The Colmenares Family: A Happy Home Built of Love and Dreams

This month, Newtown Square Friends & Neighbors is happy to introduce you to The Colmenares Family: Jose, Stephanie, Leo, Nico and Aidan. The Colmenares are a family whose story proves that achieving your dreams is possible when you work hard, embrace opportunities and value your heritage.

Jose is from Caracas, Venezuela, where he grew up with his father, mother and sister. He attended grade school and high school in Caracas, where he played on the school’s basketball team. Jose moved to the United States in 2016 in search of more opportunities and a better future for his son, Leo. “I had a cousin who was living in Malvern, and my sister and her family moved here in 2015,” Jose explained. “I decided that Leo and I would join them the following year, and then my mother joined us in 2017.”

Jose began working at a car wash in Malvern when he arrived in the United States. “I worked in the car detailing department and really enjoyed my job,” he said. “I have always had a passion for cars, and I get such satisfaction every time I see the results of a fresh car detail.” His passion, determination, drive and love of learning led him to take a leap of faith and open his own car detailing company with his good friend and co-worker, Israel Dona.

That was in 2020, and in the four years since, Jose and Israel have grown their business, Nice Cars Detail, to include on-site

and mobile detailing services for individual customers, corporations and car dealerships. “Israel and I are life-long learners,” Jose explained. “We hold countless certifications and train twice a month with our mentor and friend, Bob Weiner, in New Jersey.” Jose said he loves that the industry constantly changes and develops new products, technology and applications. He hopes to open a brick-and-mortar detailing shop in Newtown Square in the future.

Stephanie grew up in Broomall with her parents, her sister, Angela, and lots of Aunts, Uncles and cousins. She attended St. Anastasia Grade School and Cardinal O’Hara High School, where she enjoyed being a member of the Peace Corps Club and working with individuals with intellectual challenges.

Stephanie said she has always been passionate about teaching and learning languages, so it was an easy decision to attend Neumann University to pursue a degree in education. After earning her bachelor’s degree, she enrolled at Grand Canyon University and obtained a Master’s degree in Teaching English to Speakers of Other Languages (TESOL). “Currently, I am an English as a Second Language Teacher and Program Specialist in the Coatesville School District,” she explained. “I work with children grades Kindergarten through fifth who have come here from all parts of the world.”

This work is meaningful for Stephanie because she loves learning about different cultures and languages and enjoys helping children fall in love with language learning. “I recently started a YouTube channel to help kids learn English called ESL CLASS FOR YOU!” she said. Stephanie is also passionate about helping children living with Type 1 Diabetes. “I have been a Type 1 Diabetic for 24 years, and I know how hard it is to grow up with Type 1,” she explained. “That is why I have written a book called A Thriving Diabetic and a journal called My Diabetes Journal: 30 Days of Reflection for New Diabetics, which are available on Amazon.

Both Jose and Stephanie are driven, ambitious and hard-working. Perhaps that’s just one of the reasons they knew from their first date that they wanted to spend the rest of their lives together. “Jose and I met in 2021 after connecting online,” Stephanie explained. “I had two boys of my own, and Jose was a single dad to Leo, so meeting someone who was open to blending families was really special, too.”

Their first date was at an Italian restaurant, quickly followed by second, third and fourth dates. Jose said he and Stephanie instantly hit it off, and before he knew it, he found himself down on one knee to pop the question in one of their favorite spots, Okehocking Preserve. The happy couple married at St. Anastasia Church in 2023, followed by a fun night of dancing salsa and celebrating at The High Point in Malvern. They put their honeymoon on hold for now but hope to go on a cruise in the near future.

Married and family life for the Colmenares’ is busy with full-time jobs and three kids! Their oldest, Leo, is now 12 years old and attends Conrad Schools of Science in Delaware. “Leo is quiet, smart, caring and very funny,” Jose mentioned. “He loves computers and technology and also plays on his school’s soccer team.” Jose said that Leo would like to play professional soccer one day and is very excited about the 2026 World Cup games that will be held in Philadelphia.

Next is Nico, a very active, energetic eight-year-old who is in third grade at Culbertson Elementary. “Nico loves playing football, basketball, Fortnite and Pokemon,” Stephanie said. “He also enjoys cooking and making desserts.” Nico hopes to be a professional video game player someday.

Their youngest is four-year-old Aidan, who attends Little Totz Academy in Broomall. “The name Aidan means fiery one, and he lives up to that for sure,” laughed Stephanie. “He loves trucks, cars, dinosaurs and any activity that requires him to assemble things.” Jose added that Aidan adores his big brothers and looks up to them.

The Colmenares love to call Newtown Square home and live on a quiet cul-de-sac street surrounded by wonderful families and kids for their boys to play with. “I have always loved Newtown Square and knew I wanted to raise a family here,” Stephanie explained. “Jose fell in love with the neighborhood, the wonderful people in our community and the close proximity to nature preserves, trails and parks.”

Jose said that although he has made his forever home here in Newtown Square, he has brought his culture, traditions and memories of Venezuela with him. “I still enjoy eating arepas, hallacas and tequeños and sharing these pieces of my heritage with

my family and friends,” he explained. “I also love the connections I have made here. For example, there is a statue of Francisco De Miranda in Philadelphia. He was a Venezuelan military leader who commanded Spanish forces in support of the American Revolution, led troops in the French Revolution and is especially famous for his efforts to free Latin America from Spain.” Having Jose’s mother, sister and cousin living nearby and connecting with other Venezuelan immigrants in our community has also been very special.

While time at home is precious, when Stephanie and Jose want to get away, they like to spend time in the sun and sand in Sea

Isle City, NJ. It’s where they take their annual vacation and love to watch the sunsets at Sunset Pier on 86th Street. Last year, they switched it up and took a road trip to Batavia, Ohio, to visit family who lives on a farm. “The kids had so much fun,” Stephanie said. They are planning another road trip this year, but this time, they will head south to visit Stephanie’s mom, who lives on the Gulf Coast of Florida.

When asked about their family’s perspective on life, they said, “We have a quote in our home that says A house is built of walls and beams, a home is built of love and dreams.” Thank you, Colmenares family, for sharing your story of hopes, dreams and hard work. Physical Therapy and Nutrition Are Intertwined

Physical therapy and nutrition are often viewed as separate specialties, but PT’s know that they are intertwined. To get the most out of PT, especially after an injury or surgery, proper nutrition is critical. Your physical therapist will guide you through exercises and activities to help your body heal, but proper nutrition is the fuel that makes the whole process work. Patients with poor nutrition heal slower or sometimes never fully recover at all.

Protein is a great example of a recovery fuel. Proteins are the building blocks for tissue repair and muscle growth. Without them, healing cannot properly take place. Vitamins are also a vital component for healing to occur. Vitamin C helps create new collagen which is vital in building bones, skin and connective tissue. Vitamin D helps your body absorb calcium which is necessary for healing bones. Iron helps your red blood cells carry oxygen to damaged tissue which is needed for all healing in general.

Poor nutrition often leads to unhealthy lifestyles that can then lead to obesity, heart disease, back pain and osteoarthritis among others that may eventually lead to injury that necessitates physical therapy. Eating a healthy diet combined with a good exercise program is still the most effective way to reduce body weight. As an example, an 18 month study of 450 people with knee osteoarthritis showed that the group that lost weight through diet and exercise had less pain, better walking speed and lower joint forces in their knees than groups who either only lost weight or only exercised. Studies have also shown that people who are overweight or obese are 2.5 to 4.5 times more likely to develop arthritis in their knees.

While PTs are not authorized to provide individual diet plans, they can still screen for potential nutritional deficiencies or imbalances and provide education on the importance of nutrition and how it relates to the recovery process. PTs are experts at teaching healthy lifestyles and that includes a balanced diet alongside regular exercise and proper sleep. They can also recognize when a patient’s nutrition needs exceed what they can professionally provide and make a referral to a registered dietician or other qualified healthcare professional. While known more for being movement and rehabilitation experts, physical therapists also know that proper nutrition is a necessary part of the recovery process. One without the other can lead to less than optimum results. N S

The March Casey’s Public House Student of the Month is Nick Rauso, who is a Senior at Marple Newtown High School (MNHS), and also received a Certificate of Achievement and a $25 gift card from Casey’s Public House, our Sponsor of this program.

Like many students graduating this year, the Covid pandemic and ensuing lockdown limited in person school and activities for Nick. Nick made the best of it and was excited to play

on the MNHS Ice Hockey Team during the 2022 - 23 season, but then he had to make the hard decision not to continue with Ice Hockey since it conflicted with the after-school and weekend classes needed to achieve his goal of attaining his Fire 1 certification.

It was Junior year when Nick learned of and decided to enroll in the Delaware County Technical School (DCTS) and their Emergency Protective Services program. This meant he took his high school required classes each morning, and then spent the afternoon at DCTS’ Folcroft Campus to learn more about Firefighting, Policing and EMS, and he earned certifications such as OSHA 1O and CPR.

In August of 2022, Nick joined the Newtown Square Fire Company, Station 41, as a junior volunteer firefighter and joined the “Probie” (probationary) class with other junior volunteers, where they attended weekly classes to start to learn firefighting techniques. Nick has enrolled in multiple online and in-person certification classes, including Vehicle Rescue Training as well as Fire 1 class, and this past December, Nick earned his “Black Shield” and graduated from Junior status to an interior firefighter. In 2023, Nick volunteered for over 300 duty hours in service of his community. You’ve been a true asset to our community Nick and we thank you for your service. N S

Ready, Set — FISH! Trout Season Begins April 6th

Pennsylvania is home to some of the best trout fishing in the eastern United States. Our state offers over 86,000 miles of streams and rivers, including over 15,000 miles of designated Wild Trout Water. Here in our area, we are fortunate to be home to popular, well-stocked trout fishing locations like Ridley Creek, Dismal Run, Darby Creek, Ithan and Chester Creeks. Our local trout hatchery program, run by Delco Anglers and Conservationists, raises and releases the fish into our local streams every year in time for the start of the trout fishing season.

Opening Day for trout season this year is Saturday, April 6th. Anglers can start preparing for the big day by purchasing their 2024 Pennsylvania fishing licenses and renewals online at HuntFish. pa.org, or by visiting a nearby retail issuing agent. To participate in trout fishing and keep trout, anglers ages 16 and older require both a fishing license and a trout permit. The cost for PA residents is $27.97 for a trout fishing license and $14.97 for a trout permit. While youth anglers under age 16 do not require a fishing license, they must have either a voluntary youth fishing license or a free mentored youth fishing permit to participate in any special youth opportunities. This includes the statewide Mentored Youth Trout Fishing Day on March 30th.

Trout fishing continues to grow in popularity for good reason. Trout are gorgeous, elusive in nature, hard fighters and are at home in some of the most pristine and picturesque waterways in the country. Brown trout—both wild and stocked—are the most common species in most PA rivers and streams.

Whether you’re a seasoned angler or new to the sport, a fishing license is truly your ticket to outdoor fun for the whole year, opening the door to fishing adventures that can become lifelong memories. If this is your first time, you’ll want to visit one of our local pro shops to get the tools and expert advice you need to succeed.

Having the right gear will make all the difference. Because trout are predominantly cold-water stream fish, you’ll want to invest in a good pair of waders for those times you must jump in to cross that cold creek! A trout vest will pay for itself in no time by giving you plenty of space to carry tackle and all the essential tools you’ll need for a day on the creek.

Trout can be caught easily on both spinning and fly rods, so pick what best suits you. If you’re a spin fisherman, choose a shorter and more sensitive rod, like a 5 to 6-foot light or ultralight model. For fly anglers, the most popular rods are 7 ½ to 9-foot models with either floating or weight-forward lines. Be sure to purchase the right bait for your fishing method, as there are a wide variety of options out there.

A landing net is vital when fishing for trout. Because trout are strong fighters and fishing lines are light, catching them with a net will not only help save your fishing line but will also help protect the trout’s delicate skin so they can swim away unharmed when you release them. But releasing trout from your hook can often be challenging, so having a good pair of forceps is important. Trout have teeth and narrow bony mouths, making unhooking them a chore for even the most skilled anglers.

Now is the time to get prepared for a successful spring trout season. Gather your gear, bait, rods and reels and get ready to make memories!

Newtown Township’s Municipal Authority

Last month, Newtown Square Friends & Neighbors featured an insightful look into our Newtown Township Municipal Authority (NTMA). We talked about the NTMA's history, its members and their contributions to our community, how our public sewer lines operate and are serviced, and how current and future development plans factor into important decisions that impact our residents.

While that feature story provided us with some valuable information about how our Municipal Authority operates, it only scratched the surface of the amount of work that goes into planning and implementing new and ongoing projects. This month, we further our discussion by including more details from expert Dave Hochberg of Delco Storm & Sewer Services about the process of installing sewers and maintaining sewer lines. We also look to our NTMA members and our engineers from Herbert E. MacCombie, Jr., P.E., Consulting Engineers & Surveyors, Inc. to help us better understand how the planning, design and approval process works and how sewer fees are calculated.

Last month, Mike Sheridan, who served as NTMA’s Solicitor for over two decades, explained that back in 2011, the township was beginning to explore the possible future development of large parcels of land for residential and commercial use. The pinpointed areas were residential communities, commercial properties and undeveloped parcels of land west of Rt 252. This project fell under the existing Pennsylvania Sewage Facilities Act (Act 537) that was in place to correct existing sewage disposal problems and prevent future problems through the proper planning, permitting and design of sewer systems.

Newtown Township’s Act 537 plan was approved by the Department of Environmental Protection (DEP) in 2013, and the work began to expand our public sewer system throughout the western half of the township. Township officials and Supervisors delegated the implementation to the NTMA who engaged the services of Herbert E. MacCombie, Jr., P.E., Consulting Engineers & Surveyors, Inc. to plan and design the project in accordance with the Environmental Protection Agency (EPA) and DEP requirements.

Dave Porter, P.E., Sr. Professional Engineer with MacCombie Engineers, explained that the process from start to finish involved a total team effort between MacCombie, the NTMA and Township Supervisors that took many years to complete. “We were tasked with planning and designing a sewer system that involved installing 16.5 miles of new sewer lines,” he said. “It involved having over 80 easements granted, five new pumping stations constructed, coordination and cooperation from public utility companies, permitting approvals along the way and final inspections from the DEP.”

After the amended Act 537 plan approvals were obtained and final inspections were complete, the township installed the sewer lines, and residents and businesses engaged contractors to connect their homes and businesses. Newtown Square resident and Master Plumber Dave Hochberg, President and Co-owner of Delco Storm & Sewer, said that tying into the public sewer system requires due diligence on the homeowner's part because every property is different. “My family and I live in Florida Park, so we know firsthand what it’s like to convert to public sewer and decommission an existing septic system.”

Dave and his team of experts have been busy helping homeowners connect to the public sewer system. The type of installation and the price will vary based on where your home is situated relative to the main sewer line. “Installing a gravity line means that the main line in the street sits lower than your home, and sewage will flow out naturally,” he explained. “If your property is situated lower than the main sewer line, you will need a pump installed just beyond the footprint of the house to force sewage to the main.”

The lengthy process involved bi-weekly meetings between the engineers, NTMA and the township. There were also monthly meetings open to the public and design meetings with property owners and community groups in close proximity to the new pumping stations. “We all worked together and got it done,” Dave remarked. “There were some challenges and delays along the way, and I may have a few more gray hairs on my head, but I am proud of our work to see this project come to fruition.”

Camelot Ln Pump Station. A precast concrete base of the wet well was lowered and set at the bottom of the 30-foot deep excavation. These pump stations are suction lift pump stations that keep the pumps and motors dry and only have a pipe descending into the sewage in the wet well. This makes maintenance significantly easier.

Now that the 537 Plan work is underway, the mission of the NTMA is to educate residents about the process of installing, maintaining and repairing our sewer lines throughout the township. NTMA’s Chairman, Maria Kane, said, “We want residents and business owners to better understand how sewer fees are calculated and how their specific usage patterns can be tracked and managed to minimize their costs.” Maria explained that, in general, fees are determined by how much waste and water runs through the system and that these calculations come from AQUA. “We set our budgets based on usage numbers,” she said. “Our biggest expense is paying the sewer conveyance and treatment facilities, RHM and DELCORA, but we also need to reserve funds for anticipated repairs to our older sewer lines as well as bond repayments for the expansion.” Maria explained that residents’ quarterly bills contain a $10 charge for infrastructure improvements and $14.35 for debt services. She said that the NTMA does anticipate annual increases in these amounts but will continuously evaluate and work to minimize the impact on homeowners.

Solar is a great investment for many reasons. It allows you to reduce your carbon footprint, save on energy bills over time and protect yourself from inflation. When considering solar, don’t forget about a crucial and often overlooked component: your roof!

A good roof is the foundation of your solar system. It needs to be properly installed and in good condition. Otherwise, you might end up with a leaky roof, a voided warranty or a costly removal and reinstallation of your solar panels.

Here are some tips to make sure your roof is ready for solar energy:

1. Get a Roof Inspection - A qualified roofer can assess the condition of your roof and tell you if it needs any repairs or replacements. Solar panels are warranted for 25 years, so you want your roof to last at least that long too. If your roof is nearing the end of its lifespan, it might be better to replace it before installing solar panels. This eliminates the hassle and expense of removing and reinstalling your solar panels later.

2. Waterproofing Is Key - Attaching solar panels involves making holes in your roof. There are dozens, and in some cases, hundreds of penetrations. Make sure the solar contractor knows how to seal

these holes properly with proven flashing products and methods. Improper flashing can result in leaks.

3. Check your Warranty - Installing solar can impact your roof’s warranty. Some manufacturers or roofing installers may void it, leaving you high and dry if any roof issues pop up. To avoid this, talk to your roofing contractor before going solar. Get their approval in writing to be safe. You don’t want to risk losing your warranty over a simple misunderstanding.

4. Choose the Right Contractor - Opt for a contractor who can handle both your roof and solar. This gives you a single source of warranties for both, and no one can pass the blame if something goes wrong. A high-quality solar installation can only be achieved when there is also a strong knowledge of roofing systems. Solar and roofing truly go hand in hand. In a perfect world you should hire a contractor who specializes in both. Replacing your roof before a solar installation can be an unexpected expense, but in many cases, the savings from solar will offset the cost of the new roof. Even if a roof replacement is not required, considering both aspects of the project will save you from some serious headaches in the long run. N S

MN Drama Presents Mamma Mia!

It’s time to dust off those bell bottoms and go-go boots and get ready to dance in the aisles! MN

Drama’s Spring production of Mamma Mia! opens March 7th at Marple Newtown High School’s Performing Arts Center. The show takes audiences on an adventure to Greece with non-stop laughs and show-stopping dance numbers. Told through Swedish pop group

ABBA’s timeless songs, Mamma Mia! is a story about love, laughter and friendship.

Defined as a jukebox musical, Mamma Mia! became a sensation on Broadway in 1999. For fans of ABBA, you can expect to hear more than 20 of their songs in MN Drama’s production of the musical including “I Have a Dream,” “Waterloo,” “Voulez-Vous,” and “The Winner Takes It All” woven into the story.

Under the direction of Brian Walden and executive producer Tiffany Caprice, Mamma Mia! is MN Drama’s third production of the school year. This fall they wowed audiences with Puffs as well as a dinner theater-style production of Poof, a murder mystery brunch and fundraiser. Aside from the plays, students in the program have numerous opportunities to enhance their theater experience and hone their skills. “We really want to give students in the program hands-on learning opportunities,” said Tiffany. “It’s important to build community with some of the theater programs in our area.” They have workshops planned with West Chester University’s theater program and the People’s Light

Theater and have had the opportunity to meet with dialect coaches and writers, and learn about stage management. “These opportunities not only improve their skills for our productions, but they can help students who may be interested in a career in theater,” she added.

The students themselves voted on the Spring musical this year. “We gave them the choice of High School Musical or Mamma Mia! and it was unanimous for Mamma Mia!,” explained Brian. “What’s fun about this show is that it's all about the music. It allows the performers to showcase a variety of talents like singing and dancing.” Students also have the ability to show off their leadership skills. For the third year in a row Kaylie Pohlig is serving as the show’s student producer along with assistant student producers Sheena Mol and Lucas Cavanaugh. Roham Shirazi earned the role of student director. After performing in MN Drama’s productions since he was in sixth grade, Roham said he was looking to challenge himself even more. “I’ve always enjoyed acting in the shows and this year, I wanted to explore the idea of how I could get even more involved in the program.” When Roham wasn’t performing his role as Sky, he had the opportunity to block scenes and dance numbers.

Mamma Mia! takes place on a Greek Island as the character Sophie, played by Junior Annastasia Cavanaugh, is dreaming of the perfect wedding to Sky. Sophie’s dream includes her father giving her away, but there’s one problem. She doesn’t know who her father is. Sophie’s mom Donna hasn’t told Sophie about her past, so Sophie

sneaks a peek into her mother’s old diaries. That is when she discovers three possible fathers: Sam, Bill and Harry and she’ll go on a quest to find out which one it is!

Annastasia, who has been performing in MN Drama productions since her Freshman year said that the role of Sophie is a dream role. Even before earning the role, Annastasia worked for several months with a voice coach and is excited to perform the beloved ABBA songs. “I’ve always loved the Broadway and movie versions of Mamma Mia! and the role of Sophie really spoke to me,” she said. “I like the message of the show, which is about finding your independence.”

of a 1970s pop group “Donna and the Dynamos.” garet has always been a fan of the movie version of Mamma especially Meryl Streep’s performance. “It’s been fun playing more of a ‘real person’ this year,” said Margaret, who played Morticia Addams in last year’s Family. “I am enjoying having to dig deeper and playing someone who has really lived a full life.”

The cast also includes Evangelia Papadopoulos and Kayley Brown as Donna’s best friends and Donovan Carmichael (Bill), Chris Fazio (Harry) and Teddy Pilko (Sam). Audiences may remember Teddy as “Lurch” from has definitely been more of a challenge to act,” said Teddy. “He's so normal compared to Lurch!”

Behind the scenes, the direction of Junior Emily Grimm, keeps the scenes moving smoothly. From building the sets and managing props and costumes, their work with colors, lighting and design helps bring the vision of Greece to life. The 2024 tax season is here. To expedite your refund, file early and electronically, opting for direct deposit. One of the best ways to file your returns is to set up an online taxpayer account with the IRS at www.IRS.gov/account to get data from previously filed returns, sign authorizations and make payments, or view account transcripts.

Independent Contractors

If you are working as an independent contractor, you will receive a form 1099 from each vendor that paid you at least $600 during the year. Your income as an independent contractor is subject to self-employment taxes. These taxes are the equivalent to the total Medicare and Social Security taxes that are paid equally in the employee and employer relationship.

As a self-employed person you pay both parts totaling a 15.3% tax. Additionally, self-employed persons need to be aware that no estimated tax payments are being withheld for them automatically.

You should be making estimated tax payments on your own each quarter to avoid underpayment penalties and to lighten your tax bill upon filing. On the bright side, being the owner of an LLC or S-Corp allows you to deduct 20% of qualified business income if your business qualifies as specified service trade or business.

Digital Assets

Beginning in 2023, returns for partnerships, corporations and estates will inquire about digital asset transactions. Previously, this question was only asked on individual returns, but now will cover the aforementioned entities. If any sales or disposals of digital assets were made in 2023 they must be reported to the IRS. However, if you only held onto your digital assets or transferred them between accounts you own, you will not need to report any activity and can answer “No” on the returns. Additionally, if you were paid with digital assets for services, you must report those payments as income based upon their value at the time you received them. Any change in value between the time you received the assets and when you disposed of them would be a capital gain or loss.

ERTC Amnesty Program

Many taxpayers were plagued by scams from companies claiming to file an Employee Retention Credit application on the taxpayer’s behalf. The issue was that these taxpayers were not entitled to the ERTC credit, but were misled to believe they were. In this case, if a taxpayer comes clean to the IRS about their situation and which preparers or promoters they used to apply for the credit, they would only be required to repay 80% of the credit they improperly received. The amnesty program would also protect taxpayers from underpayment interest and civil penalties for fraudulent reporting. Taxpayers have until March 22 of this year to opt into this voluntary disclosure program. N S

Important Tips for Buying New Construction 3

Newtown Square is a fantastic place to plant roots because of its convenient location, amenities and beauty. Unsurprisingly, there’s a high demand for new homes here! With so many new construction options and price points, there is something for everyone. Before you walk into the sales center, be prepared with these three important tips.

1. Location, Location, Location

The first thing to consider is the lot location in the community. To immediately learn what lots are available, look at the site map. This info can often be found on the builder’s website. Certain lots can accommodate specific home designs or sizes.

If a walk-out basement is important to you, you'll have to find out exactly which lots are sloped in a way that accommodates that setup. If privacy is important, look for a lot that backs to woods. And if being a part of the action and close to the community is a priority, consider a lot a few doors down from the pool, playground or clubhouse.

2. Budget for Base Price + 15%

To be realistic about your budget, anticipate costs of at least 10% over the “base price,” and know it’s more common for owners to spend upwards of 20% on upgrades and specific selections. For example, if the base price of a home is $500,000, budget to spend about $75,000 on upgrades for the lot and options you desire. The model home often includes up to 40% in options and upgrades such as extra lighting, upgraded flooring, increased

square footage, luxury countertop materials in the kitchen and baths and more. Know your maximum budget and start at a base price below that to accommodate your specific selections.

Bring Your Own Realtor!

Bringing your Realtor to the sales office ensures you have someone working for you and your best interests only. If you do not bring your Realtor to the first visit, or share your Realtor’s info with the sales rep, the builder may refuse to work with your agent. That leaves you at the mercy of being “represented” by the agent whose paycheck is issued by the builder.

Buyers’ Agents who have sold multiple homes in new construction communities know which incentives buyers should take advantage of, such as extra upgrades and deals on lot premiums, and they know which opportunities you can skip such as builder-financing in some cases. There is often little or no negotiating room in large community new construction, so having a Realtor who can help identify where there are opportunities could save you thousands of dollars. N S

Uncovering More Gems Beneath the Surface

Our magazine’s mission is Bringing People Together, not just around special events and holidays but all year long. We love to share stories about our wonderful commu nity and are excited to feature creative content from our readers.

A few months ago, we published a History Spotlight article by Doug Humes in our Marple Friends & Neighbors mag azine about The Serpentine Barrens - a 50-acre tract of land where Radnor, Newtown and Marple intersect. The Barrens consisted of a layer of serpentine rock containing minerals such as nickel, magnesium and chromium that impeded the growth of crops and large trees.

It was an interesting and insightful look into where Barren Rd got its name and a glimpse into what precious gems may lie beneath our feet. One of our loyal Reader Leaders, James Racine, a Geotechnical Inspector, read Doug’s article and reached out to us asking to share his knowl edge of another interesting part of our geological history, The Wissahickon Schist.

The Wissahickon Schist

After reading Doug Humes’ article about the serpentine underlying the Newtown Square and Radnor area, I thought it would be appropriate to highlight some of Marple township’s own unique bedrock and its contribution to the story of our community, the Wissahickon Schist.

The namesake of Wissahickon Creek that runs through Fairmount Park, this bedrock underlies most of the eastern half of Marple township. It continues east all the way to Philadelphia proper, coming in many shades of greys, silvers and browns. Originating as oceanic shale and sandstone millions of years ago, the schist would have metamorphosed into its current state under immense heat and pressure. These conditions were met over fifteen miles below the surface when its parent rock collided with North America during ancient mountain-building periods.

These conditions gave the schist its unique banded patterns and formed minerals such as mica, which gives the schist its glittering appearance in sunlight and almandine garnets. These garnets can form a 12-sided crystal, which is highly prized by collectors and jewelers for its dark red color. If you look closely amongst local masonry, you may even see little inclusions of this red mineral.

Over millions of years, erosion eventually brought it back to the surface where early settlers in the community would have utilized it as an easy-toaccess building material. When quarried, the stone was soft enough to mine with hand tools and broke into straight, flat

pieces, which made it excellent for masonry. When exposed to air, the rock would oxidize and harden, further increasing its value in construction. This is the reason many quarries were in operation throughout Marple’s history. Signs of this industrious past can be seen beside the First Baptist Church of Marple along old Marple Road.

The Thomas Massey House is one of our community’s most significant historic landmarks. Many portions of the current structure are built from schist. When Thomas Massey’s son Mordecai married in 1731, he replaced the timber sections of the building with schist. These sections can be seen today alongside the older brick portion of the building built in 1692 to add onto the original wooden structure that the schist replaced.

Another example is the original home of the Broomall Fire Company, built in 1924 at the intersection of West Chester Pike and Sproul Road. The building remains today and hosts many businesses, including Drexel Hill Style Pizza.

And Sweetly Breathes, “Forget Me Not!”

Over the weekend I drove up to Bucks County to pick up a donation to the Newtown Square Historical Society – an 1853 Quaker Friendship quilt. The quilt did not come with much of its history – other than what is displayed on the quilt itself. There are 81 blocks of white in 13 quilt rows and each block has the name and hometown of one or two people. All in all, 97 names are represented on the quilt. They are all the good Quaker surnames that we associate with Delaware and Chester counties.

The only provenance was that it was said to be the quilt of Phebe Ann Lewis. I found Phebe on Ancestry.com, born in Newtown Square in 1825. So in the year that the quilt was made, Phebe was 28. Posted in Phebe’s tree was a photograph of a quilt with the same design – but dated 1845. I reached out to the poster, and he told me that his wife’s family, the Garrett family, has that quilt. Phebe’s daughter married into the Garrett

family. Phebe was born a Lewis, and our donor is a Lewis. So that makes sense how these quilts were passed down in each family. Sewing for the Quaker women of this time was a life skill and an occasion to gather with their community of friends. This particular type of quilt, a friendship or signature album quilt, was a fad from the 1840s into the 1850s. Phebe got caught up in the flow. One block, the contribution of 19-year-old Margaret L. Williamson, has a poem, and the year. The poem is quite faded, but with a magnifying glass and help from Google, I found the poem in an 1841 publication for women:

There is a sigh to memory dear, For those we love when far away

There is a gentle thrilling tear Illumes the heart with placid ray.

It steals across the tranquil mind, When musing on some favorite spot

It tells of those we left behind And sweetly breathes, “Forget me not.”

The Historical Society will be displaying this quilt at its annual Historic Newtown Square Day on June 1st. Come out and inspect Phebe’s quilt and the workmanship of the local Quaker women of the 1850s! And let them know that we forget them not.
