This 971-acre business park, located at Beltway 8 and IH 45 north, consists of light manufacturing, warehouse, and supply chain distribution facilities. The park will accommodate up to 7 million square feet of build-to-suit and user-owned facilities when fully developed. BGE designed and prepared construction plans for all of the park’s infrastructure.

BGE provided platting, survey, pipeline relocation coordination, gas and electric service coordination, project contract administration, and construction observation services. Additionally, BGE provided transportation planning services, including multi-phased traffic impact analyses and traffic signalization plans for three major intersections at the park’s boundary.

Services include grading, pavement design, water and sanitary sewer design, storm drainage collection system, erosion control, left turn and right turn lanes, traffic control plans, internal traffic circulation evaluation and modeling, and coordination with applicable approval entities.

1.5 MILLION SQUARE FEET OF WAREHOUSE SPACE

This 95-acre warehouse development is a prime commercial real estate area 15 miles southeast of Dallas, Texas. Once complete, the complex will contain over 1.5 million square feet in total warehouse space. BGE is conducting topographical surveys, site planning, platting, and complete civil engineering plans with landscape site amenities. The offsite improvements include roadway expansion of a two-lane road to a four-lane undivided roadway, turn lane improvements, and signal adjustments.

103-ACRE PAD-READY SITE

BGE’s client owns a 103-acre site in Reidsville, North Carolina. BGE provided master planning services and advised the client on maximizing buildable area by assessing the Unified Development Ordinance, site topography, existing utilities, and site access. BGE provided full civil engineering services, including NCDEQ permitting, construction documents, grading, erosion control, stormwater management, and construction administration. The design provides a 286,000-square-foot pad-ready site for future industrial development. BGE’s client will utilize the site to market Rockingham County to industrial companies.

BGE is partnering with our client to provide full civil engineering scope of services for Goodyear’s 102-acre tire storage facility. Site planning, topographical survey, platting, grading, paving, water, wastewater, storm sewer, and detention design are part of this large-scale warehouse 23 miles east of Dallas, Texas.

This project is a 284-acre site located at IH 20 and FM 2932 that will consist of light manufacturing, warehouse, and supply chain distribution facilities. The park will accommodate up to 3.5 million square feet of built-to-suit and user-owned facilities when fully developed. BGE has provided planning, entitlement, civil design, and survey services. Services include site planning, zoning, 3D planning graphics, development agreement assistance, flood study, traffic impact analysis, preliminary engineering, opinions of probable costs, and boundary and topographic design surveys.

CANDOR HEADQUARTERS

LOCATION: CANDOR, NC

CLIENT: ABERDEEN CAROLINA & WESTERN RAILWAY COMPANY (ACWR) DETAILS: 91,200-SQUARE-FOOT WAREHOUSE

MASS GRADING FOR RAIL IMPROVEMENTS, MAIN SPUR, AND TRANSLOAD YARD

BGE’s client owns a 78.5-acre site with an existing 91,200-square-foot warehouse in Candor, North Carolina. The client utilizes the warehouse and site as the Headquarters for the ACWR. BGE provided master planning services and advised the client on maximizing buildable area, maximizing transload storage, streamlining transload operations by assessing truck maneuverability and scale locations, and phasing construction activities to minimize operational impacts. BGE assisted with developing cost opinions for ACWR to utilize in submitting for grant funding through the Federal Railroad Administration (FRA) Consolidated Rail Infrastructure and Safety Improvements (CRISI) Program, North Carolina Department of Transportation (NCDOT) Freight Rail Diversion Program (FRDP), North Carolina Southeast (NCSE) Product Development Fund, and North Carolina Railroad Company (NCRR) Build Ready Sites.

BGE provided full civil engineering services, developed three sets of construction documents, and coordinated with NCDOT to shift the ACWR rail crossing of Highway 211 east to accommodate construction of the Candor Headquarters Main Spur.

EMPIRE WEST BUSINESS PARK

Empire West Business Park is a 298-acre industrial development located in Brookshire, Texas. At completion, Empire West will consist of ten buildings totaling over 4,000,000 square feet in size. Empire West is located with Waller County MUD No. 19, and BGE serves as both the development engineer and MUD engineer for the project.

BGE provided design and construction phase services for the water plant and wastewater treatment to serve the development, as well as design and construction phase services for the development’s detention ponds, public utilities, and roadways. BGE’s hydrologists prepared a drainage impact analysis for the business park development and also an LOMR to remove portions of the property from the FEMA-mapped floodplain. BGE also provided site development design services for the individual buildings in the business park, as well as platting, surveying, and electric service coordination services. In addition, BGE provided transportation planning services, including a traffic impact analysis, the design of a new traffic signal at the entrance to the development, and the permitting of new roadway tie-ins with TxDOT and Waller County.

IMESON PORT CENTER MIDLAND EAST

SPACE ACROSS 12 BUILDINGS

BGE provided planning, civil engineering, landscape architecture, and traffic engineering services for the design and permitting of the Imeson Port Center development, a multi-phase development on 118 acres with almost 1.4 million square feet of warehouse space across 12 buildings. The project required master planning and engineering, mass grading plans for early clearing of the first three phases, and final engineering for the multiple phases of construction. The permitting process also involved a successful variance request through FDOT’s Access Management Review Committee for a new full-access median opening.

The client owns a 70-acre site in Midland, North Carolina. BGE professionals provided master planning services and advised the client on maximizing buildable area, maximizing transload storage, and streamlining transload operations by assessing truck maneuverability and scale locations. BGE professionals provided full civil engineering services, including wetland impact exhibits, construction documents, stormwater management design, two road crossing designs, and construction administration. The design provided an 1,850-linear-foot asphalt access road, a 150,000-square-foot pad-ready site for a future, rail-accessible industrial development, truck scale, scale house, and rail transload yard with 120-railcar capacity.

MONROE-UNION INDUSTRIAL PARK

PICKENS COUNTY INDUSTRIAL PARK

LOCATION: PICKENS COUNTY, SC

CLIENT: ALLIANCE PICKENS – ECONOMIC DEVELOPMENT

DETAILS: 1,000,000-SQUAREFOOT DEVELOPMENT

BGE professionals provided master planning services for a 1,415,000-square-foot mixed industrial and commercial development for the Monroe-Union County Economic Development office. Services included site research and due diligence for a 331-acre site and coordination with state/local agencies, DOT, and utility providers. The team produced buildable area maps and multiple concepts for Monroe-Union County. The team advised the client on the size of buildings the site could accommodate and potential types of industry. BGE professionals also developed marketing material and rendered site plans, videos, and exhibits for Monroe-Union County’s Economic Developer.

BGE professionals provided master planning services for a 1,000,000-square-foot mixed industrial and commercial development for Alliance Pickens – Economic Development. Services included site research and due diligence for a 185-acre site and coordination with state/ local agencies, the DOT, and utility providers. The team produced buildable area maps and multiple concepts for Pickens County. The team advised Alliance Pickens –Economic Development on the size of buildings the site could accommodate and potential types of industry. BGE professionals also developed marketing material, and rendered site plans, videos, and exhibits for the client.

Amazon’s latest expansion in Texas includes a fulfillment center and delivery station in Forney, Texas. The fulfillment center will be 1.08 million square feet and the delivery station will be 200,000 square feet. In addition, these projects include the extension of the local thoroughfare, Akron Way, and the signal design at two intersections. The new locations have brought more than 600 jobs to the area.

PINNACLE LOGISTICS PARK SHOPTON RIDGE EAST

DETAILS: 170-ACRE INDUSTRIAL PARK SITE

BGE’s client owns a 105-acre site in Charlotte, North Carolina. BGE provided master planning services and advised the client on maximizing buildable areas by assessing the Unified Development Ordinance, wetlands, site topography, and site access. The master plan included 1,200,000 square feet of industrial building space, one cross dock, two single-load docks, and 247 trailer parking spaces. BGE provided full entitlement services to rezone the property to develop as proposed. BGE is providing full civil engineering services, including construction documents, stormwater management design, and landscape plans for onsite improvements and offsite road improvements to adjacent NCDOT roadways.

This is a 170-acre industrial park site located within Harris County. The project was broken into two phases. Phase I of the project consisted of four cross-dock or front-load distribution buildings totaling approximately 615,000 square feet. The project also required wetlands mitigation and US Corps of Engineers permitting. The site was annexed into a utility district to provide public utilities to serve the ultimate development. As part of Phase I of the development, BGE designed plans for the construction of new public infrastructure, including new public roadways, expansion of an existing public road, a public bridge, a traffic signal, and ultimate detention/ mitigation ponds. Design and construction of the buildings and private civil-related items were designed and coordinated simultaneously by the BGE team as part of the services.
