Thinking of Purchasing a New Roof?

When it’s time to replace your roof, do some research and hire a credentialed and seasoned company. Your roof is arguably the most important part of your home!
Gather referrals and recommendations from various sources. But before you call any of them, look a little deeper into each one. Ask neighbors and local friends if they’ve had a recent new-roof experience, how that went and if they’d recommend using that same company.
Next, narrow it down to three companies, ideally all of which have been in business for 10+ years. In the business world, longevity is typically an indication of consistent customer satisfaction and reasonable prices.
Get and compare estimates from those three companies. Each estimate’s total cost should be within 10-15% of the others. If there’s quite a discrepancy, it’s likely due to a major factor such as a different scope of work, high overhead, no insurance and/or no certifications. Comparing each estimate’s scope of work is one of the most important things a homeowner can do! Everything about the roofing project should be specified, including the number of shingle layers to be removed, type of plywood to be used (if applicable), and other materials such as drip edge metal, underlayment, ice/water shield, shingles, ridge vent, and hip/ridge shingles.
Here’s a checklist to help you make a well-informed decision:
1. While reviewing each estimate, ask plenty of questions about the ventilation, insulation, plywood/decking quality, flashing and warranty. Ask if anything stands out to the company as a cause for concern. (If there is, they should find and fix it!)
2. Ask how long the company has been installing roofs (or siding, gutters, etc.) A company that has weathered economic ups and downs says a LOT about how well it’s funded and managed. YOUR new roof’s warranty may depend on THEM staying in business!
3. Ask about a manufacturer’s warranty option for materials and labor. Sometimes such extended warranties are cost prohibitive, but following warranty specifications ensures that the roof is installed correctly and meets current code requirements. (The roof should be installed the same way regardless of whether or not you purchase an extended warranty.)

4. Ask about how the project will be managed (scheduling, job duration, dumpster and material deliveries). Also discuss your expectations that the level of interest and responsiveness of the roofing company you select will remain consistent throughout the whole process.
5. Trust your gut and hire the roofing company that you feel meets all your criteria, especially reputation, professionalism and warranty. When it comes to this major investment in your home, price should not be the #1 or only factor to consider.
