PRE-SALE PREP AND STAGING
Home Sellers who utilize our pre-sale prep guidance and staging services, usually NET thousands of dollars more on the sale of their home!
Approximately 90% of all homes will benefit from some degree of pre-sale prep and staging. Many homes have deferred maintenance that should be taken care of prior to the sale. Some homes may require as little as packing up the family photos and collections, along with a deep clean, and then others will benefit from a presale “mini-facelift!”
After touring your home, Sheri will be able to suggest different options and help devise the best strategy specific to your home and budget!
1. Sheri’s suggestions are geared toward getting you the highest “return for your dollar.” Pre- sale Prep and Staging suggestions are tailored individually, for each home /homeowner – taking into consideration your needs, budget, comfort level, and timeline, as well as market conditions at the time of your sale.
2. Planning Stage: Once authorized to sell your home, Sheri with work with you to create a Pre-Sale Prep and Staging Plan, with an estimated timeline for completion. This planning stage can start weeks or even months before the actual planned sale date! (Our longest to date is over 1-year- to fully remodel an older home – with the NET result to the Seller of over $320K MORE than selling “as is.”)
3. For Pre-Sale Prep - Our OC Preferred Vendor List has referrals for painters, handymen, carpet cleaners, window washers, gardeners, etc. If needed, our team will help arrange appointments, gather estimates, and set appointments on your behalf!
4. For Staging, we keep a small warehouse of decorative objects and artwork - to add a pop of color here, a bit of emotional appeal there, or better functionality to a space. OR, we may suggest a professional stager do the job, especially when furniture is needed. Staging costs are included in our standard fee- at no additional cost to you!

6. Once the pre-sale prep and staging are complete – you’re ready for your photo shoot!
