Permitting

Permitting Do I Need a Permit?

Determining if you need a permit is a major step in the process.* Some local governments may have different rules depending on what the property is zoned as. It’s very important to give them as much detail about your use and property as you have. Every city and county has different requirements; however, your permit office can give you some preliminary information to determine if you need a permit.

What should I ask my permit office?

• Are there any square footage constraints due to my parcel size?

• Are there any zoning issues that determine where I can put the building?

• How far from my property line can I build?

• Are there any utility lines that could cause issues with placement of the building?

Permitting How to Prepare a Site Plan • A site plan will be the customer’s responsibility.

A lot of permitting offices will accept an aerial view of your property with an area marked for the building.

A lot of customers have successfully completed their site plan by using Google Earth to take a picture of their property.

• If the building department requires a more detailed site map, a surveyor may have to get involved to complete this step. The permitting office will be able to tell you what is required.

Permitting How to Pull a Permit?

2 . T h e s e c o n d s t e p i s t o m a k e s u r e y o u h a v e a l l t h e necessary paperwork.* a. See “What to Bring?” for specific examples.

3 . S o m e b u i l d i n g d e p a r t m e n t s w i l l r e q u i r e y o u to submit everything online, while others will allow you to come in. It is ideal to schedule an appointment with the building department, so you c a n a s k q u e s t i o n s o r a n s w e r q u e s t i o n s e a s i e r.

4 . B e f o r e y o u s u b m i t y o u r p e r m i t , m o s t l o c a l governments will require that you pay a fee. Make sure to have this done when appropriate, so as to not cause delays for the process.

5 . O n c e y o u h a v e s u b m i t t e d y o u r p a p e r w o r k , i t i s a waiting game until they give you an update. Some permit offices can take a while to give you an update. This varies depending on multiple factors.

Permitting Common Permitting Issues • Drawings

◊ There are a few main types of engineered drawings.

Some permit offices require less common types

of drawings, so be sure to talk with the Building

Success Team if you have any questions or concerns.

• Easements

◊ Every county and city will have different

requirements on how far away from the property line you need to build. To find these out, it is

usually best to give the permit office a call. The requirements can also vary depending on the

size of your property. Be sure to let the building

department know your address, so they can give

you more specific information regarding easements.

Sometimes you can also file for a variance, but that can be a lengthy process. If necessary, we can also change the size of the building to accommodate easements.

Permitting

◊ Some counties will require a

contractor license number from the installers. If you need help getting

this information, you can reach out to our Building Success Team.

• Square footage

◊ Most permit departments have strict rules regarding the size

of the building. There are many factors that can go into this;

such as, size of property, square

footage of existing house, etc. It

is always important to check with the permitting officials to get

the exact specifications. This is

another time that you can file for

a variance or decrease the size of your building if necessary.

Permitting Common HOA Problems • Color ◊ Many HOA’s will require that the building matches the colors of your existing house. This can be done either by picking a color from our color chart that matches well, or getting a light colored building. You can then have a local painter come out afterward to make the building the exact color of the house. Be sure to leave our paint on the building, because it will help protect the building and keep it from rusting. Applying extra layers of paint will only enhance the protection of your new building.

• Material ◊ Some HOA’s require that the accessory building needs to be the same materials as the house. We have worked with clients in the past who ordered the building without the siding on the walls. The customer then has a local contractor come out who can install stucco, faux brick, or even traditional siding. This is not a complex process, but be sure to talk with a contractor to ensure that the work can be completed.

• Size ◊ Some HOA’s may have different size restrictions when compared to the local permitting officials. It is best to check with both the permit office and your HOA to ensure there will be no problems down the line.

Land Prep Understanding Your Building When looking at the diagrams on the following pages, it is important to remember that our dimensions go width by length.

The width end of the building would be the side with the gable end. Saying the “front” of the building can be tricky. Some buildings have the “front” as the width end and other’s have the “front” as the length side. When deciding where to put the slab, it is important to take into account what way you want the building to face.

The base rail is arguably the most important component of your building. It is the piece that will sit on and be anchored to the concrete. As you can see below, the base rail will go around the perimeter of your building, except where there are garage doors.

When pouring the concrete pad, it is imperitave to make sure the building will be facing the correct way. This will help make sure that the install process goes smootly, and you will have a buidling that looks great on your property.

Concrete Expansion Anchor Many concrete contractors will ask about where the anchors will need to be. It is important to note that we will not need any pre-drilled holes or anchors in the slab. To make it a simple process, the installers will drill in the anchors once they are on site.

When deciding what type of concrete pad you will have poured, there is no right or wrong decision. If you decide to go with the oversized slab, there is potential for water to leak under the base rail. This can be remedied by applying silicone around the bottom of the base rail, but in most cases, this is only a temporary fix.

Land Prep Notched Slab Benefits and Quirks • One of the major benefits of the notched slab design is that it will seal your building from exterior weather.

Because we will put the baserail on top of the notch, we can overlap the siding down the notch. This will make it very difficult for inclement weather or critters to get into your new building.

• Another major benefit is that the anchors will not be right on the edge. Because we use expansion anchors, there is a risk of cracking the concrete when too close to an edge. With the extra ledge, the chances of cracking the edge of the concrete are minimized.

Land Prep Exact Slab Benefits and Quirks • The benefit of the exact slab is that it is a very simple pad to pour. If you are do not want to worry about doing the notched edge correctly, but you still want the maximum weather protection, this is an excellant option.

• With the exact slab, you will need to ensure that you have L-brackets on your order form. The base rail will sit directly on the edge of the concrete, and we will need a secure spot to anchor the building without running the risk of cracking the edge of the concrete.

Recent Customer Experiences

My concrete contractor wanted to make sure he poured the pad correctly. He gave me a list of his questions and I didn’t know where to start. I called the Building Success Team and they answered all of the questions with certainty. My concrete contractor just finished pouring, so I talked with the Success Team again and am now on schedule!! Appreciate y’all

My HOA didn’t tell me that the building had to be the same colors as the house till we had our monthly meeting. I originally had the building in a light gray, but with our light cream house, they would not allow it. Luckily, with one phone call, I was able to have my building changed to pebble beige. My concrete is going down in two weeks, so I’m excited to get the building!

My family wanted a spot to hold family reunions, so I got a building with a large, open lean-to. My permit office didn’t tell me that the lean-to would be factored into the overall square footage. Thankfully, I was able to make the building a little smaller and still have the lean-to I wanted.

I can’t wait for everyone to come out and see my new building.

Scheduling

Scheduling How Scheduling Works Congratulations! Now you are ready for scheduling. This is the easiest part of the process, but many customers can get frustrated.

The way we are able to do these buildings at such a cost effective price is by going on runs. When you are ready, the schedulers will mark your area on a map. Once they have a few buildings in your area, they will start planning their trip. If there are more buidlings ready to get put up than a trailer can hold, buidlings that were ready first are typically prioritized.

They load up anywhere from 3-5 buildings on the trailer to make the run cost effective. Once they have established a run, they will let you know your delivery date a week or two in advance. Because this is a travelling construction project, it is highly dependant on weather. If the crew gets held up by bad weather on a project before yours, it can delay your delivery date.

Scheduling How to Get on Schedule 1. Take some pictures of the building site. a. Be sure to get multiple pictures to show the entire area. It is very beneficial for our installers to see what the site will look like when they arrive.

2. Email or text the pictures to the Building Success Team a. Email: SuccessTeam@BigBuildingsDirect.com b. Text: (813) 692-7320 3. Confirm with the Building Success Team that you are on schedule. a. Some installers require that the customer calls to confirm that you are ready.

It is important to note that scheduling is weather dependent and delivery dates can be moved if the install crew encounters bad weather on a jobsite ahead of your delivery and installation.

Installation Delivery and Installation Congratulations! Delivery and installation is every customer’s favorite part of the process. You can sit back and watch the professionals start the process of putting up your new building.

FAQ’s Will adding a window or changing my building size slow down the process?

Yes, making a change to the order will restart your timeline. See the “Order Revisions” section for more details.

How long will my install take?

The installation process can vary from building to building. Most buildings can be completed within three days. Larger or more complex buildings can take upwards of a week to install. It is best to check with our Building Success Team or your installers for more detailed information.

When will I be able to get on schedule?

Before scheduling can begin, it is required that your permit has been pulled (if applicable) and your site is ready for installation.

We do not start scheduling before the site is prepared. This is to ensure that we do not arrive on site before it is finished. Check the “Scheduling” section for more details and how to get on schedule.

Do you pull the permit?

The permit is the customer’s responsibility. The local permitting officals will be able to help guide you through the process; although, it is also recommend to read through the “Permitting” section to get more information.

How do I confirm my building order?

After your order has been sent to the installers, you will be recieving a welcome call from our Building Success Team. This will be to go over the next steps in the process and to confirm your information to this point is accurate.

FAQ’s Could I move my building in the future if necessary?

In short, yes. Due to the fact we deliver the building materials on a trailer, it is possible to disassemble and reassemble. If you are making a move to another climate; however, it is advised to check on the local snow and wind loads to ensure that your building will stand up in the new environment.

Can I further customize my building after installation?

Due to the versatility of metal buildings, it is a very easy process to further customize your building. Many customers choose to leave their building pretty bare, but many have also added things such as drywall, cabnitery, bathrooms, etc. Take a look at our YouTube page for videos of what previous customers have done.

Will my building arrive before the installers?

The way we are able to do these building at such a cost effective price is by going on runs with our buildings. We load up about 3-5 buildings on a trailer and drive to your area to install multiple buildings at a time. The installers of the building will be the ones driving the delivery truck, so once your building is on site, so are the installers.

What happens if I need to cancel the building?

If you need to cancel the building order, please reach out to our Building Success Team. You can read through the “Cancellation Policy” section for more information.

Recent Customer Experiences

I needed a building to store some farm equipment. I had quite a few wood buildings on my property, but wanted something built to last. My building got installed a few months ago, and it blew away my expectations. I’m probably gonna need a few more in the future, and these guys will be who I call.

My wife wanted me to get my wood working supplies out of the garage. She suggested we start looking for a shed, but I wanted something with enough room to expand. I ended up with a 24x30, and I couldn’t be happier. Everything is moved in now and my wife can park in the garage again.

I needed a building to expand my business and gave Big Buildings a call. They were more than helpful with determining what size would work best. I ended up getting a 30x50, and it’s perfect. All the guys in the new shop are loving the extra space.

Order Changes

Order Changes Order Revisions Any changes that must be made on the building must go through our Building Success Team. You can call, email, or text the team to get the changes made. There is a $150 fee for any changes made to the contract or pricing. If you would like to make a revision, it is best to sleep on it to avoid multiple revision fees.

A revision will restart the process. If you are close to getting on schedule, a revision will push your building back to the beginning of the process. If you need your building in a certain timeframe, it is best to keep the building the same and not get pushed in the line.

Order Changes Order Holds If a delay happens and you need to put the project on hold, we can honor the pricing for up to six months from the order date. If the delay persists longer than six months, you may be subject to new pricing.

If you need to put an order on hold or make a revision, it is best to reach out to our Building Success Team. They can be reached via email or text for the fastest response.

Order Changes Cancellation Policy 1. 72-hour Cancellation Policy. The Customer shall have 48 hours from the time an order for a building is made to cancel the purchase in full. If the Customer gives notice of cancellation within said 72-hour cancellation period, then the Customer shall receive a full refund of any deposit paid to Big Buildings Direct, LLC. After said 72-hour cancellation period, the deposit shall become non-refundable except as specifically outlined in this agreement.

2. Cancellation due to Permitting. The Customer is entitled to cancel the order and receive a return of the deposit if after diligent effort, a request for a permit is denied within 90 days of signing. In order to be entitled to a refund of a deposit under this paragraph, a document indicating that a permit application is being denied must be signed by a state, local, or federal government official. Big Buildings Direct, LLC shall have the right to speak to the applicable governmental authority to confirm the denial. The Customer shall provide any authorization necessary for the government to speak directly to Big Buildings Direct, LLC.

Order Changes

3. Other Cancellations. If the Customer is not entitled to cancel an order pursuant to paragraph 1 or paragraph 2, then the Customer will only be entitled to cancel an order only if permitted by the manufacturer of the purchase building. In no case will the Customer be entitled to a return of the deposit unless in compliance with paragraph 1 or paragraph 2.

4. If the customer is not entitled to an order pursuant to paragraph 1,2 or 3; Big Buildings Direct does offer that the customer can request building deposit to be used as a credit on file. Customer will request and confirm to cancel current building project with Big Buildings Direct. Order Changes Refund Process Any refunds processed will be to the original form of payment.

We do not make refunds to any form of payment except the one used for the down payment.

Order Changes Refund Timeline Once a cancellation request has been made, it can take up to 45 days to be processed. Once the refund has been made, it can also take your bank 7 business days to process.
