Property & Asset Management – what makes us unique?

Property & Asset Management (PAM) is a service offered within JLL to help amplify client’s results. Delivered through the core services of Property Management, Facilities Management and Financial Management, we offer solutions to clients so they can outsource their property management services. Working as one unified team, we help clients to reduce operating costs and integrate their amenities. Our deep understanding of asset types and market-leading in-house research enables us to tailor client asset strategies. Our specialisms include:

The Building

Cutting-edge office space

One Exchange Square is slated for completion in Q1 2026.

Designed to meet the demands of future tenants with a strong emphasis on sustainability and wellness, this prestigious project marks a significant win for JLL, showcasing their expertise in representing forwardthinking developments.

The project is targeting top-tier environmental certifications, including BREEAM Outstanding, NABERS 5*, and WELL Platinum, showcasing its commitment to eco-friendly practices. By retaining 90% of the existing structure, the development significantly reduces its environmental impact, achieving a 50% lower embodied carbon footprint than a comparable new build. This approach saves approximately 7,600 tonnes of CO2e compared to the GLA 2030 target, demonstrating a substantial contribution to carbon emission reduction.

430,000 sq ft of next-gen workspace

The building will be fully electric, incorporating an intelligent façade design and advanced mechanical services integrated with building management systems to effectively manage operational energy consumption.

The client’s vision for One Exchange Square prioritises the customer experience, aiming to provide market-leading amenities within London. This includes 430,000 sq ft of premium workspace, 17,000 sq ft of retail space, and 33,000 sq ft of landscaped terraces on every floor, alongside an 8,000 sq ft amenity lounge.

JLL is excited to partner with LaSalle Investment Management and PNB on this landmark project, bringing our market knowledge and experience to the forefront to mobilise and manage this exceptional property.
