Cyprus’ property market is at an 11-year high[1], following a rush of applications to the country’s “Golden Visa” citizenship programme. The picturesque island has long been popular with overseas purchasers, who are drawn to its sunny climate, relaxed Mediterranean lifestyle, rich history and budget friendly real estate. Leptos Estates, the leading Cypriot developer, has recently shifted its focus to meet the demand from a mix of high net worth investors, promoting a number of luxury homes and resorts; including Armonia Beach Villas, a stunning collection of villas located between the bustling harbour of Paphos and the blue flag sandy beach of Coral Bay. The flurry of interest from these, overseas investors has been boosted by the government’s “Golden Visa Programme”. In return for a property purchase of €300,000, buyers can gain residency, and for €2 million, non-EU citizens qualify for a Cyprus citizenship, allowing them to travel, work and live freely within the EU and Schengen zone. The scheme has been incredibly popular, attracting an estimated €4 billion worth of investment since 2013 and contributing a 20% increase in foreign buying activity, compared to this time last year. Foreign purchasers also made up 44.6% of all property sales in Cyprus between January – May 2019. Of these properties, 71% were purchased by non-EU nationals and the remaining 29% of these purchased by EU nationals. On top of this, the country’s tax system continues to entice international purchasers. The corporation tax rate for all companies is just 12.5%. The estate duty has been abolished since January 2000. The first €19,500 of earned annual income is tax-free, whilst foreign pensions above €3,420 are taxed at 5%, both reasons why more foreigners purchased homes than Cypriots in 2018. Cyprus has also invested heavily in its infrastructure and efforts to create a cosmopolitan lifestyle destination in line with top global hotspots, including a new DP World cruise terminal, the construction of Europe’s largest casino resort, private jet and yachting services, golf courses and new designer retail offerings. Cyprus’ strategic location between Europe, Africa and the Middle East, (Cyprus is only a four hour flight from the UK or Russia, three from Dubai and only an hour from neighbouring Egypt, Jordan, Israel or Lebanon), has cemented it as a “centre of excellence” for international business. Traditional sectors, such as shipping, tourism, banking, financial and professional services, have been the key driving forces behind the island’s economy for years, while new sectors, such as energy, investment funds, development, education and wellness tourism, offer a new and existing perspective that will drive the economy forward. Such services helped deliver GDP growth of 3.9% in 2018. To accompany the island’s new amenities, property developers are focusing on prime new-build developments. Limassol Marina was the first luxury project to attract super-yacht owners, and the wider area has since become a hotspot for wealthy homeowners. More than a dozen new high-rise residential buildings are being constructed. Many of them offering a full range of residential, leisure, business and lifestyle amenities, including avant-garde 38

Capital flight, particularly from politically volatile emerging markets, continues to fuel demand. A key safe-haven destination for Latin American wealth, according to the 2019 edition of the Knight Frank Wealth Report, 71% of UHNWIs in Latin America now have a second passport or dual nationality and of those considering emigrating, Spain was their preferred destination. A large proportion will want a slice of the capital’s luxury bricks and mortar. Madrid is expected to lead Knight Frank’s prime residential forecast in 2019 with prices edging 6% higher in 2019 thanks to relatively low cost of living and excellent quality of life; the city is ranked 46th out of 231 cities for its quality of life according to global consultants Mercer.

Areas to watch - Castellana North Currently under construction, Castellana Norte is a new area to the north of Madrid straddling the prime districts of Chamartín and Fuencarral. The project involves the remodelling of Madrid Chamartín railway station and aims to create 2.6 million sq m of mixed-used development Castellana Norte is expected to become one of the most sought-after areas in the whole of Madrid, attracting international students, young professionals and families with high purchasing power. Standout new developments Alcalá 141 is a new development of 20 exclusive apartments, located a few meters from Retiro Park in the prestigious Salamanca district of Madrid. 90

Relatively young compared with other European cities (2019 marks its 30th birthday as a reunified city), as it continues to evolve, its capacity for future growth is significant. Both the prime and mainstream markets have witnessed strong price growth in the last five years due to a shortage of new supply, an expanding population, a strong economy and a robust labour market. Add to this the city’s low home ownership rate of only 15% and its young, skilled workforce and the sums add up for investors. Aside from German buyers Knight Frank’s real estate partner in Berlin, Ziegert, are seeing significant interest from the UK, the US and Swiss purchasers. Most purchase within the €300,000-€700,000 price bracket. Turkish buyers have been active since 2015 along with other Middle Eastern purchasers with many putting Berlin at the top of their safe haven list.

Areas to watch - Friedrichshain Friedrichshain may now offer a plethora of entertainment, shopping and lifestyle options, but it has not always been this way. The area was once part of communist East Berlin and remains packed with relics from the German Democratic Republic era. Now famed for its art scene, Friedrichshain is home to the East Side Gallery, the longest open-air gallery in the world, as well as Urban Spree, an independent contemporary art space that features urban artists and champions a grassroots approach. This willingness to embrace the city’s history, while adding a unique futuristic edge, has attracted many large corporations including Coca-Cola, BASF, Universal Music and Mercedes. With these businesses come jobs and demand for rental property; a typical apartment in this trendy area starts at €430,000. Standout new developments At the junction of Berlin’s hippest neighbourhoods Mitte, Friedrichshain and Kreuzberg, Upside Berlin is a new development offering unobstructed views of the River Spree. Steady and sustainable defines Paris’s 5.3% price growth in 2018, which comes on the back of a 12% uplift in 2017. The city’s wide Haussmannian boulevards are enticing French expatriates and appealing to overseas buyers, especially those from the US, the Middle East and China. At around €19,000 per sq m, prime prices in Paris are around half those found in London and New York and with large scale regeneration projects planned ahead of the 2024 Paris Olympics.

Areas to watch - 11th arrondissement Located on the edge of the historic Marais district, the 11th arrondissement is a young, vibrant neighbourhood. Home to around 150,000 residents, the 11th is benefiting from the ripple effect emanating from the bohemian buyers that have already helped push up property values in the neighbouring 10th arrondissement. Young single professionals gravitate towards the Oberkampf district to the north, while families veer further eastwards to take advantage of the parks and squares. Foodies and fashionistas flock to the chic eateries and boutiques in and around the Place de la République and Place de la Nation. A three-bedroom apartment on one of the main boulevards starts at €850,000, while the same property in the 4th arrondissement would be closer to €1.2 million. 92

CAPE TOWN

Forecast to be one of the top performing cities in 2019, Cape Town is expected to see price growth edging towards 6%. In recent years, Cape Town’s luxury residential market outperformed the city’s wider mainstream market by some margin. The area near Table Mountain, including the Atlantic Seaboard and City Bowl, attracted strong inward migration from other parts of South Africa, to add to already significant foreign buying activity. Against a backdrop of constrained supply – landlocked between the mountain and the coastline, development opportunities are scarce – prime prices increased by almost 20% year on year. South Africa will remain the largest wealth hub in the region, with a 32% share of the ultra-wealthy population in five years’ time. Africa as a whole will see its UHNWI population grow by 31% in the decade to 2023.

Areas to watch - CBD Cape Town’s CBD is emerging as a soughtafter residential postcode. The city’s central core extends from the Harbour, with Strand Street and the railway station at its heart. Once dominated by highrise office blocks, an injection of new capital and innovative ideas is changing both the atmosphere and the skyline. Initiatives such as First Thursday, when galleries and museums stay open late, the area’s world-class restaurants and its views of Table Mountain and Cape Town Harbour have led to an upsurge in interest from CBD workers anxious to spend more time enjoying their leisure and less time commuting in this notoriously congested city. Typical prices range from 1.2 million rand for a studio to 30 million rand for a penthouse, with a two bedroom, two bathroom apartment with secure parking fetching an average 5 million rand. The appeal of owning a US dollar asset, South Florida’s easy accessibility, the state’s comparatively low property costs and its buoyant tourism industry have underpinned investor and second home interest with buyers from New York, Connecticut and New Jersey a key source of demand according to our US partners, Douglas Elliman. South Florida’s investment in its infrastructure and world-class facilities has played a crucial role in broadening its appeal to a wider demographic. CONTEMPORARY OPEN-PLAN LIVING Open-plan living has been a staple of contemporary design for more than a century—here as part of Christie’s Luxury Defined Report the experts open up about the advantages of a home without walls



Lifestyle trends come and go, but there is one interior design movement open-plan living that has stood the test of time. Doing away with walls in kitchens, dining rooms and living areas is one of the most popular requests of interior designers, whether working in historic, countryside properties, or new-build apartments in city centres. Homeowners want light-filled, fluid spaces that help them live in a modern way and some of the most desirable, beautifully rendered homes of recent years incorporate a simple principle: keep walls and closed-off rooms to a minimum. But it’s not a terribly new idea.

THE NEW NORM Through the 1990s and 2000s, the idea of open-plan living seeped beyond cities to become a ubiquitous feature of upscale suburban homes. Today, kitchens are showpieces and places to entertain family and friends, while communal living areas are flexible zones for modern life.

Frank Lloyd Wright’s Robie House in Hyde Park, Chicago ...designed in 1910, had a radical new layout for its time with an open-plan living and dining space separated by a sculptural fireplace. The kitchen was still considered a service area, but after World War II, the rigid use of rooms in a typical American home made way for the great, open spaces prevalent in Mid-Century Modern architecture. New ideas about entertaining made the soaring, vaulted ceilings, full-height windows, and multilevel, openplan living areas of the modernist era possible.

Fast forward to the 1980s ...and the next surge in open-plan living, when the glamour and grit of New York City’s SoHo loft-living revolution captured the imagination of city dwellers around the world. Once derelict industrial buildings latterly occupied by artists and musicians in the 1960s and 1970s became desirable real estate for the city’s financial elite, who descended in droves during the Reagan era. They transformed sprawling warehouses into stylish abodes that were splashed across the pages of interiors magazines and immortalized in films like Big, where Tom Hanks famously careens around his airy loft on a skateboard. Its spare, thoughtful design is an ode to the genre, showing that honest materials like wood and concrete, endless natural light, and a visual connection to nature are as much, if not more, of a luxury than conventional interiors with ornate roomscapes. But open-

plan living has its downsides, noise and cooking aromas can be hard to contain, and sometimes light and openness come at the cost of privacy and rooms reserved for formal occasions. Ultimately, for better or worse, open plan is here to stay, and will continue to evolve. But the benefits of a free-flow home seem to outweigh any disadvantages.

OLD PARIS RENEWED Up to €6m for a prime period riverside duplex that pre-dates Haussmann Three years in the making with four hundred years of history, this hôtel particulier (Paris’ equivalent of a detached central townhouse) has finally been released on to the market. How unique is this? New builds and fully-renovated properties in Paris are rare (take circa 600 new builds in Paris annually versus 24,000+ in London). This trend is the result of the lack of redevelopment opportunities due to Paris’ legacy with WWII where it did not see as much destruction as other European cities. The construction of the Guggenheim Abu Dhabi museum has been in discussion for over a decade, designed by famed architect Frank Gehry it was initially scheduled to open two years ago but officials have now confirmed that the museum is “on track” and set to be opened on Saadiyat Island by around 2022. The museum estimated to be 12 times larger than that of Frank Lloyd Wright’s Guggenheim New York will become part of the cultural district in Abu Dhabi that is already home to the Louvre Abu Dhabi and will also include the Zayed National Museum which is scheduled for completion in 2020. The museum’s collection will encompass art in all mediums produced around the world from the 1960s to the present day, and will be a catalyst for scholarship in a variety of fields, chief among them the history of art in the Middle East in the 20th and 21st

centuries. A dynamic program of changing exhibitions will explore common themes and affinities among the work of artists across time and place. Inspired by expansive industrial studio spaces, the museum design reflects the large scale at which many contemporary artists work, and presents new gallery layouts unlike conventional museum spaces. Clusters of galleries in varying heights, shapes, and character allow for curatorial flexibility in organizing exhibitions at dimensions that have not previously existed. Evolving from several main cues, clusters of galleries connected by catwalks center around a covered courtyard. Additional vertical clusters of galleries pile on top of the central circulation creating a combination of vertical and horizontal spaces for exhibition organization. The design also incorporates sustainable elements appropriate for the region, including natural cooling and ventilation of covered courtyards derived from the concept of traditional wind towers found throughout the Middle East. NEVERLAND TEN YEARS AFTER MICHAEL’S DEATH! Michael Jackson died ten years ago on June 25th and many people around the world commemorated his death through his music and videos. Also to be remembered is his beloved Neverland Ranch, where he lived from 1987 until 2006. It was where he could finally experience childhood, having never experienced that luxury as part of his hard-working, family-singing group The Jackson Five. Two years after his death, Neverland was put on the market for $100 million, but to this day has never sold. the property, dig the lake and install formal gardens. It was his own fantasy land of sorts as he was able to design it his way rather than at the direction of clients. It took him two years working with architect Robert Altevers to get the design to his liking. He named it Zaca Laderas Ranch and lived there until selling to Jackson. Jackson bought the 2,700-acre ranch in 1987 for about $25 million and then spent millions more to develop it as a child’s fantasy land, which he appropriately named Neverland after the Peter Pan story. The 13,000-square-foot main house, formal gardens, a four-acre lake with fountains and five-foot waterfall, along with an attractive stone bridge had already been built by Mr. Boner when Michael purchased the property. Michael added three railroads, a petting zoo and a full amusement park with nine major rides and an arcade. He also put in an electric railroad with 100-feet of track behind the house for his own children. Neverland was Michael’s home until 2006 when he was charged with child molestation, which supposedly took place at the ranch. Although he was acquitted, the association of so much negativity to the ranch made it difficult for him to continue to live there. Except for caretakers, the ranch was closed. By 2007, Michael was behind in payments on his loan by about $23 million and the ranch was due to go on the auction block. However, investment group Colony Capital stepped in and bought the loan, making them co-owners.

In 2009, Colony began restoring the ranch by removing the zoo and amusement park and replacing them with a Zen garden. The amusement park rides are now a part of the California State Fair in Sacramento. Located in Santa Barbara County in Los Olivos, California, on the tenth anniversary of Michael Jackson’s passing, his former Neverland Ranch, now restored to the original Sycamore Valley Ranch, has had massive price reductions from the original $100 million to $31 million. While most people think of decks as pretty basic additions to homes, 2019 is proving they can be a lot more. Accessed from Kloof Road, which winds along the western slopes of Lion’s Head, Kloof 45 is SAOTA’s newest architectural masterpiece built across 5-levels. Positioned in the wind-protected suburb of Clifton. Years before any development was introduced, this slope was conceivably covered by indigenous forest and fynbos. Today, however, the area is developed and enjoys spectacular views over the sandy beaches, boulder outcrops, and Twelve

Apostles mountains towards the south and sunset views over the Atlantic Ocean. The first aspect of the project that required addressing was the steep slope that would have to be excavated to accommodate the structure. The home was conceived as an arrangement of staggered blocks that rise along the side of the mountain, with the upper, private levels becoming appropriately shielded from both visibility and streetlevel noise.

‘The conceptual approach to the design was to reinstate the qualities of a natural landscape,’ says architect Phillippe Fouché of South African architectural firm SAOTA, who lead the project. The lower part of the building, an independent apartment, is then expressed as ‘a heavy stone plinth’, its gabion-walled exterior and cocooning interior of dark-stained oak and off shutter concrete reflecting the strata of the mountainside out of which they emerge.


On top of this is a transitional space that is expressed as a green terrace and braai area, representative of what would have been the landscape’s foliage level. All levels of the house are connected via a sculptural timber staircase, like a folded ribbon that, appropriate to the home’s design narrative, gradually lightens in tone as it rises. A vertically slatted box hovers over the terrace, allowing the forest bushwillow trees below to grow into this level, with screens that can be opened or closed to adjust the amount of natural light filtering into the interior, ‘as if you were sitting in the shade of a large tree’. The structure was engineered from a durable yet lightweight aluminium in a finish that mimics the different tones of bark, a durable solution to weathering Cape Town’s capricious seasons.

‘Above this, the living level is set back considerably to follow the slope of the mountain, resulting in added privacy and acoustic buffering while creating the perception that one is on a platform, connected to the surrounding views,’ says Phillippe. ‘The space is visually extended via the introduction of a courtyard towards the mountainside, which allows for ventilation, light and, again, an opportunity for planting.’ The concrete ceiling of this level, shuttered with roughsawn planks, championing its raw texture. This emphasis on natural materiality can also be seen in the wooden floors and timber-clad scullery in this space. The scullery also forms the base of a mezzanine-level private study, which is accessed via a bridge that spans the length

of the room. The uppermost level, the master bedroom, sits above the tree-tops and as such the materials – white marble, pale timber – and use of skylights express a feeling of air and openness while foldaway glass walls welcome in the full expanse of the view.
