GARAGES - FRONT/SIDE ENTRY

Front Entry:

Side Entry:

Front Entry Garages are garages with doors on the gable end. The gable end is where you see the peak of the roof. This design is great for customers looking for smaller two car garages. The gable end is not a load bearing wall and typically does not require large header bars for garage doors.

Side Entry Garages are garages with doors on the eave side.

These are most common for customers looking for multi car garages and offer the best bang for buck on square footage. You will want to keep in mind since the sides are the weight bearing walls they require header bars to support the weight of the missing studs.

LEAN-TO’S Lean-to’s have a variety of uses and can be added to almost any building. There are two main designs for lean-to’s:

Typically at a 2/12 pitch and connect to the side wall of the center building. This is typically the standard design for a lean-to and commonly used for customers looking for a barn.

Match the same pitch as the roof line and are connected to the roof on the center building. This is a great option for customers looking for extra clearance underneath the lean-to.

All Lean-to’s have the option to be enclosed or open. We can also add framed openings that would be similar to openings made for garage doors that can allow for the removal of some of the studs if the customer is looking for a functional work space and does not want to worry about stepping in between studs or over a base rail.

Frame outs and sheeting applied to the lean-to can also give it a more finished look.

BARN STYLE Barn’s are buildings with enclosed lean-to’s on each side of a center structure.

An easy way to think of this is to think of two buildings combined. Your center building with a second building cut in half on each side.

They are common for agriculture use as well as for customers that want a building with separate space for a garage and workshop area.

It is important to keep in mind that barns have studs that run down the length of the center structure.

You will want to make sure that your customer is okay with the studs. Or if they would like it as open as possible, you can add in some interior framed openings to pick up some of the studs and allow for more free space inside of the structure.

Barn style buildings need some supports in the center we cannot make these entirely clear span.

UTILITY STYLE

Utility style buildings have an enclosed storage and extended roof.

The Utility Style is not a lean-to but an extension of the same roof for the enclosed storage.

This is a great option for customers looking for additional covered parking or a hangout spot with the family.

HOW TO BREAK IT DOWN No matter how large or complex a building design is it all starts with the basic: WIDTH x LENGTH x HEIGHT is the way our size is described

VERTICAL ROOF: Pricing starts with the Vertical Roof. The roof will always be displayed by Width x Length. Width goes in increments of 2’ where as Length goes in increments of 5’. The width will always be the measurement of the Gable End where you see the peak in the roof. Regardless if the building is gable or side entry.

LEGS (STUDS): Legs refer to the steel studs that go down the length of the building. For most areas the steel studs run every 5’ on center. This is why their pricing goes in 5’ increments. This means every 5’ there will be a stud connected to a truss in the roof system. Because these are the weight bearing walls the pricing is separate than the sheeting to enclose the unit. As the customer has the option to leave the sheeting off but the studs will need to remain to support the building.

Legs (Studs): LxH

SIDES: Sides refer to the steel sheeting that goes down the length of the structure. The default siding for non commercial units is horizontal. This will give the building a more residential look. The customer will have the option to upgrade to vertical siding for an additional cost.

Sides: LxH

ENDS: Ends refer to the Gable Ends. This price includes the sheeting and framing as these walls are not weight bearing walls and the studs provided are to make sure that it is structurally sound and a fully enclosed unit. Buildings sold without ends would have a completely open gable end.

ACCESSORIES: Accessories refer to things added to the building like walk-in doors, roll up doors, windows, etc. Accessories offered vary depending on on the area the building is being installed. It is important to check what is available in each area. These items are offered typically at a static price and normally only vary in cost dependent on if it is going on the gable end or eave side.

Because the sides are weight bearing walls they require larger header bars to support the removal of studs.

L-Trim - A piece of trim outlines and

Bow - Refers to the truss of our 12’-24’ wide structures, it is composed of a long piece of tubular steel bent into a bow shape (like a bow/arrow) and given additional strength by a peak brace.

End Wall - A wall that encloses the two non-weight bearing sides (referred to as “ends”)

Side Wall - The wall that encloses the two weight bearing sides (referred to as “sides”)

Lean-to - Additions that can add up to 15’ additional width to a structure that has one set of leg to the outside and connects to a central building that would supply it’s other pair of legs.

Gable End - A decorative addition that can add both style and extra lateral stability to a building.

Hat Channel - Pieces that are used to provide an anchoring point for our roof panels on vertical style buildings. When viewed from the side, they have the shape of a top-hat.

Leg - Refers to the vertical poles that bear the weight of the roof of our buildings.

Leg Brace - A brace that connects from the legs to the truss/bow of the carport. It adds additional strength to the structure and helps hold up the roof.

Peak Brace - A brace located at the center peak of each bow that provides additional strength and structure to our units 12’-24’ in width.

J-Trim - A piece of trim, that when viewed from the side profile, is shaped like a J. It acts both as a decorative feature as well as a cover to any sharp edges that open on drop panel

Header Bar - Refers to the bars located above our garage doors, or larger openings that redistributes the weight of the roof to both sides of the opening so that we can enter through a space a “leg” would normally be placed.

BIG BUILDINGS DIRECT: INFO & EXTRAS

ROOF STYLES: The roof is the most important piece of any structure. We take pride in only offering an A-Frame Vertical roof option because the most expensive building out there is the one you have to buy twice.

Vertical Roofs The A- frame vertical roof is the only roof style we offer and it’s the only roof style worth purchasing. This roofing style allows water, debris and dirt to naturally roll off the sides of the roof line instead of getting caught in the ribs of the sheeting and causing rust or leakage.

Horizontal Roofs Horizontal roofs are the cheaper alternative. The sheeting being aligned horizontally from one end of the building to the other allow for dirt, debris, and water to stay on top of the roof. Those things lead to leaking, sagging and mildew production over time. We NEVER sell vertical roofs.

COLORED SCREWS:

Colored screws can be ordered to match the color of your panels.

This is a nice option to finish the building out. They are specifically useful on darker colors.

HEADER SEALS: Header seals help seal the top of your roll up door. Since this roll up door is a cylinder there must be space for it to spool and unspool.

The header seal is a nice addition to stop birds and snow drifts from getting into your building.

COVERAGE AREAS:

States Not Serviced at All: Idaho, Montana, Wyoming, North Dakota, South Dakota, Nebraska, Rhode Island, Connecticut, Delaware, Vermont, New Hampshire, Maine

INSULATION: Insulation can be a great addition to your metal building.

The main types we offer are:

Double Bubble Moisture Barriers (to prevent sweating and condensation)

Fiberglass Insulation (availability varies by area, but does provide a more significant R-value)

Spray foam can be one of the best bang for your buck insulations.

However, this is not a product we offer and must be sourced locally by the customer after the installation.

ANCHOR OPTIONS: CONCRETE ANCHORS: Sometimes referred to as wedge anchors, expansion anchors, or redheads. Installers drill through the base rail into the concrete and insert these anchors.

Once inserted the top nut is tightened fully and wedges the anchor into the concrete at the tip to certify the building.

CONCRETE FLUSH MOUNT KIT: The Flush Mount Kit is required when the concrete pad for the building is the same exact size as the building - no excess concrete. This spaces the concrete anchors away from the edge so there are no blowouts in the concrete. Example: 20’x30’ Pad - 20’x30’ Building - Requires Flush Mount Kit.

EARTH AUGER ANCHORS: Unlike concrete anchors, these are drilled straight into level ground or gravel. The double helix ends allow the anchor to carve deep into the earth and secure the building to ground or gravel. These are then attached to the base rail of the building to keep it in place. We can only install on ground/gravel level 1-3 inches.

ASPHALT ANCHORS: These anchors are used for asphalt installations only.

They have multiple fins around the anchor that when driven into the ground, hold the anchor in place keeping the building secure. Like auger anchors these are secured to the base rail itself.

CONCRETE NOTCHED EDGE:

This is our preferred method and we advice our customer talk to their contractors to see if they will pour their slab this way.

This makes the base rail of the building sit on top of the notch allowing the siding to overlap. This creates a very nice leak prevention method. Concrete and steel base rails do not always seal properly.

For example: 20x30 garage would require 3 ½ additional inches of concrete on each wall resulting in a 20’7”x30’7” slab.

DRAWING TYPES:

GENERIC ENGINEERED DRAWINGS: These drawings come free of cost with the purchase of your building in most of our service areas. They go over the basics of how our buildings are assembled, welded and certified for permitting offices.

GENERIC WET SEALED DRAWINGS: Wet seal drawings are a physically copy of generic drawings. Where standard drawings are emailed and digitally signed, this version is physically stamped and is usually a few hundred dollars to provide.

SITE SPECIFIC DRAWINGS: Site-specific drawings are an exact work up of the building purchased at the physical address on the order form.

These are worked up by hand by our installers engineers. These normally start around $1,500 and cost increases with size.

BIG BUILDINGS DIRECT: RENDERINGS

Overview

In this portion we will be learning how to use our 3-D rendering software effectively to give our customers a flushed out model of what their building will look like installed on their property.

STARTING WITH THE BASICS

Start with entering in the customers zip code.

This will make sure the customer is within our service area.

STYLES: You will start each design with picking the style that closely matches the customers building design.

Starting with a style will help speed up the design process.

That being said if you choose to start with a carport you can design the building from scratch and can enclose the unit later in the design process.

SIZE:

The next step is selecting size. Every building is customizable and you can change the width, length, and height.

It is important to keep in mind that the width goes in increments of 2’ the length goes in increments of 5’ and the height goes in increments of 1’.

Changing the size of the width can change the overall building style.

The categories for width are 12’-24’, 26-30, and commercial sizes are 32’ and up.

SIDES & ENDS: Under Sides & Ends you can change if the walls are open or enclosed. You can also add lean-tos.

You can change if the lean-to’s are open or enclosed by selecting the “Left or Right Lean” option and clicking to enclose the walls like you would for the center section.

Keep in mind that when you are adding lean-to’s at this point you will need to go back to the size to make sure the lean-to’s are the proper size for the building.

ADDITIONAL OPTIONS: Additional Options is where you will select the siding type. With the rendering software it will default the siding to Horizontal with most building designs.

If the customer wants vertical siding this is where you will be able to change that.

The remaining choices under additional options do not change the renderings and do not need to be adjusted.

DOORS, WINDOWS, & FRAME OUTS: Under the Doors, Windows, & Frame Outs tab you can add remove and position the walk in doors, roll up doors, windows, and framed openings.

To add an additional feature select the wall on the building that the feature would be going on and click the required feature.

Once the feature appears you can click and drag it to where it needs to be on the wall and also change the size depending on what is needed.

COLORS: In the colors tab you will select the colors for the building. It will have you select the colors for roof, trim, gable end, side wall, and Wainscot (If applicable).

FINISHING UP: Once you have completed the renderings for your customer you will take screenshots of the renderings from different angles to show the design to the customer to verify the doors are in the proper places as shown below.

MAKING FLOOR PLANS:

Once the renderings are complete press “Save” Located in the top right corner.

Type in the customer’s name but your office contact information.

Under “Contact Me” select “I am Simply exploring building options right now.

Under “How Did You Hear About Us?” Select other and fill out “Floor Plan For Customer”

Select “Email Link”. You will receive an email with a floor plan for the building.

It is important to remember that whenever you send a floor plan to the customer, you must notify them that placements of the building can vary based on engineering. The ONLY way to get exact placement for their building is to purchase site specific plans through their manufacturer.

How to Quote a Building Start to Finish

Overview

By the end of this section, you will be able to quote a building from start to finish using our quoting software.

HOME PAGE When on the home page you can view your stats, start a new quote, or revise an existing quote.

STARTING A NEW QUOTE When Starting a new quote, you will need to request the below information from the customer.

Some customers may not have a street address yet if it is a new property. If this is the case, be sure to fill out as much information as possible as this will affect the accuracy of the quote itself.

BUILDING TYPE Once you have completed filling out the customers information, you will need to select the type of building the customer is looking for.

Center buildings: For standard gable entry or side entry buildings. This includes all sizes.

With Lean-To: For buildings with a single lean-to. This includes all building sizes.

Barn Style: For buildings with two lean-to’s. This includes all sizes.

Manufacturer for State: In some areas our manufacturers will have overlapping coverage areas and you will need to select a manufacturer for the project. If you are unsure of the best manufacturer to use for the area ask your team lead for a recommendation.

BUILDING SIZE Wall Closed Side Size:

Colored Screws:

This field is for how much of the side wall will be closed. In most cases for a standard building this will be the same as the building length.

Check this box if the customer would like Colored Screws. If you do not select colored screws the building will come default with stainless steel screws.

Wall Closed Side: This is where you determine if both walls will be closed or not. In most cases for a standard building you will select both sides.

Wall Closed End Qty: This determines how many end walls to include for the building. For standard buildings this will always be (2) as it is for the front and back end walls.

Frame Gauge, Panel Gauge, Certification, Panel Orientation and Roof Pitch: These categories will auto fill with the standard options provide. These options typically will not need to be adjusted unless the customer is looking for an upgrade. The most commonly changed would be panel orientation.

Foundation: This is where you will select the foundation type for the customer. If the customer is unsure what type of foundation they are going to use ask them what they are leaning towards and select that option. When the customer is unsure it is best to inform the customer that the cost may change depending on the foundation type.

Every quote will start with building sizes for the center building. Speak with the customer to find out what size building they are interested in for width, length, and height.

ROLL UP DOORS This is where you will select the roll up doors for the project. You will need to select the location for the doors at this point. It is important to make sure that you select the proper location as doors on the eave side will be more expensive than doors on the gable end due to them requiring a larger header bar to be installed.

Dutch Corners: This is a different way that the installers will cut out the opening and trim to give the framed opening a nice look. If the customer would like to add dutch corners check the box.

Header Seals: Are installed on the exterior of the door to help prevent dust, dirt and debris from blowing into the building. If the customer would like to add header seals check the box.

Dutch Corners:

DOORS AND WINDOWS This is where you can add walk in doors and window. It is always best to select the proper location when available however the pricing does not change for walk in doors or windows as they are installed in between studs. You can select different types of doors and windows depending on what is available in that area.

It is important to let your customers know that locations can slightly vary as they will not cut a stud to install a window or door.

FRAME OUTS You will need to select the size and location for the framed opening. Like the garage doors it is important to make sure the location is correct for the framed openings as framed openings on the eave side will be more expensive than on a gable end.

ACCESSORIES This where you can add additional accessories like gable ends or additional panels.

EXTRAS Extras is an additional line item to add something that may not be included in the pricer. It will most commonly be used for higher snow loads that require additional materials.

QUOTE DETAILS Quote details is where you can upload colors, renderings, and any notes you want the customer to have on their quote form. Once you have uploaded everything for the project you can select “Show Demo” to see the customers full quote as well as to finalize and send it.

FINISHING UP Once you have completed the review with the customer you can select “Submit Quote”. At this point, if you have any email templates it will allow you to pick them and send the email to the customer.

ORDER FORMS Order Forms are filled out after every sale. It is the customers contract and will act as the customers receipt for the down payment. It is important to list the details of the project cleary so the manufacturer knows exactly how the building is designed. We also want to add the key details for the project listed on the order form so that way it can be used to enforce how the deal was set up.

REQUIRED VERBIAGE: Engineered Plans: Every order form needs to show the type of plans that are required for the project. If the customer is using generic engineered plans the order form should reflect “Generic Engineered Plans Required” if the customer requires site specific plans it should state “Site Specific Plans Required - Additional Cost”

Lull Lift: If the customers building requires a lull lift the order form should have listed “Lull Lift Required For Installation” You will need to add “Provided By Customer” or “Provided By Installers” Depending on how the customer plans to have it arranged and what the installers offer.

SURCHARGES Surcharges are a percentage added to the subtotal of a building to reflect the current steel market. Not all manufacturers require a steel surcharge. The manufacturers typically use steel surcharges when the market value changes before they have a chance to update their price books. Adjusting the surcharge is easier than trying to create new pricebooks monthly.

DISCOUNTS Discounts can be broken into two separate categories Manufacturer Discounts and Big Buildings Direct Discounts

Manufacturer discounts are discounts offered directly from the manufacturer. These discounts will have hard cut off dates. If the order is not submitted by the cut off date the discount will not be approved.

These discounts are typically a percentage off the subtotal of the building.

Big Buildings Direct discounts are discounts offered directly by our company. These discounts are a call to action to create a sense of urgency to buy within the timeline. Unlike manufacturer discounts if the customer misses the promotion date we have the ability to keep the discount for the project with management approval.

DOWN PAYMENTS Down payments, also referred to as the deposit is the amount that Big Buildings Direct collects on every sale. The deposit amount changes based on the agreement between each manufacturer. The same manufacturer can even have different deposit amounts based on the building price or state.

FINANCING Big Buildings Direct does not have a direct financing program. We recommend acorn to our customers as it will allow the customers to get multiple financing options.

Acorn: Acorn deals with multiple lenders across the country to help secure loans for our customers.

What’s great about acorn is a customer can do a “soft inquiry” something that won’t impact their credit. But they are still able to get offers based on the information they provide. If they like what they see they can do a “hard inquiry” that will impact their credit but Acorn will come back with an exact offer for the customer.

Acorn acts as a personal loan so once the funds are approved they will be sent to the customers bank account and then they can allocate the funds as need be.

LULL LIFT Lull lifts are equipment rentals required for installation on projects.

Typically the installers are looking for a 6k-7k Telescopic Forklift that extends 36’.

The requirements may vary depending on the building size.

East Coast Lift Requirements: For most manufacturers on the east coast a lift is required for buildings 32’ or wider, buildings exceeding a 14’ wall height, or high snow loads.

West Coast Lift Requirements: For most manufacturers on the west coast a lift is required for buildings 32’ or wider, buildings exceeding a 12’ wall height, or high snow loads.

THE BIG BUILDINGS DIFFERENCE We have dedicated teams to help our customers from start to finish on their project. Under the BST Umbrella we have our Success Team, Revisions Department, and Cancellation Department.

Success Team: Our Success Team handles all orders once they have been submitted and accepted by the manufacturer. They will educate our customers on processes, assist with them getting in contact with the proper party and answer project questions they may have. Our success Team has years of industry experience and are the equipped to assist our customers with any obstacles they may encounter on their project.

Revision Department: Our Revision Department assists customers that need to make building changes after the order has been submitted to the manufacturer. They make changes as small as adding a window to completely redesigning the building when needed.

Cancellation Department: Our Cancellation department assist with helping our customers that can not continue with the project. If the order was set up properly the cancellation will never affect your pay.
