occupied by artists and musicians in the 1960s and 1970s became desirable real estate for the city’s financial elite, who descended in droves during the Reagan era. They transformed sprawling warehouses into stylish abodes that were splashed across the pages of interiors magazines and immortalized in films like Big, where Tom Hanks famously careens around his airy loft on a skateboard. PERFECT HOMES INTERNATIONAL MAGAZINE

99

Pam & Paul’s House in Cupertino, California In fact, some of the most thrilling residential architecture of our time is pushing open plan to the extreme, as with Pam & Paul’s House in Cupertino, California, designed by Craig Steely Architecture. Its spare, thoughtful design is an ode to the genre, showing that honest materials like wood and concrete, endless natural light, and a visual connection to nature are as much, if not more, of a luxury than conventional interiors with ornate roomscapes. But open-

plan living has its downsides, noise and cooking aromas can be hard to contain, and sometimes light and openness come at the cost of privacy and rooms reserved for formal occasions. Ultimately, for better or worse, open plan is here to stay, and will continue to evolve. But the benefits of a free-flow home seem to outweigh any disadvantages.

LEADING VOICEOVER ACTOR PUTS WEST LONDON HOME UP FOR SALE

A hidden gem in the peaceful residential roads which lie between Brook Green and Shepherd’s Bush, a property belonging to renowned voiceover artist, Jonathan Kydd, has come onto the sales market. Located on sought-after Dewhurst Road, the exquisite recently-refurbished four-bedroom Victorian house is flooded with natural light and boasts both a large roof terrace and south westerly garden. The property spans 2,777 sq. ft. and is on the market with local experts Finlay Brewer for £2.575 million.

The traditional property retains many of its period features on the exterior and interior, and is accessed through a gate and paved front garden. The property is entered through a spacious double reception, decorated with relaxed wooden flooring and an original marble-surround fireplace. High ceilings and large bay windows allow plenty of light into the room. Steps lead down to the full width kitchen/ family room which leads into an expansive paved garden through bifold doors. The room has an additional fireplace and space for a dining table to facilitate quality time with family members. A small cellar can be accessed via stairs from the kitchen, and could be further excavated subject to appropriate planning permission being approved. A short flight of stairs leads to a half land104

ing which offers plenty of room for book storage and an informal study area. French doors lead onto a large terrace overlooking the garden, creating a beautifully-proportioned home working space. The first floor comprises the master bedroom with en suite bathroom. The master is located at the front of the property with a large bay window. The bathroom has a large bath with distressed wood-effect flooring and tiling. On the second floor are two generously-sized bedrooms and a family bathroom with a shower. The third floor has a shower room and a fourth bedroom. Kydd’s career comprises a remarkable collection of film and television work, including One Foot in the Grave, the Adventures of Paddington Bear, Toy Story That Time Forgot, Jonathan Creek and Noddy, Toy-

land Detective. Kydd is also known for his computer game voiceover work, including Assassin’s Creed, World of Warcraft, Star Wars and Harry Potter. He is the son of actor Sam Kydd and he has lived in the property for over two decades. Paul Cosgrove, Director at Finlay Brewer, comments, “This is a really special property which has been refurbished to an exceptional standard to create a beautiful yet relaxed interior. Despite its refurbishment, the home oozes charm and the intricate history within its walls is immediately apparent. It’s the dream family home due to its proximity to the excellent schools and transport connections of Hammersmith. We would recommend viewing this one sooner rather than later.” Dewhurst Road is highly desirable residential street close to the north side of

Brook Green. The street is moments from the amenities of Shepherd’s Bush Road and walking distance to Westfield London. Hammersmith Station (District, Circle, Piccadilly and Hammersmith & City Lines) is a 10 minute walk away while Shepherd’s Bush Station (Overground, Southern) is a 12 minute walk away. SOUTHBANK PLACE PURCHASER

PERFECT HOMES INTERNATIONAL MAGAZINE

117

Set in a prime position overlooking the London Eye and River Thames, Southbank Place adds an exciting addition to an already thriving area of London. Providing a mixture of residential, commercial and retail elements, the development will bring a unique lifestyle to one of London’s most vibrant areas. This was one of the main drawers for Rasmus Berglund, a Lawyer based in the City, living locally and looking for an upscale apartment in the heart of the South Bank. One of the first purchasers at Thirty Casson Square, Rasmus, who has lived in the area for over a decade, states the prominent location and superior amenities as key reasons behind his decision to make Southbank Place his new home. “Two key factors in my decision to buy in Southbank Place were the location and the development. I currently live on Westminster Bridge Road and love the area, so when I decided to move to a bigger place the opportunity to be so close to the river and in the heart of the South Bank was a big priority for me. As soon as I saw the development and the quality of the apartments, I knew this is where I wanted to live.” Rasmus had been searching the local area for the perfect new home, but hadn’t found what he was looking for until he took a tour of the dedicated marketing suite and show apartments located in County Hall. “I looked at other apartments and houses close by, but was particularly attracted to the development not just in terms of the location but also in relation to the interesting architecture and the level of amenities, such as the large gym, swimming pool and cinema room.” Purchasing a corner apartment on the 11th floor of Thirty Casson Square, Rasmus will have direct access to the spacious amenities floor located in the basement of the development. Measuring over 18,000 sq. ft. the residents-only space provides his-andhers steam and sauna rooms, a gymnasium, a 25-metre swimming pool, treatment rooms, wet room and gym classes. Residents will also be able to make use of a residents’ lounge, ideal for social gatherings and business meetings alike. Overlooking the central piazza and benefitting from views onto the London Eye, Rasmus was also attracted by the added benefit of outdoor space. “Having a balcony was an important aspect of my decision. The balcony at my new apartment in Casson Square faces towards the main square and takes in aspects of the London Eye. Recognising that it is a near-impossible goal to have a garden in central London it was a huge plus for me to obtain outside space here. I couldn’t live without it.” Set to become one of London’s most dynamic destinations, Southbank Place will provide an additional attraction to an evergrowing stretch of the River Thames. Recent regeneration of the area, which includes a new five-star hotel, restaurants and the refurbishment of the Southbank Centre has seen the South Bank grow in popularity, recording on average 22 million visitors annually. Alongside the residential offering, over 530,000 sq. ft. of office space will be available at Southbank Place, with WeWork occupying the majority of the c.300,000 sq. ft. Two Southbank Place. There will also be a collection of big name and boutique retailers alongside stylish bars, restaurants, cafés and fitness providers. Located at the base of Eight Casson Square will be a direct entrance to Waterloo Underground entrance, making the development one of the best-connected in the capital.

“Having lived near the South Bank for over 11 years I’m excited to now be in the thick of the action. The area has transformed to become one of the most exciting areas of London and to have such a varied selection of restaurants, theatres, galleries and to be beside the Leake Street tunnel is a real treat. I don’t see myself living anywhere else.” Designed by Squire & Partners, Thirty Casson Square takes its name from the British architect, and former director of the South Bank’s Festival of Britain, Sir Hugh Casson. One of the tallest structures at Southbank Place, the 29 storey building is perfectly positioned to enjoy breath-taking views onto the River Thames, Westminster, St. Paul’s Cathedral and the City. First launched in September 2015, over 90% of available apartments within Thirty Casson Square have sold to date. Rasmus is looking forward to joining his fellow residents when the building completes in towards the end of 2019.

Only a handful of apartments remain at Thirty Casson Square, with prices starting from £2,200,000 for a two-bedroom apartment. Exquisite Northacre Duplex Penthouse atop Notting Hill mansion block comes to market

In 2014, leading ultra-prime developer of luxury residences Northacre, acquired an antiquated top-floor apartment in the sought-after Prince Edward Mansions on Moscow Road, Notting Hill. Taking the property back-to-brick, Northacre and their in-house interior design studio, N STUDIO transformed the 2,739 sq. ft. duplex apartment into an exquisite address, complete with premium features such as prime engineered Oak Chevron flooring, polished Carrara marble and a bespoke porcelain oval bath. Following a period on the rental market, the turnkey apartment is now available to purchase at £5.95 million through Russell Simpson’s Notting Hill office. The high-specification and quality typical of Northacre’s signature design are apparent throughout the property, where a curated blend of rich materials, clean lines and thoughtful design, work together harmoniously to create a series of sophisticated spaces. Accessed via a traditional, ornate iron cable lift, the entrance to the penthouse is bathed in natural light and leads onto the lower floor rooms. A sleek staircase takes you to the upper levels of the property. The versatile layout of the property allows for five bedrooms in total or the ability to incorporate a personal study or media room. The penthouse’s lower floor could act as the guest sleeping quarters, with two guest bedrooms and a bathroom occupying the full space. Equally, the larger of the two rooms could be converted into a media/tv room. The upper floor is the heart of the home and main entertaining space with the principal rooms, including the kitchen and drawing room, benefitting from a south-facing aspect and allowing for an abundance of natural light to fill the spaces. N STUDIO have selected a mixture of engineered Oak Chevron flooring, neutral shades and polished Calacatta Oro kitchen worktops and splashbacks, creating an elegant and airy environment. The bespoke kitchen is fitted with topof-the-range Gaggenau, Barazza and Falmec appliances, together with dark stained timber cabinetry. A distinctively designed breakfast table stretches outward from the island worktop. The ceiling of the kitchen houses principal features for the room, including a custom light fitting forming a focal point over the breakfast table, a skylight illuminating the workbench and a retractable exhaust fan which discreetly tucks away.

The drawing room is an elegant space, which fits a dining table seating up to 12 people alongside sumptuous seating in the lounge area - an ideal combination for entertaining guests or relaxing with the family. The chevron-design wood floors add a geometric depth to the room while refreshingly contrasting with the rectangular cornice details on the walls. The drawing room is completed with a contemporary fireplace in beige marble, surrounded by a brushed gold border. Hidden to the rear of the upper level, allowing for maximum privacy, is the master suite. Decorated in a delicate, pastel palette the room boasts a feature wall with a pattern resembling the cross-section of a geode crystal. Next to the window, an illuminated alcove forms a key part of the interior architecture by N STUDIO - currently featuring an ancient Greek-style bust, it is the perfect spot to display a statement art piece. The master suite also hosts an elegant walk-in dressing room, with ample space to store clothes, jewellery and luggage. Adjacent to this is the spacious master en-suite. Finished in contrasting grey and white Carrara marble, the indulgent bathroom boasts a double walk-in shower, double vanity and freestanding bespoke porcelain bathtub.

OLD PARIS RENEWED Up to €6m for a prime period riverside duplex that pre-dates Haussmann Three years in the making with four hundred years of history, this hôtel particulier (Paris’ equivalent of a detached central townhouse) has finally been released on to the market. Situated on the banks of the River Seine in the 4th arrondissement, dating back to the 17th century, this painstaking renovation has brought back to life this mansion of typical bourgeois architecture, with a grand entrance, paved courtyard and incredible interior ceiling heights (more than 4.2m on the first floor). “In the last 31 years, this is only the second time a collection of properties has been redeveloped to this standard on the bank of the Seine,” comments Camille Letuve, Partner at Athena Advisers. “Complete period renovations in the French capital are already rare, but when it’s a 17th-century building in Le Marais with all the grandeur of historic Paris, it’s like finding a needle in a haystack.” Scheduled for completion in April this year, the development (called Hotel Nicolaï after it’s connection with a former Russian Prince who used to holiday there) is set to be home to 12 apartments, from a 50 sqm studio to a 280 sqm four-bedroom duplex, with prices ranging from €990,000 to €6m and fully customisable interiors.

How unique is this? New builds and fully-renovated properties in Paris are rare (take circa 600 new builds in Paris annually versus 24,000+ in London). This trend is the result of the lack of redevelopment opportunities due to Paris’ legacy with WWII where it did not see as much destruction as other European cities. So if new builds are rare, then this renovation of a 17th-century hôtel particulier (pre-dating Haussmann) to new-build standards is practically unheard of. The fact that it sits on the bank of the Seine river just adds to its extraordinary nature. The history of the building Hotel Nicolaï was built inside the gates of the former ‘Royal Hôtel Saint-Pol’, a private district composed of several private mansions. In the 17th century, the property at No.4 Quai des Célestins became the property of Nicolas de Nicolaï, who became the geographer to King Henri II. The property maintained its residential vocation, unlike the neighbouring Hôtel Fieubet which became a school in 1877. Hotel Nicolaï was also once the home to the famous French sculptor Barye. The legacy of Le Marais At the start of the 17th century, King Henri IV ordered the construction of the famous Place des Vosges, which proved very popular with the aristocracy who in turn began building mansions nearby along the River Seine. Before they eventually moved on to Versailles, these nobles defined this area and today it is home to several museums. Great care is being taken to preserve this historic building - the facade, natural stone floors, tiling and moulded ceilings amongst others will all be reworked and brought back to life. Owners will enjoy traditional features with a modern twist, when opting to use a handpicked interior designer who can create bespoke interiors to suit their exact needs. Old-school French lending helps HNW buyers in Paris Old-school French mortgage lending is making a comeback. Nonresident buyers targeting Paris (and other French tourism hotspots) are opting for French mortgages with additional collateral or ‘nantissements’, which are paving the way to lower mortgage rates and enabling investors to make money off their nantissement side investment. This structure also provides access to 100% financing, thus potentially avoiding buying euros. Nantissement deals are where, instead of giving 20-40% of the property price as a deposit secured on the property, a buyer takes a loan at a 100% loan-to-value rate and then places a side investment in cash collateral with the bank, usually equating to 20-40% of the property price. The big difference is with the additional investment of 20-40% that is put on the side as this can accrue interest depending on what type of product is chosen. Priced from €1.64 - €6.43 million

New regulations to preserve Corsica’s stunning coastline will be implemented in 2018 making it harder to buy new-build properties on the island’s coast. These luxury apartments therefore represent one of the last opportunities to invest in new builds right by the sea. Moreover, Corsica being one of the most visited island of the Mediterranean Sea, these properties offer great potential for capital gain.

These villas represent pure luxury and enjoy a unique location. Situated between sea and nature, just 300m from the beach and Sainte-Maxime’s port, these villas are located in a quiet part of the city, but are less than 5 minutes’ walk or bike to the bustling centre. The Gulf of Saint-Tropez, with its three main villages of SaintTropez, Port-Grimaud and Sainte-Maxime, is recognised as one of the most beautiful places on the French Riviera. Despite a large tourist flow and a mature housing stock, the area has retained a real natural Mediterranean landscape. The climate is very warm throughout the year and there are large white sandy beaches with trendy restaurants and bars making this area a world favourite destination - it’s not uncommon to see celebrities crisscrossing the bay on their luxury yachts. The attractiveness of this village has prompted investors to acquire or build new properties, but, in order to preserve this magical setting, less and less building plots are available. The pure Villas project is undoubtedly one of the last developments of this scale in this world-renowned destination.

ARCHITECTURE NEWS IS THIS ARCHITECTURE

OR AN ARTS & CRAFTS EXPERIMENT? The construction of the Guggenheim Abu Dhabi museum has been in discussion for over a decade, designed by famed architect Frank Gehry it was initially scheduled to open two years ago but officials have now confirmed that the museum is “on track” and set to be opened on Saadiyat Island by around 2022. The museum estimated to be 12 times larger than that of Frank Lloyd Wright’s Guggenheim New York will become part of the cultural district in Abu Dhabi that is already home to the Louvre Abu Dhabi and will also include the Zayed National Museum which is scheduled for completion in 2020. The museum’s collection will encompass art in all mediums produced around the world from the 1960s to the present day, and will be a catalyst for scholarship in a variety of fields, chief among them the history of art in the Middle East in the 20th and 21st

centuries. A dynamic program of changing exhibitions will explore common themes and affinities among the work of artists across time and place. Inspired by expansive industrial studio spaces, the museum design reflects the large scale at which many contemporary artists work, and presents new gallery layouts unlike conventional museum spaces. Clusters of galleries in varying heights, shapes, and character allow for curatorial flexibility in organizing exhibitions at dimensions that have not previously existed. Evolving from several main cues, clusters of galleries connected by catwalks center around a covered courtyard. Additional vertical clusters of galleries pile on top of the central circulation creating a combination of vertical and horizontal spaces for exhibition organization. The design also incorporates sustainable elements appropriate for the region, including natural cooling and ventilation of covered courtyards derived from the concept of traditional wind towers found throughout the Middle East. Abu Dhabi’s commitment to art along with the development of Formula One racetracks and amusement parks, are part of the oil-rich emirate’s plan to diversify its economy away from oil and into tourism. HANGING AROUND Imagine having no neighbours , living in total tranquility with unspoilt views over the ocean hanging of the side of a cliff - well now you can! Designed by Modscape is Cliff House is a five storey modular home which clings to the side of a cliff in Australian coast of Victoria offering incredible ocean views in a modern and stylish home. This conceptual design by Modscape, is a theoretical response to clients who have approached Modscape to explore design options for building modular homes in Australia on extreme parcels of coastal land. Inspired by the way barnacles cling to the hull of a ship, a concept was developed for a modular home to hang off the side of a cliff as opposed to sitting on top of it. The home is visualized as a natural extension of the cliff face rather than an addition to the landscape, creating an absolute connection with the ocean As the design itself would make conventional construction prohibitive, the concept utilities Modscape’s modular design and prefabrication technologies to deliver a series of stacked housing modules that are anchored into the cliff face using engineered steel pins. The home’s five floors will be stacked using prefabricated modules which are arranged in a vertical floor plan. Each ‘room’ or floor will then be placed one over the other and held in place with reinforced steel pins which are hammered into the rock. Entry to the prefabricated home is through a carport on the top floor, where a lift vertically connects the user through each of the descending living spaces. Internally, the living spaces feature minimalistic furnishings to ensure that the transcendent views of the ocean and the unique spatial experience of the location remain the integral focal point of the design. LONDON’S NEWEST SKYSCRAPER

IS NOT WHAT YOU MIGHT EXPECT London is already famously home to some of the worlds most iconic architectural designs with the Gherkin, the Cheese Grater and the Walkie Talkie and now a new tower called the Tulip will join the skyline. Standing at 1,000ft (305m) high, it will be the City of London’s tallest skyscraper and about 3ft shorter than the Shard, the UK’s highest building. Designed by British architects Foster + Partners the Tulip will become a cultural and educational resource, according to the architects and will feature internal slides and moving transparent pods running outside the building for visitors to ride in. UniqUe visitor experience The Tulip seeks to provide an unparalleled vantage point to view London from a height of around 300 metres. The viewing galleries will offer visitors an engaging experience with sky bridges, internal glass slides and gondola pod rides on the building’s façade that will appeal to people across all age groups. Visitors will benefit from interactive materials and briefings from expert guides about the history of London. Complementing the experience will be a sky bar and restaurants with 360-degree views of the city. Visitors will be able to ascend the London viewpoint, which has been designed to look like the petals of a bulbous tulip flower on top of a thin stem, to reach the viewpoint, attractions and an education centre. Internal glass slides and spinning gondola pods fixed to the three sides of the facade would provide novel vistas over the city. Sky bridges would run between the observation decks, and the Tulip would have a bar and restaurant with 360-degree views. The design recalls a hybrid of the rotating pods of the London Eye attraction and the panoramic restaurant that once sat at the top of the BT Tower. A slim concrete shaft would provide a durable support for the steel-framed observation building glazed with high performance glass. At it’s widest point the observation deck would be 34.5 metres, with the concrete shaft would measuring just 14.3 metres in diameter.

A cLAssrooM in tHe sKY An education centre located within the Tulip will offer 20,000 free places a year to local state school children. This educational resource, provided by the J. Safra Group, will deliver national curriculum topics using innovative tools to bring to life the city’s history and dynamism, inspiring the creative young minds of tomorrow. Construction on The Tulip will begin in 2020 with completion projected for 2025. For more information visit: www.thetulip.com

NEVERLAND TEN YEARS AFTER MICHAEL’S DEATH! Michael Jackson died ten years ago on June 25th and many people around the world commemorated his death through his music and videos. Also to be remembered is his beloved Neverland Ranch, where he lived from 1987 until 2006. It was where he could finally experience childhood, having never experienced that luxury as part of his hard-working, family-singing group The Jackson Five. Two years after his death, Neverland was put on the market for $100 million, but to this day has never sold. Today, restored at great expense to its status as the original ranch when Michael purchased it, the estate is back on the market and reduced to $31 million. In 1977, developer William Bone bought the bare acreage and engaged an architect to design all the main structures on Articles and photographs provided by TopTenRealEstateDeals.com

the property, dig the lake and install formal gardens. It was his own fantasy land of sorts as he was able to design it his way rather than at the direction of clients. It took him two years working with architect Robert Altevers to get the design to his liking. He named it Zaca Laderas Ranch and lived there until selling to Jackson. Jackson bought the 2,700-acre ranch in 1987 for about $25 million and then spent millions more to develop it as a child’s fantasy land, which he appropriately named Neverland after the Peter Pan story. The 13,000-square-foot main house, formal gardens, a four-acre lake with fountains and five-foot waterfall, along with an attractive stone bridge had already been built by Mr. Boner when Michael purchased the property. Michael added three railroads, a petting zoo and a full amusement park with nine major rides and an arcade. He also put in an electric railroad with 100-feet of track behind the house for his own children. Neverland was Michael’s home until 2006 when he was charged with child molestation, which supposedly took place at the ranch. Although he was acquitted, the association of so much negativity to the ranch made it difficult for him to continue to live there. Except for caretakers, the ranch was closed. By 2007, Michael was behind in payments on his loan by about $23 million and the ranch was due to go on the auction block. However, investment group Colony Capital stepped in and bought the loan, making them co-owners.

In 2009, Colony began restoring the ranch by removing the zoo and amusement park and replacing them with a Zen garden. The amusement park rides are now a part of the California State Fair in Sacramento. Located in Santa Barbara County in Los Olivos, California, on the tenth anniversary of Michael Jackson’s passing, his former Neverland Ranch, now restored to the original Sycamore Valley Ranch, has had massive price reductions from the original $100 million to $31 million. The listing agent is Suzanne Perkins of Compass Realty, Montecito, California.

Her busy schedule has prevented Sandra and her two children from spending vacation time there and she has decided to put it on the market, priced at $6.5 million This quintessential vacation property or full-time residence for those for whom a year-round vacation is possible, has an architecturally stunning main house and guest house on almost three acres made up of nine parcels, but also has private access to one of the prettiest white-sand beaches in the country. The estate has the capacity to sleep 12 family and friends in luxury and fun with the large pool, game room, gym, a basketball court and private beach entrance. Structures include the 3,360-square-foot plantation-style main house with multiple screened verandas, double-height living room ceiling with beachy decor and a 2,848-square-foot guest house with living room fireplace, a crow’s nest and an outdoor grill. Overall there are seven bedrooms and six baths between the two buildings. The home is decorated with emphasis on white linen and wicker with a contemporary

airy, beachy vibe and all furnishings, except for a few personal items, are included in the sale. Always the astute business woman, and knowing it is not good for a property to sit idle, Sandra has rented the estate as a vacation rental at $1,400 a night with a minimum of a three night stay. Having just starred in the Netflix original, Bird Box, it is rumored that she will again star in another of the streaming service’s original films, Reborn. Approaching life with the energy of an action hero, she is still making films while administrating her investment rentals and buying and selling other properties. At present it looks like she is keeping her numerous homes in Austin, her vacation house in Jackson Hole, her Beverly Hills mansion and her Manhattan townhouse. Only 20 minutes to Savannah’s gourmet restaurants and unique shops, Sandra Bullock is selling her beach vacation compound on nearby Tybee Island, priced at $6.5 million. MICHAEL DOUGLAS MAJESTIC MALLORCAN MANSION Hollywood actor Michael Douglas added star quality to the listing of his property with Engel & Voelkers by narrating a promo video. The stunning estate situated on Spain’s Balearic Island of Mallorca known locally as S’Estaca was originally purchased by the actor with his first wife Diandra back in 1990. Located in Valldemossa, one of Mallorca’s prettiest villages, the country estate is set within an incredible 247 acres (100 hectares) in the UNESCO World Heritage site of the Serra de Tramuntana mountain range, overlooking the Balearic Sea on Mallorca’s West coast, and mountains to the East.

Article provided by TopTenRealEstateDeals.com

Over the past few years Michael has tried to offload the 150-year Moorish inspired estate which houses a collection of seven independent units which include: five apartments, a ‘loft’ and two cottages, providing luxurious accommodation for no fewer than 20 people each, and each time the estates price has been dramatically reduced, when the property was first listed back in 2014 it was listed for an eye-watering €50million nearly double that of it’s current listing price of €28.9million. The main house was purchased by Archduke Ludwig Salvator of Habsburg the son of Leopold III of Tuscany and Marie Antoinette de Bourbon in 1867, who converted it in the Aeolian architectural style. Tastefully refurbished in 1990, it boasts a spacious master suite with open fireplaces, terraces and supreme sea views. The property also includes a library, a multimedia lounge, a bodega, a Moorish pavilion, dining terraces, a gym, spa and marble-lined swimming pool and countless other treasures. The port of S’Estaca adjoins the estate with a private pier and fisherman’s house. Surrounded by a mature Mediterranean garden with a variety of trees, the property also has further terraces with ancient olive trees, vineyards and woods. The estate is listed with Engel & Volkers Mallorca West, for a sale price of €28.9 million.

DECK IT OUT!

While most people think of decks as pretty basic additions to homes, 2019 is proving they can be a lot more. So, say good-bye to your standard deck boards and railings because the hottest trend this year is making a deck that doesn’t look anything like a traditional deck! A garden deck can be a wonderful element to any garden and can really make somewhere feel like home, with demand for outdoor living spaces continuing to grow garden decking is a great option if you want a space to entertain in the garden, without the hassle and fuss of paving or gravel and with various decking styles and designs, garden decks are becoming ever more innovative, drawing their inspiration from interior design adding to the “inside –outside” concept of design.

FOCUS ON FLOORS

Gone are the days of seeing traditional pressure treated decks or basic composite and PVC deck flooring. Today’s decks are all about using exotic hardwoods, porcelain tile or realistic, high-end looking deck board.

So, what is it about these flooring types that are all the rage? Exotic hardwoods offer a gorgeous style and longevity but keep in mind they are high maintenance. Porcelain tile decking has become extremely particularly due to its ability to reflect heat and offers a non-combustible surface for fire features on top of decks. It also has the beauty of a wooden floor but without the maintenance.

ATYPICAL HANDRAIL SYSTEMS

You may not have given a lot of thought to porch and deck handrails, but they are poised to make big design statements in 2019. For example, glass handrail systems are becoming increasingly popular. These are great if you’re trying to preserve a view or if you just want a contemporary, clean, streamlined look. The same can be said of stainless steel cable handrails. For those looking for a little colour, cable railings juxtaposed against a wooden decking creates a desirable modern appearance or mixed materials.

HEATING OPTIONS Homeowners want their new decks to be usable spaces throughout as many months of the year as possible, and one easy way to accomplish that is with various heating options. These can be anything from an Infratech radiant heater to gas fire pits, fire walls, traditional fireplaces, and more. Adding a heating system to a deck design is a great way to prolong the usable months of your outdoor space, especially during shoulder seasons like early spring and early autumn.

ALFRESCO DINING

We all know that our outside areas are an extension of our homes, used for entertainment purposes. This means there’s been an uptick in the interest surrounding outdoor kitchens and we’re not talking your basic BBQ! These can range from a simple outdoor grill and stainless steel outdoor kitchen cabinetry to full gourmet-level set-ups. If you’re interested in using your deck as an entertainment area, an outdoor kitchen tailored to your cooking habits is a natural addition to your design.

NOT JUST LIMITED TO THE BACK GARDENS

More and more people are installing decks in rather surprising places. While the popularity of rooftop decks may be nothing new (especially in urban environments, where space can be limited), we are also seeing freestanding decks becoming more prevalent in residential settings. This boom is driven in part by the availability of innovative, moisture resistant deck understructure systems. Likewise, blurring the line between interior and exteriors spaces is seeing a surge in popularity. Kitchens that open onto a deck make dining and entertaining al fresco much easier. The effect is to increase your actual usable square footage without creating an expensive building project.

LET THERE BE LIGHT!

Deck lighting should as a rule be practical and used for safety purposes, shine on an outdoor dining area, use at different levels– on steps, along railings–and to highlight landscaping, architectural features or a pool, spa or fountain. It can also create a certain mood or atmosphere for special occasions. Step and deck path lights have a distinct function: to safely illuminate traffic throughout the deck and yard. They also help to enhance the view from indoors at night.

KLOOF 145

Cape Town, South Africa

Situated on a very steep site with spectacular ocean and mountain views, the open plan design of this stunning family home maximises connections with the surrounding landscape

Accessed from Kloof Road, which winds along the western slopes of Lion’s Head, Kloof 45 is SAOTA’s newest architectural masterpiece built across 5-levels. Positioned in the wind-protected suburb of Clifton. Years before any development was introduced, this slope was conceivably covered by indigenous forest and fynbos. Today, however, the area is developed and enjoys spectacular views over the sandy beaches, boulder outcrops, and Twelve

Apostles mountains towards the south and sunset views over the Atlantic Ocean. The first aspect of the project that required addressing was the steep slope that would have to be excavated to accommodate the structure. The home was conceived as an arrangement of staggered blocks that rise along the side of the mountain, with the upper, private levels becoming appropriately shielded from both visibility and streetlevel noise.

‘The conceptual approach to the design was to reinstate the qualities of a natural landscape,’ says architect Phillippe Fouché of South African architectural firm SAOTA, who lead the project. The lower part of the building, an independent apartment, is then expressed as ‘a heavy stone plinth’, its gabion-walled exterior and cocooning interior of dark-stained oak and off shutter concrete reflecting the strata of the mountainside out of which they emerge.

On top of this is a transitional space that is expressed as a green terrace and braai area, representative of what would have been the landscape’s foliage level. All levels of the house are connected via a sculptural timber staircase, like a folded ribbon that, appropriate to the home’s design narrative, gradually lightens in tone as it rises. A vertically slatted box hovers over the terrace, allowing the forest bushwillow trees below to grow into this level, with screens that can be opened or closed to adjust the amount of natural light filtering into the interior, ‘as if you were sitting in the shade of a large tree’. The structure was engineered from a durable yet lightweight aluminium in a finish that mimics the different tones of bark, a durable solution to weathering Cape Town’s capricious seasons.

‘Above this, the living level is set back considerably to follow the slope of the mountain, resulting in added privacy and acoustic buffering while creating the perception that one is on a platform, connected to the surrounding views,’ says Phillippe. ‘The space is visually extended via the introduction of a courtyard towards the mountainside, which allows for ventilation, light and, again, an opportunity for planting.’ The concrete ceiling of this level, shuttered with roughsawn planks, championing its raw texture. This emphasis on natural materiality can also be seen in the wooden floors and timber-clad scullery in this space. The scullery also forms the base of a mezzanine-level private study, which is accessed via a bridge that spans the length

of the room. The uppermost level, the master bedroom, sits above the tree-tops and as such the materials – white marble, pale timber – and use of skylights express a feeling of air and openness while foldaway glass walls welcome in the full expanse of the view. The magnificent interiors generates a sense of serenity from the moment that you walk through the front door and add to the inside outdoor living approach synonymous with SAOTA designs. • Architects: SAOTA • Project Team: Phillippe Fouché, Nilene Slabbert, Mias Claassens & Thabiso Nkoane • Photographs: Adam Letch
