Staging is more important than you might think. It allows us to create a homey and spacious atmosphere that buyers will appreciate and value.

After 7 years as an agent, I've collected quite a bit of staging items. Before pictures, I will come through and add some little touches to appeal to buyers.

PRICING & TIMING

The right price will depend on similar homes' prices and the state of the market. We will decide together on a price with which you are comfortable.

Depending on the market, you might get multiple offers in a day or it might have to spend some time on the market.

PREPARING YOUR HOME

Selling a house is stressful and there are a lot of unknowns—she was always there for us throughout the entire process. She certainly eliminated all the added stress.

Before listing, it'll be worth your while to do some minor repairs to make it more show-worthy. Painting, minor repairs and deep cleaning would top the list.

You will also want to start packing up and de-cluttering the house. Start by clearing your walls and surfaces, less is more!

PHOTOGRAPHY & VIDEOGRAPHY

Picture day is the most important day to have the least amount of things in your home. That's the first step to magazineworthy photos.

The second is to leave the rest up to the photographer! The photographers I work with are amazing, they make every house shine.

Your listing will be uploaded to the regional MLS that agents will see right away as well as commercial sites like Zillow and Redfin.

We also make full color flyers, host open houses, and share on social media. We'll get your listing in front of as many eyes as possible.

BUYER ATTRACTION

Creating a spacious environment is going to attract to buyers. For example, make your closets sparse so they look even bigger than they are.

Buyers love natural light. Open blinds and curtains for showings and open houses to let in as much sun as you can.

HOME INSPECTION

Amy exudes passion for helping people with their real estate needs. I also see see her caring and uplifting people in general. She will work hard for you because she cares.

Once under contract, the buyer will hire a home inspector. There is a 100% chance that the buyers are going to find something and will likely ask for repairs.

This is all negotiable. Once everyone agrees on the repairs, get them done as soon as possible. I have a great network of vendors for you to reference.

NEGOTIATION & OFFERS

I'm committed to getting you the most for your home as possible. If we have multiple offers, we'll ask for highest and best keeping in mind various terms, i.e. escalations, seller paid closing costs, and type of funding.

I'm confident that I am extremely capable of negotiating an offer that looks out for your best interests.

CLOSING COSTS

She genuinely looks out for her clients. She will try to get you the best deal and not the one that is most profitable for her. Its hard to find agents like this. We love working with her.

Seller closing costs are anywhere from 8-10%. They include listing and buying agent commissions, title and escrow fees, taxes, and possibly a few others on depending on your specific situation.

It's a good idea to order a pay off balance from your mortgage lender. This is the best way for me to give you an accurate net sheet.

CLOSING

Closing day can sometimes be delayed so it is best to be flexible. As we progress, we'll have a concrete idea and you should be moved out one day prior.

Buyers will do a final walk-through a few days before closing, you will want to have done a cleaning before then. Also note items that stay are: immovable fixtures, landscaping, light fixtures, curtains, and blinds.
